The rising cost of everything is a challenge

I always have a mental picture of where I am at for all projects I do and have milestones. Tiles , pop boards, more cement and Acs of recent,

Just ordered electrical fittings and shelves

Generators , Transformers , lifts and some cables a while ago and on ground

milestones left will be glass works / glass windows and doors and the aluminum roofing then am on the home Stretch

No building efficiency will beat tmt tiger iron rods I bought at 340 earlier this year that I am still using today. Solution for me is always buy right and buy well in advance , the others Na jara
Lucky you, how many of us can buy at that volume. Its always better that way if one bank account as good numbers in it lol.

Please house, I bring this matter to this forum because I engaged this person on here, I am totally lost for words and seriously disappointed with work done by Alphamale Bio Digester. Apparently, he copies work done by others online and post it as his work! because this is what he did at my site! Photo & video attached, nothing close to what he posted on his Facebook page! I honestly expected what I saw online. unfortunately, that was not the case. I engaged him to do 2 of these, and from the start I had concerns, he kept saying “everything will be well, he has been doing this for 3 years”., he is not new at this” but when I got to the site yesterday, this was what I saw, I was so disgusted I can hardly stand, the other artisans on site were dying laughing at my reaction because they told him.
Now to the facts, I have already paid 200k for 2 out of the 350k I was billed for 2. This was suppose to be casted, he used blocks, dug a hole and buried blocks to absorb the water, I told him I had doubts about that working, he said he will add some chemicals, he added some coconut shell! I am still owing 100k, but based on what I have seen on ground, I will have to start all over again. Honestly, the level of unprofessionalism is shocking for what he expects me to pay 350k for. There is more, but I am so pissed off! Please your opinion because he actually thinks he did a good job! huh
I don't understand why people don't do their diligent before engaging this guys with their hard earn money. Without any experience on Bio Digester I can do better then what you posted. There is no need to hide his identity, you need to shame him here so others wont be victims. Many of the veterans we see now off and on posting their jobs, not mean they are not working, they are just to busy because of these kinds of cut and paste nonsense. I hope they all come back to make section be what its used to be 8 -10 yeas ago

That’s age long strategy of “Come inside shop. I go give you better price.”

The truth is I don't have the time to waste on negotiations. I’ve shared what I wanted and my offer. What else am I coming to do inside shop/WhatsApp?

I hardly have time for back and forths. That’s why POD works well for me all the time.

The only thing that’ll take me to the market is if I am picking custom items/materials or when there’s need to explore and make decision on alternative offerings.
99% of time, the clear intention is to convince/confuse unsuspecting buyer to pick a cheaper alternative/lesser grade/quality.

As it is at moment, I’ve not gotten anyone to fulfill my request for South African brick tiles. I’m about to talk to Phomi modified clay and ecobricks supplier in Lagos.
What happen with to the guy that offer you to pick them up. Like you rightly said no time to be going shop to shop not in that crazy Lagos traffic. This guys don't understand why is important to be open when doing business. When many of us asked questions they most understand there are interest behind those quotations. Nice to hear that, let see what the wooden poles looks like if you don't mind, any opportunity to save doesn't matter how small is a plus in this current economy

Disclaimer: Layman speaking!

Screeding is composed of cement which may be Dangote or POP + screeding paint + glue (usually Top Bond).

I found this somewhere on the internet:

cement based screeds should not be force dried

Also saw 7 days per centimeter of thickness which can easily amount to over a month of drying time

I also saw ball park drying time 1mm per day

My conclusion is this, I will draw out the finishing time. I will wait a full one month especially for interior screeding.

Something else, I've read about watering the plastered walls, but not much has been said about that on this thread (or I haven't stumbled on it if it has been said).

Seems that these are trade secrets, hence no one is spilling the beans.
Hahahah, so funny. I dont think so, thanks for bringing this to the thread for debate hoya experts in the house

This is a very funny story about land
I inherited two plots of land at ogborhill Aba...it is funny to read hand-written receipts and two witness statements...lol... first plot sold for N500 nairaland 1976... landowner borrowed another N400 for another plot...infact my father bought atleast 10 plots through money borrowing or trade by bata...he ensured atleast two witness statements with each purchase....

I asked why he didn't buy more if he could...he was worried they will come back to reclaim ...well their children did in the late 90s.... grin grin grin
This is very interesting, the question is. Do they pay back at the value of 1976 or at value of 90s

If you keep living in USA permanently for five years with your resident card, you can apply for Citizenship; although not guaranteed.

Even with the investment not guaranteed as well, with all the requirements. An immigration officer may fine excuse to drag the case to waste one’s resources and make those lawyers get richer through one case. Sometimes is grace ooo not wealth. May God help us.

@Sonnie10, it is not every property that have lawn and home association expenses. You will not pay 22% income tax on $12000 income unless you have other income. If you have other income your rental income tax will be marginal rate. Also you don't need property manager unless you have a lot of rental properties that you can't manage yourself.
You also appears to be double counting.
Income tax is not paid on gross income. The income tax in your scenario is paid after deduction of property tax and other expenses.
if you are paying home owner's association fees, why do you need a property manager and pay for the lawn maintenance?
If you have 60K to invest in rental income property. You probably will use it to buy about 4 apartments in combination with mortgage. You don't need property manager to manage up to 10 apartments. By the time you pay property tax, the return on your investment is not on the monthly rent when compare to other investment opportunities. But the appreciation on the property over time. I have some properties with annual rental profit of $300 to $600. However, 7 years return on investment is going to about 65% due to appreciation.
Some of you may say Nigeria return in Nigeria is higher but the peace of mind and security is Higher. The 65% is actually return on the total cost of purchase. The return on your own investment can be up to 300% or more. A friend bought property investment for $500k in 2014 and sold it for about $950000 in 2021. His actual down payment was 6.5%(32.500)
Thank you for breaking it down as it is. When I saw his analysis I laugh in Spanish. Something like, Addendum, lawn, property manager, Home Owners Associations, 22% income tax. first of all, not every State pay State income tax, moreover property tax and some mortgage interest are deductible at the year end income return. Secondly, many county used those property tax to finance their county district school teachers. Their are many thighs attach to property tax is different State of the Union.

