Nettuno: That is what I think I can afford. Pop is on the high side for me.
I love people who are honest with themselves. At a point in one of my personal build, I couldn’t afford POP so I opted for PVC in all rooms but kitchen (I had slab in the kitchen).
A year later, I removed everything and installed POP in every room and screeded even all the walls.
I did that when I know I can afford it.
It’s not PVC that’s bad. Poor installation, lack of good maintenance culture, and trying to cut corners are always the major cause of problems.
PVC is present in various elements, from toys and tools to some construction materials and it’s not as if they just without a cause.
I can still share a ten year old external ceiling PVC installation. It’s still standing firm and solid.
sako28: Chipping in PHC is gold ooo. A times due to stress from calabar or Abia, we just go for the Chinese one. U see what u buy and leave. 20k transport is may be to Oyingbo side. Any move beyond aba road na 30k above.
sako28: Oga I hail, From Abakaliki that I don't know, but from Cross river is +/- 330 to PH. Due to bad road ur granite can be delayed by 1 or 2 days.
However, There is a Chinese company after Port harcourt Refinery that crush and sell granite of different size. The rate is 10k per tonne, then u negotiate transport to ur site separately. E.g to deliver to Ada George area of PH is like 40-45k. To Uzoba and Choba area is like 50k. Try to negotiate the transport to ur best ability.
Hope this help.
PH is a different world entirely. It’s not getting cheaper at all.
People like you will be smiling when you’re reading the diff stories on this thread.
bixton: Good Day Please what's the rate now from Abakaliki to PHC for 30 tons
I really can’t remember but at a point I felt it’s almost cheaper/faster for me to ask chekitaut to bring the chippings for me from South West.
bixton: The place he went to probably makes use of an open yard where they have cutting machines that grinds the acquired larger stones to the specified sizes. People patronize such places most especially when they want their deliveries in daylight hours. Deliveries from Calabar and Abakaliki comes mostly in the night especially those whose papers have issues and who are avoiding taskforce on the road. Except they have changed even when they get to PHC by 4pm most stop along the express especially by Oil mill junction or some other safe place till about 7pm before heading to the specific delivery site.
Aforxzy: The issues here is that everyone has become a jack of all trades but this shouldn't be. We all have our clear and distinct roles to play on a project , which makes us experts in what we do. Every party is vital to the successful completion of a project but we overlook them because of their fee.
However the construction of any structure should be about quality, cost and time but most times we tend to value cost saving over quality control .
One4me: Very true, we seem to underestimate the value of QS! I think l will trust a Quantity Surveyor more, to supervise my building project (as long as l have a competent Builder), than employ an Engineer for Supervision. Unlike an Engineer, he will monitor the Cost and Material usage, due to his knowledge of material costing and can quickly advise where shortages or excesses might occur and the Builder can double as the Engineer, especially in these days when Architects are also parading as Engineers and Builders. My opinion, #NotABibelli
Baba, you’re very correct BUT for this to happen you’ll need the following:
- Complete and fully dimensioned plans and section. (I really mean complete ) - Detailed specifications - Rates of various items of work (the schedule of rate MUST be followed as far as possible and there must be thorough supervision of the project for this to work).
But I think, it’d be nice to hear from the horses mouth. QS dey here na.
Let’s learn about the following from the QS in the house:
- Contigencies - And of course, how Bill of Quantities can help to deal with the issues of rip offs by suppliers which is always a major issue discussed here on a daily basis.
________ From my experience tho, QS aren’t always there to monitor costs o Na we dey always complain to the homeowners/project managers before changes are effected.
I’ve been on a N5.5m project that the QS place contingency at 40k. It was not until we enumerated the numerous site challenges that the owner decided to change his approach.
First issue was accessibility. Trucks couldn’t get in for weeks and we had to transload materials to site. This cost about 8k per trip on a project where 40k contingency was allowed.
amosblisz: Pls how many tyres of a truck has a 20ton and a 30ton of granite?
I don't want to be cheated by my Engr buying a 20ton instead of a 30ton granite
When I’m in least doubt, I go with small tippers. Here’s why:
n3xt: Tbh, I can’t say but what I know is big trucks rob BIG and small trucks rob small.
It’s easy to spot a 5 tonnes truck that’s not full than a 30 tonnes truck carrying 25 tonnes of sand.
Here’s a very good example:
Another contractor on my ongoing project used one trip of 20 tons and a few quantities of sand for his blinding while I use one trip of 10 tons and a very few quantity of stonedust for the same size of foundation; same depth and same approved mix ratio.
Many thanks for the information being provided here.
Please can someone help with an estimated cost of a four bedroom flat bungalow with just 2 toilets -- need to compare with estimated cost received from an engineer. Below is the cost received from an engineer for foundation
Foundation
Blocks- 1500 - #225,000 1200. I’m using 1250 for the 2 flat. N150 per block is a good price tho.
Sand- 2 Trips- #56,000 Fair enough. I used 1 trip of 6 tyre tipper per block for Blinding.
Water- #10,000 Ok
Digging- #120,000 Too much. Budget 60k Max. I did less based on the quantity involved.
Granite- #75,000 Is the DPC inclusive?
43 bags of cement- #120,400 Too much for blinding and block setting
Pegging 70k Too much. Budget 20k max.
Casting 130k Is this inclusive of the DPC? If yes, it’s ok. If not, budget 60k
Bosses in the house kindly assist to validate.
I’m giving you the above based on my ongoing project. I’m currently working on 123 blocks of 2 bed semi-detached bungalows with following details:
- 600mm deep foundation - 150cm thick blinding - 1250 blocks per unit - 22 cement for blinding per block - Blinding is 55k per block - 1 1/2 trip of water at 5500 per trip (Blinding and Block work)

KolaShangOne: Was APG issued by a bank on behalf of the private client?
Or are you building for government?
Yes, it was issued by a bank on behalf of a private client.
Trustbond Mortgage Bank
There are few things to do to access the funds though.
_____ Contractors’ with insurance have to present their Contract Award Letter, Building Plans and Quotation to the bank and upon approval pay a bond fee which will be calculated based on the fund accessed.
Baba, Dennis na your guy! I agree he blew it up but please kindly let this slide.
You’re doing a great project. Don’t let anything or anyone ruin your joy. Move on with an open mind and God will grant you speedy completion.
________ One last request sir, please kindly help me take down all the negative posts you shared in here. Believe a lot is happening on this matter in the background and your voice has been heard ‘loud and clear.’
It’s a personal request and I’d be happy if you can do this.
