This is what I want to achieve. My phone has the function CAST SCREEN. This function allow you to watch on your TV anything you are watching or doing on your phone. Now if you open dstv app on your phone and you watching a match, immediately you cast view, the match would not show on the TV, but the Audio voice would be heard. So am asking, the sites listed above? Would they show if I cast screen my phone to my TV? Or is their a site I can open on my smart TV directly and just watch live matches. Await your response.

This is exactly what i was telling someone yesterday, Nigeria needs to be structured in such a way that, people cant hide under excuses. I told my friends yesterday that, when a tenant dies, the family, the deceased leaves behind would want the landlord to give his family one year or even two years free rent. i told them, what then happens to the landlord? if the rent fee is only money the landlord/landlady uses to survive, what would then happen? A tenants would leave in another persons house, would drink beer everyday, go to club, flex then when its time to pay rent, they would be telling landlord stories. If you observed, in private school, after three weeks or one month, the proprietor starts sending back children that are yet to pay there school fees, because of this approach, it has being registered in parents head that, after a particular time, if they fail to pay school fees, there children would be sent home, so even if the parent is drink beer, or clubbing, you know your children would be sent home if you fail to pay school fees. Now look at the approach of prepaid meter, even if a tenant die, immediately that apartment units gets exhausted, THEY WOULD NOT HAVE LIGHT, they would find a way to buy units, they know they cant do illegal connection, so even before the unit gets exhausted, they would be making arrangement for the purchase of units, but yet they would not want to pay landlord. its until things like this are tackled, people would be hiding under the system. And the country would not grow. i know people that would use hot plate to cook, they would switch on there AC from Morning till night, tell them to pay 8k nepa bill, they would ask you if they are running a factory, now they make use of prepaid meter, previously they make use of 100units for 3 weeks, they would not switch on Ac ohh, know hot plate ohh, they would not even dear switch on water heater, now tariff is 54 Naira, would they not use light? they would use light because, with prepaid you cant do illegal connection, know matter how this guys drinks beer, they would always reserve money for Nepa UNITS because they know, they cant hide under the law. and in my house, you dear not do illegal connection, if you try it, its me and nepa officials that would come and arrest you. In one of my place tenants kept 900k nepa bill for me and left, in another location, they had already heap 800k again for me, if prepaid meter had being in existence before now, i wouldn't have this problem did i use the light? nope, but Nigerians always like to transfer there problems to another person. what am saying is, using prepaid meter as a case study, they cant hide under any law, if you dont have units, you cant have light. so if a tenant knows if you dont have money to pay rent, your load would be thrown outside, you would see tenants minimizing the amount of beer intake etc and they would pay there rent promptly and also and most importantly, they would start building there own houses in villages or interior part of the state where they reside because they know, if they die, there family would be thrown out.

This is my personal experience, when I wanted to get married, I told my wife to be, that we would be staying in my family house, for two reasons, 1st my family house was very cheap, I was the person paying the rent ohh, but I told her, let's stay here and manage, may be from here we can build our own house and plan very well for ourselves.
2nd was, its cheaper for me to take care of my nuclear family and extended family. Meaning if my wife cooks, my mum and siblings can also eat from the same pot.

But this was one of the worst decisions I have ever made in my life. My Mum and wife go start wahala, my mum onces called my wife, Ashawo in the bible become saint. My Younger sister once called my wife Ashawo. Sometimes I would meet my wife outside the house, mostly about 2 street away from our street waiting for me to come back from work, she would be crying. I would have to beg her and we would go home together. From what I understand, my mum and siblings see the house has there house and sees my wife as an outsider. Know matter how I try to please my extended family, they are never satisfied. Not that my wife don't have her own side, but am of the believe that, if I do 90 percent good and I erroneously commit 10 percent wrong, people should try and forgive because, the wrong was not done on purpose.

To God be the glory, all that myself and my wife wanted to accomplish because we wanted to stay in a family house, we have accomplished it even more than we could imagined, but the relationship between my wife and my mum and sisters got damaged through this process. Even till today, even after like 10 years my mum doesn't collect food from my wife. My mum has relocated to the village and I now have full possion of the house, but mama and my wife know they gree.

