I guess it appears to you I got some attitude, far from it and neither do I lay claim to a right of having to compel oga mr spyder880 to give response.
It is just that I had made several postings on the same subject and no response from oga spydo even though he had been posting on the same platform.
From my knowledge of the industry, I know it is the least difficult thing to do, if one is willing but I also know my oga spyder880 here is well able.

Is the $30 money order different from the $65 you pay online? I'm not too clear on that. The other confusion is with the local government letter of identification and Guarantor's form, these are the documents i'm not sure where to get them from if at all they are needed.

Guess your questions had been answered by other posters! But yes it's different. The local government gist only come up while filling the application online. It will ask your local government area in naija! and also a naija residense address which is simply stupid cux most applicant applying from US live here!

Click on consular services then passport application then you want the standard passport. The steps is kind of easy if the site is in good mode. After submitting the app and choosing a location then you get a date. Print a copy of the application that you will sign and give them, bring your old passport with a copy of the data page (if your forget, u go go the Indian guy store across to make a copy for $1 a page, naija ppl na him big customers). Bring a money order of $20 or $30 for processing fees (check amount on their website) they will never ever accept your personal check so don't even mention it if you forget the money order. Everybody applying including 30mnts old kids will do the same and if they hear you say "na small pikin" my son was about 4 months when we went there and my wife used that word "child" her next word was "sorry ma" after the kind eye wey the woman look her!

Where do you live in the US? I did mine at the NY office which was/is still the worst office or official business I've visited/done in my entire stay in the US.
Visit the Nigerian embassy consulate website, file out and submit the application for any of the three locations. You will get an appointment date and confirmation number after making your payment online through some useless SOS system or so. They're not too strict on the date as long as you've paid! Meaning, your appointment date can be 25th August but you can show up on the 20th as long as you have your payment confirmation printout. Also print a copy of the application for yourself before submitting it online and have a self addressed envelope also for them to mail the new passport back to you. You can also get it the same day if you expedite it by giving them Money! And if they're not too busy but this guys are all always busy doing nothing! You need to go with the old passport too. What else am I missing? Em! Em!! Make sure you drink enough water cux they won't let you go into their office or even waiting space upstairs with water even though you might spend good 6 hours there! Be ready to be yelled or screamed at! Yes! As in "madam, it will be ready when its ready" or "so now what do you want me to do?" that's if you mistakingly ask any question after some hours!
Bottom line, I hope you visit on a less stress day for this people as in their system working fine, they're not working their second job that day, or answering naija calls in your present, etc! Make your own copies of old passport if you don't want them to chew off your ears! After reading the signs on the dirty walls sef fear no go let you open mouth as them for paper.
I hope you have a better experience than me and my family if not you might even burn the da^^€ thing after the stress! Good luck!

It's more like a panel beater sanding down a fender or car body filled with body filler compare to a new or smooth fender that you sand paper once and ready to paint. Neat casting requires light plastering to make everything level compare to the rough surface or uneven casting which require more plastering to get it level, smooth, and neat. I no be builder oh na just from my project and Spyders lecture I learn all this oh!

Hope my fellow builders/students who are casting or planning to deck are not expecting a smooth finish like the pictures above with used plank? E no go dey smooth like this Spyder work oh! U go use 6 bags of cement where Spyder will normally use 5 bags to make ur work neat and smooth.

A lot of crazy things are done in naija! Hondas with Nissan engine and Mazda gearbox, people driving on opposite direction and some with only one headlight in the middle, etc! And when you ask why, the answer you get is "na so everybody dey do am"

chinosxl: If not in a rush you can deck each room/section at a time though with a better/thicker plywood that can be taken out and reused for the next room/section. This reduces the amount of planks you buy. Also good if the builder doesn't have enough finances for the whole decking project.
I have heard of people doing it like this! Half and half but I don't think it's advisable. I strongly believe that the best is to knock it out one time and move on to the next level.

You do the math if I'm right that is $19,800 a month and $237,600 a year. lets assume the property tax is $37,000 a year may be little more or less depends on the location of the property, my brother you will have $200,600 a year in your bank account every year. These analysis dos not based on mortgage payment on property, this is out straight purchase on properties. With the mortgage system you will pay less by a monthly payment on the property but could end up paying more by the end of the mortgage life. With all these so call agents posting these ridiculous prices, I believe many of them are just waiting for those pen robbers that stole enough money to buy this property and get their own piece out of the stolen money. If one has an opportunity to put those kind of money into one of these choices which one would you prefer? Mind you here nobody owns you back rent like in that of our beloved country. If you do owe back rent I can bet you with quick court procedure in less than three months you will be out on the streets, that's the great part of it.
Honestly bros, I kind of now consider my Lagos property as a house built for my sibling/parent. As per rent alone, that house might take me over 30yrs to recover what I invested in it. My youngest brother wanted to buy this plot for about N5m but the owner now went up to N6.5m because two more people showed interest. It was kind of hard convincing him to buy a house here instead of paying that much for an empty plot/land because he live in Swiss but I am so glad that finally he agreed to. If all go well I will be closing and signing some paper work for him soon for a single family 3 bedrooms and 2 car garage for $43,500. Properties in that area rent for between $800-$1,000 a month. At that rate he will get/gain his money back in 4yrs. Property tax is $1050 for 6 months there! That's $2,100 every year tax expenses after all invested funds is recovered.
