The first video was okay - if there we enough greenery. This one is Nairobi Metro towards south of Nairobi. Nairobi has a world-class residence. Let us not go to Nairobi. Let us try Nairobi Metro - Kiambu, thika, etc https://www.youtube.com/watch?v=hwrP0H_hkoU popizaino: |
LOL: 10 floors from richest black fashion designer. In kenya every tom, dick and harry can build such. Shma: |
The problem is not the competition. Our banking sector is free - and any player can come in. We have 45 banks. The problem is dealing with defaults in a country where collaterals protection is weak. Title deed in kenya are wrought with graft - so if you fund someone to build a house - and you end up with useless title deed. And then worse our court case is bogged down with huge case backlog - resolving any dispute will take years. So this is what hails our banking sector. As for Ghana - GOD HELP YOU: The macro-economics are SCREWED. Just30: |
The delusion of grandeur. She is not richest African woman leave alone black woman. Just say the richest Nigerian woman - holding oil blocks on behalf of Nigerian Northern barons. samorobo: |
The Banks have behaved so far but if they start charging 20% - the bill will be brought back. How Ghana and Nigeria survive with a 25-30% loan is beyond me. https://www.youtube.com/watch?v=CWa_8sKDSOs?t=44 Just30: |
You can have the video. Gov had to play dirty otherwise MPs were going to overturn president vetoe. Kenyan banks remember having been making supernormal profits since 1998!! There was high drama and almost rigging by gov https://www.youtube.com/watch?v=Q4C-t4hG8eI https://www.youtube.com/watch?v=CWa_8sKDSOs Just30: |
You don't get it. The interest capping bill was very popular - because banks (like everywhere) were charging people Ghana like interest - well not exactly that bad - but sometimes 20% - Now gov has attempted to repeal this without success since it got passed in 2016. The interest capping bill had been popular since 1995 but never saw the light until the gov was cornered in the election year of 2017 - and bankers finally lost. Anyway 3 yrs later - credit growth didn't happen - as Banks bought gov debt instead of lending to risky sectors. The real estate suffered as you saw cement consumption dropped from 6.7M to 6.5M and now about 6M. There was a court case too by CBK to contest it - and eventually, the Supreme Court of Kenya, ruled it unconstitutional for interfering with Central Bank's independent mandate to set monetary policies. So in 2019 - Gov brought in amendments as part of the budget/financial bill amendment. Mps rejected it - and it went to the president - and the president vetoed the financial bill - and it was brought to parliament. For parliament to overturn the president vetoe of any bill - they need 2/3 of parliament. They failed in one controversial voting where gov basically used all tricks - and president vetoe won - interest capping was repealed. It was not going to be easy to repeal such a popular law. Ugly. These are lower-middle-class housing in Kenya. You find them in Nairobi Metro. vaxx: |
See what. It's now a about 8 months - and with COVID - it will take some time before our banking sector recover enough to lend - so this year is no good for real estate. The Finance Bill, 2019 was signed into law on 7th November 2019, repealing section 33B of the Banking Act which provided for the capping of interest rates at 4.0% above the Central Bank Rate, pursuant to the failure of the National Assembly to raise a two-thirds majority to overturn President Uhuru Kenyatta's Just30: |
Tell the guy on that video to stop making that claim then Just30: |
Policy experimentation is hallmark of success. It failed. And we have long repealed it. Just30: |
You're in an argument with everyone here. We don't need a special invitee to rebut nonsense. Eko City is Lebanese. BeforeJuly: |
This is Ghana most luxurious . You have a long way to go.vaxx: |
EKO CITY owners again are who? We know when you lose an argument - you start racial baiting. BeforeJuly: |
But Thika road was not completed in 2016 . It was completed in 2012. Cement consumption went down when Kenya introduced interest rate capping for loans. That leads to banks refusing to lend to real estate sector...because it too risky to lend to them at 13%.Obviously, this is greek for you - in Nigeria - you're borrowing bank loans at 30%. 68816419: |
