Oga please take it easy, you can resolve this issue amicably without going through ruforufo style. My question to you, all this job is done for 150k if I get you right? Does this drawing includes seal of approval? Is Mechanical, Electrical included in the negotiation? It’s should be included as well, that what makes full drawing. It’s looks like the young dude didn’t understand the process that’s why I believe he is asking for review, you as a professional should have advised him professionally. Mr client, to be fair. There is no reason to withhold somebody’s balance. After the job is delivered, it doesn’t matter whichever format it’s done. I think it would be fair to pay him his balance without making him go through this headache. You can see the breakdown of all you needed, as it’s already detailed down and it must be in 6 sets of booklets to be submitted for approval. If it’s in Lagos state. |

Just an update on the bad roofing work done for me by this quack ( Rotecch) which I complained of, few weeks ago on NL
I spent another 2million naira plus to correct this terrible job done for me by this incompetent fellow, despite paying him over 2 million naira months ago for the same job but he used substandard materials and lack knowledge
The roof job was terrible because: - no enough wood used for support - Roof was not slanting therefore retaining water on roof causing multiple leakages - 0.45mm aluminium was used instead of the 0.55mm I paid him for ( fraudulent)

Coiner: Hmmm. What should one go for then? Pls suggest. It’s all depends on individual choice, I already share my experience with the doors. Go there talk to them the will explain everything to you, when I bought mine they offered me cheaper ones for 90k for 3ft other 3ft for 130 to 150k. Those rugged not fancy looking are better for outdoor, the fancy ones are better for indoor from my personal experience. |

I have a question I would like to ask, can anyone recommend a specific exterior paint (westhershield).
My painter recommended double design but I am sceptic. What's there now is Dulux and whilst it's OK, some places need to be repainted for example fence. Coiner: Also, I have been confused on the right exterior security doors to get. Make una help me abeg. I need something very durable but I lack experience in this area.
Pls someone should help me choose from these options. Or if you have a picture of a very solid door, kindly share.
Can't spam here with many pictures. But a lot of them look similar. Bros many of these fancy doors are made with 1mm thick plates steels to cover the face, this is the ones I bought 3 years ago

sonnie10: I was going to buy these types of doors but people here mentioned that they don’t last. But I still want them thou. Someone in Lagos said #250k for the 4 feet while 3 feet is #190k . The guy is right I bought couple of them in September. Please don’t be deceived, many of those doors are made in Lekki free trade zone now. Proudly made in Nigeria. Shine your eyes for those shining once they are mostly good for indoor, many of them are made with compressed paper not even compressed woods.

FEGEITOK: By being directly involved in construction I realize that you can build that structure for way way less than 100m, I am saying 100m based on the selling price of similar places in Abuja.
So 100m is selling price and not cost to build.
Maybe I should share pictures of houses for sale in Abuja and their prices to buttress my point That will be a good idea, land + location determines value cost of building. I missed out on FO1 allocation when El Rufai was the minister of FCT. My brother then is begging me to buy from the allocation is less then 2 million everything inclusive. Years later when I decided to buy from resale I couldn’t get any for less them 8m move to FO2 bought @ 5m 8 years ago. I don’t even know how much those areas worth at present. |

olukaygold: Each Professional has a way of handling Project differently. The way you handle yours is quite different from the way I'll handle mine. I won't say much. But next time you cabal want to criticize,pls criticize with something similar. Below is 2pairs of fabricated Gates I did for Less than 200k per pair(No inferior/light materials) to a Nairalander in Abeokuta. I'd have spend less if I know where to source for Steel bar Materials directly from the head-office in Abeokuta. Go price it outside and hear the Price. ;  Hahahha. I hope you’re not referring me to cabal. FYI, I am not a contractor ooo I beg. I give couple of Engineers here different projects to build for me ni ooo. Please don’t even think of that cabal thing with me. It is well, constructive criticizing makes one improve. |

There are lots of Nairalanders I've worked for,there are lots that they've become House owner today due to my affordable housing costs and well details threads I created on Nairaland and the conveniences of getting materials easily for my Cl. Below is my ongoing Project(Two bedroom Semo detached) in Akure for a member here.We haven't spent UpTo 6m to this stage. Ask them to quote price for you,be expecting 10m plus Oga house are different okay, that your amount can’t do other people foundation. Please ask those that are doing piling for their foundation, in some areas it’s cost over 12 million to do piling alone. Please don’t think everyone will build those kind of projects. We should not generalize. |

Our fingers are not equal. Some people can afford to put 85% of entire materials needed before they start . |