IF I COME TO THIS LIFE AGAIN, EVEN IF MY MAMA GO DIE, MAKE SHE DIE, I WOULD NOT LEAVE IN A FAMILY HOUSE AGAIN. EVEN IF THEY CANT EAT, ITS THERE BUSINESS, I WILL TAKE MY WIFE GO RENT ANY KIND OF HOUSE, THE REASON IS, MY FAMILY I WAS TRYING TO HELP DIDNOT EVEN SEE IT THAT I WAS COVERING THERE SHAME, THEY JUST WANT TO BOUNCE ON MY WIFE ON ANY SMALL ISSUE.

YOUR SISTER DID THE RIGHT THING. STAYING IN FAMILY HOUSE WOULD ONLY CAUSE ISSUES.

@OP I really understandy what you went through. That was while,when I was building, I cook for every of my workers. Every night they come to my house for dinner. I really give them plenty food because I knew it was not easy. You would pay them, but the pain might still be with them weeks or months even after the completion of your job.Because of this thread, I will still go back and look for one Aboki and one other Yoruba guy, that worked on my house, that aboki particular was really helpful, the guy strong well well. Sometimes you just need to appreciate this guys more and more because what you paying them can't really correlate with the work been done on your site. And let me even say it here.. Shout out to Balinga and Adamu... You guys did very well for me

Also for those saying he should repair the roof and deduct the cost from his rent, or OP should meet a lawyer to write to the landlord.. You guys think the landlord is a fool? If you threaten the landlord or someone like me with such, then mine lawyer would write you, informing you that, since you saying the roof is leaking, then I would give you a quit notice, indicating that the quit notice is for me the landlord to do a proper maintainance in my house, but if you choose to stay and repair the room, its going to be at your own cost.

Know court would punish me for giving you a quite notice because my reasons would be justified. So OP thread with caution.

I think your landlord didn't built your house by himself, either someone helped hinm built or may be he inherited the house. Price of almost everything regarding my house dey my head. If something spoil, and may be youbsay you won fix am, if you over bill me, i will know. If fact i get like four different sets of better brick layer for hand. Casement window people i get like 2 guys, carpenter like 4 sets. People when they sell iron rode for orile i get there phone no, people when they sell granite i get am plenty. People when dey sell confirm dredging sand i get am, mind you dredging sand is of different types, some dredging dont have what we call stones, so if you want better dredging sand when get better stones, i get there phone no lol. Well that serves the landlord sha, because since he refused to repair his house, he created a loop hole for his tenants to open office for him head. I always advice any landlord I know, first don't be greedy, secondly collect huge rent so you can always have money for repairs.

The first question I will ask you is, how much is your yearly rent? I have said it before on this forum, when you pay cheap rent, its mostly difficult for your landlord to come to your rescue when you are experiencing glhuge repairs. Mine house also is leaking, my tenant has called me, I have fixed it twice and its still leaking, I have called another break layer and another carpenter that would make sure the problem is fixed permanently. This time I might be spending up to 30-40k. Mine rent is 500k, so even if I will spend 150k a year to repair a particular tenants apartment in a year, as a landlord that is not selfish, that's ohhk by me. But if they where paying 250k yearly, I swear the best I will do is, we share the costofr I pay 30 percent of the total cost. Where I leave, mine rent is 250k for a very big house. I have never called mine landlord for repair before, if they is repair, I just fix it.

So bro, its either you pack out of the house or fix the roof if you know you are paying a cheap rent.

