Ojolfc: Good morning to you Sirs, What could have been a cause for a well *conga* to get dry and solution to it. lol @conga. I think you meant the cause of a dry well. the depth of a well among other things determines whether the well would have water seasonally or through out the year. so it should be dug deeper. other factors that affects the well are the type of rocks in the area, the topography of the area and the amount of wells or boreholes in the area that are all drawing water from the same water bearing rocks ( the aquifer ). |

I could not figure that out on my own and we didn't discuss that when he was explaining to me. 3- The dining is not going to be walled off. He said there are going to be pillars and archs there. The omission of the living room upstairs is deliberate. Its for a very small conservative family. Any idea on what to expect in terms of cost? Thank you for your contribution sir. he has a valid observation on the doors, the kitchen lobby would be dark if you install that extra door, the staircase is supposed to throw light into the lobby. |

Thank you for your contribution sir. cost depends solely on your taste. a nairalander once spent 30 million on a six bedroom bungalow and that was even before the Buhari era inflation, when money have more value. most of the cost would be in the finishing touches. |

ceelog: While I might agree with the ante room, I don't with the extra living room. My upper living room is where I spend most time with family away from the general living room always being visited by relatives, meeting guests and strangers. Ironically, there is no TV provided for the main living room (so as not to keep unwelcome people much longer in my house).
But as it is said "one man's meat is..." one of your living room must be underutilised and it's usually the one downstairs if it's a duplex. while growing up, dad built a duplex with a three bedroom flat as the second floor penthouse(not en suite), the The living room and dining rooms on the first and ground floors where never in use, hardly opened because we rarely gets guests. it was a largely a waste. my current family home is a block of flats with only the masters en suite ( shower cubicle and a wc, no bath tub) , it's a better use of money and the tiny 60*120 plot of land and most importantly,less or no need for stair climbing. but as you rightly said, we all have different tastes and needs. |

drkay: Hello Sirs, I want to embark on this project, precisely next week. We're planning to move here from our 4 year old bungalow. Same city( Abeokuta) but different environment. The land is quite small, we have another structure beside the proposed building so we are left with this piece of land to build this. The project is going to be supervised by a builder. 3 designs were sent and I chose this. I just want to have an idea of what to expect in terms of cost. I told him that I want us to do it in phases. The first phase will be from foundation to completion of the decking, second will take it to level and parapet, 3rd will be roofing and all that and we continue like that, non stop (In Sha Allah). Please what's the reasonable amount to expect in the first 2 phases? Any suggestion as regards the design? Nb: the land was sloppy but it's been sand filled to level 1 year ago the plan is OK and economical.i found it interesting that you have no ante room and no second living room upstairs. these two things are rarely used and quite wasteful. |

OkaNaUbe: As a rule, the cheaper the hotel, worse the features to expect.  lol, nwanna, it's not necessarily so. some cheap hotels offer clean rooms, regular electricity, affordable meals ( the restaurant is a Mr Bigg ) etc. just tell us what features you expect from your hotel. |

BedLam: Dude, Nigeria just like any other country varies economically. So you have to state what city we are talking here and what region because I believe hotels up north will be more cheaper. And what price range you consider "budget"? hotels up north are not cheaper based on my experience. They face the same challenges such as the need to provide their own water, electricity,security etc. A budget hotel shouldn't cost more than 5k per night. what features does you expect from such a hotel and what would you consider your worse possible experience in a hotel. |

twinskenny: i lodged in one hotel in ibadan.. low budget hotel owner deploy solar.. it is a lot of money but it worth it.. no sound of generator at all except when they want to pump water... room is 5500 per nite. they also installed central solar water heater.. pretty much effective too we have plans to go completely solar but we would start with a generator to power the initial 40 rooms and when the entire structure is completed and functional,we can go completely off grid with solar. thanks for the suggestion about the central solar water heater. we would look into it |

the rate and number of taxation under this Buhari government is excessive with multiple agencies from the three arms of government taxing businesses without providing anything to the businesses. this is one of the reasons so many businesses are closing down since Buhari took over. this businesses provide their own water, electricity, security even maintain their own roads among other things. yet many agencies tax them. Imagine a single agency taxing a hospital over 13 million naira. and that is just one agency o. they also pay many other multiple taxes. |

I went to phc last two weeks the taxi that took me advice me not lodge in some particular hotels because of sarz can you imagine... Bros the thing tire person o. maybe we would be paying protection money to their bosses in addition to the regular police bosses. I have never heard of armed robbers raiding a hotel in Onitsha but SARS do it regularly claiming to be searching for prostitutes and their customers. innocent guests arrested to be bailed with 10k. it's the governors that I blame. however, I believe the hotel owners association would soon sort it out by collectively paying protection money to the state commissioner of police. I also believe that if we locate the hotels in decent locations and avoid the presence of prostitutes, we would be less likely to be raided. |