You are still insisting that hydraulic cement is not another name for portland cement . The only reason they are not calling portland is because in the developed world - they are rarely sold in 50kg bags like Ghana or Kenya - but most as pre-mix - the cement companies sell either concrete or mortar - they do the mixing at factory.Back to GHANA cement consumption. As of 2016 - US estimates you were doing 4M metric tonnes. In 2019 my own calculation came to around 5.1M tonnes. Kenya has solid data lasting from 1963 to the highest precision. soon we will have 2017, 2018 and 2019 data.... Otherwise cement consumption would show up in Accra or Kumasi or TEMA...there is nothing there. Just30: |
Okay, you're making progress. Now try these magic words. I am sorry I didn't know that the cement I normally buy is hydraulic. Neither did I know its called Portland. I only know it as cement. Let get back to Kenya whipping Ghana on cement consumption and production. So far we ended in 2016 is estimated to have produced 4m metric tonnes against Kenya verified 6.7M tonnes. Ethiopia rose to reach 8.3M - a testament to their development on steroids. Just30: |
Little knowledge is dangerous than zero knowledge. At least a fool has the humility to learn. You're so obtuse. Technical terms can be confusing if you went for a single track of education and missed the afternoon like your gov is famously mis=educating you. Before the invention of hydraulic cement - like the portland cement in your hardware shop - non-hydraulic cement was used - lime is one common example See this video for non-hydraulic cement- or go check any old building. https://www.youtube.com/watch?v=vXsczbxt7Ps Just30: |
It easy. Just admit you didn't know. And we move on to interesting debates. I know when you come from little Nigeria and all your life you're looked down upon by bigger countries; admitting a mistake is very hard. Hydraulic cement=portland cement= common cement you buy from the hardware. Just30: |
Go catch some grass-cutter coz clearly you cannot handle data. Just30: |
Yes the world is producing a lot of cement to fix leakages; you're insane. Hydraulic cement is scientific name for Portland Cement that you buy from your hardware in 50Kg bags. Just30: |
Please grasscutter. That is clearly a new low. Actually on saturday I was buying that cement - Dr Fix it - because I had a leak in one of the house. It's water proof mix that you add to cement. THAT IS NOT HYDRAULIC. And if it was World is producing a lot of this cement that is so special - a lot of LEAKAGES I TELL YOU ![]() The cement you know is Portland cement - as per 18th-century British patent - and is the type of hydraulic cement. Non-hydraulic cement is lime - if you check old buildings in your slave castles - they will have use non-hydraulic cement. Just30: |
How much non-hydraulic cement do Ghana produce It's funny when an idiot who doesn't know what he is talking about attempt to lecture me.Hydraulic cement= portland cement and is 100% what you produce. Just30: |
The data is from the very credible USG - not Grasscutter FM. So why are you angry now? I can tell you they have Kenya figures very right. Ghana they have to estimate...but USG are thorough so don't think these are wild guestimates. Just30: |
Credible data from USG is killing you. I am going to get credible data for 2017, 2018 and 2019. And you'll be so dead. I think now you're now even 5m metric tonnes. Just30: |
I think grasscutter meat is probably responsible. I cannot come up with any good reason why they would be this obstinate despite strong evidence. The picture test killed them..long before we started on video.s Shma: |
Beyond your paygrade. Portland cement-like is common in Africa another name is hydraulic cement. Non-hydraulic cement is lime - and it's usage is very limited. It was used in centuries that passed - in very old buildings. So hydraulic cement is the cement you know. Austine1213: |
Now grasscutter eater - we only need CREDIBLE data from Ghana for 2017, 2018 and 2019. Kenya as always has such data tracked. So far you are seeing a lot of cement dust from Kenya |
Here is what US Gov has for 2013 to 2016 - Ghana has risen from 3M to about 4m. https://www.usgs.gov/centers/nmic/cement-statistics-and-information Country or locality 2012 2013 2014 2015 2016 Ghana 4,600 4,500 e 4,500 e 3,830 e 4,000 e Kenya 4,694 5,059 5,883 6,353 6,707 Nigeria 16,000 20,000 20,000 21,000 22,000 Tanzania 2,581 2,346 2,809 3,135 3,200 South Africa, sales 11,560 12,168 12,068 13,000 e 13,000 Senegal 4,689 5,191 4,899 4,615 4,600 e Egypt 55,200 50,000 e 52,080 53,940 55,000 e |
I rather trust this one. The data we need is from 2013 to 2019. Just30:

It quote Ciit Business - which an FM station I bet in Ghana. Just30: |
