Bravoe:
Wow! Nice Job you've done here.

Planning something similar on a half plot of land. Any suggestions with my plan?
1. If my judgement is right - then your Kitchen and Bedroom (CIRCLED IN RED) should be about 2.1m width - a double bed is about 1.8m once you put that in, you can't even walk in the room.

2. Also a kitchen of that size shouldn't have 2 windows - cross ventilation is not perfect for the kitchen, it blows over the cooker and that's bad.

3. Since you said its half plot and seeing the design, I know its 9m by 36m max - how would the car-port function? can one turn a car 90o in that limited space? No

I'll like to stop here...... #wink

Good Luck

thanks for this thread. for someone that does not have enough funds to start a building project and take it to completion all at once, at what stages do you think is OK to take a pause, gather some more funds and continue so as to prevent degradation and pilferage? thanks
Nice questions asked.

My advice is always have enough money to get your site to the German floor level before starting or at least to the filling level (because German floor is a lot of cash)

Your 1st stage should include:
a. Foundation
b. Blocks to foundation
c. Dig your septic tank and soak away ( https://www.nairaland.com/3502464/how-build-comfortable-house-earning ) I explained why on that link under No6.
d. fill the site and get it well compacted.

YOU CAN NOW TAKE THAT REST.......... if there is no money for German Floor just yet, make sure you visit the site often and ensure that no plant, tree, shrub whatever is growing on your site.... it could weaken your foundation if you allow them.

Thanks.. Good Luck

eddyline: THE ABOVE DOES NOT STOP YOU FROM BUYING SAND, GRANITE, CEMENT, BLOCKS AND STORING ON AND OFF SITE....... Once you have enough material and labour cost, kick off; that's what I mean.

My mother had a dream dis morning which goes thus:

She found herself in a gathering in NPA (where she retired) and then suddenly a vehicle brought in dead bodies into the premises who were victims of accidents, the bodies were so many that they were piled up. She and others were looking through a window and were feeling bad abt it. Suddenly, one of the dead persons (male) turned and got up and she was shocked so she quickly called someone to see and suddenly all d other dead people started getting up one after another until there was no dead left and the place was full of joy.

Can anyone explain this pls...
GOOD NEWS IS COMING FROM SOMETHING SHE HAS BELIEVED CAN'T BRING GOOD NEWS... just believe..

Everything in this world has standard sir.

Standards:
Car park is 2.5m x 5m
Bedroom size 3m x 3m
Doors (room .9m, living room 1.2m toilet .8m)
Windows (room 1.2x1.2m and MUST be more than one window facing diff direction, toilet .6mx.6m):
Almost everything in building has standard. Eg. Ur fence to the building from back - 3m, sides -3m, front - 6m anything less than that is substandard and will be questioned.

For ur last paragraph ur correct as the size of the septic tank depends on the space provided.

Architect is speaking.
Tnx.
I would have loved to discuss this off public space since you said you're an Architect.

You said the standard parking is 2.5m by 5m pls can you park a TRAILER on that space Or a Limo?

You also said the standard room is 3m by 3m, wld you consider that a standard when dealing with Dangote or designing for a wealthy man?

Imagine using a win of 1.2 by 1.2 in a bedroom of 12m by 9m... Hilarious.

I understand you reply is perhaps in line with your level of experience... Also please note that I'm an Architect with years of site experience... Sir.

Finally.... The living room door is not a standard 1.2, it depends on who you're designing for... If I'm designing for the fattest man or woman, putting a 1.2m door is a failed design.

That's why in Architects Data, you wld never see a dimension called standard but a range eg Door 0.6m - 2.7m by 1.8m - 3.6m etc.

Don't consider this an attack, consider it as a note from a colleague...

Thanks...

@ danny34

There is no single standard in construction.. It's like asking for the standard door, standard car park or standard window... Even 600*600 we use for toilets isn't a must use...

My advice, look at what your setbacks can accommodate and do that... Someone already shared an excel sheet showing minimum required by planning authorities... So lucky u. Lol

Good Luck..

The architect wanting you to excavate to that extent is very right. Did you say by book only, you will know his worth when things go wrong which I pray wouldn't happen. Architects are the chief builders and lords of any construction, those who know their importance dnt toy with them but if u blive an artisan over a professional then you are on a very long tin. Am an architect n wouldnt mind offering u some professional advice freely. #peace

JohnIfie:
I'm looking to build a 3 bedroom, four flat apartment in Ibadan. I already have the Architectural and Structural Drawing, but there has been no progress yet regarding the physical building. This is the first time I'm building, and I don't really know much beyond the little things. I've also read a lot NL threads, so I guess I got some ideas from there.

The problem I'm facing now is with starting the construction and the supervision of the process. It's not something I'm up for since I have no basic knowledge of it, and I want a properly built house (it's going to be rented out). The architect that drew the plan told me he also did supervision work (with the Structural Engineer's assistance) and took me to some of his previously supervised work, and one he's currently working on.

