Principality 4.8% for 27% deposit (Including Help to Buy Wales) with 2 years in the UK.

LISA Contribution with my husband started 23rd of September 2022 and Completed October 2023 to get a total of £20,000 (bonus included)

You must NEVER accept the first quotes, you must seek alternatives to compare....... Most brokers also receive a commission and would attempt to sell snow, to polar bears or huskies....... ❄️🐻😂

After exchanging contract, I hear completing takes 7-28 days on an average and might be quicker for new build which is my preference

1. How does one know what date to set as Completion date as one doesn't know how long it takes for Moneybox to send funds from customer's deposited funds to the Solicitor??

It is out of buyers' hands and don't know how quick it will be

This Completion date is key as I hear one must meet it to avoid penalties Or one needs to extend if the mortgage offer expires.


2. Must a buyer move in immediately after completion for a new build?





According to Moneybox, from receipt of the form, the whole process can take up to 10 working days if the request is for a full withdrawal of funds. Please note that this withdrawal can take longer if the customer is still contributing to their Lifetime ISA and/or requests that any pending government bonuses are also paid as part of the withdrawal.

Our solicitor received the funds from Moneybox within 3 - 4 working days after Moneybox received an email from the solicitor.
My husband- 3 working days
Mine - 4 working days because Solicitor responded to mine late, they thought it’s one LISA.

Not hidden but little costs here and there that could add up. The only major one really is the Solicitor's fee which is like £1.5k to £3k. With a New build, you have to furnish, etc depending on what the Builders are willing to do or not do. With an Old build, you might have to fix a few things.

If you're like me, I would say "no think am, just put head". If I realised I would be spending so much, I would have waited for another 1 year to save up but it was better I didn't know cos I have spent so much but just one day at a time.

I have put down below some of the extra costs for me and I didn't include things like Sofa, Transport for the various times I had to go to the site; and numerous purchases to furnish the new house. Most of these may not apply if it's a house that's already furnished. The Upgrades are things like fridge, spotlights, extra taps and lights, turf in the garden, etc.

My husband went there with someone the first time, but he failed. He said someone came alone and he decided to go there alone the second time and he passed

I learnt today that if you want to use your car, you should not drive there alone with provisional licence, someone has to join/drive you there. Try to find out about this.

Hello everyone, please I need your input on this.

My employer issued me a COS but on the tier and category section it says " Skilled worker ( change of employment - ISC liable) " but I'm only switching from tier 4 dependant to skilled work. Though I raised a point with the HR person that the tier and category seems wrong but the told me that they only saw three options which are Leave, change of employment and extension and the change of employment is the only option they thought is relevant to me. Should I proceed to apply with that COS or I should press further for a correction on the COS?

As a student (Tier 4) dependent switching to skilled worker visa, your employer need to pay Immigration skill charge (ISC). You should have Tier and Category as : Skilled Worker (Switching immigration category - ISC Liable)

N.B Employers do not pay ISC if a student is switching to skilled worker visa.

Please include your school fees balance in the POF (if you have outstanding), someone shared her story on IG about how her children were denied because UKVI expected them to have included the balance.

I think Tesco international mobile calling app is the cheapest @ 11.5p per minute. I have been using it for a while now. Just download the app. You get £1 upon registration.

I took a huge risk by booking British Airways since August 11th for September 30th at 215k each. I had a smooth immigration process at the UK border this morning, i was only asked for my passport and course
I give God all the glory

I have been having some difficulties with paying my deposit which is £3500. First Bank is declining my transaction. I was told to open a domiciliary acct. This domiciliary thing is delaying me. I am still searching for a current account holder who's not using it for salary, to stand in as a second referee.

Does anyone here have a similar experience and how did you resolve yours?
Use another bank to pay your tuition deposit. Open an account with a bank that doesn’t delay if you don’t have account with the bank

Cos if I put duration of course program, am seeing 1352 dollars but if I put validity of visa, am seeing 1,620.64 dollars, actual duration of course program is 18 months, visa validity is 2 years, pls which one is correct?
