Happy Sunday | Under the Hood Under-cabinet lighting and floor sockets.

KolaShangOne:This is a CGF block from the Chinese. I can see that the mould used for the block in my video below is the same as the one shown in the picture you attached. https://www.youtube.com/watch?v=7JHiR19NRy4 |
KolaShangOne:The total footprint is around 360sqm (excluding the upper floor). Carcass is dirt cheap (cheaper than you can ever imagine). Finishes, I stopped keeping records of expenditures from the Roofing stage. Everything during finishes is as the spirit-led (the best I could afford) and at my convenience. To give an idea of the overall spend, the figure is within the range of 70% of the amount you'll spend on most duplexes in the same class. |

Inside a 18sqm Cooking Box - Semi-Island Cooktop also serves as Breakfast nook. - A full Glass Door makes it an extension of the living area - Coffee/Wine Bar - Dishwasher in a drawer - Organized Storage - Connected TV/Media screen - Deep and full extension drawers - Racks - Ample lighting (Pendant lights and Under-Cabinet fixtures) ________ My Chateau by Brabus. | 2013

Space Planning | How much space is enough? I've seen a lot of designs here and over the Internet. Only few do well to maximize the use of available spaces. For example, kitchens are always "U, L or I shape" That's not bad for good circulation BUT how much of unplanned nairas goes into creating an amphitheater when the show screen is only 32" wide. A well designed kitchen is a delight of a good woman. Functionality over Form. I think different. Brabus.

Tools of trade, Equally Important? Most times, we apportion blames to local builders and construction workers for a very good reason. In due course of my research, I found out that those who it better are well equipped than the ones who flip flops. Even though good tools is not a guarantee of good finishes. I'm always of this school of thought that "there's nothing Julius Berger than the right tools of trade and a dynamic system of approach" The people remain the same. Sometimes ago we talked about a tool called Bricky used for bricklaying. _________ I just found this lovely Rebar Tying Machine and I'm going for it. I've always wanted something like this for a long time There are more pro tools in the market for an avid collectors.

mufutau55:Yes! Price do come down. In 2004, SIM cards sells for over Twenty thousand naira but today, it's free. In the 90s, the cost of surfing the Internet via 56k dialup modem is unimaginable but today mobile internet is getting cheaper each minute. The cost of obtaining CofO in almost all states of the federation has been slashed. You only need to find out. The outrageous allowance of senators and law makers have been drastically reduced. The price of cement came down from N2,000+ in 2014 to the present N1,500 The housing prices (rental/buying) of most part of the high brow Lagos is currently witnessing a downward slope to the bottom of the curve. The N200m houses are no longer flooding our markets again. The price now ranges between N28m - N35m for a terrace duplex in most areas between Ilasan and Sangotedo. When the right people are in the right places with good policies and an excellent system of approach, things will definitely come down. |
HAPPY WEEKEND | WRONG PHILOSOPHIES 1. WHATEVER WILL BE, WILL BE Whatever will be will not be; you have to make it be. You have a part to play in what will be in your life, so don't leave it to chance. 2. HALF BREAD IS BETTER THAN NONE! Why settle for half bread when you can get a full bread or even own a bakery. This is a limiting belief that positions you to settle for less and it is a mediocre to philosophy. 3. A FOOL AT FORTY IS A FOOL FOREVER A fool at any age can be a fool forever if he refuses to let go of his foolishness. It is never too late to become wise because the day you wake up and wise up is the day you CHANGE! 4. ALL FINGERS ARE NOT EQUAL Yes! Physical fingers in your hands are not equal but that does not make any of them valueless. Lose one and you realise that they are all valuable. You are not even a finger, so why look down on yourself. 5. LIFE BEGINS AT FORTY If you are below forty and believe this, I feel so sorry for you because it means you are not yet alive. Think. 6. WHAT GOES UP MUST COME DOWN Is your age coming down? Is your wisdom and knowledge coming down? Is the price of goods coming down? Think my friend! 7. HE WHO LAUGH LAST, LAUGHS BEST! Why laugh last when you can laugh always and why laugh best when laughter is not a competition. When we programmed ourselves with these strange philosophies, they do only one thing - limit and restrict us. "Change the way you think and talk.. You will change your world." Good Morning! |

