Hello to the house, earlier on I brought my plan for criticism, lots of input was made by the house. 1st image is my original drawing, second image was produced by N3xt.

Location:Benin city

Construction has begun, unfortunately I wont be able to share the pics for some reasons. It's a 2bedroom & 1bedroom apartment as shown from the drawing.

Materials purchased so far

1.2300pcs of 6" Hollow granite dust blocks @N280

2.1000pcs of 6" Hollow sancrete machine vibrated blocks @N260
(I didn't like what I saw compared to the granite
blocks, so I will use this for fence)

3.60Ton of sharp sand @110,000

4.30Ton Granite @3500per Ton & 70k Tfare

5.40 bags of cement @3700

Bush clearing was just 3k cos a large portion of the land had human and vehicular traffic so the cleared part was used as a mini farm/garden

One of my molars have been disturbing me for years now. At a point I have to use one side to eat. It started decaying and some of its parts started falling off.

So recently the other side i was managing developed a big hole.

To cut everything short, i visited a dentist today, he extracted the damaged molar and filled the one with a hole. The Pain is unbearable, I saw hell today.

ThankGod am getting better now.

Please if you notice a hole on your teeth, go meet a dentist to fill it, don't wait for it to get worse.

Filling cost 6k
Extraction cost 5k

Am happy I v removed my 6+yrs pain.

At this point, I have been crunching some numbers and the numbers don't add up for Residential and big-budget commercial projects. The cost and heavy reliance on rebar and cement should be looked into. The CBN exchange policy is fueling inflationary prices.

I'm now restrategizing and will be suspending ALL residential and two floors projects. The average cost of decking a Four-Flat including the appropriate water tower is 5 million. In some locations, the rent therefrom is even 350k for a three-bedroom and the land is about 3 million or less. Why spend 5 million to deck when I can get another land for 3 million to build lock-up stores with modern design and facilities without a second floor (cost of decking). A 4 X 5 meter store will easily rent on average for 180k in a depressed environment. Aggregate this as a no-frills Retail Park will fetch more in accumulative rent than a four flat. A good design, simple Retail Park (lock-up stores) will cost less than some four flats in certain situations.

Residentials and Shopping Malls are not looking good in the current climate.

thanks for the compliments. About the tank, I will suggest you use H channel. Even if it's 5 by 3. Do 15ft tank stand. It should carry two(2) 750 gallons on top and another 500 gallons at the down.


Don't risk your project with galvanized pipes. See this failure. A Nairalander shared the project with me

I must say that I love this building. This is by far the project you have done which I wish is mine. I have a fear for heights so upstairs no be for me.

But this bungalow will give my neighbors a feel of upstairs while ensuring I don't climb stairs at the end of business day. If this isn't two in one combo deal, I don't know what is.


Yes before you ask, over here we build to intimidate neighbors and friends and enemies alike. That's why our roof is always very tall