Like locations of my mums properties, self contain with the best finishing can't be more than 200k maximum in one and the one in ikorodu can't be more than 100k I think. Also locations determine the calibre of tenants too. sad

Mine house is situated around Jibowu Lagos. You need to understand that, a new house is at least twice expensive than an old house. Even on mine street, there is room and parlor self contain that goes for 350k, 250K, but when you see mine own house, you would not like those cheap houses. I decided from the onset, am not building for poor tenants, I want rich and responsible tenants. Even all the tenants said they are comfortable with the 50k service charge. The house is neat, running water, if the water get K leg, less than 12 hours it would be solved. Know need chasing every tenants every month to pay 500 Naira each in other to pay the old woman that sweeps the compound, the woman sweeps, inform me at the end of the month and I pay her promptly, but don't 350k house, 250k house, to pay the woman cleaning the compound na wahala, na right, pay NEPA bill be wahala, if something spoil to repair na wahala.. I don't want people that have those kind of mentality in mine house so I package am well. I have just four tenants, the ground floor na two big shops which is used by me, I have less tenants, the house know get crowd. But those house of 250k, 350k na barracks.. The journey long bro... If you understand.... You understand.... Lol

You are my type of Landlord, you sabi how e dey roll.
I ahev it in my own Agreement with tenants, that the House is designed for a maximum of five heads (Parents and two Children, max.), once you are more than that, the house is no longer suitable for you and you have to seek alternative accomodation, l dont want any over population and over-use of my facilities. All flats have their Prepaid meter, from inception, l load Credit on the Utilities meter that controls Compound lighthing, Cameras, Pumping machine and other general items. I do all repairs, you touch my wall, your Security Deposit is a gonner. No Generator after 11pm, use an Inverter if there is no light. Everything is in black and white in our "private" agreement and can be enforced at law but my tenants are nice lads in their late 20's, early thirties. .

And you are right, it is only in cheap houses that you see the tenants taking 'breeze' in the balcony, Behind Tenants are inside with A.C blaring and watching a Movie or listening to 'Are you don-tuulking'. grin

I had this tenant in ikorodu, the man na Igbo,he rides okada.. I done suffer, okada man dey leave for mine house for ikorodu because the house cheap, he don't don't send his children to school, or many be he say he know get money, he said in mine house for 3 years, he know pay rent. Rent na 70k ohh. And three years the man park go rent two bed room for the beginning of mine street. I don't leave the man say, well na sense he think say him get. Mine house of 500k, I have only one Igbo guy, the guy is not up to 30years I believe.. Corporate guy..one is Benin I believe, the remaining two are Yoruba. Giving houses to business Igbo men na trouble ohh, its difficult for them to carry 500k, 800k give you st once because they will them fit use that money do better turn over for business. Also there is just these stubbornness in them, As for me, mine house of 500k na only one person senior me, which is the married man, every other tenant I senior am, so I have these edge of, I senior you so at least you go respect me say I senior you not even say because I be your landlord.

Even mine house of 500k, the house was a bungalow before I demolished it, when it was still bungalow, i had one Igbo tenant, one delta tenant and a Yoruba tenant, while a Yoruba woman occupies the shop. The Igbo man ehh, I remember the first time he came to mine residence when he wanted to rent the house, because he said he wants to see the landlord, as he where talking, Iaskes, Sir what is your name, his response,Mine name is Chief John.... The man put Chief... He doesn't pay NEPA Bill, he would say the amount is much, that he pays 300 Naira from here he moved out from.

I bleeped up when the house was till bungalow, I didn't monitor the house, so when I gave them quite notice, since I was ready to demolish, they had already left bill of 900k for me. So I strike them back. I have them quite notice and they all stayed for a year without paying, but I call mine guy when be the NEPA marketer for the area we both came disconnected the light and he suspened the bill from reading. I gave them one year free but them know use light, if in had not suspended the light, they would have added like another 200k to the bill for the whole year they stayed.

Your house is a cheap house.when your house is expensive, your tenants would not even stay at the balcony. Observe these am saying, any house that the rent is high, you will never see the tenants at the balcony, na people when know get work they stay balcony ohh...As I said earlier on,nif you get it wrong from the beginning, it would be difficult to correct the wrongs. Concert your house to room and parlor self contain... Increase the rents and let the tenants pay service charge, your house to start to they make sense.

Definely the house will always undergo repairs. I don't joke with mine house ohh. This year alone I have spend close to 200k doing one repair or the other... If I leave the repair undone, the problem would expand. After like three years Max, I would paint again. The senerio is, as a landlord don't be greedy, spend money on your house, so when you want to increase, know body go complain.

