In my opinion and experience in this type of business, you want your business name
to say what you sell or stand for.  For anyone who is just passing by can easily figure out
what's going on even if you don't have a showcase/display.
You want to stay away from too far left or right, so you are not sending wrong
signal to your potential cusomers.  What that means is that if you are doing oth kids and Ladies,
you dont want the ladies who dosen't have kids to pass you by.  Likewise you don't want grandmas
and grandpas who want to buy for their grand kids to think oh it's just for youngladies.
This is  from my experience.

It realy depends on the size, how many flats for example.
Mine cost me about 2million, while my friend that I helped cost
about 1.2 same area.
I remember the guys told me mine was a stadium.
So, if you get more specific, we can give you more ideas.

[b]50 x 65, thats approximately half a plot, shouldnt be so expensive, but it might get frustrating if the land is way too soggy. Inspection is extremely vital so there wont be further unnecessary costs later.
You also need to let me know if the land is a straight land, or if it slopes. If it is straight, the raft foundation should be very easy.
A solidly laid 20mm concrete raft for a 7 bedroom duplex foundation on a straight land in Lekki would cost 2.2 million (materials including fees).
I can proudly take you on inspection to 2 different properties I personally built within Lagos on muddy locations. One in a former swamp in Gbagada, a former canal now transformed to sprawling constructions. And another in Ijeshatedo, Ajah.
I hope if you let me handle this and get the entire home built, you would introduce to as many people as possible. I have been doing this work since 1996 while in secondary school. And including a project management certification has made it alot more better. I hope we can work something out.[/b]
This has answered my question.  I was just trying to gather as much view/perspective as possible before I jump on the plane for this project. I am a DIY Ijebu woman.  But if I have your number, I will invite you to the foudation get together as this is my Ijebu tradition of being surrounded with all types of Arches you can imagine

Can you break down a rough estimate for a raft foundation and the german floor separately for a Total of 7 bedroom duplex.  2 rooms 2 living room downstairs and 5 rooms all ensuite upstairs.
Approximately 50 X 65 structure.  This is in Lekki Epe Road

So, D  Law. this is your new hide out, I've been looking all over for you.  I e-mailed you a  couple of months ago about my land in Igando-Oloja, you said you'll find out and get back to me.  Anyway my new question now is " do you know how much they calculate the assesment per square meter in this area.  The place is directly behind The Ibeju Lekki Secretariat. Thanks.  We still love and respect you on this forum more that words can describe, that's for those of us who have gained from your comments and advise, GOD BLESS YOU
Regarding the topic,  Ajileko has said it all, I would advise to add the pillars to the fence, regardless of the type of the soil, I lost about 40ft of my fence to a heavy wind last June.  If there were  pillars, I probably would have lost just the 12ft.
You don't have to erect the pillars from the begining if you are just doing 4-5 coaches, you can just leave the space.
As for the gate, I think I would rather install a nice quality gate once and for all, and repaint when the whole house is done. This is simply because I'm an Ijebu woman

I will send you the pictures on Monday from my store, thats the computer I have the pictures on.
I paid about $60 to $70 for 10ft granite look  from Lowe's.  I wrapped 3 together and took it to Chicago
Where we pay $200 per Box.  I was able to wrap them together neatly. Pain in the ass, but it's worth it.

Hi Chaircover, let me know if you still need the help. May be my brother can help you with the same carpenter that did mine. send me an e-mail so you can take a look at mine, if you like it, you guys can go from there.
I had the design done from Lowe's, they are like Home Depot, my brother went to ijebu Ode to buy all the planks
the carpenter charged less than 300K, it took him 3 weeks, but I think I can't get it any better in Naija.

So far, I'll go with the property idea, you can't go wrong with owning some landed properties in Naija.
I dont know if you read about Lawyer's posting on the Okun Aja/Mopo area.
It might sound like it's not a business because it's not generating daily or monthly income, but if you do
things right from the beginingl, you can count on the returns when you are fully ready to run the business yourself
I mean if you plan to eventualy retire to Naija some day.

I'm telling you this because this is what I'm doing right now. Any where I hear about cheap land that I can afford I just buy, get all the legal documents. make sure they are intact. Even when there is no money to build yet, I have my people go there get some kind of activities going on. When i'm ready to retire home, I'll sell what seem out of my way to raise money to do my choice business.

the american spare parts sounds good too, because the last time I was home, ny mechanic warned me not to bring my american car that I was planning on bringing because of spare parts, but you have to have somebody in naija to run that.

Well, what ever you find pls share with us as some of us might be interested.
And I pray God will direct your decision.

