Wuruwuru way of life. I saw this design from one of our old Nairalander online, it could be an idea of what you want on about the same size of land.

Well done Egun are you saying that standing structure including wood and roof is 2m without cost of land, are you serious? If what you said is accurate, I hope you wouldn't mind being my consultant to open up a similar project in Ikorodu to replicate 8 units of that same design. If you don't mind can you shed a little light about what instills for the structure to stand. Although mine may need little imbanded irons in some of the joints and foundation.

People with good land and clean water don't know what they're enjoying.

The property on the island is actually safe from issues like this.

Most of these problems start form first day in the journey of borehole drilling, from my experience get a knowledgeable geophysicist survey test reports, at least 2 opinions to compare their report, it's very important. From my experience in Ajah the entire area had issues with iron in the water and you can see from every house around the neighborhood has red-ish color on there water tanks. When I invited my driller after the report, the first report suggested to drill between 55 - 60 meters to get good water, anything above the depth is salty water and we must go to another 140 meters to get clean water again. The another test suggested something similar as well, approximately in the same location without any of them meeting each other. When the driller came he was extra careful not to go beyond those recommendations and the drilled approximately 60 1/2 meters and that's how we ended up getting the best water in the entire neighborhood.

Hi guys, so there this three-bedroom I am building here in the north, I spent 190k to plaster in and out, with 109 bags of cement.

However, a few weeks after plastering I see cracks vertical and horizontal on the plastering.

When I took it up with the person handling the project, he said they are crazing and it will go away during screeding.

My question is: how true is that? Considering the fact we made use of sharp sand and ranged was used.

Hope the cracks are not before the plastering, If notice any before, that a different case. If the cracks are after, it will disappear with additional cost to pocket. There should be no cracks after plastering if the mixture aggregate is right or the cracks should be very minimum. You’ll see secret of quality of work after 3 weeks to a month after the plastering. This are samples of good finish after one month of plastering

They have used about 1250 bags of cement before getting to plastering with about .. So far, adding the 450 ( 180 for outside and 270 for inside) for plastering brings the total to about 1700 bags.. It is just a duplex with penthouse

This is the approx breakdown
Note that it has about 48 columns ( Pilars)
To give you idea about the size, 550 pieces of 12mm were used for first and 430 pieces of 12mm for the penthouse decking.

Foundation 100 bags
DPC 180 bags ( there was waste here)
Ground floor block setting 150 bags ( including pillars)
First decking 160 bags
First floor block setting 150 bags (including Pillars)
Second decking 120 bags
Second floor block setting 100 bags
Parapet 120 ( for both floors)
Total about 1280 bags plastering not included.

Oh okay 1280 bags of cements without plastering not bad. With something similar raft foundation alone swallow 340 bags, plastering in and out, window hoods, fence plastering another 580 bags. I lost count on all deckings pillars and block setting, the Engineer is reading, he may remember. At a point I just won’t count again. Don’t want to even talk about TMT rods tonnage. Not a joke at all.

Is it possible to build 6 units of 2 bedroom flat on 55.1 x 118.8ft (16.80m x 36.20m i.e. 608.038 sqm) of land with enough space to park cars?

The land is near Gbetu, Ibeju Lekki, off Iwerekun road, Lagos.

What are the things to consider when building something like this in the area?

Also I was told the land is not a full one plot at 608.038 sqm, What do you think?

You're right that is not up to full plot in Lagos of yesterday. Full plot is 648 sqm, its hard to find those sizes in Lagos of today, their new norm in most newly open up places are selling mostly from 485 sqm to 620 sqm as full plot. My brother get a good lawyer pay him professional fee to do multiple layers of land search in all those areas. Most of those area are government commented lands. It will be wise to spend hundreds in search than to buy na lie for millions. This is some of my experience in those locations, as I type I still have a case pending in court since 2014 in Gbetu. Please shine your eyes.

We have got window estimates.

Ranging from 1.75 - 2.2m on average from 3 different window and aluminum guys if which two are resident vendors here in Nairaland.@ bold Not bad mine double that

We are currently reviewing all these with clients while we are awaiting for the roofing wood work and sheet to complete the Carcass

Many of this aluminum guys are useless. Imagine paying %99.2 of total sum up front. Still delaying the job, and telling all kinds promise stories not complete the job @ stipulated time.

Sir structural failure is very deep topic but let me.kemtion few here sir.
The major pointer to structural failure is CRACKS , but note not all cracks are due to failure (some may be due to poor masonry materials, heavy vibration during construction close to you, thermal expansion and contraction, plaster crack etc, all these no cause for alarm). But when a wall crack on both side and it is wide at the top and tiny below it indicates structural failure of the.member the wall is sitting on. When the plaster on your columns or beams is cracking often then the beam is failing deflection or the column is buckling.
When a house is loosing it's balance and is becoming very conspicuous it is foundation failure as well

Hahahaha, na 2 different kind of juju the work here. One is working for Gbadexy the Second one is working for Brabus. If you take your time and go through both of them profiles you will see how effective juju is working for them individually . That is my shishi for new comers on this platform. Everything na time, if you no hate others progress your time will come. I can name 4 to 5 guys here constructing multiple project in different locations. The field is big enough for everyone to compete.

I ordered 28 per bag. Years back in different location back when. I did hands molding blocks for fencing 32 per bag for 9” when 35 per bag for 6”

Why are you all talking about equipment cost for molding blocks? Those people do come with their molding tools and charge per bag. The last time I know was # 1k per bag. But I won’t encourage anyone to follow that route if you are cautious of time in your project

The down side is that those people wahala is too much. It’s too much headache!

They expect you to baby them, on top of that.
You pay for packing of the blocks or they just scatter it every where on the site.
If rain falls, it’s your business not theirs.
They could spend weeks mold just 100bags

Here is a rough estimate
10bags of cement..(plus transport)....#45k
Labour for molding 10bag....... #10k
Sand (SE) 10 tons.............. #25k
water.............................# 5 (might be free)
Total ........85k
You get 400 (40 x 10) pieces of hollow 9” blocks . This is approx. # # 215 each.

My brother 40 piece of 9” blocks per bag is suicide. Can’t ever compare hands mold with machine vibrated.

Molding on your own guarantees you the quality however you might not save anything in real sense. ( It is risky. If it rains and you already have blocks molded, you might have to go through the tedious route of remolding.)

Why not look for a factory you can discuss with. Tell them your spec. They might add a few naira but you get a better blocks.

That is exactly what I did when I ordered 10,000 concrete blocks from my supplier. I’m lucky she have the capacity to supply us 1,200 at when needed from mainland to island. It’s not easy though, with all those area boys on the road day and night. Thanks God we get it done.

BTW, some of the big names that were highly referred here on this forum, were weighed but weighed nothing. Some baited us with very low and ridiculous BOQ and then started moving it up per every conversation (Bait and Switch) this supposed engineer is very dishonest, arrogant and no integrity. I will not mention names here. This is a discussion for another day.

And I was seriously considering a solar water heater as a sole central source for hot water, to be incorporated into my MEP design of my future build. Nice to know it doesn't work.

Best idea, same system in mine project, it’s may look expensive at the beginning when add the cost of water heater, energy consumption, my brother is 100% cheaper. The entire system of 13 showers cost about 1m then, compere with Aristo 30 liters @ 55x 13 with Nepa bill unko for life. This one naw free hot water for at least 10 years of lifespan on the solar water heater.
