PropertiesRe: What Is Your Worst Experience With A Tenant? by One4me: 3:06am On Jun 11, 2020
Wiseandtrue:
OP, you are an amateur. Your dad probably have experienced life as a tenant hence his hesitation

Only in Nigeria where the government claim to be serving the people will minimum wage be N30,000 per month and rents N250,000-N500,000 without soft loans to ease the stress of the peopleundecided

Buba Marwa, Fashola really tried to save the masses from, the çluches of crazy landlord bills

Now there's no job, where other countries are giving out huge palliative, Nigerians are expected to pay bills, from whathuh

Them go stealhuh

I wish this government will wake up from their slumber and re-visit this issue!!!

These are issues/laws worth giving attention to!!!
It is not a must that everyone must live in `a 3-Bed Flat.
Your Rent must never be more than 35%of your income, whether monthly or annually. Anything above that, you are looking for trouble.
If your Monthly income is #30,000, then go and rent a single Room that costs #10,000 - #12,000 per month, Maximum.
Dont go and rent a two bedroom and be forming big man, you are on a minimum wage, for God sake!

We really dont have a Govt in Nigeria. Landlord provides for everything, including water, gutter, electric Poles, when they build.
Landlords at times take loan to build a house and they have to repay the bank back, so how can they tolerate a defaulting tenant or do you want the bank to sieze their house?
Landlord- Tenant relationship is a Business relationship, they are not father Christmans. grin It is a matter of BUY-and- SELL.

You cant go into a ShopRite shop and carry an LCD TV and tell them there is no job therefore you wont pay. You will rather stay away from the place.
Samething, if you cant afford a rent, move to a lower class accomodation that you can afford and always take your rent as a priority.
Save for it, avoid other expenses, just to make sure your rent is always available.

The only thing l cant and will never tolerate is a tenant that owes me rent, l so much detest them.
As a kid, l remember my Dad say he wont by me a Chopper bicycle as Christmas present, which was the rave in those days.
I was so upset because l overheard him and my Mum talking about some money that he just got. My friends have just got their own shiny Chopper bikes.
I finally refused to eat and got sick, then he called me one day and said, l know you heard about the money but that money is for our Rent renewal and l cannot touch it. I was like so this man will suffer me just because of House` Rent?
Eventually he persuaded me to give up on the Bike and when the Landlord came to our house to collect the rent (5th of every January, he never misses it), l heard him praying for my Dad as usual. You will invite me to your own house warming bla bla bla.

I got my bike the following long Holiday (July!), my Dad completed his own House about two years later and that same Baba was at our house warming ceremony and my Dad recalled this same story to everyone at that event.
Every Tenant that lived in our own house has gone to build their own house from rigth inside our house except one stubborn goat who made a nuisance of himself, always trying to play smart, wont pay his rent when due and very arrogant.
After a lot of warning and a quit notice, my Dad changed the lock to his apartment, he went to bring Police, my Dad brought in Soldiers. Police told him to go to court. My Dad actaully sued him to court but he did not appear.

'Jankara' accelerated and finished his case in no time and just one morning as l was about to go to school, a big truck hired by my Dad (7am sharp) and the Court Bailiff came to pack all his properties, they siezed his car for auction. Come and see disgrace in the neighbourhood.
He quickly started running around and begging people to loan him money, the Bailiff told him that once the things gets to the Court, it will be sold at give-away price to recover his debts. Come and see begging, for someone who pulled Police on my Dad! grin

I refuse to go to school that day, l wa so glad to see his back.
Eventually, neighbours pleaded on his behalf with my Dad (Bailiff was getting impatient and wants to leave with the properties), somehow, he got the money together, from neighbours, Church members, his family members, etc. Every cent and the cost of litigation and Truck rent, was paid.
Finally, the truck left with the Bailiff and his things were strewn all over the road for almost five days; one rain decided to add insult to this injury.

Now, l am a landlord too, my Dad's landlord died two years ago at 97yrs, he was also a`t my own House Warming and l beleive that those tenants who really take their rent seriously and pay it on time, those who get the prayers of their Landlord, will build their own house in no time.
Maybe it is the pressure of not wanting to owe rent or maybe it is the prayers of the Landlord but l noticed that all my Dad's Tenant till date (except one) left from our house to their own. Right now, l have helped two of my own tenants to secure land at Ikorodu and l went with one to supervise block-laying on his land, just before the Covid-19 lockdown.
But they know that if you want to see my red eye, just dont pay your Rent once it is one week before it is due, then you will know that l am not nice at all.
I hate to ask people for money so l respect when they pay without my asking but my Tenants are like part of my family, l love them, it is only house rent that can separate us and we all know not to cross that line. By fire, by force, they must build their own house.
Even the young banker who just got married two years ago and was trying to buy a second flashy car, l told him there is no parking space except he buys a land first, he was angry but has bought the land anyway, now the Wife and his Mother are thanking me.
Silly Tenant, he wants to be flexing about with money, what if he loses his banking job suddenly, how will he pay my own rent or will l let him live there for free? I will throw him out jejely, l nor send.
You are yet to be a full grown man, until you have your own house.

