This plastering job isn't really good. Looks rough.

The cracks are sand / mix ratio related.

It's easy to paint unrealistic pictures and defraud people of their hard earn money.

Building construction is not magic and no amount of thinking out of the box can make you execute a 40m project for 30m (a tleast at carcass level). What you get is a guy without the most rudiments idea of how structural engineering works under valuing jobs that he knows will not work but still went ahead to do because he has the intention to defraud and run away with peoples money at the end of the day.

Contractor do have issues with client but such issues should not be as a result of incompetence or fraud and must be resulted mutually without being taking to the public. Because anyone using the social media space to solicit for work should never allow bad publicity that will sow seed of doubt in their mind.

I don't blame the people/ clients.

Beautiful Internet pictures easily sway people. We all are moved by what we see.. especially for the first time home owners..

I can't speak for next. You both have been unable to properly come up with a concession on why the project was abandoned. For instance next cited that you did tiling of roof walls in September or so, something he wasn't contracted to do and was a prerequisite for installing roofing sheets. But when you came up initially to tell us project was abandoned since May 8, you didn't tell us these, and when he brought that to you here, you did not respond to it. Next's citations still did not add up to me though as there were too many gaps in dates unaccounted for. I can only judge from information willingly supplied by you both.

The QS; I wonder if you had contracted with him initially to be fully involved as your project manager that you had to take recommendations from him to terminate the contract. The QS was the right person to play mediatory role here since you consulted with him first when the fall-out started, but... At this point you were already agitated. Then came review of contract sum versus work done and agreement on an amount to refund. Since QS was involved in the initial bid selection, he should have been in better position to bring to figures a near accurate amount that was due. But his quote which was clearly overbloated from evidence supplied here had to be reviewed a number of times. It makes me question his competencies or if this was a deliberate sabotage. He was asked to show proof here but ignored.

These are bygones. What is important now is that you recover your money, and I hope your contractor comes up with it real quick.

Afterthought: You say you are willing to take 2M from the 2.45M quoted by QS. Now I wouldn't know why you easily conceded 450k, but next showed estimates here on how he feels he is only due for a little over a million. I notice you haven't really contested this yet. Why?

Kindly advise me folks.. I have a 5 bedroom bungalow on a plot of land. The new bricklayer I just got wants to charge 100k for plastering the fence (inner parts on 3 sides and inner and outer for one side facing the road) and 170k for concrete stamped flooring (simple design no paints) of the compound (remaining empty space can accommodate like 4 cars).

Is this labor fees fair? Remember it's just a standard plot of land in ibadan..

I didn’t say I won’t pay. I only said I don’t have the N1m now because I do not have it with me. I’m still going to recover some funds from suppliers.

For those who knew me, I get all my materials ahead of any project. This particular project is not an exception

I’m paying back to my client the amount paid to me on most items that I’ve bought since May 2021 and not refunding funds that were diverted for selfish reasons.

The truth is which is easier to do “To build a foundation, walls, slab, staircase, roofing framework and a fence in 2 months (Mar 15 - May 17) or to install roofing sheet in 7 months.”

If we didn’t buy materials with the funds given to us, I don’t know how else we would have achieved what we did on the project in 2 months and take more time to do a less than 48 hours roofing installation job.

I really wish I made N2m on the project... we won’t be here dragging issues. I’m very sure I didn’t charge up to N1m for supervision and contractors profit out of which 2.5% of the total sum wasn’t paid.

I was clear on the issue of refund with the mediator that I’ll do something but I need some time to cool off because I’m working on 3 new projects that belongs to people here and I wont want to be seen as diverting their funds to pay “Gbese”

I was also clear on why I’m not doing more than the N1m and why I need to cool my head on other stuffs. Maybe the reasons weren’t clearly communicated.

To be honest, I foresee all these issues/challenges and I pleaded with my client to reconsider the recommendation to terminate the contract without properly tidying up all the lose ends. It’ll only cause more delay and heartache.
I even shared that this same issue is what I’m handling on another project and we did all we can not to fire any of the subcontractors on the project for best reasons.

There's nothing that concerns your client with you recovering money from YOUR own suppliers.. Should he wait and wait till you settle with your own suppliers

Working on 3 new project so you don't want them to think it's their money? All these are just mere excuses.

You personally are worth alot of millions if I'm not mistaken. You have alot of dump trucks, machines and other stuff. If you spend 5million today, why will a client think its his money? You are capable of even obtaining a loan to clear this mess to protect your name. A name is really important.

It's been at least 3 months after termination of contract. Full refund should have been issued for jobs not done.

I've been avoiding commenting on this matter because I don't have all the facts and I honestly can't do the long back and forth read..

Oga Rotech said he spoke to you for over 1 hour on this matter too.

If your Land is water logged, then you can only use red bricks for your superstructure. It must be away from water.

Somehow, I can understand how it feels to lose one's hard earned money in this manner. I hope you'll be able to get your refund at the end of the day.
I experienced something similar last year. My own saving grace(there was no legal binding) was that the contractor threatened me at some point. I had a chunk of my money refunded because of a very notable personality that he indicted in one of my recordings. I spent almost the equivalent of that money to pursue my case but I was satisfied that I took my money(my sweat) back.
Truth is that majority of folks in this trade are well connected, plus the fact that they're also aware of the many pitfalls in the documents they present to the unsuspecting clients as contracts. It makes it difficult to get your refunds unless it's done willingly.
There's no doubt that you've learnt your lesson. Good luck in your project sir.

