Most loan were paid back in a month.

I understand the limitations posed on you but the truth is the dining no work. Talk to madam with a view to adopting the UK solution for such spaces. The kitchen comes FIRST and then use the rest of the space for the living room and the dining. (see my mock-up attached). This is a very very popular adoption here in the UK and even in the USA. It works.
I love the fact you proffered a solution - thanks boss
we actually agreed to eliminate the ante-room yesterday - this made the challenge disappear.... what we have is similar to this, except the kitchen remained where it was...

thanks.. appreciate

MY ONLY PROBLEM WITH THIS NEW DESIGN IS..... HOW WILL THE DINNING GET FRESH AIR..... VENTILATION OF THE DINNING SHOULD BE LOOKED THAT....

I SCORE THE DESIGN 60%
Lol at your 60% score.....

Comon, considering its not a new design, its one where the perimeter walls has been defined... And having only issue with the dining..

Upgrade that to 90% - and we can do business... grin grin grin

Or wld you help solve the dining problem? Thanks for the feedback..

BrickDevo:
looks better.
i noticed that windows and door symbols were not fully inscribed, nevertheless these are my concerns

As micgray100 have rightly pointed out, the dining needs to be ventilated and lightened up naturally

The ante room, looks as if there is no window at all, not even one, it should have at least one window.

Then the Master bedroom does not have a walk in closet whereas a common room does have one. not a problem though, boils down to choice.

A dining in a lobby, the problem with this type of layout, is that one cannot decide to casually stay in the dining to relax, do some task on a laptop, or press phone, you won't be comfortable doing that there.

**let it not look like i am trying to make things difficult for you, always remember that no plan is 100% perfect and you can decide to build what you want, just amend those you can, and forge ahead**
Exactly what my complain was also..... The dining grin grin grin

As for the windows... The Ante room has a window, i just didn't represent windows yet incase i have to adjust one or 2 things.... (except in the kit and living where i put windows) - infact the Ante wld have 2 windows on both side..

As for the dining ventilation - I told her my hands are tight because of the many conditions attached to the Re-design...

Thanks for the comment...

Good day boss..
Pls I have question...
What are the necessary things to br put in place before starting plastering...
Electrical and mech piping has been done...
Is there any other thing? Thanks
Good Morning.
Thanks for following.

YES... apart from M&E conduit pipes, you have to sort the following
* Wooden Door Subframes
* Window subframes (if you're using sliding) - casement can always be done later
* I expect that you have completed your ceiling hangers already when you did the roofing.

I need advice please.
you don't have a job sir - stop wasting your time....... get to the village if you have to and start a small biz or task assisting people for income.
The fact is there are jobs in the village you can do; you're just thinking those jobs are below your education level etc.

I'll advice you leave both the apartment and the job.

Sorry. I've been in a meeting all day.

I also see a lot of persons have already condemned the design, rightly so... Let me offer you a Bonanza...

Send me the survey OR size of land and this design (preferably in CAD) or PDF at worst.

I'll help you make it better for free....

Note: I run a tight schedule, so I can only start work on it next week by God's grace.

Offcourse, we all didn't become better designers in a day, the architect has a lot to learn.

I'm not defending quackery but clients are the ones encouraging it just like the ikoyi collapsed building. You want a cheap contractor because he said a foundation of 3m can be achieved with 1m and now you wonder why the blinding is 3inches, hahaha you are lucky to get a blinding. Just stay 3days without visiting your site i bet you that building will be at roof level.
Contractors are the reason for building collapse. The drawings are correct but the execution is the problem.

Greetings to all the engineers and contributors in the house. I've learnt alot in the last couple of days reading different threads in property section cause as I'll be staying the foundation of my 1 bedroom flat bungalow this week.

I need clarification and info on this.
1. What types/size of granite do I use for foundation concrete
2. The supervisor said 70-80mm thickness is enough for the foundation concrete since I'm not decking or build a storey building as against at least 100mm.
3. For the mix, he said: 1:4:6. (Is this mix good enough?)
4. What's the avarage charge for block setting. And which is better between paying perday or based on the number of blocks used.

