Some of you guys are funny, when I suggested few weeks ago you attach prices to your tiles and adjusted according to inflation. If I get you right he is charging 120 per block, kelode? Two years I fenced 3 plots in Ikorudu. I paid 75 per block helper inclusive. I don’t know is this expensive now oooo, your location may be why. May be you’re in Banana Island.

Really, safer? Bros you’re lucky to know and have responsible people behind that RE company. Many of those companies are scammers. I can bet you if dig deeper to know more about those companies and people behind them you be surprised how easy is it to scam innocent people. It’s as easy as registering a company collide with those criminal land grabbers to convince people by telling them documents is under process. Even some of the documents that they show you are not authentic in land register, they collide with some of the government officials and duplicate those documents. you’re in business to start scamming people. Imagine, an entire estates was taking over, the first question you asked yourself, how do they get the global C of O in the first place? There is a similar case that was won recently at Igando Oloja, it was an estate about 300 homes. The original land owner won the case after 10 years of court battle with the original document the company duplicated. This is not new, it’s been happening over 12 years in that axis. Majority of the land in that axis from Sangotedo to T junction in Epe belong to the Government. Please shine your eyes, before any commitment in that area.

I had this same challenge without a public gutter. The three chamber method solved the problem for me. And yes, when there is a public gutter, you can then re-design the network to drain into the public amenity.
Thank you very much sir, I always challenge how things are done and try to get the best out of it. I understand some of our people will always tell you oga e no go work or this is how we dey doam. This reminds me of my first battle with the artisans when they were building my waste chambers in my first building years ago, when I challenged them that everything must be below ground level. They resisted until I fired 2 of them and finally they did what I wanted. It remained the same way since then. My next move now is to challenge the bio digester builders to build extra tank to temporarily hold waste water until we have a gutter in the area to discharge it into.

Sir, this septic tank caught my attention. Would you mind to explain why it was partitioned into 3 parts?. With this system, do you still need a soak away pit? Do you have a separate system for wastes coming from the kitchens and bathrooms?
I have a rental build that's expected to accommodate between 32 to 40 people. so, we did 14x6x10ft septic with soak away of 6x6x6ft. Both will take care of the poop. We are digging a hole of about 15 rings depth for the water coming from the kitchens and bathrooms.
I don't know if you have a better suggestion. Thank you.
in addition to this question sir. I have a similar project which I’m delaying my decision on the septic tank. I would love to have this new system my concern is, there is no gutter in the area to discharge the waste water to. How do I discharge the waste water? I’m thinking of having extra space that can hold those waste water and later discharge them when the gutter is available in area. I hope the experts in the house can help explain this idea of extra tank to hold waste water and later discharge. Is this idea will work, to help make a better decision. Experts in fields let hear from you.

Most people don't plaster both but this is poor and dangerous practice. The best practice is to protect the inner blocks from waste water and household chemicals which over time will weaken the already sometimes poor quality blocks. In such situation, you run the risk of collapse due to weakened blocks. So close eye and nylon plaster both to protect the blocks.

Imagine fake still short 30 meters, we continue to blame government. Can you post the supplier name to shame he or she. This cheating habit is in many of our people DNA. Getting rich overnight syndrome. Do these people doing these think of damage fake cables can do to someone investment? Just because you want to make few bucks, selling fake cables to someone that already invest millions on his property, to end up burning the building down because of fake cables. Are we normal ?

Even though civil defense cooperative have all there paperwork intact the legislators trying to take it over, the case is still pending. Dino Malayer was the senate chairman on Abuja matter then, when there filled the case. Be careful in what you want to getting in to.

The thread You Quoted from are details of my just concluded 4M project and that's not first or second or third Project I've done this Year alone.Check the Topic of the thread.Kobokobo House, that aside. That's the mix ratio I normally use in all my Projects unless My client instructs me to adjust the ratio.I've worked for several Nairalanders and none ever complain of any glitches.

You won't even sleep, when different stories will keep one awake. stories like water carry pop power away from truck, low quality materials, thickness scam unko, etc. This are the reason clint buy theirs materials, clients must just have to take the heat, we can't win either way. What happens to all the water flushed into that small space? Does the biodigester also serve as a soakaway pit or dehydrator?

Secondly, what happens to the bacteria in the digester when one washes ones toilet with antiseptic solutions and flushes the water into the biodigester?
It may be new in Naija, it’s been in used in other part of the world for over 30 years. The system is the way sewage network processes sewage, turns it to digester gas used for heating homes, same digester gas from sewage is used in stoves to cook in most western country for over 100 years.

The taxes I pay in Nigeria is base on my business and real estate investments there. I left many many years ago. From list here, you pay any other texes? You don’t pay tax on gas, utilities, clothing, grocery even your train pass, etc. lucky you.

