Russia is fighting a Proxy War with the entire West! Not even talking about the unprecedented sanctions that they overcame. what is funny is, their economy is doing way better than before the war. There is absolutely nothing to be proud of Ukraine for, they only allowed themselves to be used to get to Russia. Ukraine decided to put itself in the Power Struggle between USA and Russia. History will be unkind to Zelensky and his government.

And history will be very kind to Putin and Russia for going into a sovereign country and attack them because they are stronger than them?? The next country will be any country not aligned with NATO, then what. Putin wants the old soviet Union back to its old glory but those countries have since moved on with the exception of a few.

The sanctions will eventually kick in and will hurt Russia. The Chinese are supporting Russia because they too want to attack Taiwan, a lost province, hence the military bases built up in the China seas. Iran is supporting as well since US is their enemy because of their support for Israel.

I am disappointed in the remarks attributed to Maryanne Moghalu especially coming from a politician's wife. We believe in Moghalu when he came to Washington DC soliciting our support to run a detribalize campaign to win the hearts and minds of Nigerians. I am not sure a whole ministry and others parties concerned including the minister of works Umahi who is also a kinsman would specifically target Igbo companies or demarcate them for demolition even though eminent domain can be claimed by the federal government.

To identify a specific state and advise people not to invest or divest their holdings in a any region is ill conceived. Moghalu's presidential political ambition is not going anywhere anyway, but don't let your husband be thought of as tribalist.

Your last sentence is not true. America's prosperity is tied to its diversity but not due to mostly Jews doing. Because American Jews occupy a lot of positions in congress from the Majority leader in Chuck Schumer on downwards plus to a great extent, American Evangelists support Israel 100%. Another factor is the Israeli lobbying group in America's political debate sponsored by APAC is strong. If any politician utter any negative comments against Israel, the politician is gone, remember Andrew Young, the then US Ambassador the UN, Rev Jackson with "Aime" town comment in referring the New York Jews. Plus the Jews are very prominent in local politics and election. The Holocaust is still fresh in America's memory of what they suffered under Hitler even though the Jews are now so strong that they now treat Palestinian as a second class citizen, remember Jews believe and the Bible states that they are the chosen children of God.

The Regulatory body should be working with DSTV on how and when to adjust their fees. Should they be operating at a loss? No , but they should not be gouging their subscribers either. The regulatory agency should know their cost of doing business and work the company to allow the company raise rates by applying for a justifiable rate increase request. In Nigeria, we operate a quasi democratic and socialist country. We still want everything free (free education, healthcare, housing, subsidized pms,) but Nigeria's government is never good at these things because of the Nigerian factor. Everybody only looking out for their own pocket and not for the greater good. Once DSTV gives these guys bribe, the issue will go away

I am definitely going to own one in the US before year 2035, but it won't be through mortgage, I will buy outrightly.


Real estate is safer in the USA because of what is called Title Insurance usually issued by Lawyer's Title, Stewart Title (attorneys) Insurance companies. They'll do what its called Abstract Title by going to the court house to research the chain of title to the property you are buying and if there are any liens (other mortgages, judgements etc) on the property which must be satisfied before closing. The title insurance will make sure that you'll be getting a free and clear property before the bank you are financing with will then slap their lien and record such with real estate land records in your county.

To your other point about buying a property outright in the US you better make sure that they can confirm your source of funds for such cash such as business sources, in heritance and so on. Read Patriot acts and Money laundry

Eminent domain (United States, Philippines), land acquisition (India, Malaysia,
Singapore), compulsory purchase (Ireland, United Kingdom), resumption (Hong Kong, Uganda), resumption/compulsory acquisition (Australia, Barbados, New Zealand, Ireland), or expropriation (Canada, South Africa) is the power to take private property for public use. It does not include the power to take and transfer ownership of private property from one property owner to another private property owner without a valid public purpose.
This power can be legislatively delegated by the state to municipalities, government subdivisions, or even to private persons or corporations, when they are authorized to exercise the functions of public character.


The most common uses of property taken by eminent domain have been for roads, government buildings and public utilities. Many railroads were given the right of eminent domain to obtain land or easements in order to build and connect rail networks. In the mid-20th century, a new application of eminent domain was pioneered, in which the government could take the property and transfer it to a private third party for redevelopment. Some jurisdictions require that the taker make an offer to purchase the subject property, before resorting to the use of eminent domain. However, once the property is taken and the judgment is final, the condemnor owns it in fee simple, and may put it to uses other than those specified in the eminent domain action.

Takings may be of the subject property in its entirety (total take) or in part (part take), either quantitatively or qualitatively (either partially in fee simple or, commonly, an easement, or any other interest less than the full fee simple title).

Please stop misleading folks here especially on your capitalized wordings. Mortgage rates do not go up and down UNLESS you have what they call ARM (Adjustable Rate Mortgages) which are tied to FHLB (3-5-10year Federal Home Loan Bank rates) or Prime rates. Once you have a fixed 15 or 30 year mortgages, your rates stay put what changes are your home owner insurance policy and county or local taxes which is based on the evaluation of your house or what is referred to as tax basis evaluation. Many people dispute the value in courts to lower the value of their house, therefore, avoid higher taxes but will want a higher value when selling.

The only thing I would say is that our culture and system of buying anything we need; from cars to houses through one-off payment put Nigerians under pressure to make plenty money because there is no room to acquire anything in Nigeria through installment payment spread over a period of time.


This I can agree may have contributed to our high level of corruption, especially among civil servants, politicians and officials.


