But most importantly, if he accepts, he'll just source it out to locals in the area and expect to supervise them through the internet. Check out the issues with his PH project. I remain committed to the cause for a good reason. Watch new things unfolding. When you continue to wail and no one cares anymore

podosci: Some parts of Nigeria have running tap water especially the capital cities, My location in Suleja,Niger state as 24hrs water supply. Things are bad but not that bad Hmm! I think Hajji is only disappointed that the people they left back home only ended up increasing the population without corresponding infrastructural development. Before Hajji left, there's pipe borne water in most part of the cities except for the rural areas. But now, 89% of the country do not have access to good water. Hajji is still in shock that Cocoa House built in 1965 still remain one of the tallest building in Nigeria after 5 decades. He's surprised that the last Dam Built in Nigeria was built in the 80s. The situation is very sad and pathetic because he cannot get water from your place in Suleja. |

abdulwastecx: That is the standard way to build isolated, combined or continuous pad footings.
In Nigeria, we just incorporated isolated strip footings to pad footings for small residential frame structures because we are too use with building with strip.
The method above requires lot of cut and filled expecially when the ground topography is sloppy and since we hardly grade our site to remove top vegetables soil before construction, it make sense to use pad footings with strip.
Check out some of these foundation of a small paint house added to an old bungalow. In this project an isolated pad base together with grade beam were used.
The pad footings are 1.2m x 1.2m (4 ft x 4ft) Depth of the footings 1.2m Thickness of footings is 450mm Section of foundation columns 450 x 225mm Thank you for the bail out. I wish I can share some of the materials from the Affordable Housing Conference in Singapore last year. You'll see a lot of prefab work, pads, and passive designs. We will get there one day! |

topsy23: This project is going to be high rise building with this type of footing It doesn't have to be a foundation design for high rise or mega structures. It equally work for small builds. A study of construction from the Asian countries (Phillipines, Thailand, Malay, Cebu, Kerala) will show you how they build their houses. Check http://www.coolthaihouse.com/origCTH/coolroof.htmhttp://www.coolthaihouse.com/origCTH/coolfoundationcolumn.htmI study the construction methods of this countries because it has a lot of similarities (better alternatives though) to the way we build here.

msogunro: I'm not a builder, nor have I built a custom home before. I talked to a few people before I flew back and inquired about what I should look for in land prime for building. I saw the view from my site and immediately fell in love. Everything that I should have been considered about became an afterthought.
So far, excavation has been an issue because the soil is extremely tough. I expect this to be true when I begin construction of our house.
Even before the geo survey, I suspected that we would need to dig deep. It's at the top of a hill so that was expected.
Because of the high elevation, it gets windy at times and I've been told on several occasions that will need to be addressed for the fence and the house. I'm actually going with 9" blocks instead of 6" block for the fence because of the wind. Luckily, my uncle is an engineer and after visiting my site shortly after purchasing it he said the same thing.
Until my old lady runs out of new ideas and we finalize the floor plan and design, I won't know until we do a full evaluation of the site and plan with real pro's.
From your experience, what are some challenges you think I may run into? I've lived in hilly terrain for the most part of my life and to a large extent I knew what to expect. A shallow foundation due to nature of the ground (strong and stiff). However, one most often overlooked challenges of this type of terrain is drainage and water run-offs (surface or rainwater). For me, I won't do a traditional strip foundation just because the ground is solid. I'll do Pad footing at short intervals works best. Isolated footing just like what agarawu23 showed in few pages back will work for me. More importantly is the need for a retaining wall. If no one has mentioned this, soil do move and cracks do occur as a result. So whether it's recommended or not, I'll do a retaining wall anyway. The boulders may not be useless as you may see now (they were there for a reason). When the earth is disturbed, it takes some time for it to be restored to its natural state. ___________ This explains the reason why a house in sagamu has a reinforced concrete ground beam. There's absolutely no reason for this according to the design engineer but since it has no adverse effect on the build I say "Nothing Spoil" Well done sir! Don't take this as an expert recommendation o! I'm just loving the build and admiring the strategies. And I like critiquing designs and processes. |