Bros that generator is believed to 5.5 kva, our people make them write anything and brand on them. 7 years ago my friend call the manufacturer from US in China to make inquiries about that brand Sumac or sumic. They told us it was only one guy that import those generator to Nigeria then, the give him the guy Company name, phone, and offices address in Ikeja. He is surprise we get his information from China. I went to the guy office in Ikeja, he gives me little discount because we call the manufacture. I bought two of those generator, another friend bought 1 from him, it works well. it’s carry (1) 1.5 hp Ac (1hp Ac) refrigerator, water pump, and about 20 bulbs or so. Anything after that if field overload from the sound when running. It’s runs for 7 hours straight, stop let it rise for 3-5 hours then run it again. To have long lifespan from the generator it works for 4 years, before star have a problem. I just give it out. Note, not running like that for 4 years oo , some times. I may not need it for weeks. Another important thing people don’t pay attention to is Fuel consumed per hour, it is very very important when buying generator. I know many Nigerians don’t care about that because fuel is very cheap. It’s just like a car, if buy new car, you burn less gas per mileage than those good for nothing old Jeeps or truck as we call them. Do your research buy wisely.

In Badore many nice houses that has adequate parking space in front or the side of their buildings are now selling them out to inerrant another building in them, the first things that come to my mine mind is how do those building get approvals? In Okota, 2 building away from my friend house used to be a 4 bedroom bungalow. Someone bought and put 4 floors, 14 units 2bed apartment including 4 shops at the supposed to be fence with no single parking space and probably less then 1 meter set back on all the 4 angels of the areas. I know that place very well, when we started building my friend's house there in 94 they all only allowed single floor building there not even 2, you wont get approval. When those guy started putting this building up the entire neighborhood wrote a petition to the government, they came and put stop work order. suddenly after a month they continued and finished that building. As I speak the building is fully occupied and people start parking indiscreetly in the street and the entire neighborhood became a nightmare for the resident.

A tax officer told me that the building tax in Lagos is dependent on the location and structure just as I said before.

Confirmed from 2 other officers from different tax offices in Lagos, afterall they had nothing to gain from me, so why would they say something not true?

I will stop here though and let others that went through similar situation share their experience.

Habaaa. Don't vex nah, we are only educating ourselves ni o. We understand how difficult it is to shell out those amount of money, we must also understand in other part of the world. The property taxes is what government use to finance local government schools including teachers salaries. You want good schools in your counties it is the law, you most pay those taxes. This is the reason why parents have more say to there school district board. I wish one day to see all of this actively implemented in our country.

It should just be a matter of following the law and not introducing illegalities in the name of gathering more taxes. The law is clear on how these things should work but because our tax people are lazy they won’t follow through. Even the US that we complain about the taxes don’t just charge arbitrary taxes. It is a lack of accountability in service delivery that will make them hold up your application because of taxes when you submit genuine tax documents. The two processes should be different. An analogy is when people clear their cars at the port through customs and the same customs will waylay them on the road that they didn’t pay correct duty. Can’t we see the irony in that or are we just so used to anyhowness?
True talk, we people love finding way to cut corners. In that of customs case. People knew what they are doing, if you
do it right those stories wont arises. Same happen in most government offices. An average Nigerian will ask you, if you know someone in any office to get things done, their intention for that question is very clear, is either to cut conner or to find a way to fast track the process.

No offence meant but these are part of the reasons that we can't really have growth in the country. Income tax is different from property tax.

The government is simple not making enough money, tax based wise, to really build/rebuild infrastructures in the country.
I don't want to start the debate about tax with our people, It will end with what are we benefiting from paying or the money will end up stolen. Imagine, same people will complain about paying to much tax in Naija. I laugh had when I heard that. When they go outside the country they have no choice then to pay like everyone. I have a friend running business that's racking in over 8millon monthly complaining to pay 10% tax, compare that to the West where you pay, income tax, property tax, grocery, Gas or petrol tax, clothing tax, almost anything you buy nah tax. The question is how many Nigerians paying tax, probably 18% compare to South Africa 45%, Ghana 30% , and Egypt 24%. Many of them don't, even pay the or so 15%.

Hahaha naija no easy, years back I had a similar experience with government allocated land I bought in Abuja, after paying all government fee including ground rent back loge through AGIS. After a few years I went back to start developing. Suddenly the locals already take position and started farming on the land. On approaching them at the beginning I wanted to use enforcement and I realized it could be bloody. I was advised to drop the idea and work with them, they took me to their local chief. I couldn't believe they had procedures for that and while trying to negotiate with them they claimed the government took their land without compensating them. Cutting the story short in the process of negotiating they told me I had to pay 2k per every root of what their farmers planted there. When putting the numbers together it was about 70% of cost of the land. I just had to walk away and leave the land, back to base in largos. One thing that is clear is, they can't sale it's because is well documented in AGIS.

There are games and tricks regular importers play , reducing value , sending containers to specific terminals where they have prearranged settlement discussion , bringing other lighter goods on top of tiles , outright wrong description etc
Last time I imported tiles was about 6 years ago , it had 20% levy apart from duty and vat . Do your analysis wella , brought in 5 containers then , brought in all doors , windows , fitted Kitcken , was for multiple flat project, naira was maybe 200plus then , nija don spoil sha grin
Those are their masters games, can’t take that away from them, they are business men and women that knows their game wall. Anyway Naija no good Naija no many still making their money in billions there. Just yesterday someone just bought 8 sent of 4 bedrooms attached duplex in Lekki for hundreds of millions naira in cash. How many can do that from diaspora.
