Eagba:To some extent the tenants right supercede that of the landlord, only when the landlord put in the tenancy agreement things that he is not suppose to including or putting things that goes against Lagos state tenancy law. Eg. A landlord can put in his agreement that states, if a tenants defaults in rent payment he has the sole right to higher area boys to burst into your apartment and throw away your load, even if the tenant signs the agreement, the part of the agreement is void because that context is against Lagos tenancy law. If you default in rent you are entitle too 6months quit notice either before your rent expires or after it expires. But where a landlord doesn't violates the state tenancy law, the Judge would act in the landlords favour, but what the tenant has to do it beg the landlord and ask for time, not doing gra gra. I gave my tenants one year to park, but I suspended the NEPA bill and cut the wire because they where not willing to pay NEPA bill, as a matter of fact, as at this time, they had left 900k NEPA bill for me. I look at lots of people on Nairaland, always talking as if landlords are bad people, just yesterday I asked how much is 12MM iron rod, its now 300k, to do a decking now, you have to keep 5M. Just one decking ohh, as someone said before, I can't build a house with 60M and when e reach time to pay rent, you start playing pranks, the house was built with cash not credit. Where I leave am a tenant, I renew my rent 28 days after it expires. |

abbey621:Am telling you brother. While should i spend 60M building, only for to be messing my house up or not wanting to pay rent as at when due. Tenants don't know what it cost to build a decent house. When I was building last two years DEC a ton of 12mm was 175k it later rose to 195k in that DEC, now I heard its 270k, look at the difference. In one year, I spent close to 200k repairing the house. I have continuously spend money in maintaining the house to look decent because I don't want the house to look like barrack. The funny thing is a tenent would owe you rent, yet all him children go dey go school, you would never find out that his children was chased away from school because of not paying school fees, but you want to owe landlord, if the Govt wants things to be better, landlord should be able to kick tenants out after one week default payment of rent. Most tenants prefer to drink beer, repair there cars, change there cars, paint inside there apartment to paying rent. Some tenants is owing me 3 years rent in my house in ikorodu, this same people dey Bleep there wife for my house, all of them done born like two children each, yet them know pay rent. Tenants had kept 850k NEPA bill for me, I had to go buy prepaid meter, they are owing me ohh, yet I gave some tenants prepaid meter so that they would not use dept to kill me, some dont have light now for the past 5 months because i refuse to give them prepaid meter, them know park ohh, them dey enjoy free house. All tenants on Nairaland if you know what it cost to build a house, you would not come here and say bad things about landlords. Some of you would club, buy expensive cars, yet you don't want to pay rent, I drive a Camry 2.2 before I buy am self, people beg me, i was interested in securing the future of my family, now while will I be happy if my tenant refuse to pay my rent. |

AFONJACOW:If you are my tenant I know how to deal with you quietly without causing trouble. First I would being my nepa buys and deactivate your prepaid meter, you would not be able to use light. I would not touch the meter, but I know what my NEPA guys would do to the prepaid meter and the meter would not supply light again. As a tenant, you dear not torch my prepaid meter, even if you pay rent eveeyday, you can't touch my prepaid meter. After knocking you off there, I would lock your water, in my house everybody pays service charge, so for you to use water, you must pay service charge, once I have knocked you on this two areas, I will not start dealing with you either via court or using area boys. But the fact is, I don't thing someone like you can even stay in my house because the terms is always high, na only people with good heart fit rent my house. I have a tenant that is yet to pay his rent, but na good guy, even where I stay, I pay rent and I don't boost to my landlord. He has even given me quit notice like twice, I went to his house begging, pleading. Boosting that you stay in someone's house for two years free of charge, is not something you should be saying if Public, you suppose to they shame. Not all landlords are mean, na tenant dey make them mean. |

Have been doing research and also putting things in place. Am trying to use this goat business as a side hustle. My land is fenced round already. i have built the room where my worker( Aboki) would stay. Am roofing the place presently. i have borehole on the land already, just to roof self contain, its taking around 250k. The windows taking more than 60k. The thing know easy ohh. I have to buy at least 10 ton of filling sand,i hope the 10 ton would be enough, after that, i would have to do German floor. Aboki go enjoy ohh. Once am done with this, i would check for other things that needs to be put in place, once that is done, i would move to Osun where i would be buying the goats. where i work, a woman doing amala buys hausa goat for 30-35k. i need to study this business, this goat business is going to be my cryptocurrency business. |