Another mistake landlords make is, you collect cheap rent, when you collect cheap rent, where do you want to get money to be used to maintain your house? If I have a room and parlor self contain and you paying 300k for city ohh, if anything spoil, I can't come and fix it, the 300k know reach me self for a year, but if tenants are paying 500k, I can still spend 100k to maintain the house for the tenants yearly. As a landlord, if you don't get things right from the beginning, you would be putting yourself in big trouble.

Since February I applied for prepaid meter without success. The tenants living in my house have become far too comfortable, doing things without seeking permission and one wicked one will never repair any damaged thing, the idiot always Waite for me to repair it, he doesn't mind eating beside excreter, he will never repair anything with his money. I've made up my mind to increase rent so that they leave peacefully. The idea is just for them to leave.

Work with the NEPA marketer in charge of your house. Disturb him andbhive him some cash, he go help you fast track the meter. I was also told that if I want mine prepaid meter sharp sharp I should pay 7k for each meter. Don't disturb your self regarding bills the tenants of owing for NEPA, once the meters are Installed, tell NEPA to share the total amount on the bill on all the prepaid meters, these way, the tenants would still pay the fee. I repeat most married tenants are pain in the ass. I be Igbo ohh, but I know fit Igbo man when dey do business mine house. To pay na wahala, also when done pass 55 years na wahala. Give your guys and ladies your house, before them go turn problem e go tey. Make your they have good jobs. If I where, if you can sacrifice, evict that tenants and get a young guy. Mine house has only one married man, and he has just two children. One of mine tenants is like 27 years, the guy pays 500k, know be yahoo him dey do ohh, na legit work him dey do, another is 36 years, another is like 31 all not married. The house is peaceful. The key is, from the onset you need to get it right, once you fail at that point, na trouble ohh.

There are many ways to get things right with tenants. Like mine house, I made sure every apartment had there own balcony. And I told them and it was in the agreement, all tenants generator should be placed at the balcony, if you like go buy mikano generator, na your balcony e go dey, and if your generator dey make noise na you e go disturb because your balcony is close to your parlor. The best to to cheakmake lots of problems in your house is planning. Plan everything from the beginning. As a landlord you must be able to for see all this issues. If you don't designate portions for everybody to keep generator issues go dey. Imagine someone staying on the first floor, e come go buy that machine when dem dey use grand cassava say na generator, e come keep am for ground floor, the whole grand floor know go sleep, but if him get portion for him upstairs, when e go put generator, in the first place before him buy the generator, him go done check how big the balcony dey.. Also some tenants are found of not servicing there generator, and the generator would be making a hell of noise, they will not mind because the generator is not placed beside there window or balcony. But if you give each tenants a portion near there windows, and balcony for those living upstairs, if the generator dey make noise they will fix it sharp sharp because the noise know go let them hear word.

The one that was reminded about his rent being due that said it skipped his mind grin grin grin

The ones that will never pay NEPA bills, you were owing about 24k and then prepaid came, ekedc diverted all the debt to the prepaid you now said you won't pay it ,you now expected the new tenant that came in that you are sharing the prepaid with that is not owing kobo to pay the debt on the prepaid, who does that.

The ones that always pay rent in arrears, you would have used 6months before paying 6 months rent again and then you use the next 6 months to be asking for rent (we felt maybe yearly rent is too much out be paying 6monthd now wahala again).

One is presently owing 7 months areas now, the money she dropped early this year will elapse november last year.

The one that was owing NEPA bills of 17k and couldn't pay 120k rent for self con, oya pack out now, we wipe off the 120k just pay the 17k NEPA bill as that one is not our own money its nepas money and it will reflect when prepaid comes. Shishi he didn't drop, we had to pay that debt when they installed the prepaid abi shey its new tenant that will pay debt on prepaid?

I must confess since we got the prepaid meters wahala has been reduced,although there's a stubborn one that is refusing to pay her own share as she is sharing a prepaid with another person, how will you expect someone to be buying units for you. How these people sleep at night baffles me.

