I would like to know if it is adviseable to travel to Turkey or China just to buy materials needed for finishing phase of our 4 units of 5 bedroom Terraces? We are thinking of this option for two reasons
1. Quality
2. cost.

Bros don’t waste your money and time, anything you need is in Naija look around and ready to pay for quality. Otherwise your landing cost will x3, those dealers know they way through every corner to cut cost and still make profit. You most understand this guys buy 10 -15 containers at time with huge discount from manufacturers.

I believe it better paying through Nigeria bank Account, should you have any issue with them, your money can be refunded easily. Sometimes those revenue codes my be for different departments. Please make sure you send someone to one of the designated bank especially zenith bank in Alausa to make sure the codes are right before payment. Otherwise your money may get stuck in the system. One more thing after payment they will issued you certificate of payment in that bank branch to make sure your money went to State account . Like this Good luck.

One aluminum guy just duped my brother. He was contracted to do the aluminum windows of a house and he was paid for TOWER aluminum. The guy used IMPORTED aluminum, not even THICK IMPORTED. He is on the run now.
Let me suggest a possible solution to you if you wish. I have one guy who does aluminum works. I will personally pay him to do your work (if the money isn't much) and you ONLY pay me back after he's done. The guy is Idris by name and his rating is 10/10. He did the aluminum windows of my houses. It's one of the ways I try 2 help young guys trying to make a legitimate living. Escrow applies.

Huummmmm. I have been doing @ bold for close to 12 years. I'm dealing with 2 different guys with similar issues like this. Scroll back the pages and read this clients frustration, imagine giving someone contract of 7m and still be his mentor and the guy chooses to throw all that down the drain. Please tell me with attitude like this how will they excel in the line of business they choose. Many of them forget referral is more powerful than advertisement.

Well, NL, I am still at it with Adedward, the Aluminium guy, this guy honestly, is a perpetual liar! He needed to replace the net on the windows (his own suggestion) he collected 55k over a month, he was suppose to go the past two week, it’s been one story after another, just yesterday he texted me and said his boys were on their way to the site, till now no one has showed up! He, by far has been the worse person to deal with for me on this project! Lies, lies, lies!!!

I hope our professionals watch this video to compare with their finishing. Nothing is impossible in Nigeria, please look around you will see many that are 100x better. Bring your design they will build it for you, even if you want it built for you on lake they will. Not bad with that price in Philippine less then $47k, or less then 29millon, don't be surprised that amount wont buy you land in some lactation in Lagos. Good luck.

True talk ooo, when people complain in Naija about their leaders I laugh. Many forget power to change is with them, but never participate in the process. For those social media voters here is another opportunity to make change If you believe your vote doesn't count. Please do yourself a fervor this time and vote. If you don't, politicians love people like you. That is what they want. In situation like that, you have no voice in what the do, is as simple as that.

Sir, I didn't do anything special to cut corners from foundation. I even spent more than what was quoted in some areas on the boq.
The construction was handled (with the exception of rough electrical piping, door installation and windows installation) by a young graduate of civil engineering. Fund has never been the problem since we started, so I didn't request for any pash pash anywhere.

I've narrowed the possible solution down to:
To remove the doors and bring them down to close the gap underneath when re-insalling them( Someone that read my post here suggested this to me offline).
To pad/balance the floor with concrete before tiling.
To put a course of blocks or concrete slab, to seal the opening beneath the doors.

Nice to hear your part of story sir. The good news is, no compromised from your side, the decision to reinstall will save you money. Its shouldn't happened if the supervising Engineer pay attention to what he get paid to do. These are some of price owner pay that is not fair.

It's either the caprenter did not transfer the right height of door around your walls while forming the llintel or your floor level is uneven. If it's the latter then the level difference should have been noticed while laying your blocks.

Anyways get a tiler to transfer the tile finshed level across the rooms and see the difference in the levels. Then make up the difference with concrete or mortar before laying the tiles.

Madam Engineer, with your explanation ma. My concern is the extra cost of sand, cements and labor. We can't blame any one until we hear the full story from the owner on his decision from foundation stage. My opinion, the gap shouldn't by more then 2" for tiles in other not to waste owners money

How were you able to go about it?

Interesting question, I hope he can share location as well. The information will help others prepare for what to expect especially the those crazy tax levy’s . To the best of my knowledge approver cost is base on local government and building location in the neighborhood.

