CaptainFM1:In all my house, no tenant can bypass. Them know born you well. You can't incure debt for me, they only incured debt when prepaid meter was not avail then. One of my structure, I have 15 prepaid meters, each tenant to his prepaid. You can't bypass, I dey come around and check my house. Any tenant when get AC, dey connect it to there prepaid meter, if I catch you, hummm you know know say landlord dey get madness. One time tenant kept 430k for me, I paid it, all the tenant that left the debt packed out, na so I give all new tenant individual prepaid and I paid the 430k debt, shey me when done wise, another side dey kept about 1.1M debt for me, as prepaid come out, I locked all 8 acc nos to prepaid, there by know more monthly bills, then I distribute the prepaid to tenants according to how them done stay long for the house. Now the debt is around 690k now. As them recharge, NEPA dey collect there 50percent. 1 Like |

The landlord should have disconnected the tenants from his prepaid meter the very first month he applyed for a new postpaid acc no, as he disconnected the tenants, he would have connected the tenants to the pole directly and once NEPA bill comes monthly, the tenants go sort them self, if them know pay the monthly bill NEPA would disconnect there light every month, and by the time the tenants prepaid meter is installed, any debt on the postpaid bill will be put on the prepaid meter... The truth is, the OP landlord apply, but the prepaid meter was installed like three months later, so NEPA billed the house for the three months. Nothing concern the landlord, the landlord done do the right thing by buying prepaid meter for una. For my place, each tenant dey on individual prepaid, and there rent na 100k per year, so na only this tenant go clear the bill, nothing concern me. 1 Like 1 Share |

From what I see, landlords know dey this thread. Na mostly people when know no how things dey work, just dey vex dey talk. Feb 1st 2023 I requested a new account for my tenant and also told them to send me payment token for prepaid meter straight. Meaning as my acc no comes out, it would be processed for prepaid meter immediately, once I make payment for prepaid meter, max in two weeks time, my prepaid meter would be installed. This morning morning I got the following message from ikeja 60863...... Your Bill for Jan 2023: Tariff: D-Non MD Rate: 31.24 Read Code: D LAR: PAR: Consumption: 490.00 Curr. From my experience, after the OP's landlord registered the acc, it took the landdlordmonths before the prepaid meter was installed, due to this, the postpaid acc was billed monthly, that was while you had debt on the acc. On my own acc, nothing concern me, the tenant go pay the 16k, I opened account for the tenant, not for myself, once the 200unit when follow the prepaid meter come finish, the tenant go dey pay the debt as him dey recharge. OP the account was opened for you guys, the landlord decided it's better he moves his tenant to there own prepaid meter because of wahala, so make una pay the debt.... As a landlord, this is what I do, I charge my tenants heavy rent, if you want me the landlord do be fixing pumping machine and be replacing a spoilt pumping machine, then ready to better rent. You can't be paying 10kobo rent and expect the landlord to come and spend all the rent he collected in fixing issues for you guys. For example is shomolu room and parlor self contain is 800k, some places are paying 1M, so if as the landlord, you want me to be coming to fix pumping machine for the tenants, then after 800k rent, all tenants would pay 50k services charge 1 Like |

