A LOT OF PEOPLE ARE SHOUTING AND PREACHING THE JAPA PHENOMENON

1-Average cost of rent $2500

2-Phone, electricity, gas, water $500

3-Food Cooking and not eating out 1 person $700

4-Healthcare/Dental, medications,(if not yours budget for your children) $500

5-Transportation (whether you own a car or public transport to work, Car inspections, car registration, fuel, sudden repairs,) $1000

6-Childcare (If you have young children) it can cost up to $1500. Sometimes its cheaper for one spouse to stay at home and tend the kids.

Approx. 10k is needed for 1 grown adult. Thats 15k gross salary. That amounts to $180k/year(before tax is removed)....Some USA doctors do not make this much e.g Pediatricians in university hospitals

These are basics, anyone JAPA-ING without a desirable degree in America e.g, Tech certifications, Nursing, Medical. Will need an American degree to make over 50k a year.
50K a year means 30k after taxes, social security, insurance and retirement. To be able to just live alone, you will need 2 jobs. American jobs are designed to be hectic enough for 1 person/ 1 job in 24hours. If you work 2 jobs a day......Its at the expense of your health/social relationships/family time etc...There is a cost !!!
Even the Tech, nurses, medical will have to pass exams, these exams and preparations could cost $20k with no guarantee of passing.

So the hard part is how can you survive with $40-50k/ year with a basic living cost requiring at least $180k/ year. If you go to school hear, the loans are crippling at 7-8% interests for government loans and even up to 20% for private loans.
Even if you work 2 jobs, which means you leave your house (8am-4pm) (4pm-12am)....This will be at the expense of your health, lifespan, social health. Its not really humanely possible.

Even if you come with a spouse, one of you has to work 2 jobs at the very least, if not both of you. If you work through winter months doing double shifts, you can actually go 4 months without seeing the sun, which results in a lot of mental health issues in Africans, because we were not built for that, and the awareness is not emphasized.

Dont get me wrong its hard in Nigeria, but dont forget, you are coming to a place where their ancestors use to come and kidnap people in Africa for free Labour in the USA as slaves. These mentality has only being finessed over time. However it still exists. Do not be fooled by the few successful JAPA stories. I guarantee you for every one successful JAPA, there are a thousand living from Hand to mouth, paying only bills and taxes around the clock.

I have attached snippets of a reddit column of Americans complaining about the cost of living. Mind you these people went to schools here, so they are better treated and paid in the Labour market. You being a JAPA will be systematically paid less than them most times.

so how much will all these cost you in Nigeria in 2024 do the calculations my friend and beside which single room apartment is $2500 and in which city. You just throw in random numbers as you like mtcheew. Your brain is really malfunctioning

Politics / Nigeria’s Situation Better Than Venezuela’s, FG Replies PDP by Omooba77: 10:04pm On Feb 13
The Federal Government on Tuesday slammed the Peoples Democratic Party Governors Forum for comparing Nigeria’s current economic challenges with that of Venezuela.

The Chairman of the PDP Governors’ Forum and Bauchi State Governor, Bala Mohammed, on Monday said Nigeria under the leadership of President Bola Tinubu’s All Progressives Congress-led Federal Government was almost on the path to becoming like Venezuela.

Venezuela is currently facing challenges such as political corruption, persistent scarcities of food and medicine, shutdowns of businesses, high unemployment rates, decreased productivity, violations of human rights, severe economic mismanagement, and heavy reliance on oil, all of which have exacerbated the crisis.

There has been a notable increase in abduction cases and various other crimes in the Federal Capital Territory and other regions of Nigeria recently. Additionally, prices of foodstuffs have been rising, making it challenging for the majority of Nigerians to afford.

AFCON 2023: Super Eagles Lose To Elephants To Clinch Runner-up0:02 / 1:01

Reacting, the Minister of Information and National Orientation, Mohammed Idris, in a statement on Tuesday said though Nigeria is facing different challenges, its situation is nowhere near what is happening in Venezuela.

Idris noted, “As critical stakeholders and leaders at the sub-national level, the PDP governors certainly have the right to state their position on national concerns as is expected.

“However, as leaders in the country who are members of two important constitutional organs of government – the National Economic Council, which is the highest economic management organ of the country, and the National Council of States, we believe the PDP governors did not conduct themselves in a manner befitting their roles as leaders.