topsy23:Shey you too fit bring down your professional fee/cost after things have normalize? |
44chux:Alaye! Stop frightening us jor. But you're actually right though. Those tanks are used to transport industrial chemicals. It took a while before I was able to clean the last one I bought. |
allCopacetic:Ok. I get you. But next time we hear "Change" we go ask "Change to What?" It's fun though. Best time to put creative juice to work with ideas that can bring down construction cost and produce mode affordable houses for the people. It's well! |
My fiend... do have some fun because I won't dignify any of you with any response going forward. Who barks back at a Bingo? Come up with more stories as you like. Nothing shakes a Brabus. I'm sure you know I've blocked and logged your IP on NextHomeBuilds where you came registering different IDs from Texas, Nairaland is your place. Enjoy your reign here. Quote yourself. Like yourself. Abuse yourself. Use your alternate IDs to attack one another. I care no farthing. You can continue to live in your world of fantasy, I live in the moment (NOW)

allCopacetic:Abeg make una no talk about that subsidy again. |

msogunro:Rat race . You both still have hundreds of years to live together o. |
msogunro:Multiply by 10 trips should be in the range of 80k. That's what I'll estimate for ground works alone. You'll need more than 1000 litres tank to avoid being shortchanged by the water man. Dont you think digging a septic tank now will save you the extra costs of tanks for now? Septic tank can take more than 5000 gallons of water and can be used to store water during the rains. That will require some serious planning though but a great savings in the long run. |
msogunro:I just bought overhead tanks for my ongoing project and a 2000 litres tank for an upcoming one. So the price is current. ______ I assume you are going to be buying water for now. How much is a tanker in Ibadan? Don't mind me o. I have something cooking in Ibadan that I'll be managing remotely and I want to have first hand information about prices of things. |
msogunro:1000 litres is 21k. 1200 litres is 24k. 2000 litres is 39k (original GeePee tanks) Ajah prices as at this evening. The size of the square tank is 1000 litres.
|
msogunro:Buy the square industrial tank. It should be around 13k or 18k Max now due to rise in price of everything in Nigeria. Before you finish your foundation, you'll have recoup the amount spent buying it. |
44chux:Really? Why are you telling me this? Despite the stringent condition I gave myself (builds within 20km radius only), I still have a lot to give thanks to God for. 1. Chateau in Silverpoint will be wearing crown next week (Client: Silent Nairalander) 2. New Ground to be broken at my Labora Fence site (you remember the 2 plots fence). Client: Nairalander 3. Ongoing developments approaching finishing stage. (Client: Super Active Nairalander) The only reward of the prominent guys who took the bullet is when they see me make them proud Internationally. They'll definitely rise to be part of the success story. Shockingly, nothing on earth stops a Brabus. Just watch me!

Trust me, I got this one!!! Maturity separates real men from the boys. They do not turn themselves in public nuisance in order to air their grievances. #K-024
|
msogunro:Not bad. Let the show begin baba. |
3strikes:Oops! Longspan with step tiles design bursted. Next is 20k. Now tell your messenger to tell Alhaja to chase Akeem who owed him and not Bosun. Is that clear? I've cut ties with all those giving you info about me. Now, you can only rely on hearsays. Sorry, I got better things (within 20km radius) competing for my time now. Hope you had fun? It's been a while ma fiend ![]() ________ Wait in line for the next Big announcement! There are no more roundup rumours. |
3strikes:Despite what it did to you, "This is how we do it" Maintenance-free. Remember the slogan "No one climbs my roof after its done" The chateau is not for public domain again as it has been found to cause heartache for a particular demographic.
|
3strikes:You mean that's what's left of the roof after continuous marching of the roof by the window hood man, bricklayers and repairers. So pathetic! Next time, it's better to complete your plastering before installing the roof. Should I show you how it's done on my chateau? You really won't like to see that. I don't really want to say this but...
|
Who plaster a house on a newly installed roofing sheet? Who erect scaffold on a roof? May God punish insanity.
|
Longspan with Step Tiles design on it. Interesting!

abdulwastecx:We have the people (though there's dearth of skillful and smart managers. They've all travelled abroad). We have the resources (heavily mismanaged). Our major problem is the system of approach. Our laws, codes, statutes and even curriculums needs reform and good review. We need good policies that will encourage PPPs. We need to cut the red-tapes and make every dept of government run systematically (automated). We need to replace norms and conventions with modern practices. We need core experts and not uselessly opinionated professionals. Just so you may know, we need a better land use policy. The way we build is no different from the way they build in the Stone Age. This is 2016. Modern cities build condos, mixed use apartments/complexes and high rise buildings in order to address a lot of issues. We need a new direction (a new script) and not change of directors. Government in, government out - the script remains the same. _______ Get well soon my able engineer abdulwastecx!! |
