I purposely don't include income tax which an average of 18% of your take home weekly or by weekly. How much did he take home at the end of the year? Egun is here with many living wetness. I laugh in Spanish, I don't even what to talk of fuel that raise form $45 per week to $68x4 in my state. Again how many people even make that much? Average USA median household income as of 2019 is 68,703 which many of these families in many states in USA qualified for government assistance. These numbers represent 70% of Americans. I forgot to mention that the federal law require you to pay 30% of your income as your annual rent. Please tell me how much is left after all those deductions? I rest my case. |

somehow: Once you apply for it, they won't bring it but automatically moves you to estimated billing for the time being. The question is how long? I'm one of the lucky one, average estimated bill in my Ikorodu { 3 } 2 bedroom apartment is 8k per apartment per month. 21 hours light par day. Aboru not bad as well with pre pay meter, went through hell before secured the pre pay. Is so crazy you wont believe my friend paying 15k-18k pay month for his 4 bedroom duplex epileptic power supply in Okota, Its even worst with another friend in Festac town average crazy bill per month is 20k for darkness |

Ogombo is not one of the prime market in that axis. From Ajah 55 kilometers to Epe Dangote T junction, both left and right of that express is the new Lagos. It gets my attention when the guys started complaining, this is after his professional fee. This is to show how some of these Engineers are so greedy. |

* Think carefully about locating the house on the property and the setbacks. Once the foundation is laid then it’s relatively too late.
* Review your architectural plan to make sure it’s effective for you. In hindsight I should have placed my BQ under the main house.
* I originally hated embedded burglary but it’s the greatest thing now to me after sliced bread. Of course no burglary at all would be better.
* Sink your borehole as early as feasible.
* Get a concrete electric pole instead of wood. At least the pole in front of your house.
* Get a real roofing carpenter that’s experienced.
* Use .50mm roofing panel. Cost is negligible and it’ll bring peace of mind.
* Leave making blocks to the professional builders. For single one off build just buy good blocks.
* Use 9” blocks for foundation and perimeter walls. Then 6” blocks as partition.
* Stone dust blocks are an overkill for most buildings. Especially single story in non riverine areas.
* Introduce pillars as well as a round beam for bungalows.
* Select an experienced aluminum window fabricator. You will see and touch your windows every day.
* It’s your house so make sure that your builder gets your buy in before making any changes to your plan.
Update
* Keep your site clean throughout the construction stage. Let vendors know they are responsible to cleanup after themselves during the bidding process. Egun thanks for sharing your hand on exprince, just saw it |

sonnie10: Here in US, What I see these artisans and handy men do is that they normally come with ordinary old blankets, especially the painters and woodworkers . Before they start, they cover the whole floor with those blankets. I think the reason they don’t use paper or nylon on the floor is because those are not tough and could tear. Remember also that the floors here are usually hardwood. They don’t want to scratch it either. That one na big gbese for their head. The furnitures are moved, and cover with polyethylene (nylon) if they are closed by. Once they are done with the work, they gently roll up the blankets and take with them. And the blankets are reusable. You won’t even know that a major work was done in that space.
They last guy I called for HVAC even had to wear shoe cover over his shoes. He didn’t even want his workshoes to touch the floor.
Artisan in Nigeria could do the same. Old okrika blankets at Yaba are almost free. Get a few and these blankets could be used a couple of times before they are due for replacement Artisan's that don't even care about themselves safety, they prefer to spend most of their income to buy pepper soup, Suya, and girls, instead of buying better tools that will help them for next job. Na them go buy blanket for your job, my brother even when you buy them safety boot for concrete work. You still have to forced it on some of them to wear them. Abeg |

But it comes with a premium price tag. You don't want to know how much its cost me when a delivery truck drive to me site per day because of these miscreants Omo Onile. Some of them can kill because of 5k naira my brother, the day I saw it with mine korokoro eyes when my driver is arguing with them when we follow truck to site. My brother when one of them shattered bottle in the head of the truck driver, they are asking him for 4k I end up giving them 8k not to kill this guy. Since then no more augments ooo, I become gentle man around them. |

You wont even find the parts, the will then tell you to add more money to get the latest technology. When you do, the difference wont make any sense. Those warranty fees, sales people get some percentage of it as their bonus, that is why they we do anything to convince you to buy warranty. Dennis3D: We have successfully completed the first floor decking of this project. We used 55 Tons of Granite. 2 Trips of 25 Tons Sharp sand. 132 Bags of Cement. Well-done, cement price no joke at all, imagine using over 3 trucks of 400 bags per truck for one project. |

My experience with submersible pumps, original Interdab1hp never disappoint in last 15 years when I brought the first one even since, is still the best in my experience with their output capacity. I bought couple of them for different locations since then. Either Russian or Italian made. The last one I brought pumped 10,000liters in less than 20 mins with over 95 meter depth of borehole, if it's not commercial borehole I don't think the guy needs to 2 hp, .75hp to 1hp is good enough to pump over 100 meters in my opinion |

folmus: With your experience, you must have spent more than 2m. I spend more then that in one of my location 6 years before I bring LARWIN in to make fresh report and start allover after 2 failure. He never drill for me but his report show us the way among 4 different reports I paid for, he did couple other reports for me in different locations without knowing whom I am till date. He came from Ibadan then, I don't know if he still reside there. |

Joesaza: I got 2 quotations for conduit piping from 2 different plumbers for a 6 bedroom duplex with 6 full baths (all ensuite) and 1 half bath(guest toilet). Which of the quotes seem to be accurate. Both plumbers visited the site to take measurements. Are you saying there is 1, 209,600 difference between the 2 plumbers quotation? If I'm right, shine your eyes with that low quote. |

EgunMogaji2: I had the opportunity to sit inside a colonial era courthouse at Iyaganku couple of weeks ago.
Even in mid afternoon with no AC or fan I marveled at the breeze flowing through and keeping the temperature very moderate.
Upon closer examination I noticed lots of windows, oversized windows, windows shaded from the direct heat of the sun. I saluted those colonial era architects.
I wanted to take pictures but I remembered that American embassy won’t necessarily assist law flounders of sovereign nations  Life is simple when you keep rule anywhere you find yourself @ bold, that is what many of our youth find difficult to do when they find themselves outside the shore of Nigeria. I bought my family land and would want to construct a house immediately on it.
Someone suggest I do the C of O after building a house and is better because the C of O will reflect also the value of the house, in case of government destruction tomorrow and need to be compensated by the Government or as collateral for banks..
My surveyor disputes this and says it means nothing, that is better to do it now if I have the money. Building a house does not give more value to a C of O before bank and govt, that in most cases, is just land that is seen and not property situated on the land.
I need advise please, which is better and is there any difference?? Do governments and banks compensate or estimate Ur collateral based on the property valuation of Ur C of O or just the land value C of O??
I hope my question makes sense Please do yourself a favor if you can afford all the fees, its gives you rest of mind. As to the question @bold it's does on both. If you build any property without proper government documents and paid fees. God for bit if anything happen in future yes it's may be very difficult for you to proof ownership or clam compensation from government. We most always try to do thing the right way like this subject matter, NOT finished building before submitting plain for approval. |