I hope you know there is a huge difference between justifying rape and advising our young girls on tips to not make them victims? Cos most peeps here don't know, you're tag a rape apologist once you advice girls without looking at the fact that there will always be a rapist lurking in the dark somewhere no matter how much you preach against rape(so who's fault is that), so it's up to us to also protect our daughters and sisters against dangerous people not just shouting 'no to rape' everytime there is a rape incident.
This woman qualifies for an award in stupidity!
What does she mean by JUSTIFY rape?
Is she codedly saying that Rape accusations can no longer be investogated or querried as to authenticity and anyone who tries to investigate a Rape allegation would be arrested?

Anybody can make any allegation against anyone, including rape but until such allegation is investigated and found to be true, the person alleged is INNOCENT.
So, if tht is justification, l am waiting for the day she would arrest me o.

You cant just make an allegation, especially if you claim it happened 20year ago (as against someone caught forcefully having sex with another/raping somebody, that one no get excuse, sentence straight) and expect us to swallow hook, line and sinker.

I dont blame her sha, all these useless women tht Buhari pack full this ocntract government of his, most of them (not all, Abike stands out as one of the few intelligent ones) are just lootingand running around to belong.

You cant try to use force to silence other people's opinion, on any subject.
The accuser cannot be the Judge and Justice must be fair to all involved.

All of you saying it is about Respect, being reasonable, being discipline, bla, bla bla...

You are all missing something very important:
Irrespective of who is visiting (Man or Woman), this type of situation is completely different from what you'all are using as yardstick.

A 'to-be' SPOUSE si not a 'second person' or an outside anymore, that PERSON IS YOURSELF and you dont take permission to see yourself.
I am talking about a fully-commited relationship, 100% marriage in a few weeks!

If l still have inhibitions about my fiance/finacee visiting me a few weeks to our marriage and He/She has to call first and get Permission, then we need to postpone that marriage until we are very comfortable with ourselves.

You wonder why majority of marriages fail and end in divorce within the first FIVE YEARS?
Be committed to each other fully, before you start talking of marriage because once married, its all about in-your-face!
That is when the "distance, individualism and barrier you encouraged during Courtship, starts tormenting both of you.

Marriage is very serious shyte, if you want it to succeed then both partners must be committed to COMPLETE OPENESS, TRUST and BARRIER ELIMINATION
........ something we all find very difficult to do.

We had to settle a serious quarrel in my compound today between a lady and the guy she's dating! It's actually a serious relationship because if not for the covid-19 pandemic, they would have been married!

The guy claimed that his woman came to visit him without pre-informing him and the lady was screaming at the top of her voice that she doesn't have to call him before coming.

Some of my neighbors were in support of the guy and I feel it's not right because I'm also dating someone, and we visit each other anytime we like without prior notice!!

Some of my neighbors think otherwise!!
please I need your opinion. Do you think it's wrong to visit someone you are dating without prior notice??
If she was SCREAMING her intentions to her to-be Husband, l see that as a bad sign, maybe the Heavens are just revealing to the guy, the kind of Life-Trouble he is about walking into.
We tend to ignore all these small, small signs when we are in-love
but when the deed is done, we now try to shift the blame on the Woman, when in actual fact, the SIGNS were screaming at you all the while.

As to whether he/she can sneak-in or not on their would-be spouse (that is what it actually is), it all depends on "their practice and level of trust in the relationship".
Some 'couples' so trust themselves that such things dont matter and they dont even try to do it.
Some 'couples' are so distrustful of themselves that they are afraid of what the other person may find.
Their policy is that "What you dont see, does not make you bitter".
But we all know how it ends eventually

Obaseki has said the state can not risk direct primaries. It’s is for the safety of the state and it’s final unless u don’t want to hold primaries.

Same Obaseki using fake Ceritifcates?
https://www.nairaland.com/5914288/pressure-mounts-apc-disqualify-obaseki
Las las, he will be disqualified by his party so that they dont repeat the Zamfara and Bayelsa problem undecided

Among the inconsistencies cited in Obaseki’s certificates are that his O/Level results showed that he has three credits but despite that he spent only three years to allegedly bagged a Bachelor of Arts degree in Classical Studies from the University of Ibadan, Ibadan, in 1976, without an A/Level result.