msogunro: Haha... It's too much for me too. All I understood was 90m and 5k per meter.
My attention is focused on my fence now. After, I'll get a second opinion on the borehole. My cousin is asking neighbors about their water situation so I'll see if I should go with a borehole or well. If I may ask bro, what are the challenges you envisage in a terrain as yours? Or areas of concerns that builders, neighbours, contractors and other experts might have mentioned to you (consciously or subconsciously). For example, the fence you're doing. What are the challenges? And how do you plan to address them? Just asking. |

NLresidentQS: Very well analysed.
You are right that many factors come to play in the farm business. But one point I softly stated is to start small, then expand...as expantiated by 44chux. You will not have to go through bearucracies.
A sustainable farm will start with market analysis: What products are currently scarce in the consumer market? What products will soon be scarce due to festivities, naija govt policies etc? Out of the 41 import-banned products, is there anyone I can focus on?
In the absence of good sale, how do I preserve excess production? Do I even preserve or convert to alternative agro-allied product?
When there is no more request for my fish? Can I partner with baba hafusa pepersoup joint to supply him? Or can I have my wife open up afrozen fish business?
Can I dry the fishes? Blend and process them, and make another product?
Can I can them, and partner with private schools to supply?
By the time I create a sustainable circle of business in paper, Upon implementation, I will be rest assured I've done my part. Naija factors will always set in...but people have scaled through...why won't our business?
"Mi o RI iru eleyi ri... A fin deruba oloro ni.... Toto, O she bi owe Interestingly, Baba Hafusa peppersoup joint pays better than the market women. Dry/stocked fish is also very good. I have a friend who left fish farming for this. Also, selling directly to big eateries and hotels is good. You just have to understand the market. Naija factor always set in when you choose to give up. It's always there with every business but the successful ones looks past the challenges. ________ The person who introduced fishing business to me left it for fish feed production and he's also good for it. Feed production is another good one with less stress because your target market will find you and not the other way round. Good morning! |

44chux: Those are the key stumbling points for a lot of failed farm projects I know of.
Additionally I always advice to start small (even if resources are more than available), then gradually expand. This allows you to prun/weed/optimise ur staff for performance while reducing the scale of losses associated with the learning curve. If you can't make the small scale profitable, thats an indicator that the large scale will not be self sustaining
Above all else, start with workers you can fire at will without sentiments. Relatives are a no go. Seems like someone got his hands burnt before. Me! I run with an exit strategy from the very beginning of any business. |

