Hi guys, just thought I should seek some neutral advice from business gurus on here. I am currently occupying (renting) a commercial property worth 4.5 million dollars. The landlord is now looking to sell the property and as a good and long term (rented it for 14 years) tenant has first made me an offer to purchase the property at actually 50% less than the property value. The property is located in the high brow area on the Island in Lagos, Nigeria. My question is how can I raise the funds to take up this once in a life time offer? I cant take out any loans on the property as the property documentation will not be in my possession (nor in my name) inorder raise funds using the property. What kind of deals/agreements/offers can i put forward to the landlord to possibly convince and seal my acquisition of this property? The only idea I have thought of is to approach a property developer and go into a JV with them but i am fearful they will edge me out and offer the landlord more than the landlord has requested from me. I dont think i have much time(all dependent on the landlord) on my side as i have only about 20% of the property value so far. Advice and suggestions on the least risky method of acquiring this property will be very much welcomed. I am certain there is a solution i may not be considering yet, hence the reason i share the situation here to seek advice from more experienced business men/women. Thanks in advance |

I have been in various phases of IT projects in the past and currently interested in landing a job role as a Business Analyst or Business Systems analyst. Listen, any couple who knows what they want in a relationship or from a partner will be able to spend from 6 months to 2 years MAX (putting into consideration the frequency of how often they spend time together.) EVEN if you spend alot of time together (like you see each other every other day like 4 of 7 days a week) then for the for the benefit of doubt you may want to go on for 18months. If you are talking about long distance relationship then 4 years courting makes a whole lot of sense, but most times leads both to NOWHERE . Naira don talk |
Well, at least NL sparks up relationships. A friend once met a lady here about 2 years back. They went out for like 7 to 9 months but had to drop the relationship when she was relocating back due to immig. issues. So i guess it well depends on the individuals |

But why this is unachievable remains a mystery to some. Just to remind you we are in a country where when one with good and honest intentions is appointed as minister, he is forced to dance to the music of those "cabals" who worked to get him appointed(note appointment is rarely by merit). Most often times, he is instructed to frustrate certain projects that the govt embarks upon just for their personal gains. On failure of such a minister to cooperate, he is threatened with been removed from office. This is what has been thriving with successive ministers especially in the power sector and its no secret but an open secret. Now jonathan in all seriousness and aware of this has decided to see to things take a full swing in the right direction. Yes, ppl say he may be trying to impress Nigerians to get their votes whenever, but common ppl have to say something/complain. Rightly, in a democracy, the only way a politician can gain votes is to deliver not corner votes by rigging. So he is in the right. I think we should all be commending him. |

@ poster I sincerely think you should do your research on the internet about Urine Therapy. There are many claims that this is a very potent cure for HIV. I think you shall be convinced after reading. Also try get books on same from Amazon and read the reviews of users who have practiced it. , Just my piece of advice/suggestion. |
Hmnn nice to know martin. I am using the ECC 6 with IDES. And have physical 8gb of RAM with 600gb hdd. I actually have service Pack 2 installed on the win server 2k3. I am doing all these with VMware machine (which has made learning life much more easier ) Any disadvantages in using VMWARE as opposed to partitioning a hard disk to have to bootable OS? @ nnaih & all If you go through the later part of this thread, you will see that people are failing to take the pain of reading through or taking advantage of the string of useful information readily available for everybody's consumption but wish to be literally "spoon fed". I believe this is what the ppl making offers have realised. , Its a matter of "Hey guys if you dont want burn time to get the resources at close to nothing, i can tell you all you need to know and have, but at a fee ". Now its upto this set of people to make a choice. But people, if you choose to pay for these services, thread carefully (remember say money go leave hand first, if nothing show then after inco? So get good assurances sha.) Left to me, i believe all info required is on this beautiful thread. All this na d challenge wey dey. @ Markos and SAP gurus/mentors in this thread I am currently in the process installing SAP IDES with Oracle 10g db on win. server 2003 (32 bit) and following a simulation of the installation process i found in a shockwave file. But, during the partitioning phase in preparation for the installation, the simulation creates a new volume using the "striped" type volume.(Which is not enabled on my machine as i learnt i need 2 or more harddisks installed to use this volume type, which i don't). My question is is it ok to use the "simple" volume type(which is the only enabled option enabled on my machine) without experiencing show-stoppers at a later stage of installation or during usage? Secondly, what limitations would i experience in in running SAP on what i have, the 32 bit windows server 2003 as opposed to 64 bit which i read people recommend in various fora i have come across?
