Just read reports from real estate firms - who have studied office, retail, hotel and warehousing space - demand and supply - Lagos has overcapacity - because the generator powered economy is not producing enough formal jobs to create demand for office or retail or hotel spaces. FDI that flows into extractive industries have zero impact. It's only recently that Lagos has started to attracted Fintech. Nairobi attract the same. It need to attract a lot more than fintech within the service industries to generate demand for office spaces. What helps Nairobi of course it's social capital of the world - NGOs and UNs - pump a lot of money - to Africa - mostly through Nairobi. Skyscrappers and apartments first are best use of urban land to avoid urban sprawl and traffic jams like Lagos. Secondly skycrappers are mostly offices - and built by private developers. They built it because there is huge demand for office space - and the land is pretty expensive - and they want to build so many units. Apart from communist regime - like Tanzania - or Abuja planned cities - cities like Nairobi develops organically. Someone comes, study office or hotel or residential demand, and built them. Nobody ask them - it's real estate market and their money. That is effective demand. You will find Laogs has oversupply because there are that NOT many formal jobs being generated to occupy such buildings. And of course running a generator the whole day for lifts to work isnt funny. You're obtuse as always. 10 yrs ago I believe in top 100 banks in Africa by asset - kenya had one or zero bank in there - Poor Ghana is right there. Nigeria had all the 18 banks after their forced mergers in Obasanjo regime. Now as we speak - Kenya has more than 10 banks in Africa top 100. And Equity has climbed to no 22 - it's only behind 4 Nigeria banks. It should overtake 2 banks in 2yrs And in less than 5yrs it would have overtaken Zenith and First Bank. 10yrs ago - Equity bank total assets were 2B dollars - now it's grown to 12B dollars!! - 6 times in 10yrs. It's a zoo - when bad news like that dont even make to mainstream media in nigeria - leave international media. They have hit low levels such kidnapping is now common place occurrence...just like electricity of 2hours per day. Meles Zenawi really turned around Ethiopia from a basket case that was last in every index like Nigeria into one of the promising countries before the current leaders took it back. Meles was arguably the most intelligent leader to ever lead a country in Africa. Turning a basket case like Nigeria - but without any minerals - into that - is pretty amazing. We are and we have. We have 10yrs old constitution that address most of the challenges. We have laws that address such issues. By law we required all appointments to reflect the face of kenya. By law we required women to make 1/3 of all appointment. By law we divided money to counties based on population, poverty index and other such parameters. When we got oil in Turkana - we gave Turkana 30 percent of it - made turkana minister of oil Because we want avoid Nigeria - where South East - were the oil comes from - are busy sabotaging the pipelines because they get nothing. You nigerians are messed up. How the hell does an index on tech startups become a measure of quality of life in Lagos. So having 10 or 20 tech companies more than Nairobi is something to shout about. Majority of these start ups in Nigeria are diasporain Nigeria kids. A mini zoo has 20 percent inflation, 20 percent base interest, 20 percent currency depreciation but at least you still get reasonable amount of electricity, some water, zero sewage and security. Kenya is obviously not a zoo...at least most parts of it where most people live...we have problems where some parts are complete zoos...we are near south africa in unequal development..and that is our challenge. There are areas where poverty is almost 80-90 percent - those are mostly the northern parts of kenya that are remote, arid and wild.