NLresidentQS: Just wondering about the retirement discussion and businesses to do in Nigeria (stable like the land business) but not susceptible to landgrabbers.
In my opinion, agricultural business cum mini exportation will be the way to go. Agriculture, lime education, oil, natural resources is a driver of economy. It is a business that will provide solution to a problem: hunger, poverty and employment. And now is the best time this is needed in this nation.
If a good amount is on ground to invest, I would suggest a sustainable farm. Yes, sustainable.
A sustainable farm is one that:
1. Does not constantly rely on any external factor. 2. Does not destroy the natural environment. 3. Reduces waste from the environment. 4. Generates profit enough to fend for itself.
Bak in college, I developed a plan for such farm. But you know in Nigeria, lofty plans scarcely find sponsors, unless you know someone. But anyone can imement such a farm, it's simple.
Get a big expanse of land anywhere in the country (even if it be troubled regions). Once much locals are employed in an enterprise, militants scarcely disturb such business, ceteris paribus.
Then have a farm, a poultry, a fishery and a cow ranch. Initially you can power the farm on partial electricity/partial solar. Engage the services of 3 professionals: a project manager, a farm manager and an educated farm supervisor.
Reach out to all these big eateries : Chicken republic, Mr bigs, etc and reach an agreement to collect all their waste.
Buy trucks for haulage, or rent trucks. Then get back to farm plan: have your professionals research on biogas/biofuel: raw materials include from your cows, plants and eateries...you can never run out of all three at the same time. Over time, you would be generating heat/electricity from biogas...you will even have excess for cooking, domestic or to be sold out to people.
You will get manure as by product from biogas too...which will be used on your farm. In 2-3 years, you will eliminate NEPA/fuel electricity from the farm totally.
Meanwhile, use technology in your farm while starting, introduce thumbprint signing in/signing g out, pay per work/not per month/automate your pay, don't ever let raw cash change hand in the farm.
Then, the CSR: make sure 80% workers are from the community, and don't let their be a wide gap between managers and workers finance... You are good to go.
This might look like theory, but I believe one day, I or someone else will implement this farm. It can be you.
God bless Nigeria. So good on paper. What about the marketing plan? Sales and Distribution. No one adviced me before I turned my Aquaponic project into "point-n-kill" fish pond. These businesses are the type you don't want to miss a point especially when the capital invested is a borrowed fund. To me, all capitals are borrowed fund (with high digits interest rate) that must be paid back. Very lofty ideas (even though there are too many dependencies) but I'll dwell more on the viability of the business idea itself. Do more market research. I can remember the huge loss poultry farmers made during boko haram crisis. I made enquiries into whys and hows and I was made to understand that the north is the largest market for eggs. @ bolded part above, I want to believe you have a faith bigger than the mustard seed to include getting wastes from eateries in your business plan. I have first hand experience with my dogs. I shelf the idea when I noticed the cost of getting waste foods is almost the same as what you'll purchase over counter. |

44chux: They should have invested part of that money on training and staff motivation.
CCTV watches for suspicious behaviour. It has limits, just like it has blind spots.
They had CCTV on konga & Jumia warehouses yet things moved. The best it can do is to try time-stamp the movement of certain goods and see if it was perfected within reasonable time from when it was moved. Hence it can't easily tell a particular one when say 4 similar items (SKU) are moved simultaneously from one part, taking diff alternating paths out but only 3 of them was later paid for within same time span.
Above all else, nigerian staff can be innovative when it comes to stealing.
How far with your metal slab project? Hope ur enemies never poison ur client This is security issue. I don't think it's something we should be discussing in the open. Metal slab project is going on. We are on to something else. It's still lunch time! You're too smart, you know. |

44chux: It all boils down to staff. Next time you go to Shoprite, shop with multiple carts, pay for them separately then combine them into one cart after payment and see if you can't pass security with just the purchase recept for one of them. They just glance at it without checking. Thats without an insider help oohhh. Bros, I can't discuss the security measures in place in those malls here but what I want you to do next time is to look at the board behind the cashier, they have pictures of suspected shoplifters displayed. I know there are daredevil shoplifters (no be person go steal Aregbeshola's mobile phone) who will want to try their luck though by picking those items that are not tagged but trust me they know and they're monitoring everything. It's just matter of playing back the CCTV video files around the section. 100 of million nairas was invested into security gadgets and softwares for this purpose. I knew this because I was really into systems integration then and a lot of this malls were managed by my company. This is not just hearsay. Back then, we just make a laugh out of most people because we knew the real shoppers and the wannabes forming daughter of the president of United States of Aba |

How to be a Landlord - an unending series Volume 993.
I'll rather build-to-sell, flip lands/houses, go into conversion and remodel, repurpose old/abandoned buildings than learn how to lord over anyone.
I want to retire well and only sing to my grandchildren, prune the trees, and play with my sweetheart under the cedar tree (hopefully it would have spread its wing by then), invite my friends over to do some jazz music (it's still in the body) by the water garden side with a bowl of fish pepper soup. I don't want to start reading the Nigerian constitutions during my retirement.
My billionaire landlord did and he's dead now. He's the Donald Trump of my area. |