That place gives me headache. I can't even get 20tonnes truck for filling.. only 10t for sharpsand too and the sand is not even good o..

I buy 10t sharpsand for 30,000 naira while in PH I buy 30t sharpsand for 30,000..

Thanks a lot. It's an old building that we bought. We actually don't have anythingto do with the family. We paid the community leader 20k and the area boys collected 50k when demolished the old building about 2 years ago . We will give them something but it will not be near what they are asking for. We have provisional approval from the planning ministry plus a registered survey from the state governments. We are trying to process the CofO to enable us secure final planning approval but then we are about starting foundation work. It's a crazy set up in Lagos. Civil servants also collected money here and there for the planning approval. LIRS demanded 1.5 million tax money at a time but we were able to use high level government contact to side step that. This is also because we have 3 years tax clearance from another state.

If you have a LandCrusier Prado and a Toyota Hilux or rent one (2014 model upwards)..

Clean shave if you have beards. Go with 4 to 5 military guys..

Go to the Head Omonile house. Let the soldiers open door for you and salute you.

Give them 200k for bitter kola.. Give the soldiers 25k each..

Problem over.

He has given you volume. Conv to cu.m..

Determine what each mix of 1.2.4 or 1.3.6 will give him in terms of volume...

And then divide through..

Then get what each constituent contributes in terms of weight

Well.. I'm pretty sure the installer won't give you his cutting list.. So I don't think you can go get it yourself.

If you're trying to curtail cheating by going to get it yourself, there's a way installers signal the factory people and they'll still make their money..

Just get 2 or more quotes, choose a factory yourself to ensure quality, choose a quote and hope that the rip off won't be that bad..

We are also doing an "experimental build" around Gbopa area in Ido. Another in Achievers Estate, another behind Makoni hotels in Ido..

I feel like you could have explored 0.55mm First Aluminum for your roof.. A few more thousand wouldn't hurt since you'd get better quality..

Bought our local CDK tiles for 9,800 naira per carton this morning.. I feel its too much.

Even spanish tiles is 10,000 naira.

Marble is around 10,000 per metre.

What is the issue with metcoppo if I may ask?

Personally I had a nasty leak issue with it about 4 years ago. Hajj Mufutau55 knew about it. Since then, I only do longspan and steptiles except client can pay for Tower Aluminum.

If you've been on this topic, Spyder880 also detailed his leak issues with metcoppo.

Alot of other contractors also shared their experiences. All in all, it wasn't great.

please am ready to do the roofing of my house, so please bosses I need suggestions.

I actually want to use those Aluminum roofing sheets that will be brought directly from their company, I.e whereby they measure the length n breadth of the constructed wood for roofing.
d main reason I want to use the Aluminum roofing sheets is because I WANT THE ROOFING SHEETS TO HAVE ITS ORIGINAL COLOUR FOREVER, I DONT LIKE IT WHEN I SEE HOUSES WITH THEIR ROOF CHANGING COLOUR.

I v already taken som1 to the site, n he said there are different qualities of d aluminum roofing sheets e.g 0.4 or 0.5 and others.
I actually want to go for the 0.5.
n also I was told and shown examples that there are STEP or LONG roofing sheets

My question is..

* for the 0.5 which is better, the STEP or LONG roofing sheets ??
* I actually prefer colour BLACK, tho there are other colours like brown, ash, green e.t.c., but pls hope the Black colour won't fade at all in the next 200 years lol, cos I actually don't care abt d money if I get the best quality.
* and where in Ibadan can I get Quality Aluminum roofing sheets ??

200 years? There's no black that won't fade a bit, longevity depends on the coating.

Although I've answered this in my Roofing thread bit the one thing that struck me here is that you want to use black and you don't want it to fade.

Just go straight to Tower Aluminum in Ikeja, Lagos.
They have black that will last longer than the others before fading. It's a bit pricey.

Tower Aluminum, First Aluminum, Sumo aluminium at Mangoro.. etc..

***Try to use 0.55mm and not 0.50mm.
***Avoid Metcoppo if you want peace of mind.
***Normal vorrugation of longspan preferred.

This your house looks like it's around Akingbile or Moniya axis?

Hmmmm..

Except you used PPR pipes for all your internal plumbing and they're welded very well, I'll advise you don't use a pressure pump.

I once worked in a very remote area and we used "normal" plumbing pipes.

Over time, those pipes leaked. They didn't even leak from the joinings, the pipe leaked along its span.

It's Crazy because plumbing problems are such a headache.

Use a pressure or booster pump to have good pressure BUT your plumber need to confirm that quality pipes are used for the internal water supply line

If not, there will be leakages inside the walls as a result of the pressure.

Speaking from a Practical point of View, how come all those Bungalow Houses (and even some Storey buildings) built almost 100years ago and without a German Floor (Well-built, as l mentioned) are still standing firm, while some recent ones with German Floors have collapsed?

When did the concept of German floor even enter Nigeria's building technology?
Mind you, l am not saying German Floor is bad or unnecessary at all, but l am saying that you can "build successfully" without it, under certain conditions. The evidence is there for all to see,