Wether you bought it not not, you have a good reputation here and l give you kudos.
It's a big lesson to a of us.
Reputation can't be bypassed in business. For those of us involved in a messed up projects with our clients, it's time to evaluate yourself and fix where you got it wrong; budgeting, planning, execution, misappropriation, miscommunication etc. Hopefully, next year will be much better.
I look forward to see end of the year appraisals of jobs we did; where we failed, how we managed some situations and successes.
Merry Christmas in advance God bless you brother, truth is better in some people heart. You don’t want to know how many projects this young man have handled behind the seen. He send many of those crook that will add to measurements to make extra money out of business. Imagine giving someone you never meet millions for months to beat inflation, he execute the job without drama. If money exchange hands with some people here, their thinking is marrying another wife before buying material for job. They always forget the guy that gives you job that makes you think you’re rich because he gives you 10 million contracts, can also referred you to his circle that can give you 100 million if you do as expected. Ero ooo, they try to break the glass cup to closed that opportunity just as Mr Okenwa said it’s shameful to read stories like these on this platform. I made a report about Adedward , an aluminium guy whom I contracted some jobs too since the 6th of August, 2022, based on reaching out to me for assistance and previous work relationship. I remembered quite a number of people on this forum were demanding for his identity and even sent reminders on the status of the job, following a grace period of 1 week after he had delayed for so long to see if he will keep to his promise of completing the job... I was however shocked only two people from the pool of Nairalanders calling for his identity commented on my report/post, quite funny though.. This report was made on this forum on 7th of November, 2022.
Today makes it exactly 127 days after I contracted this job to Adedward and 34 days after I reported him on this platform, with no significant progress made on the job till date.
I remembered him responding to my post, even though some of his allegations were false, I decided not to trade words with him, all I wanted is a completion of the jobs I gave to him in the shortest possible time. He reached out and promised to complete my work within a week of my post.
He came with his apprentice boy afterwards, while I was away in my station outside Lagos, to work on the window nets, he left the boy to do the job. I returned to meet the boy 5 days later, doing nothing after he was partly done with the frame nets which were poorly fixed and uncompleted. The boy was doing nothing, just sleeping and waking up, with my wife taking care of his feeding day and night. He was staying in my BQ. All the while, Adedward refused to show up. Three days after my arrival, I told the boy to leave and return to his boss, since he was literally not doing anything. It was then he told me his oga has instructed him to go get the net materials and that he will be coming with the remaining frames for the window nets. This didn't happen that day and I had to return to my station the next day.
I remembered discussing with him over the phone for the side elbow for the downspout part of the rain water collector, after he told me he was bringing in some boys to complete the rain collector. I even had to send him money for additional 14 Pcs, when he claimed it was not in original calculation, but to my greatest surprise he came around with just 4 Pcs. The boys came and could only do about 10% of the job, cos obviously the rain collector parts he had bought were not complete, as some important parts for joining the gutters were grossly insufficient, in fact the boys complained that the materials were not enough. It was then it dawned on me that he only bought some of the needed materials and dumped them onsite as a pretense that what was left is workmanship.
He, Adedward even came at some time to work on the Toilet doors and did a very bad job of fixing the aluminium doors for the bathrooms, after convincing me to remove 5 ready made doors already installed for the bathrooms, with the promise of giving me better durable aluminium toilet doors. With the exception of the door to the master bedroom which is not completed though, all other doors are with faults, in fact he told me two of the doors can never close except he breaks the already tiled walls for the frames, heaping blames on the tilers and bricklayers, for frames he erected by HIMSELF.
All these were happening, while I was away.. It was very obvious he was avoiding me.. So, last weekend when I was home, I requested to see him unfailingly and he came on Sunday, the 4th of November 2022. I showed him all around the house and expressed my dissatisfaction on the jobs he did for me and why he would leave his boy alone to do the job. Mosquitoes are coming into the house in droves from the side of the net frames, poor quality of window nets used and poor fixation too, the toilet doors are either not completely/badly fixed, the rain collectors is still less than 15% completion, and some joint areas are leaking etc... And of course, still owing me #80,000 refund from the money given to him for the cubicle.. He begged me to give him a week, but I gave him 3 days...
The following day, I didn't travel to my station as expected and waited to see if he will keep to his promise of coming to start the job as promised... Adedward didn't show up till I called him at night, it was then he told me he had a fall from the bike while on his way home and promised to do something about the work the following day...The following day, I called at night again, he said his back was paining him.. asked if he is on admission, he said No, but was taken to an hospital, he doesn't know the name of the hospital and that he did an X-RAY in a Lab , he also doesn't know the name either.. On Thursday, he sent a message that his boy will be coming with the guys to fix the water collector and that he will fix the bathroom doors by himself...
It's a week after his promises, and he has still not shown up..neither his boy nor the water collector guys..
I am sure there are people on this platform that are his friends or close associates, how would you feel if you contracted a job that shouldn't take more than 1 week and it is yet to be completed 127 days (4 months plus and counting) later... long after complete payment and still expecting a refund of #80,000 from the person you gave the job to..
I have exercised more than enough patience and gentleness, and will go through any legal means to retrieve my money from Adedward...
He can hide or run for as long as he wants.. but the law and the works of his hands will catch up with him!
I told him to his face that he, Adedward is not reliable, has no integrity and grossly unprofessional, and it remains so, until proven otherwise!
This is sad, why why making clients go through these every time. Adedward come and defend yourself, one of to many. To many dramas behind the screen, this is how Brabus start oooo. |

Beframia: This is quite sad, I feel your pains my brother. I once had a similar experience such that I had to instruct that a soak-away be broken almost completely after I re-assigned it to another artisan. Since then, I vowed to always be around during any stage of my project. Some of these artisans are heartless and without conscience, they always wish you would just pay them without them offering any service ...as if money easy to get. You have stalled for too long at this stage for no fault of yours, you are only trying to help someone who obviously is not ready to be helped. I'm of same opinion as previous commenters, get another artisan to correct and complete your job while you pursue a refund. All the best. I hope we have folks who can also service them as well. Thank you Engineer Tope, how many units of one of those of Rmx can serve. For example 20 hotel rooms. What is the power consumption capacity one needs to keep them running at least 18 to 20 hours a day. I saw Rmx installed mini transformer in one of his project. |