Poorboy:this is my last question....... yes, they are more expensive and the meat is smaller to that of the Hausa goat, may be that is while the Hausa goat is more preferred. But my major concern is, since its obvious the dwarf goat would always surpass the Hausa goat, and people dont buy the dwarf goat like that, how do i sell them fast? For Hausa goat, you would see just one Amala joint that buys 5-7 Hausa goat weekly, but i have never seen where the dwarf is used like that, so how do i handle this kind of issue? is it a must i partitioned the land or i just leave them in the whole land space to graze? OPTION A if i partition the land lets say into A B C, its means i would have to make them graze on land A for let me say some days, depends on the size of the land, buy the time they move to land B, the grass on land A would have start going again and the process continues OPTION B If they are left on the vast land avail which is fenced, it means they would be moving around, eating whatever available grass they see. some might be in land A, while some might be in LAND C, but as they roam about any area that has been eaten today, would surly grow tomorrow. Please which of the above option is preferable? |
@poorboy, i have been combing the internet, every since you said, feeding goats with grass is more cheaper. Today i have come across about three different kind of grass 1. Brachiaria Grass 2. Napier Grass(Elephant Grass 3. Alfalfa Grass So i would like to know what experience do you have with any of this grass. Also would also like to know, if the goats or cow eats the grass even to the ground level, would the grass still grow again, i have a mini vast land, i know that feeding consumes money, so i would be very interested in doing that which would reduce my cost of feeding the goats. Also you have not answered by previous question. Also apart from cow, Ram and pig what other animal do you think i can pair with the goats, since i have a mini land, am thinking rearing more animals on the land. |

@poorboy, i have come to realize that, every corner where they sell Amala, its the Hausa red goat they buy, i have never seen where they kill the dwarf goat for the purpose of selling Amala. now i have come to realize that, the Hausa red goat gives birth to maximum of two kids while the dwarf births 3-4. From my calculation, even if i have 20units of dwarf and 20 units of Hausa red goat, the dwarf would always out number the Hausa red goat. so if i have lots of dwarf goat, so do i dispose them quickly if i must sell? |
Pls its important you help me get the name of the grass, pls very important. Also if a female goat is given birth too by Jan, how many months would the goat stay before it get pregnant? |
Poorboy:Now talking of grass, do I have to plant the grass or you talking about the weeds that grows on the land. If am to plant the grass what kind of grass am I suppose to plant? And where do I get them from? |
Poorboy:If you feed them with grasses, then how many plots are you guys using for the rearing of goats, how many plots are you using for planting of grass? How do you strategize the planting of grass for the grass to be able to feed them all year wound. Also explain in ratio how many goats should be allocated to a plot of planted grass. Cheers. |

The land is situated in ikorodu Lagos state. I have to locations I want to use. One part of the land is one and half plots while the other is 11 plots. Both lands are fenced. The 11 plots has cassava on it, the woman that planted on the land said by August, she would harvest the cassava. So am left with the one and half plot. My budget is 500k for now, I should be able to get 50 goats at least. I want to put them one the one and half plot and once the woman harvest her cassava, I would move the goat. My question is, how many years does it take a female goat to start birthing three kids? Would the one and half plot too small for the goats for a start? Is the goat Biz really profitable? Does disease affect goats very much? Apart from cow and may be pig, what other animal can I pair with goat? Cheers. |

Poorboy:As for the capital, not that i have the money cash, but i can always work towards it. For building first i have to buy lets say a land of 15M to 20M. This is going to be a mud house most times, then i would demolish and build. building might take two to three years. it might even take a year, depends on how baba God take do am for me. building the house would take atleast 40M. as i said, i know keep the money anywhere, but i might be able to work towards it. For the breeds of goat, i know of this sokoto red goat and the Yoruba dwarf goat. i have also read about one hybrid specie that the pics i would upload, but i would like to buy them later. but i would like to start with the sokoto and the dwarf goat. My target is for the goats to get to the pick when they start giving birth to minimum of three kids per birth and i learnt that, goat birth twice yearly. in terms of feeding, i intend to feed them cassava pill and cassava shaft and other food i would get my hand across. So please give me real time update on rearing of goats so i can plan. Cheers.

