Quite a lengthy post from someone who saw some of the items we highlighted about the inherent potential and value-drive in NEIMETH.
Folks can do well to note the parts in bold. ...we already highlighted most of these items here in times past.

It is well.
I read it and I understood it, thanks for bringing this here.

Oga just to be clear, is it that the land in question was not the same as the one in the paper you did a search on, or that the land was the same but still the agencies gave you a false pass?

arduino:
Forget "sabiness" for Abuja land now. I did land search and it came out clean. Got to understand these land racketeers are agents of some big officials of AMAC and AGIES. Anyways, any land investment for me now will be either Nassarawa, Plateau, or Niger State. My eyes don clear.

I did not see this before I made my earlier comment. I knew something was not adding up.
That place is too small to be selling for more than 8 years now.

MrMcJay:
Land 250k,
Extra charges 1.5M

Many real estate companies know you won't finish paying. They in fact are hoping buyer's won't finish paying so 3 people can pay for the same plot.

A certain Exec in a real estate company told me in confidence that their company paid Omoniles for about 10 Acres and sold more than 400 plots.
Investment › Re: Treasury Bills In Nigeria by ojesymsym:
Ibeju Lekki is a bubble that will burst in 15 to 20 years time. I have looked at the maths and it does not add up. Lagos is a small state and Ibeju is just a portion of it. That means it would take at most 18 months to sell all the land in those places if we are judging by the amount of marketing put in place.
But because none of those lands are allocated, and people cannot build on them immediately, so none of the buyers can walk into the place and point to their lands. So, the companies can sell one plot to 100s of people and no one will be the wiser.

Problems upon problems will arise when it is time to start building in about 10 years time, by then the proponents of the estate companies would have escaped. I pity their present day marketers, they are the ones that the buyers will use to shine since they are the link between them and the so called estate companies.
MrMcJay:
How many of those who bought land from real estate companies in Ibeju-Lekki have built on those lands?
Investment › Re: Treasury Bills In Nigeria by ojesymsym: 12:19pm On Jun 22, 2020
Oh okay, true, I should have thought of that.
We are firmly loyal sir to your expertise.

MrMcJay:
Get a HONEST registered Surveyor to pick up the physical coordinates of the land and chart it to be sure it is the same with the one on the papers. It would tell you if there are discrepancies or not.

Can you imagine, you cannot go to China and start crashing prices anyhow, this is one of the few advantages of union, to protect local traders, other times they are a nuisance.
Ibrahim505:
They were crashing the prices which made the traders union to influenced the state government to enacted the law that banned all non-Nigerians from operating shops in the market.

From that guy's explanation, he had copy of papers for an original land, just that the papers were not for the land he was going to pay for. So in that case, if you do a search, the agencies will rightly say it is genuine but how does the buyer know it is not for the so called land he wants to pay for?

ahiboilandgas:
see person where sabi way ...unless u want to be scammed....u can buy 100 of plots in Abuja peacefully.......

DexterousOne:
Great returns could also be gotten abroad as well.

Investing in the america tech space for example has created billions of dollars in value for institutional investors
Much more than can ever be imagined to be made in Nigeria

Investing in hotel chains in say UAE is another money spinner

There are opportunities out there

Our Nigerian institutional investors have to go out there and have a slice of it.

That's my thought

The ratio of cost of sales to revenue is important here I believe because of the impact on gross profit.
Can you generate for 3 years?

DrAwo:
Thanks. Yes I did generate it myself...
I believe cost is going to increase across board in the industry as competition heats up for market share... Q2 results will tell us more...

Nice report you got here. Did you generate it yourself?
Wapco has a higher revenue than Bus yet their cost of sales is almost two times that of Bua. But the others also spend on power I believe.

DrAwo:
The notes to the results show that they spent significantly higher year-on-year on fuel/ power and distribution...

Their cost of sales is the highest of the 3 companies...

But for most of us in this TB thread looking for bond, sukuk and mutual funds, we are on preservation mode which is why ahib and perhaps conglomerate are also trying to let us know that there are many other ventures for those who are young to try out with better returns

You have said it. A one bedroom flat or self contain remain my best model of rental building if I am to go into go into real estate. Even if one tenant defaults you still have other tenants to collect money from.
In most places in Lagos, they won't even allow you finish building before they start chasing you with money. That's why it's easy for fraudulent agents to collect money from more tenants than available flats in such buildings because of high demand.
Nwokeomajayb:
In Lagos build a quality single room apartment or good self contain like we call it in naija which every class will afford, unlikely no tenant will default. The probability to default is very low. Collect bond of 3 months before renting it out to avoid stories that touch. las las our fight is with poverty not against each other. Landlord/landlady should stop renting out apartment at a ridiculous rate. If you can downsize the apartments i reckon you should do it but don't sell. Investing in TB now for 15 years is worthless to me.

