Na my first time to build.... I kept bringing out money so tey i spent way above my budget just to get to lintel phase however please I need an advise for an estimate cost for the decking for a semi detached duplex (4 bedroom each duplex I.e 8 bedroom semi-detached duplex)

The site engr has estimated about #4,226,000 just for the rods (decking) while another engr on the side who is willing to handle has estimated #1,050,000

Brethren to say I am confused is an understatement

I decided to run here and perhaps get professional advice.
Please note that this is the cost for rod alone

Let me break it further how they arrived at the said amount

Site Engr;
70 lengths of 16mm rod @17,000 =#1,190,000
300 lengths of 12mm rod @9,400 =#2,820,000
50 lengths of 8mm rod-@3400 =#170,000
Binding wire = #45000
Total = #4,225,000

2) *ROD 16M² 25PIECES PER 1? N14,500× 25 = N350,000*

3) *ROD 12M² 60 PIECES PER 1? N9,200 × 60 = N552,000*

4) *ROD 8M² 30 PIECESB PER 1? N4,500 × 30 = N135,000*

6) *BANDING WIRE #20,000*

Total = N1,057,000

A third time returning nairalander gave me permission to post a short video of the ready mixed screeding putty (basecoat).
A very satisfied client.
Rest assured the paint would be applied on a stable surface and weather condition can't affect it while unpainted.

That's where I buy most of the tiles I use in many mid range building projects. They make a lot of quality products like Goodwill and other brands. But the tiles I used for this very project is not from this company. Another big company is just starting around the same location.

We have bought the transformer and has been delivered few weeks ago.
It's just terrible you spend your own money for transformer and now pay government to allow you to install it and also pay them to commission it...price of installation is almost a 3rd of cost of transformer

Nemssa fee for the size of transformer I bought is 40,000 but quotations says 450,000

Why will you need electric waters heater, when you can get solar water heater bill free for at least 5 year guarantee, at about the same price of all the units combine.

Won’t central heater require a bigger kw generator (in a situation where there is no NEPA light)? But the individual water heaters could be powered by smaller generators especially if you don’t use all units at the same time.

In building construction, is there anything wrong putting doors and windows immediately after roofing before plastering,electrical and plumbing works?

What should be the correct order after roofing especially if I want to suspend the project and do the remaining works gradually after some time?

I want to do one more stuff after roofing and divert my funds to another thing but I'm thinking of just putting the doors and windows but don't know if it makes sense.

We are back at this house, our work this time around is to give this building a general retouch. We intend to, among other things;

To renovate the borehole
To retouch the swimming pool
To resurface the floor with increte
To cap the fence with a coping
To paint the fence and repaint the gate
To repaint the interior and exterior walls of this building

I have seen MANY THINGS in this filed
May be after I retired at old age I will WRITE A BOOK about Nigerian artisan or how to deliver project successfully in NIGERIA.

Just last week one of a family friend ask me to handle a project for him I turned it down not bcs he will not pay me BUT he is kind of person that doesn’t understand that to deliver a project successful in Nigeria required a lot of sacrifice and patient in most cases …. So my MENTAL HEALTH is paramount to me now.

I paid someone to deliver doors to my site it’s results to stories upon stories after I have paid him since February but i need to protect my name, so I dole out another 200k from my pocket to another person to deliver the remaining doors
The client is here to testify to this.

At times family member of cleint will ask you have a deal of moving materials out of site with you …. You need to use your sense here.

Some will have evil plan against there relatives ( your cleint ) so that the project will not be completed... haaaa black man.

Try taking it away from them, but I recommend you don’t.