But as for who is richer? It is the person that buys and pay outrightly of course.


That mortgage system favors the poor and the average people abroad, but our people are making it seem like it is a measure of success, no Sirs and Mas, it is not, oyimbo put that credit system in place to reduce financial pressure on their citizens and to discourage people from indulging in financial crimes to afford the basic things they need in life.

I agree with you on the system of buying everything in cash from homes to cars as a heavy contributor to high level of corruption, however, I disagree a little bit on the civil servants parts. Many years ago, civil servants were and are able to obtain mortgages on their homes using Federal National Mortgage Bank with deductions coming from your salaries monthly. The credit system is what we desperately need in Nigeria, although some Nigerians hates paying back loans. Who can afford to pay for a whole house in one swoop unless corrupt, yahoo etc?

Totally false. The deed of Trust is in your name but the Mortgagee is the Banker. You can make modifications without asking the lender's permission unless you're borrowing more money to do the modifications.

You are over simplifying owning rental properties. I too have several rental properties and its not as simple as you stated. Perhaps, you have been very good and lucky to flip properties but several people that I know lost their shirts in flipping properties especially when the housing bubble happened. One can never predict when. Also nowadays interest rates are at all time high.

As a veteran real estate investor, and for people that wants to dabble in real estate investment especially in the United States-
Hold the properties as an LLC , You'll get a lot of protection from slip and fall lawsuits on your properties. The interest rates are higher to an LLC but you'll avoid having your personal credit maxed out as FannieMae and FreddieMac gives you five or so properties to be in your name to qualify you for best rates by treating those holdings in personal mortgages which will show up on your credit report and thus, affect your debt to income ratio. Prepare for savvy tenants who understands the law and you can be be tied up in courts. You cannot just throw them out without a court order.

You should have a team on board or a contractor on speed dial, the tenants will complain about everything that needs fixing (plumbing, electrical, pest control etc) and they will never or I should say they seldom treat your house as you would treat your own personal residence.

It is still good to be a landlord, but its a lot of work plus you too have to put money down to keep buying the rental properties.

I am 100% in agreement with your suggestion regarding the state police structure with IGP overseeing their operations and/or reporting to him or her. I have passed an FRSC road check and about half a mile, there is VIO checkpoint.

What is wrong here is that as long as they are serving the public, they are bound and obligated to not discriminate. Its different if its your private residence and you invite certain friends over. Its not the property (govt or private owned) that is in question, its that you are providing a service to the public, therefore, cannot operate it like apartheid or discriminate based on your colour, tribe etc.

I am 100% in favour of state police, i also know some states cannot afford the costs or the manpower to do so. I am sure today's politicians will abuse that authority. My suggestion is to make all and if not all majority of federal police officers in each state to come from that state with the IGP as the overseer. The reason being they will know the terrain, language, tribal or religion of the area that they are familiar with.

Please check who the contractors are to see if they are not his company or cronies with over inflated prices. Historically, we have benn brainwashed with substandard governors that one flyover over Odo Ona is worth praising the governor over. This is just one project in Ibadan, what about other towns in Oyo State? Chief Awolowo RIP must be tossing in his grave with the leadership Yorubas have now. Yorubas never compared themselves to any other states as she was the leader or first in everything back then.

There should not be an arbitrary number for bank's capital base. It should be ratio driven based on so many factors. For a good bank with prudent lending practices whose charge offs or bad loans are minimum, should not have to keep so much in its capital base. Whereas, banks who are aggressive and reckless may need more capital cushion before the Feds comes in to rescue. Capital base is shareholder equity in the company and is supposed to be a cumulated reserve in case there is a run on deposit due to the bank's insolvency.

Even GSM was disgraced when rain started and we all see it was substandard project with almost 6 billion for renovation of the only football side not even all the stadium project.. The Rest project abandoned up till today.. eg the training pitch, New tennis court, swimming pool side etc.. How much GSM has borrowed as a governor?? were is LGA fund since he became governor

I was at that stadium that opening day and it was a disgrace, the quality of the pitch with some Obas in attendance. He spent so much money on a 10,000 capacity stadium and painted some volleyball and basketball pavilions. The lights on my street is petrol powered and when there is no diesel, the lights stay off, such a waste of money instead of making it solar powered, tore down the solar that were done by Ajimobi. Perfect example is Secretariat Road, there were double street lights. I like to check something, who is handling all of these road rehabilitation GSM and his cronies. A very corrupt governor. Nothing to show with 6 years governance. What happened to the Bus depot on the Iwo road Adogba area

This Seyi has Oyo state people hoodwinked. Substandard rehabilitation from so called Engineer of a road is now an achievement. He is using his own company to siphon money meant for Oyo state to rehab a road and we are all cheering. What a disgrace, oh, I forgot, he pays government salaries. Useless governor.

Applying for a Nigerian passport online from someone's home has been in existence for years. The only issue is that one has to go in person to a third party company located here on Parklawn road in Rockville Maryland for screening and they too charge. I think you still have to go the Embassy for biometric. I feel sorry for the Nigerians in diaspora where the Embassy or the third party is no where near their state of residence in the US.

Useless audio governor. When he should be developing his state by providing infrastructure and seeking opportunities for companies to locate their industries to his state. Donating vehicles to the handicaps is all well and good but do we need all of these fanfare and grandstanding? Why not copy what Sanwo Olu is doing or follow best practices, campaigning is over, may Ajimobi rest in peace. I still don't know how he gets to his golf club in Adamasingba without passing through Sabo and that awful road.
