bebe2:since its just a room it shouldn't cost much, it really depends on your design and it will fit with a bungalow once the roof is high. |
spyder880:That's the best thing to do make your architect chop, why chase one man around. |
bebe2:I understand what you want perfectly, i think the problem is using wood in Nigeria they are not favorable i don't no why they, may be for safety reason in case of fire, or they belief wood can't stand the test of time, well go with the flow use concrete then you can use wooden flooring as finishing; and the your architect a bungalow with a pent house. |
am alone how much is cement @ your end |
nwakaibe:Great news! |
what is the size of the plot, and what infrastructure is available. |
Guys I have just notice that the houses above has gutter roof that does not serve the purpose, a gutter roof should have pipes connected to it to allow water flow to the drainage, those pics above don't have pipes. |
. |
we will wait for him to give full account, but you know that not so many can do what you and brabus are doing here trust is a very rare thing in 9ja forget what ever industry, you have to shine your eyes. |
spyder880:so you agree that it still goes down to the same thing some one scam someone. |

spyder880:bad eggs in 9ja are more than the good ones, 1 hectare land you dey make me laugh. |
what about standards, buying inferior materials etc etc |
braus yes i support give your project to professionals if they dupe you you can call efcc, not family if one mess up don't trust the other one because they do talk to each other. |
its not about not trusting everyone, the guy as to go home if he can, you and i know even those present still lose money, talk less of some one thousands of miles away. come on 6m for foundation na juju man. |
spyder I have to agree with am alone on this one, i read the other thread about the guy who gave money to his family and was done a one chance. |
ol boy no eat the bush meat you find on that site alone o! ![]() First, we would like you to tell us the layout of the 5 rooms, what materials your client requested? how you intend to proceed with the project and the delivery time. |
jerryben12:Try these guy Akoho 08034047099 @ Ikorodu he sell cement for 2k, blocks good price too. |
sunnyjz:i don't know your location but for 2 wings of two bedroom I would say you will need over 525k. |
MolarMols:site is in Ikorodu, far from you but i heard that price at ajah is N1950K,(trader's tip) i will say wait till next week when they might have sold the cement they bought at high price. |
Hi guy Just to let you know that the price of cement is going down, i got dangote for N2000 per bag in ikorodu. i also bought 9" blocks for N130 and 6" for N115, make sure you really bargain before buying; price should fall further next week. stay blessed. |
the land lord might prefer a yoruba person, that doesn't mean you should put it up there. Think about what you are doing to your business, be professional people cant see the landlord you are the first point of contact, how do we no tomorrow you won't say non-yoruba only. |
Am Alone how I go take come know your own house this one wey everybody want your same floor plan.
Photocopy no fit be like original! except they drag him and his work men then they go get same thing. |
The thing with building to sell is you have to be prepared to wait a while for the sale of your property, except you can sell of plan which requires convincing prospective buyers. knowing your target market will help get a quick sale. I believe you need a good negotiation skill in order to source quality materials at a cheaper rate so as to give your buyers a superb home. |
^^^ Very good your house is all most ready, few more millions and a bottle moet |
Building houses for rent is not a good business because it will take you a very long time to recover your investment. And as a result, people I no who goes into it, build to sell. It is always better. Now if you build a house with inferior materials, you don't expect the buyer to give you all those millions just like that - do you?

Am alone I disagree with the highlighted statement rental properties is one of the best business anywhere on the planet, as a young guy look into it your grand children will thank you( imagine you have 4 flat of 5 unit on Lagos road, where you are now how much will the rent be in 5-10 years time. remember the population of lagos is growing as people come in they will look for rental, when there are fewer land to buy where will they turn to. |
Am Alone:Am alone I was just trying to pull your legs no offence intended, you no fit take joke? |
spyder880:While stone step tiles is good, hope his neighbor won't plant a mango tree stretching over is roof. ![]() |
kuntash:I will say 4m is possible including land you just have to go far you can still get land for 200k in Epe and some part of Ikorodun spyder880:Its Good we have people of like minds here. but I must say this is the best time to build your holdings. |
^^^ you have to give it up to manie and his family, on teachers salary to build that, God bless him. the problem with most Nigeria's is that most lack proper planning hence they don't see opportunities around them, they don't want to start small, want to live in a mansion. |
spyder That will be good, but what of other part of the country places like lagos and abuja where cost are high. |
spyder i pray your dream happen hastily quickly without warning, as yours will also fulfill another person's dream. |
