i just want it to be a game room, something to get my boys excited wen we talk about nigeria.
i cant afford a concrete decking and it wont fit in with a bungalow.
since its just a room it shouldn't cost much, it really depends on your design and it will fit with a bungalow once the roof is high.

Oga fhemmmy, I am still on the trail of this man that drew the house plans and probably built the house. I went to the house today and was only able to trace the head of the boys doing the POP but he told me he doesn't know who built the house, he said the house structure was done by a different contractor who has since left the site before he got this contract for finishing.
I even called up my architect to look at these pictures and he assured me he can draw them if he can spend like 30 minutes inside this house taking notes.
That's the best thing to do make your architect chop, why chase one man around.

i want to start building my house in benin city, its a 5 bedroom bungalow. i am seriously thinking of making it a dormer bungalow so the kids can use it as their living room or games room. this is very common in the uk and america butno one innigeria seem to agree with the idea becos the decking is going to be made of wood. do you have any idea of this in nigeria? its getting very fustrating to get my point across to my architect and others. its there a negative or positive to this idea? pls help.
I understand what you want perfectly, i think the problem is using wood in Nigeria they are not favorable i don't no why they, may be for safety reason
in case of fire, or they belief wood can't stand the test of time, well go with the flow use concrete then you can use wooden flooring as finishing; and the your architect a bungalow with a pent house.

Guys I have just notice that the houses above has gutter roof that does not serve the purpose, a gutter roof should have pipes connected to it to  allow water flow to the drainage, those pics above don't have pipes.

i don't know your location but for 2 wings of two bedroom I would say you will need over 525k.

site is in Ikorodu, far from you but i heard that price at ajah is N1950K,(trader's tip) i will say wait till next week when they might have sold the cement they bought at high price.

Just to let you know that the price of cement is going down, i got dangote for N2000 per bag in ikorodu.
i also bought 9" blocks for N130 and 6" for N115, make sure you really bargain before buying; price should fall further next week.

the land lord might prefer a yoruba person, that doesn't mean you should put it up there.
Think about what you are doing to your business, be professional people cant see the
landlord you are the first point of contact, how do we no tomorrow you won't say non-yoruba only.

The thing with building to sell is you have to be prepared to wait a while for the sale of your property,
except you can sell of plan which requires convincing prospective buyers. knowing your target market will help
get a quick sale. I believe you need a good negotiation skill in order to source quality materials at a cheaper rate
so as to give your buyers a superb home.

I disagree with the highlighted statement rental properties is one of the best business anywhere on the planet, as a young guy look into it your grand children will thank you( imagine you have 4 flat of 5 unit on Lagos road, where you are now how much will the rent be in 5-10 years time.

remember the population of lagos is growing as people come in they will look for rental, when there are fewer land to buy where will they turn to.

Here we go again, talking about which materials we think are better, but once again, I will add that this is a matter of choice, so that those of us who cannot afford N1.6m will not roof their house. Please go on and use aluminium tiles if you think thats what you can afford. Zink is even good and has been known to last for 100 years.
Am not saying stone step tiles is not very good, but lets not make it sound as if people has been living in inferior houses just because they used aluminium. And going by the dynamic industry we operate in naija, stone step tiles will become 'old fashioned' in a few months time.
While stone step tiles is good, hope his neighbor won't plant a mango tree stretching over is roof. cheesy cheesy cheesy

I will say 4m is possible including land you just have to go far you can still get land for 200k in Epe and some part of Ikorodun

the problem with most Nigeria's is that most lack proper planning hence they don't see opportunities
around them, they don't want to start small, want to live in a mansion.