I hope you guys know that putting life 240v in the name of electric fence is illegal? You can be charged for manslaughter.
There are dedicated ones that send out pulses enough to deter intruders with pulse shock but not to kill.
Op, if you are using direct to electricity please disconnect and use the proper one.
flyingdutchman:
OP, I would very much like to know. Supposing your neighbor's kids touch the wall of your electric fence, would they be electrocuted? I am interested in doing same where I live but, I am worried about innocent kids playing and maybe getting hurt. Kindly advise pls and if possible, send me a PM.

Even though I consider 10A too small, but I do not understand the 10 and the 2 in the bracket in their description.
mctfopt:
Check well. It says 10A at 250v. Good enough for a 1HP system. If something can handle a heater, I doubt it'll have a 2A maximum current rating.
Satellite TV Technology › Re: Solar Energy, A Complement To FTA by ojesymsym: 4:27pm On Jun 18, 2020
I think I understand what you mean. You want the AC to shut down when temperature is already around 22 degrees centigrade right?
Okay, the blue knob allows for temperature down to a set value. You are right.
Can that thing handle the current requirement of an AC? I do not think so, it says there 2amps.

mctfopt:
The blue one. The idea is to save energy. You don't want the AC to be running when temperature is ok and draining juice needed by other devices.

Ok but shebi for two years tenure the time before they return my principal is one year six months?
Also is it also like this with sukuk bonds?

God bless you
Nairaland General › Re: by ojesymsym: 3:22pm On Jun 18, 2020
Secondary market simply means you are buying from someone who bought from the primary market (that is from government).
I was actually referring to FG saving bonds, personally never bought it yet.

Towma:
What's the difference between fg bonds secondary market and fg savings bond?
Thanks
Satellite TV Technology › Re: Solar Energy, A Complement To FTA by ojesymsym: 3:19pm On Jun 18, 2020
I am not sure that one in the link will work for you because it will switch off when temperature gets high which makes it more suited for a heater than for an AC that you want to stop when the temperature gets low.
Most AC have the feature for setting the temperature anyway, why an external device?
mctfopt:
Hi folks, my friend is looking for some temperature controller that can turn on/off air-conditioner at predetermined temperature at a remote off-grid site. I'm thinking of this.Does anyone have a better idea?

Till the tenure expires. FGN Bonds has to also be advertised I think. not sure it is waiting for you to can just walk into the bank and get it except at the secondary market maybe.
Towma:
Sorry for late reply my dear, I was reading through tbills thread as guest for some days, I started from last years posts and I am yet to get to current page, there is a goldmine of investment information there
I just found out I would not be able to do fg bonds because I dont have the minimum capital of 50 mil I need to go for fg savings bond instead since I am investing with 4mil

I think what I need to do is fill the necessary form with my bank and then they take the money and pay interest quarterly till after a year and 6 months when they return all the capital back right?
Does sukuk bond work like that too?

Please forgive me for replying late, I appreciate your help.

I do not see how Nigeria can ever have a unified exchange rate, people who move in illegal money will always need the backend exchangers as well as those who are not necessarily doing anything evil but not want to be tracked.
pluto09:
That is what the IMF has been advocating.
We are shortchanging ourselves with multiple exchange rates.

How does the export process work?
My fear is that they have stringent regulations there that you are completely at their mercy in terms of who defines if a product meets specs or not and ultimately your payment.
What are the bottlenecks and possible pitfalls?

Theconglomerate:
Welcome aboard the new reality. cool

Investment › Re: Treasury Bills In Nigeria by ojesymsym:
Of course trading makes more money than actual producers. The price a farmer sells his basket of tomatoes in faraway North is probably the same price of a few kgs in Shoprite.
If production was easy we would have many oil maguls building refineries, not importing products and collecting subsidies.

If you have funds today you can start trading immediately whereas for production, you would have to tie money down building your factory. Then there is the issue of power to contend with.

So yes I know the advantages of trading
Theconglomerate:
Well, trading is very good if you know the business well.
They own the markets and dictate to manufacturers most of the time, unless a smarter and very rich manufacturer comes into play and change the music for them.
Na traders dey determine whether your product will sell or not and are most times richer than you.
So be careful before you try to talk them down.
Diageo and pernod-ricard are both trading companies that went on acquiring spree buying out their manufacturers and turn them to boy-boy! angry