Nigerians keep robbing each other
Imagine that humongous amount of money, when it’s Naira many people don’t pay attention to how huge it is, until it’s converted to dollars everybody eyes open wide. That amount of money can buy you an average of two family home with average retail income of about $18,000 a year and the landlord may live there rent free for the remaining of his life without owning generator. That’s just for land in Lagos even after all that someone will still be milking you in the name of service and charge up to 3m per year. We are our own problem, people just keep ripping themselves off thinking they are building life when in fact they are building hell for generations to come. I hope the bubble doesn’t burst soon because there’s a limit to how far you can push people:

QSFemi:
At this point, I've a duty to set some records straight and establish the facts of the Trillion Park Building project belonging to my client, known here as Somehow.

There's an undeniable fact that there's already an ongoing dispute between the project owner and the contractor who happens to be a known member of this noble thread - @N3xt.

As a Professional Quantity Surveyor, I owe a duty of care to my client, the project and the contractor and I've sworn an oath to discharge my quantity surveying duties to the best of my knowledge and competence without fear or favour. That has always been my mantra and I've lived up to this expectations as best as I could. This is evident considering the myriads of clients that have patronised my services here on this thread, many of whom, I did not even know in person.
Most of the clients I have worked for here can attest to my competence, sincerity and most importantly integrity.

For the record, I recommended Next Home and Builders, the company name of N3xt for the award of the contract anonymously after I have reviewed three quotations at my disposal. I made the recommendation without knowing any of the contractors because it was the client that sourced for them. It was after the contract has been awarded to Messrs Next Home and Builders that I get to know the personality behind the name. That means that there wasn't any bias from my end towards the award. For the record again, the tender sum of the contractor that won the award was not the lowest among the three. For those following my professional writings here, I've emphasized times without number that projects are awarded to the least responsive bid. The project was awarded to the contractor at his own tender price.

The scope of work for the contract entails the construction of the carcass of the building including the roofing. The contract was meant to run for just two months commencing from March to April.

In September 24th, I recommended the termination of Next Homes and Builders contract after the project has been overrun by 5 months and there wasn't any real action being shown towards the completion of the contract by the said contractor. After the termination, the contractor was asked to prepare and submit a handover notes and present himself on site for assessment of work done and undone in order to have a financial reconciliation. The contractor failed not only in submitting a handover note but also in presenting himself on the 28th of September which was the date I eventually visited the site for the first time. It should be on record too that the contractor failed to even send a representative.

As it stands now, there's dispute on the contract as to how much is due for refund. I've presented my client's refund amount due to the contractor which has been contested on several occasions with some reviews even done to accommodate some of his logical submissions.

Professionally, in dispute resolution, the following four methods can be applied, viz.,

1). Mediation
2) Conciliation
3) Arbitration
4) Litigation

From all indications, the contractor wants the client to go to any length that he cares even to the point of litigation because there's no iota of commitment on his part towards resolving the issue.

I have advised prior to now that an independent registered Quantity Surveyor be engaged to establish the amount due for refund but no serious action has been taken to effect that.

@N3xt, I put it to you here that you do not want to go the way of Arbitration, which take a considerably lesser time, to adjudge the matter at hand. In your own interest, I will advise you here to seek alternative means of dispute resolution to have an amicable solution.

Cheers.

QsFemi.
I find it difficult to understand above. The brand is everywhere, more so the company must have present its quotation with his company letterhead. Mr Bosun please try to learn NOT TO BE RIGHT ALLTIME. There is no need to always wash your laundry in public. Find ways to resolve your issues without public input, when both parties signed the contract it was in private.

$25,000 per year is #13, million naira

I am trying to understand your point with the above sir.

Are we talking about the cost of owning a house or rent?
Its both, I mean 2 family home, one apartment for owner rent free as far he services his mortgage. The second apartment, income rental of average let even say $1,900 monthly, no be like Lagos when tenets pay one year rent and live rent free for 2 years battling case with you in court. This is how many people in the west thinks, that why many many of them with a lot of wealth are not investing in Nigeria. Owning home in Nigeria is to have placed for self. If look at it as business, then you most invest a lot of more money that can even make one more better money in the west.

₦120m house anywhere in Nigeria can't be ordinary sir.

A 2 family home should consist of what and what sir?

Average house in Lagos that I know is between ₦40 million and ₦80m. (They range between semi duplex to detached duplex of a minimum of 3 beds).

Bungalows are between ₦25m to ₦60m.

An average $300K House of 2 family in America is ₦156,000,000. (₦156m using ₦520/$1)

The amount above will get you above average house in Nigeria.

Annual property tax on that $300k House in America will pay your power and other things within the same time frame.

There's no way on earth an average house in Lagos or houses in Nigeria is more expensive than the US, UK and their like.

My brother, which city or State will 175m build one 3 solid 4 bedrooms duplexes. In Lagos I can tell you this for free, even the so called government houses that they claim is affordable in average neighborhood like Lekki, Oniru, that where recently sold. 3 bedrooms flat are sold for 75 - 95m. It’s depends on location, one thing that is clear most houses in the west unban areas are build over 50 -60 more years ago. Average two family home is still affordable to buy at $300k on montage. Compare to ordinary land that’s are selling in Lagos, Abuja and others places for 120m with no light, no central sewage, no central water system.
