davodyguy:No! I no longer keep construction pictures like before. |
Focusmind:Far, far cheaper. Let’s compare Apple with Apple now. Let’s assume we want to cover a room (3.6m x 3.6m) plain design with ceiling rose at the center. Using POP POP - N4,000/sqm (material and labour) 3.6 x 3.6 x N4000 = N51,840 __________ Using Plasterboard Each board is 3.6sqm Total coverage area is 12.96sqm That means we need 3.6 boards to cover the room. Call any supplier online and ask how much is a plasterboard of 3.6m x 3.6m x 12mm N6,000 x 3.6 boards = N21,600 Buy 1 bag of POP plaster for cornices, screeding and installation - N5,000 Let’s make it pro! Buy angle, beed and screw etc for the installation. Each is sold at N450 Buy 20 pcs Plasterboard installation is done 400 per sqm. Multiply by 12.96sqm = N5,200 Screeding is done shikini naira pere. N3,000 So pros in the house, what have I missed out? Please kindly add it. Let’s stop scaring people. Plasterboard is cheaper than N4,000/sqm POP I just completed over 1,000sqm installation so I know what I’m talking about. The most interesting part is this can be achieved in one day once your materials are ready. Edit _______ I noticed I omitted the cost of casting the cornice and other small POP installation materials. Let’s add N7,000 It’s still not expensive than regular POP. |
megacontrol:You can achieve anything you want with the board. |
Wyloutproperty:Good job! |
sako28:The picture below shows how close it can get to the ceiling noggins. The 2nd picture show it’s less than 7in drop from the slab so we were able to achieve 3.1m headroom. You can see the boards didn’t drop beneath the structural beams.
|
megacontrol:A board of 1.2m (w) x 3m (h) by 12mm thickness with total coverage of 3.6m2 sells for N6,000 10mm thickness is lesser and there are more expensive ones. |
rotecch77:Yes. These guys and Nigerians are the same blood. |
A stronger argument will be that locally made POPs are stronger than plasterboard BUT if it can work in public buildings I don’t see why it won’t wirk in small builds. |
diordaves:Thanks sir. I understand your point but all the pros know better. They just won’t say it. There can never be anything more organic or complex than the dome in Silverbird galleria. Plasterboard was used in the whole building. Even most of the partitioning were Plasterboard. I worked there during construction and after so I know what was done. Most of the ornamentals (cornices, skirting, dome etc) are sold in Jibowu. Those design elements are sold separately In meters and in whatever form you want it. The whole traditional POP idea was to make things cheaper BUT I’m not really seeing that happen. Just go to Jiji and type cornice and see the result. No matter the size of dome you want, you can always have it. Ask any professional in here if they do domes traditionally

EgunMogaji2:My job is not to confuse anyone but to work together with everyone to demystify construction in Nigeria. We are doing a lot of things wrong and it has to stop so that we can make meaningful progress in the construction industry and make life easier for everyone. This makes people out there think we don’t know what we are doing. Will anyone use a precast (traditional) POP in a mixed-use development? The answer is NO! By mixed-use, I mean a place like Shoprite or Four Point Sheraton for instance. On this one, I won’t be able to say much but if you really want to know more. Do your findings! Go to Mushin. Talk to direct suppliers. Let them recommend boys for you and ask questions. ![]() |
Dominionng:Wow I really don’t know it’s more expensive. My conclusion is based on the following: 1. It saves time than regular POP. 2. You don’t mess up your clients’ property with POP stains. I hate those things. 3. It’s easier to estimate the quantity you need. Even a layman can do that. 4. It’s the industry standard. I’ve search far and wide and I’ve not seen oyinbo man doing ceiling (POP) the way we do it here in Naija. Maybe it’s innovation sha. 5. A single board which covers 3.6m even at N10,000/board (board sells lesser than this) is still cheaper than N4,000/m2 POP. I know the installation, accessories and screeding part is there BUT that’s nothing when compared to the huge savings on time, quality and the stress it took away. |
Badgers14:These are regular plasterboards from an old project (The Reserve). Unfortunately I don’t keep pictures like before I’d have share recent pictures. I recently used it in an event hall.
|
rajput4real93:I’m not a seller though. The price varies between 5 - 10k or even more depending on size and quality. It comes in 1.2m (width) by 2.5m, 2.7m and 3m height. What I have in the pic is a 3m plasterboard. |
Takoro13:You can get this in Jibowu, Lagos or check online. |
gordonbarrett:Fire-rated plasterboard are cheaper alternative. I’ve used plasterboards on so many project without issh. You can as well look into suspended ceiling which is also a very good alternative. Suspended Ceiling https://www.facebook.com/NextHome.Builders/videos/1343903435758506/?vh=e&extid=oWyEDjpQZTk2HuiO

EgunMogaji2:Ok. I made up mind to achieve the following: - bring the outside in - maximise natural light - make the most of my surroundings - add some wow-factor design to my build I made my mind to achieve all these from the comfort of my couch. It’s not everyone who’s in love with a 4 wall, 2 window traditional build. |
Dubemcapital1:Be like say I will need epp ![]() In this case, I believe size matters. My open plan NextHome office (90sqm) has used up over 1100 blocks and we aren’t even at lintel level. 30% of the project is still at plinth level, 20% at sill (window) level and we’ve used up 600 blocks. That excludes foundation. Configuration: 2 toilets 1 kitchenette Courtyard 2 large office I was forced to go and check if my supervisor has been cheating me. I’m self-supervising this though. ![]() I’m looking at additional 1000+ blocks to finish the building.

rotecch77:Good advice. A valve at the borehole end is the way to go. I have a 2 tank setup with a valve at the borehole end. Tank A is for the building (bath, kitchen etc) and the Tank B serves the water need in the compound (car wash, sprinkler and other uses). The Tank A is large enough to meet the daily needs of the property and we had 2 taps outside the building to use in case tank B is out of water. |
Chekitaut:Way to go! I was able to drive down parapet cost in three of my builds by investing in parapet concrete mold. It became a lot more interesting when we had to do a structural modification on a house. We were able to pull the roof and introduce a parapet without damaging the POP ceilings in the house. It’s the next best thing to the aluminum parapet which is very scarce now.

Focusmind:Lovely windows. I love large and clean windows too.

mufutau55:How about people getting contractors reference before getting into any deal with them? Or creating a review thread (abi it’s post or page we call it. I’ve forgotten a lot about Nairaland) and getting customers to give their rating or probably share their experience. It doesn’t have to be filled with too many unnecessary ads/posts/project/enquiries. I pray people are able to keep it that way Also, DIYers/Homeowners shouldn’t be in a rush to engage contractors online. Always do your due diligence. |
mufutau55:That’s the essence of those threads. They were all there for reference purpose and you won’t believe how helpful they’ve been. I pop in once a while when people point my attention to some of the stuffs we did back then just to check them out. For me, I believe there are no perfect circumstance to learn. “Good” or “Bad” we always learn. It’s always good to keep records and that’s something most of those great threads have done. Kudos to everyone! |
mufutau55:Hajji lurking again ![]() The project is on the last few pages of The Chateau in Ile Oluji One of your favorite thread back then. |
mufutau55:E ku iwaju sir. Project lost ![]() No project was lost. The project do not have a dedicated page. It was a thread on another major project. |
kelvinnaira:Valid point bro but.... Businesses need to take advantage of the AI opportunity, not fear its advantage (stealing our job). People need to reskill and focus on learning skills that cannot be done easily by computers, such as creativity and complex communication. We need to respond with a shift and not react with fear. |