Don't use that top gas again. I onced used it and one of my worker entered my kitchen and told me I should discard the Top gas, he said he has seen where the top gas exploded and the person using then was blind till the day he was talking to me, meaning the top gas exploded and the person cooking got blind due to the glass particules that splashed all over, but I didn't answe him. On this faithfull day, normally my wife dey cook from like 8am or even 7am, I just don't know what entered my wife that day and she said she would not cook, 12pm reach this woman nor cook, not until my wife younger sister same to the house that day around 12.30pm and decided to cook, immediately she put on the gas, that day she was in the kitchen, my wife in the kitchen, my wife's mum in the kitchen and myself, my wife sister was facing the top gas, as she put on the top gas and decided to leave the kitchen, as she left, my wife left,her mother left, then I followed, I was still at the kitchen door linking to the parlor then I heard BOOM, I looked back, Omo Top gas done explode ohh, everywhere na the Top Gas particules, if my wife's sister where still in front of that Top Gas, till now, that lady for still blind. The detergent cup that was open, glass particles enter, Ogbono when we won cook, particles enter, every corner for the kitchen particles, even sponge for kitchen glass particles dey inside. Not up to 30mins, that my worker entered the kitchen, immediately he saw the gas he said, Oga shey be I tell you, this glass dey explode, say the babe when the gas explode for her eyes for him area, say the lady still blind till tomorrow. i was in nursery school when my parents moved into the present house i stay. My father was not rich at all, my mother was doing more better than my father. My father was a driver, till he died, his salary was just 20k. In front of our parlor door, which is in between the house and the next compound, the landlady was buried there. My dad is late now, my mum has moved to the village, i occupied the house now, the house is a two bed room flat, am married in the said house now and i have 4 children. In fact i dey ball well well, make i use yahoo boys slang. I have also been able to build a house in the same area, i have been able to build another house in another part of Lagos where i have a minimum of 20 tenants. Lots of people say i do juju take get money, lots of people say, people dont progress in a section of my house, i always laugh when dey talk.. Nigerians has one problem, we like to pray rather than work smart, we like miracles. Although there are houses where this diabolic stuffs happen, first i have not experienced it before, but one of the major issue people face is, we like to rent a cheaper house, forgotten that, the new cheap house is mostly very far from work. eg people are moving to Ikorodu in Lagos because of cheap house rent, but the people renting this house forget that, the new house is very from there work, when they get to work in the morning, they would be tired, and been tired, most times they cant function properly because of fatigue. I think most of the time, the house is not the issue, i mean i have tenants spoiling my name say i do ritual, they say am the cause of there problem, i just laugh it off when i hear people talk about this things. my advice is, tenants should stop looking for cheap house that is very far from there work, stay close to your work so you would be more productive, imagine you spending 3 hours in hold up going to work and another 3 hours going back home? that 6 hours wasted ehh, even if na Akara you dey fry, i swear you make be making 5k daily profit, but rather you are wasting away in traffic because you want to pay cheap rent. abeg i go update una later 10 Likes 4 Shares |

as i dey now, i get 4 acres wasting, i have to plant this here i swear, the problem of planting is security. I wanted to do plantain plantation before, but while will i do plantation where by once the plantain start to dey grow plantain, the whole community go dey help me monitor am? before i harvest am, people go come dey harvest am. I hope am not too late on responding to this thread. My wife choose me over guys that had money when we where dating. another gist, i have three tenants that has moved from my house this year, the issues here is, two of the tenants are troublesome tenants, while the third is a confirm good guy. The two troublesome tenants are those kind of people that would not want to pay nepa bill, but because i installed individual prepaid meters, when they parked each of them still had more than 30 units left on there prepaid. The third person also left more than 20units also. As a landlord, you need to understand that, you have to structure your house in such a way that tenants would find it difficult to leave debt for you while packing out of your house. If not that I had individual prepaid meters, I swear, those two tenant would keep nothing less than 150k as debt for me. Next house I would build, I would Instruct my plumber to pipe the house in such a way that individual flats pipe water can be locked and isolated if tenant is found wanting. Using the two troublesome tenants as a case study, normally they would tell you the country is hard, that is while they can't pay nepa bill, but give those tenants prepaid, you would observe that, they would never run out of unit. I learnt the hard way, so now know tenant would mess me up. I also just informed them, that if there prepaid meter is faulty, they would not be allowed to bypass the light, if it takes 1 week for them to repair there prepaid, it's after that one week they would have light... @guys that are yet to marry, hope you can see, nothing like love ohh, she loves you only because of what you can do for her, take those things away, she would flee. I done marry ohh, i get 4 children, but if what i know now, i knew it like 15 years ago, i think i would have made a more better decision in choosing whom i would marry. OK let me try and say something. I employed a guy too look after the goats. The goats where kept in two acres of and and the lands where fenced round. I have a borehole there also, but unfortunately the person in charge of taking care of the goats was not going too check the goats. The goats where falling sick, i new only when about 4 goats died, i never new the guys was not going to the ranch again. I dont really like talking about this whole issue because i feel very sad talking about it. I swear to type dey hard me. |

Helo guys, we just installed a borehole, and the way the tanks are erected, there is one upper tank and a lower tank. interkollins:its a simple machine called Floating switch. the job of the switch is to switch off and on the submersible pumping machine. once the water in the tank is low, it would switch on the pumping machine automatically and once the tank is full, it would also switch off the pumping machine. its a very known machine. |
