aghaibiam: I will be blessing my new home tomorrow.i am now the proud owner of a modest 4 bedroom bungalow. Thanks guys for all the free consultations. How do I move houses at minimum cost? Best bet would have been a nine eleven truck but there is no money for that.My house is 15 minutes away from my present address.
omanzo02: Negotiating per block or total sum seem a better and safe idea than daily payment, on a low productive day or delays cost/losses is not on the owner/employer, I had the experience when I paid daily, don't think I will ever go that way again.
n3xt: It’s indeed a very sorry case. That’s why I’m more focused on construction hires these days.
Terrible people everywhere!
I think something can be done to stop all these issues if we really want to.
_____ We have the people right here. We just need to build a system that works - even if it’s for a fee. We can build apps for construction estimation. We can build proper site for project management. We can setup sites for supplier/tradespeople/artisans/contractors/builders verification.
We keep talking about these issues but I can’t really see any concrete action to stop it.
Few years back, I tried working on a mobile app that addresses most of these issues but I really don’t know why I stopped.
The app allows the client to do the following: - to remotely monitor projects (track progress and live view) - materials estimation - document management (specification list etc) - cost tracking - view the project schedule (milestones completed, ongoing...) - video-chat feature - export/save projects
I think I stopped while working on banks that can provide BGs and LCs.
ladyteeks: I totally agree with you. It's very discouraging when you decide to do something good and all people care about is ripping you off.

QSFemi: I checked where I did the calculations again, the total blocks you need to the lintel level for the main building ground floor is 2731 blocks for 9-inch block while you need 914 blocks (9-inch) for the BQ and also 262 blocks (6-inch), also for the BQ.
In summary, the total blocks needed for the ground floor is 3907 blocks to the lintel level.
Interesting!
Ladyteeks, if I were you I’d consider engaging a QS to mange this type of project since you’re not fully on ground
If a middleman is involved, I’ll also disengage such person. They do more harm than good.
yinkaoke: Great people. I am here again and as usual l need some advice. I want to tile my building and l am considering using black tiles with few white stripes but am afraid d sitting room might be dark as l want to paint it light ash colour with fainted cream/gold.
Any best advice as to combination of colours for the sitting with appropriate tile colour would be nice if you send sample pictures?
Many thanks l you respond
You can mix-and-match. I really wish I can share something that has not been seen before
Chekitaut: Granite(Shippings) is not cheap across states anymore. Price per ton range from ₦3200-₦4000/ton Haulage Services service range from ₦30k above. If naira is face by another devaluation definitely price will raise.
As it is Cement may get to ₦5,000/bag before end of this year.. 2 things we watch for, if Dangote increase cost of production, transporters will also increase ...other manufacturers will follow suit.
There are challenges and shortage no doubt but the product price still remain constant.
I’m still buying 2450 as at this morning at my project site. Lafarge is dropping 800 bags for us this morning.
The artificial price increase is caused by the small retailers.
One4me: The most trusted ones are the ones you should be most careful with, because they know your guards are down. TRUST BUT VERIFY (just as you are doing now).
One4me: But l have seen this particular picture, a long time ago Prices could have increased dramatically since then, Bros.
Interesting!
So how much is the new price sir?
How much would you have paid (today) for the following:
Setting of 8000 blocks ?? Preparing of 2.5 tonnes of reinforcement ?? Carpentry work of Lintel/Columns of 3 terraced flats ?? Casting of lintels/columns ?? Supervision ??
Baba, let’s see the new rates sha. I want to learn
Let me see how much the world has changed.
Edit: _______ Let’s also add labour for rough-in (first fix) pipe work.
ladyteeks: How much do you think will cost for the casting excluding the blockwork? Engineer is trying to convince me that it's not just a regular blockwork, that it is up to the stage in the pic attached
Is the pics above from the supervisor/engineer? If yes, that job doesn’t deserve the amount charged.
Below was done at N50/block. All Labour/Supervision fee for the project was just a little over 1.3m
One4me: Unless we see the pictures, so we can Judge for ourselves (beauty is in the eyes of the beholder!), we are not taking your opinion as #Bibelli.
Focusmind: I appreciate. But I have eagle eyes when it comes to finished works. I have seen this thread before. 99% of doors in that picture are all Internet pictures except one or two, which are the usual Nigerian wood doors.
The thread owner even confirmed it. It is for you to select the design of your choice and it would be made. Selecting the design is not the problem but artistically getting it up to the standard displayed in the sample pictures. It is not that our people are not good but they lack the necessary finishing tools, detailing required and the kind of materials used overseas.
Nice attempt. I know Dubemcapital anyway, the owner of the thread. He is a well known builder on Nairaland.
I’m sure this can be made locally. I know someone in that class. It I can’t afford his service any longer.
uncleteeh: You are right sir, very religious and most devilish, most parents and children are either in one cult or another. It's a pride to them.
One of my guy narrowly escaped them. They told me “If not that we know you’re clean, we would have dealt with you but your guy ehn...”
Lagos agbero go learn work from obio-akpor men o.
Twale or Baba baba no dey work here. If they like you, they like you. Now I’m getting to understand them better. The fact that they’re receiving money from you does not mean they liked you.
bixton: Apologies for what happened back then. As a first rule to every site I go especially where I'm not known whoever asks who is the engineer will never find him. I will always present myself as working for the engineer to receive their message on his behalf or get one of the senior artisans to stand in and never reveal my identity. I've had a couple of clients who remained anonymous even when coming to the site but always find a way to give out drinks to people around so most times I have drinks to even give some of these fellows who come around to disturb. Just a pre-measure to rub minds and cool tempers.
