@ lastpage, do you follow skyscrapercity. You'll love the discussions by the professionals in there. http://www.skyscrapercity.com/forumdisplay.php?f=2645 http://www.skyscrapercity.com/forumdisplay.php?f=1481 I've been a member since almost decade now. cc: EgunMogaji |
^^^ True Dat Especially in Nigeria where the cost of roads per km is more than world bank's N238m benchmark. For instance, the contract for the 127km Lagos-Ibadan Expressway was fixed at N167bn or $1bn while the contract for the 1,028km Lagos-Abidjan road project connecting five major cities (Lagos, Cotonou, Lome, Accra, and Abidjan) was estimated to cost between N167bn and N240bn by the Economic Community of West African Countries. |
NL1960:Baba, may God give our govt a good vision to do what's right. Coastal road is the next big thing. It will cut you off the Sagamu/Ore/Benin expressway from Ilaje Ondo state. I've been privileged to get to the very end of the road on the Lagos side. You'll only take 80 minutes ride on motorbike to Ilaje, Ondo state. Bros, with the coastal road, Lekki/Epe expressway will be highly decongested and property value will shoot up as coastal properties attracts higher returns. But in the meantime, if I'm doing Benin-Lagos, I'll still dey manage the Ijebu Mushin-Itele-Epe-Ajah road pending when new roads are built or new discoveries made. I won't be surprised if you find out there's a road like that already in existence but abandoned. I've seen so many roads like that. But why do you wish to cut off Epe, you don't like seafoods? |
EgunMogaji:Baba, that area (Ring Road - Oluyole Estate - Joyce B - Iyaganku Quarters) and Alalubosa GRA/Onireke Quarters are our own VI and Ikeja GRA in Ibadan. That's where you'll see the best of designs and architecture in Oyo state. How do I know? That's where I schooled in 90s. There's a house in Iyaganku quarters that I've not seen anywhere in Nigeria. It's completely an underground structure which unconfirmed sources claimed was owned by Late Femi Johnson (the owner of the best glass structure in Nigeria up till last decade "The Broking House" which was built in 1982 and designed by Design Group Nigeria). I saw it about 20 years ago and I cannot but marvel when green roof came a decade after. I was like I've seen this before in Ibadan. Anyway, I've asked my contact in that area to see if he can beat you to it. Let's see what the innovative ideas. |
lastpage:Silver or Gold, I have none but I can find the best deal you can ever imagine. I'm presently working on something BIG with the government of the day. It's a proposal that will employ 10,000s in those areas. Now, whether "Ijebu gene or not" or "going to bed with the money", the bottomline is the ROI. If I invested N15m in a rural area and I'm getting 50m after 3 years, I'll rather do more than invest 40m in the cities with lesser ROI. Baba, I wan tell you something. Eavesdropping "Ile Ijebu cheapu gan" As per the ferry service, that's one of the many areas to invest now but everyone thinks of building a house as the only thing in property investment. I'll rather invest in Bed & Breakfast service than cheap and very worrisome rental business. Even when I mentioned Epe, it's not just about building houses, but building resorts, amusement parks, schools, ferry service (like you suggested), cargo ports, hospitals, community facilities and lot more. The government can't or let me say won't do it all. So let's say it'll take 20 years for properties in those area to return a good number on investment. By that 20 years, my first born should be having babies and the cost of land in these areas would have skyrocketed. Even if he choose to act differently, the cheap land investment would have set him on right track in life. |
lastpage:Finally, I'm beginning to see my chateau decision falling in right places. You will not believe that I only need to drive for 90 mins from my Chateau to Ajah Lagos using the Epe road. The only reason it'll take that long is because of the bad and very lonely road. When I was picking the place, I already envisage that one government will definitely see the need to bridge the link between Lagos and neighbouring cities and decongest Lagos mainland for proper megacity plan but many people don't see it. I was expecting the present government in Ogun state to have align with the same vision but I think he too is doing well cos the final link road to My Chateau-Agbowa-Itokin-Epe-Ajah expressway has been approved for expansion into a 4 lane road even though they've not done it but the project board has been installed. Now, with the ongoing 10 lane road and the whole lot of activities happening on that corridor especially on Itokin-Agbowa-Ikorodu road, I guess it's time to go back home. Cos I can easily drive 20 mins to Agbowa /Imota and fly a boat to anywhere in Lekki or drive maximum 60 mins from Sagamu to Ajah. God bless good vision. Time to invest in the future for the great great great grandkids!! |
EgunMogaji:Epe is in the other side of Ijebu-Ode on the Sagamu/Benin Expressway. http://www.vanguardngr.com/2015/06/ambode-plans-construction-of-10-lane-lagos-ijebu-ode-expressway/ According to Governor Ambode: We must start thinking of the future concerning that road. We said we will have an International Airport in Epe and an Export Processing Zone in Lekki and a Deep Seaport also in Lekki …We missed something between Oshodi and Murtala Mohammed International Airport, there is no fast track rail that can take goods straight to the Airport. Should we also miss that here? Those are the issues that we are looking at,” the governor stated.

3strike:This is a public domain. Many people will be coming for the same request. They can easily pick up what they need from that single post. I can even make reference to it without having to type. More importantly, not every prospect translates into a business. Some people just need the information for guidance on their respective projects. |
3strike:Sir, Your request is very familiar. I equally had someone push a similar to me sometimes in 2013. Bosun,And here's my response to the mail which I think still suffice in this situation. Sir,Interestingly, I still see no reason why I should pad the budget or hoard information from the public. If I have anyone who needs any info that may be beneficial, I'll give it right away. It can only become issues if I posted a conflicting figures. The person in question requested for a detailed costing of the project with particular emphasis on stage of work, I have no choice than to give him what he wanted. Sorry, if that hurts. _______ Disclaimer: NextHome wishes to express that the UserID BrabusINTL is not representing NextHome, Brabus or Bosun Davies. |
