Please like how much can one spend to complete a 4 Bedroom in developing area in Ibadan.

Its always good to have a design before talking about cost... your choice of design can affect a lot of things...

I ALWAYS ADVICE PEOPLE TO IGNORE THE COST AND START....dont scare yourself off with the sound of millions.

FOR THOSE ASKING FOR DESIGN..

A DESIGN I DID FOR MY COUSIN ON A SITE LESS THAN 60ft x 60ft (18m x 18m) ie less than half plot.

This goes to show how much you can maximize your land.... depending on the shape and size, there is a design that suits it. All rooms are above standard of 3m x 3m.

Good Question:

Presenting because of the Nigerian system town planning authorities cannot access some remote sites, those are the sites you'll get at cheap prices say 200k-500k.

even if you so much want to do your approval, you cant because of same reason above.

Low income earner should use this as an opportunity to build, what happens is many years from now - the approval people would come around and only ask every house to pay a certain fee.

This was done in Mowe/Ibafo, Igbolomu in Ikorodu etc

But if you prefer a land in town, its my belief that you have enough fund, and this trend is not designed for you... I'll create one in the future for that. thanks

I swear, this is probably the dumbest topic i have seen yet on Nairaland. The OP should change his ID to "captain obvious". Even the first point is ridiculous. "Ensure you have a land". As if you would build a house in space. Smh.

what that first line means is that the costing of buying a land is not included.... if we're talking about achieving the first phase with an amout lower than 1m, then u cant consider land - summary; if u dont have a land, this trend is not for you...

My advise is to reduce the number of rooms to 3 and use corrugated iron roofs. That way 4milliin can complete the building to a considerable taste.

I've been doing this 50k job since january.. At first after my Nysc I told my self I wasn't going to work for nobody..

So I started Catfish farming in a small way...

But along the line I got a contact job 2 months after I completed my Nysc.. The company is talking of making me a permanent staff by january 2017 but I am not loving the job.. All I want to do is go back to Catfish farming because That's where my heart and Love is.

Another mind Is giving me serious caution.. "If you quit, you aint coming back you know?

So the Big question pops up. Can you quit your job, to start your own Business?

I need Honest Views please...

Give the cat fish business a go, its easier now than later - i suppose you're not married yet and has less responsibilities - so why not.

don't trap yourself in the paid job we all in.....

The fact is =, if you want something you can point at - then 3-4 million would not be enough.

summmary:

1. Foundation works to german floor = 1milliom
2. Roofing Works = 1million
3. Windows and doors = 500k
4. blockworks = 500k

thats 3million and you've not done so many things.

now let's add the next 1 million and see what we can do?

5. Plastering = 300k
6. Tiling works = 500k
7. Electrical and plumbing works = 750k

Sorry - We're short of fund.... so the answer is 3-4 million can build you a 5 bedroom, but minus all the luxuries eg Tiles, Fashionable Roofing sheets, Quality Plumbing materials eg W.C and you would need to do surface wiring.

The choice is yours
