diordaves: Your numbers may not pan out regarding the way we finish concrete slab (German floor) in Nigeria. The basic and sometimes crude way we finish our german floor is the reason we use sand to level the floor before laying tiles.
You can't use adhesive (Superfix) on our german floor. The tile finish may come out a terrible uneven job.
For you to use adhesive, the floor must have been finished with a power trowel or a bull float (see photos) to straighten, level and polish the floor to receive the adhesive, not the rough concrete surface we are used to in Nigeria. Adhesive is most effective and economical when the floor is smooth and finished well.
If the floor is not well floated, it would mean you will use the adhesive (Superfix) as floor leveler instead of sand which might turn out not cheaper. That additional cost (of leveling floors) shouldn’t be part of tiling job. We can always do it right the first time. |

rotecch77: The price is very good but when the product get to the mkt the price will still be something around 2000 plus or so.
I agree bro.
In the area of there calculations this can only work in a sane country, Here in Nigeria, practically it can’t work and you will still need normal OPC cement to make your level as I explained earlier.
I know there’s always a problem for every solutions in Nigeria . We hardly do tile over tiles here which is easier and cheaper solution than pulling up your original tiles and re-tiling your floor or wall.
Practically its not cheaper to use compare to normal cement.
Using adhesives will be far cheaper in the long run if you consider the time saved during installation and the lesser mess you had to deal with during and after installations.
I agree OPC cement is needed in scenarios where the intended surface is uneven but that’s a problem for concreters and really should not be a part of tiling. In some cases, you can use a sander to level out the surface. My response in blue. I also believe back buttering the tiles with varying amount of mortar is a good way to achieve level in uneven surfaces. Though you need a spirit level and a good eye. |

omololu251: I like the concerns you stated here but Boring method still remain one of the most efficient methods.
On breakage; You can’t drill depth of 18m and use casting tremmy ( Casing ) of 9m for concreting of the bore pile. That’s where the breakage comes in. And it’s advisable you do integrity test of the piles, it will show if there’s breakage on the piles.
Ask any driller if they know Mr Alatise in Akute, his workshop was on our street back then and I learn the basics directly from him so to say before going for my degree. So I operated the drilling rig for like 2years so I know the basics.
On Hammering pile method; It’s costly and secondly if you have existing structures on both sides of your proposed project, what happen most time is immediately you start hammering you will begin to see cracks on neighbors buildings and they will stop you.
It do happens a lot. Gbagada, Westes, Ketu and Oworo.
Let me stop here for now. Very valid points made here especially on casting tremie. You forgot to mention Akoka, Ifako and it’s environ. |

jiday4: Excerpt from the 4th mainland bridge project stakeholders meeting held yesterday 17th Nov. 2020 at Igbogbo palace hall, Igbogbo.
..................... The bridge will take its landing at bayeku and run through ayetoro, agunfoye, Igbogbo and come out at Elepe back to Erunwe, ishawo to Lagos Ibadan expressway. The project engineer said no house(s)will be demolished because it's going to run on canal. They warned the Omo onile not to start selling the land close to the road Alignment because any building built along the right of way will not receive any compensation because as at the moment, the final design had bn concluded without any building conspicuously sighted on the alignment. Land speculators are equally warned not to start buying lands close to the proposed road alignment because the design can be varied during execution. The construction will take 3yrs and is going to be tolled with hightech technology equipment better than what is obtainable at Lekki toll gate plaza. The project will automatically generate employment for professionals and artisans . Pls pass the info around your area that this is not to fall into the prey of omo Onile. The road is going to be consented to a contractor that will look for fund and execute, they are not likely to delay because they will want their money recouped on time.
Note : I got the info from a friend who's a stake holder at Igbogbo, Ikorodu Thanks for the update. This is good news to some people right now. |

Pile point if much that is where is scaring...but to say the fast is best form of foundation if done properly.
Max is you spend ₦12m for foundation. Well, well, some areas in Lagos requires more than 30m deep pile. In those area, #12m is nothing |

Badgers14: So, just to clarify both for me and other interested parties looking at this..
Since supafix doesn't need sand, the cost of cement and sand for a typical tiling work is still lower than the cost of supafix?
Do you mind responding in numbers say for a job totalling 100 sqm.
Thank you! Supafix CoverageFloors:+/- 3m² per 20kg bag Walls:+/- 6m² per 20 kg bag Price: #1,700 per 20 kg bag(Price direct from Lafarge)______ Total required for 100m² Wall = 100m² / 6m² (wall) = 17 bags x #1,700 = #28,900______ Total required for 100m² Floor = 100m² / 3m² (floor) = 34 bags x #1,700 = #57,800_______ I’m likely to use this next week at OPIC Sparklight Estate. |

Chekitaut: Years back AutoBrown purchase some Italian tiles the spacer was found inside the package, i wonder if such tiles package or product still exists. Just as there are grades of tiles, there are also grades of tools-of-trade and accessories for top-class installations but will a typical naija installer use them? I bought a DIY tiles installation kit for my installer few years back. It has everything (spacers of various sizes, nipper, mallet, trowel etc) but guess what my installer decided to go for the popular BIG tile cutter. He said he’s uncomfortable using the tools I gave him.

omanzo02: Question.
I noticed most Tilers don't use spacers hence the qualities of the job looks rough and uneven, are they not available or just ignorance or impatience to use them? It’s not ignorance. It’s impatience on the part of ’professional tilers.’ I can’t really say much about rookies. Spacers are everywhere in the market and no one needs to be told why it’s important but here we just like to do things irrationally. I bought spacers for two glass block installations. The installer used it on one of the projects and decided not to use it on the other. The additional cost of spacers (in time and money value) is almost negligible. ______ In the other news, Lafarge now have supafix - a ready-to-use tile adhesive. It’s only here we use cement to fix tiles #bestpractice ______ Pic 1 - Glass block installation with spacer Pic 2 - Glass block installation without spacer

megacontrol: Thanks chief... but i made a mistake in my initial post which i have now corrected.
It is actually 5 units of 4bedroom terrace duplex all in one block.
You know those guys don't go overboard like that with finishing, basic but good stuffs, flip and move on to the next one. Maybe 100m? that means the split ratio on offer may not be that bad. You might require more than 100m for 5 units in your location. I didn’t realize your initial post has been edited. I thought you’re looking at 4 units. Attached below is 4 units of 4.bed Terrace duplex sitting on 310sqm footprint and it took 100m. 5 units will definitely gulp more.

Chekitaut: I waited for this request finally it came, if you receive delivery of this kind pics below, it's never 15tons load capacity, if its full like this is max 12tons, the pics below is 11.25ton load capacity. Correct. I was shocked to the marrows when a man diesel truck loaded a full 30 tons trailer in just 2 trips and few sacks. Due to site accessibility issh, I had to drop the granite some distance to the site and transload with a smaller truck. I was shocked to see the small truck transload the supposed 30 tons in just 2 trips. |

megacontrol: Hello builders/engineers/developers,
How much will you estimate to completely deliver (build & finish) a block of 4units of 4bedroom terrace? - This will be the typical developer standard which is common in lekki, nothing extra. - Location is 2nd Toll gate (Chevron) axis in Lekki. - Raft foundation - 4 x 4 bedroom terrace
I have received a JV proposal and need this number to work out an equitable sharing ratio for fair negotiation, otherwise will consider doing the build.
Thanks