“It is far-fetched when PDP governors, who are supposed to be major players in driving economic growth and prosperity for our citizens in their respective states, mischievously and falsely compare our current economic challenges to Venezuela.

“We want to state categorically that though our country is going through some rough patches, which are being addressed by the administration of President Bola Ahmed Tinubu, our situation is nowhere near what is happening in Venezuela.”

Giving reasons why the PDP governors were mischievous in their comparison, the minister explained, “The Nigerian economy is still very strong and is expected to record a three per cent gross Domestic Product growth this year.

:The economy is meeting financial obligations to lenders at home and abroad. The Nigerian government is running effectively, and our government can pay all its bills while maintaining a healthy trade balance with trading partners worldwide.

“Since President Tinubu assumed office, the revenue available to the three tiers of government has more than doubled. All 36 states, including the 774 Local Governments, have been receiving significantly larger allocations on the back of the reforms being pursued by President Tinubu to reposition our national economy.”

Idris added that the PDP owed Nigerians an account of increased allocations.

“Nigerians should ask PDP Governors how far and how well they have utilised the increased revenue to better the lives of Nigerians in their respective states.

“It is on record that most States controlled by PDP owe workers and pensioners months of unpaid salary and pension arrears. The PDP Governors have defaulted in paying gratuities to their retired workers. It is also a fact that many of the PDP Governors have not paid N30,000 minimum wage to their workers since it took effect more than four years ago. All of these anomalies in their states contribute significantly to the economic pressure their citizens face.

“If PDP governors are genuinely interested in the living conditions of Nigerians and are not just stirring up disaffection and ill-will towards the federal government, we urge them to meet their obligations to workers, pensioners, and local contractors and see the multiplier effect,” he said.

He assured all that the APC-led administration is working hard to address the current challenges.

The minister added, “The President is working with his security chiefs to eliminate all security threats wherever they exist within our borders, and we are getting results in the number of terrorists, bandits, and kidnappers that have either been killed or arrested in the past few weeks. The success of the efforts is also reflected in the over 700 abducted Nigerians who have been rescued from captivity.

“The Central Bank is addressing the problem of volatility in the exchange rate, and we are beginning to see stability that will eventually lead to the naira gaining its actual value against the dollar and other convertible currencies.”

He urged the PDP governors “to join their colleagues in the Nigerian Governors Forum, who are collaborating with Tinubu and Vice President Kashim Shettima to revamp the economy for Nigerians’ collective well-being.”

this is the first man to speak the truth.

check purchasing power parity (PPP), Nigeria is not even in the first 20 countries in Africa,

that is why under Human Development Index (HDI), we are classified as very low in Africa (not in the first 20).

let's stop deceiving ourselves with gross domestic product (GDP). GDP doesn't translate to wealth or development.

we need to start producing things internally and reduce all these importation etc

According to seplat, over 80% of our crude oil is stolen before they even get to the export terminal.

80%.
And crude oil is supposed to be our major business, and yet 80% of our market is being stolen.

Who is supposed to prevent our oil from beng stolen at such a grand scale?

The same people telling you that Nigeria is poor.
And they will collect salary at the end of the month.

Crime / Group Accuses Anambra CP Of Running Ponzi Scheme, Diversion Of N20bn by TonyRazor(m): 7:24am On Feb 02
Our correspondent

Group accuses Anambra CP, Aderemi Adeoye, of running Ponzi scheme, diversion of N20bn

The members of a club known as the Alpha Trust Investment Club, ATIC, has called on the Inspector General of Police, IGP Kayode Egbetokun to investigate and take immediate actions on an alleged fraudulent diversion and misappropriation of over N20billion funds by the Commissioner of Police, Anambra State Police Command, CP Aderemi Adeoye.

In the petition dated January 30, 2024, and seen by TheCable, the group accused Adeoye of operating a Ponzi scheme and misappropriating funds meant for investments in Alpha Trust Investment Club (ATIC), a cooperative set up by the commissioner.
The petition was signed by 33 persons residing in the United Kingdom, United States, Canada, Australia, and Nigeria.

According to the petition, the group met the Commissioner in 2017 via Facebook while he was serving in the African Union, AU, on secondment from Nigeria.

