All these Refuse did not fall down from Heaven, as the rain came from the Sky! It is RESIDENTS WHO POUR REFUSE INTO THE DRAINAGE THAT ARE CAUSING THESE PROBLEMS. What is the Government doing about these Miscreants who, once they see sign of Rain, they start dumping their REFUSE INTO THE DRAINAGE, thereby blocking free-flow of rain water and causing FLOODING? This is the genesis of the problem and UNLESS Govt tackle these set of people, we will just be going round in circles and WATING RESOURCES trying to cleanup their mess. We have the Public Health officials at each LGA, what are they doing to checkmate this kind of problem or are they just collecting salary for nothing? Why cant they encourage residents to forward pictures of people dumping refuse into gutters/streets and then proscute them in Mobile Courts, based on such evidence? Why cant health officials go around in the rain (well protected with RainCoat) and monitor those who dump Refuse in the gutter, arrests and prosecute them? We only need to make a few people a scapegoat and others will get the message. We should also encourage House Owners to install Wide-perforation (like Burglary-proof size, minimum 4" x 8" hole size) at the begining of their property so as to starin the refuse and pin-point where it is coming from, so the offenders can be prosecuted. We cant keep wasting funds clearing refuse from drainage and it is back inside it the next day. |

In "Business", it is called trun-Over.Where Surveyor A is still waiting for #400K per plot, Surveyor B has done ten Survey jobs at #250K - #300K per plot, made #50- #100K on each and pocketed an average of #750K as remnumeration. It is just simple logic. Surveyor A might eventually get one 'Broda just come' who will shell-out #400K, anyway. How FAIR is it to charge #400K to Survey a Plot, something that ws being done for #100K less than five years ago, just beause one Unionist decide to hike fees and Union dues? I amsure by next year they should increase it to #1Million, afteral, it is a professional body SCALE of Fees: Let me seek clarification on this: You said the whole #400K is paid to the Government, what then is the benefit of the Surveyor himself, if he pays all the money to the Government? That cant be true! Or are you claiming that the surveyor pays Govt #350K out of the #400? Can you provide proof of this assertion, please. If you have a copy of that "Scale of fees", can you please link or display a copy of the "Complete breakdown" of this Scale of fees so we can see how much really goes to the pocket of the Government and how much goes to the Surveyor himself. That would clear a lot of doubts. Just bring it up in your next post Finally, the use of the word "SCALE" was deliberate because it means a "Graduation of Fees". this means that there is no hard and fast rule about it and it is NOT FIXED. It has nothing to do with whether a Surveyor is registered or not, ofcourse who does not like awoof money among Surveyors?  I undertsand that those who eat from somewhere would want the fees to keep going up and it is more money for them and they would back each other to the hilt but that does not make their fantasy a reality. Even you indicated that the prices are different for different areas, so how was he right in claiming that the price is fixed?. Ihave done a few surveys over the years and collected CfO on two of them till date, the most recent was 2018 and it was #250K for 1.5 plots. If not for Covid, l should be doing two plots around September but l have to delay it a bit and my surveyor wont even dare charge me #400K per plot. Bottom-line, those Surveyors who want to insist on Union fees, shoulkd please do so but they should not even attempt to criticise or riddicule their sensible colleagues who chose to use the 'commonsense' and get on with the job, while making more money. Market, any market is supposed to be controlled by the 'Laws od Demand and Supply, which dictates Price. Price Fixing is illegal anywhere, hoarders and price fixers get arrested regularly It is only shylock, lazy and greedy sellers that result to price fixing. Unionsim is to protect the intrest of Workers, not to turn the profession into a mafia-cotrolled price-fixers. 2) Uniformity of Pricing: Read what Sadyfact wrote and you will see where he said there are different Prices for different areas, so your 'Uniformity of Pricing' is already debunked and out of the window, by another Professional in the field  . Your ignorance is obvious.There acnt be uniformity of pricing, because different terrains pose different challenges to surveyors (Surveying a Swamp is more challenging to a Surveyor, than surveying a dry grass, sandy land. You dont expect both Surveyors to charge same amount because one would be short-changed. How can there be Uniformity in Survey Pricing when even the price of the land itself, varies from place to place? How is it possible that if l but a plot of land in Borno at #30,000, l will do the Survey for #400,000? Is that not stupidity of the part of the Surveyor asking for such price? 