Although, I know it isn't really an Architect's work to Supervise a construction process, the fact that he's shown me he can handle it, coupled with the fact that I'm finding it hard to find an 'experienced', certified builder who will not overcharge me and also help build to taste was making my mind up (leaning the architect's way). I became even more confused, though when I decided to start with the fence. The architect asked the bricklayer to dig 2 ft deep, and that the blinding be 200 or 150 mm (was jargon to me then so I didn't interfere), the bricklayer however said that's not how it's done, touting his experience and old age. He said his standard metric was 1.5ft - depth, and 100mm blinding, which didn't work so well with A.

After the incidence, I tried asking around to see which of them was wrong, most saying 1.5 is standard (i.e, A is being too theoretical, thus being wasteful). I got more stories about architects being bad supervisors and over using materials trying to go by the book (tbh, I want something solid, but if the consequences of a minor 'not by the book' change is negligible, I need someone who'll consider it).

Afterwards, I tried searching for new builders, but none of them were certified or studied for it, so I felt they were no better than the architect in that case. I also believe since the architect drew the plan, he'd be an even better choice with the options I have now.

If you have any opinion or advice on how to proceed or any question to determine what to say, then shoot.

Disclaimer: I have a really thick skin. I'm happy to admit when and that I don't know something, even if it's just too obvious to you.

Bless Y'all and Merry Xmas in Advance.
Dude, I'm going to be very direct -

1. Decide if u want a quality building or just a building
2. 100mm is not and will never be a foundation, its referred to as blinding, 225mm is even more appropriate
3. That the bricklayer is 100 years old and as built 100 houses doesn't make him right
4. 1.5ft deep foundation? wait till erosion shows you its too shallow; the books says 3ft but the Architect doing 2ft is considerate
5.
Although, I know it isn't really an Architect's work to Supervise a construction process,
- its obvious you've been talking to the wrong people - Architects are the team leaders and in-fact building rules says Architect MUST supervise all projects assisted by others.
6. The mistake you'll make is when you start listening to artisans over professional - especially when you have very little experience.

I'm not following so mention me if you have a query I shd see.
GOOD LUCK

the cost of materials is always the same but the cost of labour in ph is extremely high, the solution would be to hire a builder from let's say anambra or enugu to come with his own crew that would charge you anambra rates to work in ph.

contd:

No4: Super Structure (Block-works)

By super-structure we refer to all civil works above the German floor; this comprise majorly of block setting, lintel and columns.

From the design total numbers of blocks needed is calculated as:

9" Blocks = This particular design has 6" blocks used all round, however if what is preferred is 9", just multiple the factors by the price of 9" blocks as stated above.

6" Blocks (less openings) = 2000 blocks (including 10% waste)

* We'll work with the assumption that a bag of cement should set about 100 blocks.
hence: Cement needed should be approximately 20 bags

Its common practice to have your lintel tied round the external wall, while this is not equivalent to a beam (storey buildings) in bungalow it is not a bad ideal, If you're building a storey or more, I would not advice you do a lintel round the external walls because its total waste and it would never serve same purpose as a beam. Please take note.

For the purpose of this design, we would do a lintel on all external walls and the usual door, arc were required.

Volume of concrete = 1.98m3 = Approx 8 bags of cement. (If there is any place where columns should be used, it is at the terraces (entrances) and this should require an additional one bag).

Sand and Stone? Yes to sand (20 tonnes) but we should have enough granite on site to finish the project.

For the lintel its standard practice to have 4Y12 and 8mm rings at 200c/c; there are modern methods however that can save us some cash (we would not discuss those here, but you can ask to know later)

Reinforcement work: There is nothing special considering the building we're working on; see cost implication for summary thou.

Carpentry works: We need a carpenter to do the form-works to columns and lintel, that means we need woods too. (there are also methods we could use to reduce or almost eliminate this process, but conventionally we need to, we'll calculate for this work thou)

In recent years, house owners negotiate with the carpenter to provide the wood for the form works and they are charged appropriately, this is considered to be cheaper than buying your own wood, however the quality of work is by far better when new planks are used or brought by the house owner.

Whatever method you decide to use, ensure good wood is used, although you'll probably lose that power when you don't buy.

If you're buying, you could also buy half of the amount of planks needed - so you cast the first half, and use the same materials to cast the other half - labour charge might increase slightly if you don't have that bargaining power.

We'll work with a provisional sum of N50k for new woods needed in this section. (minus labour charge)

COST IMPLICATION:
Materials Needed:
* Blocks (6"wink = 2000pcs x N160 = N320,000
* Cement = 30 x N2350 = N70,500
* Reinforcement bars (12mm) = 25 x N1500 = N37,500 + Rings = N45,000 approx (we're spending this much because we decided to have our lintel round the structure; could be less if we choose to have it over openings only - with a slight increase in block-works thou)
* Sand: 20 Tonnes = N55,000
* Wood: N50,000 (provisional)

>> Labour: N120,000 (Bricklayer) personally, I'll pay less; its 6" block remember.
N10,000 (Iron Bender)
N20,000 (Carpenter)

GENERAL SUMMARY: (Using the highest options i.e If cost above says 30k-50k; we'll be using 50k for this section)

TOTAL MATERIAL COST: N540,500
TOTAL LABOUR COST: N150,000

No5: Roofing (Aluminum)

We'll continue from this week next week. Thanks.