Infact, that l wont is not because it is not good or desirable, it is because l have specific hotels l stay and l dont usually deviate from them or their affiliates even when l am outside the country. Even if you offer it free and add Premiership TV to it, some people will still not patronise you. (Except you stock the fridge with free Hennessy and Cold Orijin, for free! )
Generally speaking, most people watch TV on their Phones/Tablets and those devices have data subscription. I will never open my phone to a free Wifi (and allow some bad boyz in through the back door!), anyone that does that is actually courting trouble. Data is cheap enough these days so why be on the same lane with someone who is interested in your BVN and financial details stored onyoru phone? okay, you will say l have anti-virus and firewall, e.t.c but do oyu think yours is better and strongerthan that of the American NSA or the Democratic party or the NewYork Times or other well established organisations with dedicated IT-security staff manning it?
So, l will encourage you to go ahead. The 'market' is plenty waiting for you. What you wil be doing is carving a niche for yourself, targetting a specific spectrum of the market - People who want it good and cheap and fast. Examples are travelling Professionals who just want to check-in and sleep, after playing on their Tablet for a few hours. thanks, why we tried not to include a television is to reduce the electricity consumption but we have just discovered led flat screen televisions that runs only on 33watts. the biggest headache is electricity supply, a typical Nigerian hotel runs on 300kva generator that consumes a drum of diesel, every 4hours. that means a thousand litres of diesel per day. we're trying to cut it down by at least 70%. thanks for your contributions, we really appreciate it. |

SageTravels: There are things you should consider.
1. Internet: If you cannot provide Wi-Fi, make sure networks around the area is not fluctuating. I will check out immediately if I don't have access to internet.
2. Customers service. if your reps are rude, I will run for my life.

etc I have plans for all of the above, the internet would be free if network around fluctuates but probably with a daily cap but if phone network is OK then we save cost by offering no internet . customer service would be trained by an experienced professional, they would be fairly paid and annual increments given to staffs. 24 hours electricity supply would be supplied by a combination of Nepa, generator and a 5000 watts solar system when the hotel is fully operational. the solar system would act as a UPS, it would provide uninterrupted power supply when Nepa or the generator is briefly off. thanks for your contribution, we would appreciate more. |

I intend it to be a budget hotel charging about 5K per day. I would even consider other locations. if you're familiar with Onitsha, there's a hotel called Spinach and suites at federal housing estate. I want to copy them. NB I have no previous experience with hotels and I got this brief two days ago so I would like to have much information on my own before approaching a current hotel manager for help to avoid falling mugu. Surprises are never in short supply in this government. Every new day brings in new tidings.
The Governor of Ebonyi, Engr David Umahi, was in the news again earlier in the week after he announced that the State Government would embark on the construction of an airport in the state, the third in the South East geo-political zone. The Governor was said to have given the commitment while receiving a delegation of Ethiopian Airlines officials, who paid a courtesy visit on him at the Government House, Abakiliki.
Expectedly, the project would be getting off the ground by next year. A lot of the details are not yet known but it seems that the technical team would work with the state government’s consultants on technical evaluation of the project and topographical details of the site starting from first quarter of next year.
As unbelievable as it sounds, the salt of the nation is currently preparing to open its doors to the world as soon as the half decade long project wraps up in the state. Many investors are overlooking opportunities in Ebonyi and, fundamentally, air connectivity is essential to the prospects for this particular development.
Airports are necessary economic drivers which could spell new growth economically for any state. Airports are windows of any community in a country. They are inevitable for a community that wants to be connected to other communities within and outside a country. It will generate employment where they are located, and there will be emergence of other social services anywhere they are located.
However, ever since the pronouncement was made, it has set the social media corridors on fire, drawing varied reactions from Nigerians. Although, the move by the state government is in line with the Nigerian Aviation Act 2016 which allowed individuals, state governments and the federal government to own airports, there seemed to be reservations.
For a project of this magnitude, Finance is a major potential road block and some pessimists are already suspicious if a project requiring so much capital would materialise in a financially challenged state like ours. Cost analysis for airport planning, design and construction sits in the region of millions of dollars. No comprehensive cost control strategy can change this
To these pessimists, the idea of an airport project by a state at the lowest rung of the nation's federal allocation seems Impossible! Even laughable!
When it comes to the airport terminal itself, many aspects of its design are rigid – the requirement for baggage, security and IT systems, for example – and generally are not subject to cost compromises.
In addition, the global economy and ever-changing business models of the airlines also compound already intense cost pressures associated with such large-scale capital projects.
But Governor Umahi had carefully dropped this line to the doubting Thomases: “There is nothing we say we would do in this government that we cannot do.
They must have forgotten we are talking about a Governor who raised up three giant flyovers from the rubbles of an empty treasury. The magician who makes omellet without eggs! And brings water out of dry rocks to quench the thirst of civil servants.
It is instructive to note that Governor Umahi had never made a promise he didn't fulfil. you're just trying to earn your pay as Umahi online propagandist. |

7.5 billion divided by 321 units is more than 23 million per house. it's too costly and would be another white elephant project for stealing public funds. also the quantity of land involved is too much. all these late minute projects would not completed once election is over. |

AngelicBeing: Air-conditioned rooms is a must for me because the heat in Nigeria can sometimes be terrible, but to be honest with you, if you have to provide A/C in all the rooms, 5000 naira is too small because you have to factor in diesel for the standby generator, I also think most guests will prefer an air-conditioned room to ceiling fans . thanks for your contributions, we would continue to work on our numbers, we look forward to inviting you on a visit to our budget hotel when we eventually roll out our first site. |