Just so you know since I have started talking about his honesty in building my house two different people have used him. The first one he helped build build their fence. I think they only did 5 coaches. And the other one is plastering a small bungalow.

Just so you know, I was just in Naija between April and June, I actualy met wilth a couple of people from Nairaland. You might live in Naija today
but you can't tell me things has chaged that much since June.

Talk about taking off from work for more that 4 weeks, it's just impossible for a lot of people abroad. Between their salary that tthey are going to miss, Mortgage/Rent Daycare for their kids, it is just impossible. I did not have to take off that long and my house was built from start to finish.

Who says I was't there at least once a year, but that was not enough if I didn't trust him.

This is absolutely not my intention.  But I tell you what, I have enough experience in the construction field
and a big business background.  So, if I want to do this for living, I will be advertising for myself, and tha's what I will call
it.  I won't mislead people. That's just not my thing

By the way I must  let you know that I follow a couple of your posts and responses in the past, and I do admire and respect your experience in this field.  But this is just for a lot of people abroad, who want to build, they work hard  to save up money, not that people don't work hard in Naija.
But they are far away from home, they can't just get on the plane due to finances or immigration.  But they desire to one day come back
home.  To a home of their own.  Their families and friends thinks its easy when it's not.

If I realy want to go into building contractor business, I will wait till all my kids graduate and come back home.
Anyway I will still contact you before I come home next year since my next site is in the Lekki area

I'm pretty sure there are people out there, here in the US Europe or Asia, who are going through this problem.
I can say this because I hear a lot of stories about how people's hard earned money has been used to party, and
other businesses other than building homes for the owners.

This is your time to build, every Nigerian overseas working hard to make money deserve something nice to show for our
coming abroad to do "omo'do".

So, don't be afraid, my call is not to personally make money from you, but to help you, by standing behind someone who can
buld you your dream home at your own pace.

So, I'm still waiting to hear from you guys, only one or two people to start and of course the good news will spread.
By the way, I'm a wife and a mother of five. Who runs my own little business, during the day and still work nights at the hospital
just to reduce my lenght of stay here abroad.

So don't think I dont know what it takes to put money together. That's the more reason I'm sticking my head out to do this for others
who are less privileged

This is mostly for people abroad trying to build their own house in Naija.
Before I proceed, please don't chew me up. I am by no means a 419.
I am a worker, a hard one in deed. I thought I share my success with you guys.

I have rencently finished my house in Ikotun area, may be I should say my husband and I.
You can read my posts in the past while we were still building it, you will find some useful
info.

A lot of us want to build, want to come back home and retire one day, but the thought of getting into
the building mess makes this impossible. No one to trust, family or friends.

I have good news for you, my brother has proven to me that no one should be debared due to
these problems

Therefore, what I'm proposing here is an unusual contractor, who is going to help you achieve your goal
Help your dream come true. He's earned my trust and a few friends of mine here in the US.
I will be his guarantor. I will stand for him. He will help you build your house stage by stage.
Making sure one step is done before another.

I have more to tell you guys, but first you have to show a little bit of interest. I will give you all
my information including his.

By the way, he's not and engineer or an archi, but our father was a building contractor, who owned his block and building materials industry back in the days. We achieved a lot from him. My brother and I have used this experience to do what was almost impossible when building our own house.

So if you are one of those who have problems building, or finishing due to people eating up your money
because money grow on the streets overseas. You will remember the day you read this post.

If you are in Naija too, and you are having problems with your workers, swallowing your materials, we can help too.

My sister, There is a wide range of factors to consider in this business just as with any other biz.  First of, I will tell you the 2-6 age range is not wide enough.   Your will have to pick between infants or todler or both.  In my opinion, do both, that is infant and todler. meaning from babies to age 7 or 8.  Then as time goes on, the market will decide which one to keep and which one to let go.   

Now lets talk about wholesale or retail.  I will say you start with wholesale, if you already have your source, china is a goon one.  You sound like you are not in Nigeria, so it might be harder to run a boutiq in Nigeria while you are living abroad.   let's asume you plan on coming to settle home, having a first class kids boutiq at affordable price is a very good idea.

You realy have to get out there and start dealing with actual people in the business,  just bring home one or two boxes of clothes, go to strategic places like Alade market, Teju Osho, Balogun and any other newer spots, offer them what you have, talk to them, see what they are selling.  In my opinion, that's the best way to learn"I'm a get up and go woman"

Location and your marketing strategies is going to play a big factor too.  We'll talk about that once you decide which one