3.) Minimum Price? Unless you agree that you are completely ignorant, l want you to do a break down of that #400K/Plot fee and let us see whether it goes wholly to the Government or What percentage actually goes to the Govt. That #400K is way far,far above any minimum price of a Survey, it was just fixed arbitrarily by lazy Surveyors who want to be feeding fat on Union Dues. It is greedy cheats like you that add to the cost of building properties and hence the Cost of rent for poorer people, becaue you like to extort! Greed will kill some of you, that is why you disturb this Thread will all your silly, hustling adverts. Instead of making money on rapid turn-over, you want to become millionaire over one Survey job from an individual Client!  4.) Registered Surveyor will be arrested by Union! You are a true Clown! If you no the Law, you will understand the rules governing membership of a Union (It is Voluntary) and how compensation are negotiated between Client and Provider (Surveyor). It stands to reason that you can force anyone to do any job they dont want to do, for any amount. A Survey job is governed by Contract Law and the three important element of such Contract, (Offer, Acceptance and agreed Consideration), makes the COntract valid and your Union Police cant do jerk or else he goes to Prison, once both Client and Supplier have legally contracted. How many have you arrested sef? What the Union gave you are called GUIDELINES, it is not a law and non-enforceable in any Law Court Finally, Mafia-style greed does not make a professional or make them rich, it is turn over that makes a business Enterpreneur, be it professional or not, Rich. mank1234:You are absolutely correct! The only reason the Indoor Unit is at the higher level is because of the 'basic science' of Air itself. Hot Air Rises, Cold Air (which is heavier) falls down under gravity. If you want your Space to get Cold very quickly, you let the DENSER/HEAVIER, Cold air fall down under gravity as it displaces the LIGHTER hot air in the space, which rises and gets sucked out to be discharged outside by the Outdoor Unit. As to water discharge, as long as it is flowing to somewhere lower, it will flow out by itself, irrespective of the position of the outdoor Unit 1 Like |

SurveyorGeo:We have discussed this issue before. The fact that a Professional body issued a price guideline, does not mean that is what Customers will pay or you should charge a Customer. It is like when the Pepper Grinder Association just wakeup one day and raise dthe price of grinding Pepper to #100, no matter how small it is. Smart Pepper grinders recognise that if you charge too much as your association suggested, you wont get customers and you will still have to pay Association fees but the smart ones will look at your Pepper and say, 'Okay, it is small, l will take #50 for this' and before youknow it, theyhave made a lot of money while the ones still insisting on Association price, are still yawning and waiting for their first customer. I had a similar issue with my Welder. He said their 'Association has said anytime they go to weld anything in a Customers compound, they must charge a minimum of #5,000, no matter how small it is. Because he has been working with me for awhile, he came to do the work (just to use fire cut a Padlock that we misplaced the key. One other welder who overheard our discussion when l said l will only pay #2,000, went to report him and their Chairman came to carry his Welding Machine, just infornt of my house, as the guy was about to leave. Well, l ensured the Chariman and his assistant got locked up and chargedfor stealing. Apart from bailing themselves, they also paid for the fiancial loss' suffered by the Welder. Now that is an extreme case, l just dont like their overbearing attitude and l was determined to remind them that joining a Union is voluntary, by law. They have left him alone since them. Unionism should not be solely to extort the Client, all fees should be reasonable. There are Surveyors who are smart and will do a Plot for less than #400K, l know a few and it is genuine (that is the bargaining excuse they greedy ones use, they scare the customer that if it is cheaper than what their Union prescribed, it wont be registered at Alausa! Bullsheeet). I