I bought my welder a very nice safety welding glasses, he stated using it as a fashion glass.

I paid a subcontractor to deliver me windows, he travelled to Mecca 😂😂

And this is something you have to deal with and accept responsibility for everyday.

Yesterday I send fund to a fitter to transport himself to a project in Ikeja. He called me 2 hours later to tell me he’s not using the account again.
He sent me another account around 2:00am this morning. I’ve sent him another money. Right now his number is unreachable 😂😂

May be after I retired at old age I will WRITE A BOOK about Nigerian artisan or how to deliver project successfully in NIGERIA.

Just last week one of a family friend ask me to handle a project for him I turned it down not bcs he will not pay me BUT he is kind of person that doesn’t understand that to deliver a project successful in Nigeria required a lot of sacrifice and patient in most cases …. So my MENTAL HEALTH is paramount to me now.

I paid someone to deliver doors to my site it’s results to stories upon stories after I have paid him since February but i need to protect my name, so I dole out another 200k from my pocket to another person to deliver the remaining doors
The client is here to testify to this.

At times family member of cleint will ask you have a deal of moving materials out of site with you …. You need to use your sense here.

Some will have evil plan against there relatives ( your cleint ) so that the project will not be completed... haaaa black man.

This is it, if you want to do small work that it’s not up to “ head pan” of cement and sand will you now go and use such measurement container ? …… materials waste is the answer.

LASBCA men were actually around during the groundworks in April and they told me our cantilevered beams are impossible 😂😂 but I’ve done 3 and I’m currently on the 4th one.

I took them inside our main building to see a 20 year old 16.1m beam carrying 4 floors.

These guys are funny, is it that they are baby in construction industry or they don’t know what they are dining thinking such beam will not work after the approval of the drawing.
Or I don’t get the statement right nii .

Size of room determine the number of cement, all rooms are not same size

What’s the total sqm of the bakery? I have something similar in view.

At time if you don’t get good plaster sand you will see shagee before you can deliver just regular plastering .. it happened in one of our project.

The production area alone is 30sq area

Elephant cement+GOOD plaster sand + good hand = premium

Yesterday, while I was doing my dos, I was in the side doing back and forth with LSMTL and we already firm up arrangement for my test before weekend.

Today, as I’m doing this, I’m also drafting an application to LSSC to get my safety compliance certificate.

Even during COVID-19, construction didn’t stop, neither the fun.

Na you teach us to work smart and not hard. I’m doing just that.

What truly matters is we put structures out there and we invite the authority to conduct integrity test on it and it does not fail.

By Friday, I’m going to share pictures of test being carried on my ongoing build. I hope you’ll check it out.

Regardless of how crazy the inflation gets, there’s no way anyone would spend 30m to finish 1 unit of one bed apartment and don’t forget there’ll still be about N20m profit per unit.
I don’t know what feature will make a 1 bed apartment attract such huge price tag though!

Let me quickly give simple explanation about PRESTRESSED CONC,as I said yesterday.

prestressed concrete involves the stressing of wires or cables ( aka Tendon) by anchoring them at the end of a metal form, which may be up to 120 m in length. Hydraulic jacks stress the wire as required,

This method doesn’t used regular iron rod, the tendon arrangement also is totally different to normal reinforced concrete.
We have 2 method of prestressed conc
1 Pre-tension method
2. Post-tension method

PRE on prestressed conc doesn’t mean PRECAST conc,
All precast conc doesn’t mean they go under prestressed method of conc formation.

Almost all the bridges here in the US is precast. They bring those lengthy precast slabs to site with special trailers.
But the pillars are done onsite.
You could wake up to see a bridge standing where there was none the previous day.

The prestressed concrete is diff to regular precast conc as you mean sir…. Post- tension and Pre-tension method with what we called TENDON is the way here

What we need to take note of here is that in most cases these guys use prestressed concrete lintels (lightweight and even with hollow core in some cases) and the quality of their blocks aren’t the same with ours.

They build with quality load bearing blocks or bricks.

Prestressed concrete is another technics to get more strength concrete.
Most new bridges in Nigeria now have this concrete system.

Guidelines on Noise Pollution:

1. The standard approved noise level in residential areas shall not exceed 55 decibels during the day and 45 decibels at night.
2. The standard approved noise level in industrial areas shall not exceed 90 decibel during the day.
3. The standard approved noise level for commercial areas shall not exceed 70 decibel during the day.
4. All religious houses, Club Houses and other entertainment outlets are to operate within enclosed and soundproof environments with regulated use of speakers, giving due consideration to neighbouring residents.
5. The above facilities shall equally reduce the number of internally placed speakers to the barest minimum to address only the congregation and clientele and not the neighborhood..
6. All open air and outdoor activities shall be carried out with due authorization from relevant Government agencies while those involving the use of amplifiers and speakers shall hold after due authorization from LASEPA without contravening the stipulated approved noise limit for that environment.
7. The use of power generating sets in commercial, residential and industrial areas shall be in compliance with the stipulated noise levels without any negative impact on human health and the environment.
8. The use of megaphones/amplifiers at motor parks, commercial centers and more shall be duly controlled/regulated to ensure that the permissible noise limit for the environment is not exceeded.
9. Religious activities are to be carried out in a completely enclosed structure while uncompleted buildings and tents are not allowed.
10. Pending enclosure of facilities that are yet to be enclosed/soundproof, no musical instruments shall be used at night so as not to disturb the neighborhood especially during week day evening services and night vigils for religious houses, and events on entertainment/clubbing activities etc.
11. Obtain noise permit for open air shows, crusades and promotional advertisements etc
12. The use of power generating plants in residential, commercial and industrial outlets shall not affect others by way of noise pollution.

Same with the lintels in the first pics here...is it ok to do lintels that way? I'm not even talking about "chaining" the lintel, but having the lintel sit on a mere 3 or so inches of block wall at either end? Maybe it's just my eyes that's deceiving me sha.

Your eyes are working ok bro ..it’s more shaa..
According to books and how I was trained each lap ends of lintel should be 225mm not up to 1ft but in most cases at site we do about 400mm here.
More so lintel are not structural member and solid materials can be used as lintel “ just to cover the void area”

I.e metal, special plastic, hard wood etc

They will pump into it easily , each tank will have separate valve, I have done 10 valve of such before for 10 tenants.
The last one i did was 6 tanks 11 tenants

Or, just count the number of coaches on the fence. Typical 9 inch blocks would be 9 coaches, here we have 12.

I don’t get you right, let me explain how block sizes and shape measurements to you either your block is 2” 6” 3” 14” all of them have same height it’s only the width that are difference

More so 9” block is very easy to set, you see those smaller block size like 5” 6” 7” are very hard to get a well good straight work most especially when it’s more than 6-7 courses of blocks height