Please I'll need your input on this.
Hi... Me that said I wont be here till next year (lol) tagging me haff bring me....

MY ADVISE: CHANGE YOUR SUPERVISOR (you might not take it, the choice is yours thou)
no1: BUY 3/4 down or Half inch (because you'll be using what's left for lintels, columns etc - note 3/4 is not same as 3/4 down
no2. 70-80mm for foundation is too small biko, as in too too small
no3. 1:4:6 - grin grin grin grin grin grin grin grin grin grin grin grin is as good as not doing foundation -
no4. The better your bricklayer, the more they charge eg My main bricklayer no dey do block counting and no dey collect N50, N55 etc per block, but you can get some good ones who would collect N50,55 OR N60 per block. DONT PAY PER DAY, I REPEAT don't pay per day, you will spend more.

GOODLUCK....

lordprogress:
I need help guys, somebody just withdrew 45000 thousand from account with Pos with out my consent on the 29th of November.
I have gone to the bank they only gave me statement and blocked the card.

I want to know if there is any way I can get the name or the account number of the culprit if I could recognise, cause my last transaction was that evening with my card around 5 pm while the 45k was removed around 11 pm that night
Note: my card was with me not that I misplaced it.
This is what happened... The POS used is not the physical one but web pos (as shown on the receipt also).

To do this, what anyone needs are:
* Your ATM card number
* Your C- V - V at the back of the card
* Your PIN.

This can easily be gotten if you're one of those who send people to help you redraw money from ATM or POS. All they need is a picture of your card, front and back since you already gave them your pin.

Kuda bank and access can track it for you, but because the redrawal was done with your authority they do not have the right to unless by court order. (you gave the authority when you compromised your card and pin details out)

Solution.

Stop sending people to help you redraw money OR stop letting people close to you know your pin, as for the card number and C - V - V, that one easy, they only need a picture of the card.

Sorry about your loss....

I'll advise you try cooperative loans instead or if you're a salary earner, Gtbank is a great place to use as your salary bank.... They have a almost no interest rate loan plan for small money like 150k.

Personally, I don't like loans but I've tried cooperative and it works... Interest rate is fixed percentage not all this bank interest that changes by the week.

For now, I'll advice you pay up and bother about the app's attitude later.

Goodluck...

The fault is yours....

1. Never invest in a business you have absolutely no knowledge about

2. You should not have sent money to him straight, you could have used 3rd party tools that allow you reclaim your money eg PayPal etc or a crypto service provider

Sorry about the lose, take it as part of the risk involved in doing business and let nature be the judge..

No7: Windows, Doors and Burglary

This is a straight forward estimation - because you're basically buying and installing. Quantity are for both ground and upper floor.

0.6x0.6 casement window = 8 x N25000 = N200,000
1.2x1.2 casement window = 6 x N36000 = N216,000
1.5x1.2 casement window = 14 x N45000 = N630,000
1.2x2.1 iron door = 2 x N80000 = N160,000
0.9x2.1 iron door = 2 x N65000 = N130,000
0.9x2.1 wooden panel door = 8 x N85000 = N680,000
0.75x2.1 wooden flush door = 8 x N70000 = N560,000
All windows are with net, burglary and have labour inclusive but add for transportation for all items.

COST IMPLICATION for item 7:

>> Materials - N2,576,000
>> Labour - This covers related bricklayer's work - N100,000
>> Miscellaneous Cost - This covers cement etc - N50,000

Summary: (Material + Labour Cost + Misc) = N2,726,000:00k

No5: Blocks on Upper Floor

This uses the same principle as the block setting on ground floor; in-fact because the design I shared for this purpose has same space on ground and first floor, if we calculate - we would get same figures as what we have on item NO3 above.

However, do factor in that works on upper floors are a bit more expensive, because you might have to pay separately to move blocks up or the bricklayer would include that extra in what he's charging and might not accept same amount he accepted for similar work on ground floor.

No6: Roof Carcass and Roofing Sheet (Aluminum Long Span)

I prefer to open a new thread for this calculation, because just like beam and slab, it's more than we can treat as a sub-topic. Watch Out.