1. Which brand of IP CCTV do I recommend?

The CCTV you deploy depends on your ideological leaning - if you subscribe to American values, you cannot use HIKVISION or DAHUA. Reason being that America is worried about HIKVISIONS association with the Chinese Military and the Chinese government as a whole. The other reason is if you do not mind China storing and processing your data....that is the position of the US government's cyber security agencies.
Same can be said for UNIV CCTVs.

If you don't mind, those products are good.

If you do mind, then appropriate substitute would be Panasonic I-PRO or the American product Lorex.

2. The light issue here?

Get inverters and batteries. If you do your research you can buy good batteries in Nigeria, if you don't believe in quality in Nigeria then order from the US.

Size the installation for as many days of downtime as you want the system to be online.

Add solar panels so those can be recharged even if there is no public power supply.

3. Internet Supply

Investigate the strongest networks in your area and pay their 1TB 1 year N100,000.00 plan and subsequently determine based on how much data goes how much data your installation needs and how often to recharge.

You can also set up a system that if internet from network A fails, network B takes over, if network B fails, network C takes over. You get the gist

It will be expensive, but security is always expensive.

Thank you sir, I do research as lay man, data storing from eternal system without one knowledge is my greatest privacy concerns. Lorex is one my first choice, Owl is another good affordable brand. Another thing is when one bring it over. After spending that much, I don't want to hear Oga this one no the work here. The regular language our people use to discourage one to go their way. Ok sir, I can get you something similar to dulux trade the imported variant but you would be prepared to pay for it even though it would still be very cheap in cost comparison.
Even at that, that would be for one coat which I still doubt the practicality of that.
You will get a good deal from that product as a drum would literally cover 8 standard rooms or 2 units of 2 bedroom flats.

When you said drum, how many liters are you referring to as drum for a lay man like me? IS this @ apply to screeding as well. Mr Chikebrain is very specific in what he saw, 240/sqm for 20l drum.

Bros in this area, you can’t do that ooo, unless you own the container. When it’s get to Lagos it’s not free either. After clearing the numbers of cars in the container. If you have items that is worth some good amount, they will charge you for those items separately. Unless it’s doesn’t worth anything, you can then claim them as personal use items. Then you that legitimately bought and shipped yours from North America and paid all the fees from shipping to clearing at Lagos port will be at a loss because the Cotonou / Lome Axis boys will sell the same vehicle as yours at a give away price.

Yahoo boys / money launderers often use Car export business to move ILLICIT FUNDS to Nigeria, so if you are doing car business to make money, they will run you out of the business

Please can i combine a metal door frame with a solid wood door. Would the combination work perfectly in terms of aesthetics and functionality.

Its not new idea, is being used like that in this part of the world for over 100 year. All you need is experience fabricator in wood and metal to give you prefect finishing, you can even embed 5mm thickness stainless steel plate in meddle wooding area, to make it bulletproof if you can afford the cost.

Absolutely accurate.

I’ll share some secret.

1) Vendor Relationship: I approach suppliers (Block, Cement, Wood, etc) at the start of project and build alliance. In exchange for loyalty they give me small discount. N10 per block, N50 per cement adds up. I use the Sam Dalton (Sams Club / Walmart) principle.

2) Simple Structure: My designs are simple non elevated structures. I draw my plans and then have an Architect/Draftman look it over.

3) Raw Materials: Water for example. Though I’ll still sink a well or borehole later but I simply ran a 100 foot hose from my house to this site saving money from buying water. I think water trucks are N20K now. So if I did three trips that’s like N60K saved.

Finally, my projects are self managed. No third party involvement.

You don’t need me. You just have to be onsite and be directly involved with materials purchasing.

PS: As we all know, the most expensive parts of the project is coming up.

Windows are ~N350K, Doors N200k by themselves. The POP (roofing structure cost less because we’re doing POP). Two toilet bowls and a wash hand basin.

Egun you're good manager, I've always been directly involve in most of my project procurement. Try to save money before even starting the project and make sure I precured over 60% of the material required. some times with that little 40% left, it has never been easy most of the time. I'll tell you a story, I went with them to purchase tiles for one of the projects, right in my presence with the knowledge I thought I had they were manipulating the numbers of material and sizes required for the job and cutting deals in my presence with my trusted family manger by my side. That is how difficult it is sometimes, at the end of the purchase my man busted the bubble and told me how much they offered him from the payment he did not received. We ended up buying additional tiles with the money. This is just some of the stories. You are doing well, you have all the time to be with them 24/7 and I believe that's why you are making this magnificent savings.