A/Levels are required for a three-year direct entry course in Nigerian universities. If you have O/Level credits in at least five subjects, then University of Ibadan and a indeed other universities required a mandatory four-year course. The question APC is dealing with include: could three O/Level credits/passes have given Obaseki admission into University of Ibadan as required by law? And if indeed, he got the admission, could he have graduated in three years instead of mandatory four years? Would APC not be facing another Bayelsa scenario when the NWC was blamed for fielding a candidate with a dubious certificate?

Besides, there’s a discrepancy in his degree certificate and that of another governorship aspirant, Mr. Chris Ogiemwonyi, who graduated the same year in University of Ibadan with a Postgraduate Diploma in Petroleum Engineering.

In a petition to the Chairman of the Screening Committee for Edo State Gubernatorial Election, some concerned members of APC in the state, Mr. Edobor Williams, Ugbesia Godwin and Amedu Anakhu, warned that the party would be risking another Bayelsa scenario if Obaseki is not disqualified.

In the petition, they said their action was borne out of their passion for APC’s success in the forthcoming governorship election in the state.

I think the contestants in PDP INTENTIONALLY did that in their party, to prevent him from making a hasty cross-over and rubbing them of their chance to be the party nominee grin grin.
It has been happening in the past that the incubent will lose face in his party and then cross to another party to automatically pick the ticket.

It's legal for a consultant offering services to have a fixed price or fee. There's nothing illegal about price fixing for professional services.

Apart from demand and supply, the government can set prices for product and services.Just the way the government set prices for petroleum products.

My stance on uniform prices stands, if you have issues with the prices, take it up with SURCON.
You need to put aside all those economic principles put forward by Adam Smith and Alfred marshall.
In reality you can defy the laws of demand and supply. Any organization that allows the laws of demand and supply to control prices of it's product, would remain a slave to the market.

Do you think most of these multi national (Pepsi, coke etc)companies allow the laws of Demand and supply to control their business.

Great point. Problem is the state govt has no clear policy for preventing such situation. Every home builder should have that has part of new home construction. The guidelines should be clearly spelt out.
It has nothing to do with Home Construction really, itis just the BAD HABIT of DIRTY PEOPLE, Law breakers who dont have respect for any iota of hygiene.

In some houses, there are Bins that you pay to dispose but because these illiterates (in most cases) dont want to pay a dime for waste disposal, they prefer to dump it in the drainages when it is raining.

They accumulate their wastes in big 50Kg Rice Sacks and when it is raining , they just Dump the whole Sack in the Gutter and the rain current floats it downwards, only to get stuck in front of somebody's else House!

It then blocks the drainage completely and the water starts flowing on the Public road, eroding and destroying that road very quickly!
If Govt does not do anything about this bad habit very quickly and strongly, all the roads they repaied will be washed-off in no time.
Governor Sanwo-Olu needs to be more pro-active like Fashola, make sure all the local Sanitation Health Inspectors are not just going about collecting Egunje, make sure that laws are strenghtened and applied swiftlt to punish Sanitation offenders

I think if you reside in the area you will understand better.

1. I stay in the area and we all pay LAWMA bills, if you don't they will come and lock up your compound, so it doesn't make sense to trash your refuse in the canal when you are sure of LAWMA coming to pick them up

2. When it rains, all other canal is channelled towards this particular canal from Yaba, Jibowu, Mushin etc. After the rain, the water will start flowing down my area with all the refuse from those areas I mentioned above and before you know it the whole area is messed up with all sort of dirt.

3. The Lagos government has been working to dredge the canal for over a month now, it also compounded the problem here, each time it rains, there's no free flow of water which makes the area messed up due to the blockage.

We are so glad it came up this way because we have been begging the state government to come to our aid while Ambode was in power, but nothing was done.

Fashoro ensures the canal is properly cleared before the rains and we never had any issues during his 8 years in office.

Please don't refer to the resident as the cause of the dirty environment it's never our fault. A formal commission use to stay in the area before now but left during Ambode's tenure because of this same issue of floor caused by the blockage. Majority of the residents are educated people who works on the Island and envisions...the whole area is accessible by LAWMA truck and they come twice a week to remove our waste
I can relate very well with what you are saying.
Other Poeple in areas UP-STREAM, are known to dump refuse in the drainage gutters when it rains, so that the rain torrents will FLOAT it DOWN-STREAM, CAUSING A MAJOR HEADACHE FOR THOSE DOWNSTREAM,.

Anything short of arresting anyone caught dumping refuse in gutters/drainage at ANYTIME, will not help the govt and the residence.
If we dont enforce laws, we cannot blame anyone for breaking the law.