have used them twice in the last two years. The person requiring a Surveyor can send me a PM and l will give him numbers of Smart Surveyors who will do it for #300K/Plot. If you ask these #400K Surveyors why it is #400K, their best defense is That is what the Institute Prescribed or that is the standard fee! Infact, the moment you realise you are not supposed to touch your face or come to a "conscious recognition of it", tha is when to touch your face becomes a do or die affair! It will just be itching you to touch and after touching it, you realise there is nothing there, you just feel like touching it and you cant resist that feeling. For me, l dont worry about not touching my face at all. I just ensure that my hands are dripping with soap solution at all times and l do rub it slightly against the face too. I carry a small bottle of soap solution around, anywhere l go and l use it like Perfume. Any CoronaVirus landing on my hands or face is just commiting suicide! because it will be landing inside soapy covering. So far, it works. The hype on so-called HyroxylChloroquine has died down, now that studies has shown it is actually killing people and inflicting more problems on their health and all those "Trump people" who stocked hundreds-of-millions of it (with Trump's money) are blinking their eyes like Nepa light. For now, what we know for certain is that the Virus has an OILY SURFACE/SKIN that is destroyed by Soap. Once its outer, oily skin is destroyed, it does immediately. We cant drink soap but we can keep washing every EXTERNAL PART, especially our Hands and Face, at every minute and every opportunity we have.That alone and with other measures like Social distancing (impossible to practice in most densely populated countries) and Face Masking, will slowly slowdown the Virus, some people will die along the way and the rest will develop auto-immune aganist the stupid Virus. There is a reason this Covid-19 is called a Novelle Virus, it means it is a NEW TYPE of Virus that has hitherto, not been seen before and EVERYONE, including "experts" at WHO, are new to it and just learning about it, on a minute-by-minute basis. The only advantage they have over the ordinary man is that their own learning curve will be steeper (faster) than that of the ordinary Man. And they dont just churn out directives like Donald Trump who wants people to be injected with Chlorine , they have to conduct studies, get and sieve data and BASED ON SUCH NEW DATA, issue directives.I am sure some of you are not even aware of the dangers associated with prolonged use of these non-mecial (FABRIC) face masks, due to your re-inhalation of the cabon Dioxide you breathe out, that is then re-circulated back into your blood stream! The WHO has to strike a careful balance between such dangers and the percieved benefits of usingsuch non-medical masks. But l am certain that anyone who has lived as little as three months in the UK or any Western country for that matter, will know that Black Men are the real endangered species and need more protection than any other living thing on earth. Country is completely messed-up with corruption and tribalism, the level as of today is even unimaginable. So, when we see other Blacks in foreign lands fighting for emancipation, we should reflect on that and let it spur us to do something about our own problems as well. The Nigerian Police/Security Agents have killed more black people during this Covid-19 period, that the total number of Black people killed by White Police in America this year-to-date. What have we done about that than focus on what happens elsewhere? Fulani Herdsmen kill more Black people in one year, than all the White Police in the whole world can kill in Ten Years Boko Haram, Kidnappers, Ritualists and Cultists kill more Black people in One years than America has ever killed in the last fifty years. All these happen daily, without any demonstration by Nigerians or accountability from the Govt, Why is America not standing with Protesters in Nigeria but is standing with Protesters in Tianamen Square, China, THRITY ONE YEARS AFTER? Look at the "corroborative looting" going-on between the Executive and Legislative arms of govt at this very moment. Chop-l-Chop Government. Give #27Billion to do ordinary renovation of the National Assembly (they were elected to make Laws, not become Contractors of inflated projects), allow us to keep our constitutency Allowances and we will allow you to get another $5.5 Billion debt. Myopic or not, I can bet that Obaseki, even if he runs to Jupiter and seeks the support of Satan the Devil himself, is not getting a second term ticket in Edo State.