I have a plan to for this year/next year. I wish to build a house lets say a two story building. Each floor would have at least 2units of 2bed room flat. Meaning the house would have 6units of two bed room flat. My target is to collect 6M yearly. in other to have this kind of yearly cash, i would need to invest a minimum of 50-60M. Not that i have this kind of cash, but may be if am determined, i might achieve it. On the other hand, am thinking of going into farming. I think i can get one acre of land for lets say 1M in Ikorodu Lagos State, if this is possible, then i would like to get 10 Acres. if i have 10 Acres, then it would be fenced and used for farming. i plan to do goat rearing. i plan to go far North or far West to get goats, i might buy like 50 goats. may be like 40 females and 10 males. i want to do something that requires less of my presence. before i forget, i have about 12 plots that is fenced with gates, so i want to start with the 12 plots. But on the 10 Acres, my target is for me to have at least 500 goats, its going to be a ranch, but i would not always be there, although my wife and i would be interchanging duties. My target is, instead of looking for 60M to build a house, i can look for like 20M and may be achieve the said target of 6M profit yearly. Now i have read all though Nairaland about all the people rearing goats, i have never seen anybody talking about the technical areas of rearing goats, i have never seen anybody talking about the disadvantages of rearing goats, most of them a keyboard farmers. I need competent people that would really talk about the challenges of rearing goats, not just about the profit, but also the cost of feeding and also how to strategize so that staffs would not steal my goats. Also since i would be having lots of land, what other kind of animal can i pair with the goats, dont forget, i need something that its not easy for workers to steal, i cant do cat fish now because if i have lets say 1000 units of fishes in one pond, if my workers dey sell 2units of fish daily, i would not know because all the fishes are inside the pond, i cant be counting fishes daily. i await the house to help me with fantastic ideas that can help shape my brain.. i need to cash out this year.... lalalala pls help your gee make my thread hit front page so lots of folks can advice me |

I want to go into goat rearing. I want to buy about 30 females and 5 males. I have two sections of land. One side has one and half plot that is avail now,the other section has about 12 plots. I gave the 12 plots to someone too be farming before. The woman farming said her crops would be due for harvest August this year. So i plan to keep the whole 35 goats on one and half plot for the mean time. I would to know if the one and half plot would be too small for the goats for the main time. In terms of feeding, I intend too bebuying cassava pill etc. I have a borehole on the said land. I also have a security post that I tend to hand over too the Aboki that would be taking care of my goats.Pls if there is anything am missing, pls the house should enlighten me. |

its through, when landlord kill tenants or cause alot of trouble. Lagos State officials would start talking trash. while will someone stay in your house and not pay rent? i have them in my house in ikorodu. staying like three years now no payment. they have even kept nepa bill for me self. 850 nepa bill is what they left for me. This is what you should do, first make sure the whole house is using prepaid meter. if they dont have give every apartment prepaid, but for the tenant that is owing, dont give him prepaid. tackle him with the light first, you know if he by pass the light, just do a video and send the video to nepa, trust me, nepa would be happy to Bleep him up. then if the house has water running in the whole house, disconnect his water. make sure the house dey pay service charge ohh. you know service charge is payment used to run the house, so since he is not paying service charge, make sure he doesnot enjoy the facility. then involve area boys for the area to dey monitor am. i have lots of them owing me money, the first thing i did was to install prepaid meter, those owing me, i know give them prepaid meter. after like three weeks one of them parked out. the jest plan i have is, i will block there water, once i block there water, if them know park, i go involve one deadly cult boy for the area. but i know getthere time yet because there rent na small money. if like say na the place where them dey pay me 500k, i swear, i go Bleep the tenant up. i will disconnect his water, retrieve my prepaid meter or make the prepaid meter enter tamper mode. then with that would not be able to recharge. so he would be frustrated to leave.... that is while i tell people, try and make your house expensive, so if one tenant dey mess up, you fit use another tenant rent take fight case. if you need better help or advice. let me know... i go dey gist you coded ways to Bleep those stupid tenants up |