“He endeared himself to us and many others by projecting himself as a champion for victims of fraud and an upright man,” the petitioners said.

A year later, according to the group, Adeoye pitched the idea of setting up a cooperative investment club.

“His idea was that members of the cooperative club will pull funds together to invest in various products and platforms and profits will be shared based on the investments made by each member.

“He also suggested that members can get bargain prices by buying landed properties together in a large group.

“His suggestion was welcomed by many of us, especially those in the diaspora. It was seen as an opportunity to invest in Nigeria and, as it is fronted and led by a senior Police Officer, such investments can be done in an atmosphere of trust and confidence.

“Indeed, the trust level on Mr Adeoye was so high and the attraction of his suggestion was so strong that initial payments for investments were made directly to his personal bank account."

The group said Adeoye subsequently set up a bank account in the club’s name as it grew with members’ funds.

“By 2023, there were more than 1,400 members in ATIC,” the petition said, adding that Adeoye stated that the club’s investments were worth over N20 billion at the time.
The group said the Anambra CP controlled the cooperative like a personal business, ignoring routines and using threats to keep members silent.

“To compound matters, investments made by members were shrouded in secrecy and opacity, with no clarity in sums invested, contracts entered with third parties, and decision-making processes that lead to investments.

“Our complaints center on a lack of accountability, lack of proper structure, gross abuse of powers, intimidation, arbitrary punitive actions against members, negligence of duty, and a failure to adhere to regulatory requirements. All of these have cost members dearly.” The group stated.

The group added that Adeoye may have perfected plans to disappear into thin air with investors’ funds upon retirement.

“We recently learned that Mr Adeoye would be retiring from the Police sometime in March this year. We also learned that he has moved his family out of Nigeria,” the petition added.

“The N20billion Cooperative has no physical address, no website, no staff, and no documentation relating to individual purchases through the Club, no record of our collective assets available to members.

“They are all in the custody of Mr Aderemi Adeoye if they exist at all. The only things that members have as proof of their multibillion investments are whatever he says and a Facebook page!

“That Facebook page is at risk of being shut down at any time, and he may become inaccessible after retirement.”

Reacting to the petition, Adeoye told TheCable that the claims were unfounded and that the petitioners need to provide proof.

Speaking on the investments allegedly shrouded in secrecy, the commissioner said the allegations were misdirected, saying the companies where investments were made exist.

“Sujimoto on Banana Island, we bought fifth floor of a high rise building for N1.79 billion, so far we have paid approximately N1 billion and the apartments are to be sold for N4.9 billion. It’s still being constructed,” he said.

“Adron Homes is a popular company in Lagos and popular all over the country. Most of our purchases are with Adron Homes.

“We bought in Abuja Manhattan Estate. We bought a total of 400 plots. In Shimawa Cape Town Estate, behind Redeemed Camp on Lagos-Ibadan expressway, we bought 600 plots at N760,000 per plot. A plot is now selling for N12 million.

“In Ibeju Lekki, we bought from the same Adron. We bought total of eight plots at N10 million per plot in 2018. Today, a plot is N100 million. Of course you can verify everything I’m telling you, that’s why I’m mentioning numbers and locations and price.

“We also bought in Bridge Estate 25 plots, we bought at N2.5 million in 2019. Today a plot is N25 million. We have about 1000 plots in Port Harcourt near the international airport.

“We christened the place ATIC city and we bought from Revolution Plus properties in Lagos at N600,000 per plot. A plot is close to N2m today and so on and so forth. We have assets all over the place.

“The allegations that the club is a Ponzi scheme is unfounded. Ponzi scheme is when you collect money from newcomers to pay old members. We don’t do that.

“When a new set of members join us, the money they invest in buying the club shares, we apply them to pay for lands that we’ve already bought and for which payment is still ongoing.”

Adeoye said the dividends paid to members annually are generated from financial instruments such as the stock market, the forex market, and other financial markets.

“Since 2018, we have paid dividends every year without fail. Last year, we declared N85 million naira dividend, a year before it was N83 million, the year before it was N56 million, the year before it was N26 million and the first year it was N10 million. I generate all the money by trading financial instruments,” he added.