I don't blame harsh landlords, in all honesty I don't. Those ones ehn you dare not try rubbish with them.

I also find it annoying when people think you are wicked when you ask them for rent.



The mistake you guys made. Never ever share prepaid meter with any tenants.If your house have 10 rooms, give each room its own prepaid meter, don't merge two rooms to use one prepaid meter. If you really want to solve problems of NEPA, give each tenants his/her own prepaid meter. Mine house has 6 flats, I booked for 7 prepaid meters. The borehole is having its own prepaid meter. The service charge would take care of the units to be bought for the pumping machine.

But I don't think it is fair to increase the rent from 450 to 700K by your projection...

brother see, the rule is, the more they stay, the more they become a problem... when the time comes... i will do everything in mine power to make them leave willingly. i dont want anybody to suffer in mine house ohh, if you pay your rent, once there is issues, i attend to it. the have had issues with there pumping machine this year, i bought a new one, in less than 24 hours the water issue was corrected, the most of the tenants where not even aware of the water issue.. mine only problem with them would be, when the time to pay the rent.. i even made it simple, i told them pay me every 6 months not yearly so it would not be hard for them.

i just paid about 270k for the purchase of prepaid meters... the tenants are complaining that nepa bills given to them is high... a trying to solve hat one now. na only ikorodu be mine problem......

i said it before, once the tenant done tey, they become Gods... 10 years is the max you allow a tenant stay in your house. once the tenants are getting old, the tenants becomes weak in hustling so paying rent becomes hard... i understand this things very well. Charge the tenats service charge... use there money to maintain the house. increase your rent, make it ver high so chickens, ducks, dogs would not be able to rent your house. whe your rent is very high na only Eagle, lion, better people na them go come, and they will even take care of your house.. well i know you will thank me later sha

i have about 8 tenants in one of mine house, they have refused to pay mine rent for about three years now. the rent is 70k per annum, room and parlor self contain. the worst is, this guys are giving birth in mine house. To even go to mine house self they tire me... Because of how tenants behave in ikorodu, i decided not to build there anymore. Most of the tenants always behaving has if they have not eating for years, when i ask for rent na story, but they are lucky because i live very far from the said house so i cant really deal with them.... i also have another structure there, someone is leaving there free of charge.... the person only helps in cleaning the compound, mine friend put them there so as to secure the compound. so because of the ikorodu experience, i decided to build another structure close to where i leave, i leave somewhere around Jibowu Lagos.. after building the house, i rented it for 450k per annum and 50k service charge...total is 500k. i made the rent so high so that, all those people when never chop would not near mine house. i tried as much as i can to make the house very beautiful. If there is know light for even a year, the house has a generator that would be used to pump water, i made it clear, i dont want to see aboki selling water to the tenants, any security light that gets burnt will be replaced by me, if the pumping machine gets spoil, it would be fixed by me,payment for lawma is included in the service charge also with payment for the woman sweeping the compound, that was the reason i charged them service charge. Every tenants minds there business, even one of mine tenants changed his car after moving in. the main reason most landlords have problem wit tenants is because most of the tenants done too tey for the house so they become Gods... after like 7 years, i will increase the rent to like 600k or more, depending on what is obtainable. And i will not want to give mine room and parlor self contain to married people.. Even if you want to get married, they would either park out or give birth to lesser children may be two kids or maximum 3 kids. the fact is tenants that have these kind of mind set is different from those once when know get money yet born like 5 children still bring him relation come the house. so strategically i placed come factors before renting mine house house. bad tenants more worst than bad wife. Also dont make your rent cheap, when your rent is 200k for two bed room flat in a place like Jibowu... even when the occupants are not working, they will be able to pay the rent because with two direct from baba IJEBU THEY WILL HAVE THE MONEY TO PAY YOUR RENT, mean while, two bed room flat new house is 800k in Jibowu. But the bad part is such kind of tenants cannot do repairs in your house, if there are major damage, the damage would be left undone, and once left undone, the damage would keep expanding.... Also landlord should try and get prepaid meters for tenants, its expensive but when installed in a house, it reduces rift between landlord and tenant.