When asked to address the concerns about a lack of administrative support raised by the petitioners, Adeoye said: “It is very funny and strange when members make such a claim because it means members are not conversant with our investment models”.

“We don’t have any employee, we don’t pay salary, we don’t have an office, we don’t have a generator, we don’t have an official car, we run on a zero-expense model, everybody is a volunteer, all of us are investors,” he said.

The police commissioner said the petitioners had previously been expelled from the club on account of “gross misconduct”.

“When members are expelled for misconduct, they will leave our launch. For settlement of their claims, we have an exit launch where anyone who wants to leave or is expelled is added to by invite,” Adeoye added.

“This renegade group refused to accept the invitations so that they can create the impression that they are being scammed.

“Over 70 members who left voluntarily due to economic downturns are in the group and we are processing settlement of their claims.

“These ones can be advised to make themselves available to the exit launch and follow due process.”

Adeoye added that some 1400 “satisfied” members of the investment club are currently writing a counter petition to prove “that those who signed the petition you have are disgruntled elements expelled for criminal activities”.

“These are the facts and we have all the necessary evidence to prove,” he added.

See grammar. Your post is filled with insults and lies which I never said. You are the one who seems frustrated in life, and it's showing. I'm simply stated facts and provided links. I'm educating people coming to Canada how to hustle efficiently. In short, remove whatever ideology you have in Nigeria when you arrive in Canada. To clear up some of your lies:

1. The poster said its impossible for a cleaner to make 6 figures. I said that's not true. Government employee cleaners in Canada can make 6 figures gross. I posted several links. If his wife has experience as a supervisor/ manager in that field and hasn't packaged herself well, in order to make that salary, that is on her. But I stand corrected, he's ignorant.

2. Stop your grammar. They're hiring city bus driver's. Go and apply and make a good salary. The other job was a building service attendant. NOT a building engineer. Basically a fancy way of saying a cleaner. Those jobs you can make 6 figures gross as I posted the link. It doesn't highlight any issues in the job market. It highlights the typical egotistical Nigerian who's more focused on job title, than what makes sense. In Canada, nobody cares what your profession is. Nobody will hail you because you're an X. Go and make the money and stop being insecure about what your job title is.

3. You are misleading people. Maybe because you're frustrated as you have failed in life ? I'm simply telling people who come to Canada to look at blue-collar jobs. They pay well and are attainable. They're definitely easier to get than these white collar jobs and usually pay more with less stress. Again, how I'm I misleading people when I've shown proof ?

4. To people coming from naija. Don't listen to these frustrated losers. FORGET EVERYTHING YOU'VE LEARNED WHEN HUSTLING IN NAIJA. No job is below you in the west. If the job pays well and makes sense, TAKE IT. Everyone is equally here. Whether a garbage man or a bank. EVERY profession is respected here. Don't be like these frustrated clowns who refuse to take a 6 figure bus driving job because of what someone in their village across the ocean will think. Instead of crying on nairaland about the job market, take that bus driving job. I've said my own.

And you think calling somebody's wife 'not smart' because they're not hiring for a six-figure job is not an insult? You need to grow up. Firstly, do you know how difficult it is to get a government job in Canada, especially when most are on one-year contracts? And do you really think government and private companies pay the same wage scale for the same job? Also, what percentage of the workforce is employed by the government on full-time contracts? I think because you've lived in Canada for over 15 years, you've lost touch with reality and the current economic and job situation. And you also think it's easy to get a city bus job? Come on, let people who have recently arrived here tell us. How many of them have been employed? Nobody is rejecting any job, but the current reality is that jobs are currently limited in Canada. Even citizens, residents, and students are struggling to find jobs. I think you need to make a more intelligent argument and be in touch with the current reality. I have said it before and I'll say it again... open a group and ask 20 people to send their resumes, then get a job for them, and only then will we take you seriously. Not all this ranting online, at least you're above 50 years old.

I wish to add something to this discusion as a person currently in canada From the way you write and share information, it appears you're an aggressive, uneducated thug, potentially upset about Nigeria and making false claims about Canada just to justify nigeria is bad and canada is paradise . Firstly, your statement that managers earning less than 100k aren't smart is insulting to many educated Nigerians facing challenges in their pursuit of financial success due to limited job opportunities in canada. Comparing a city bus driver's job to a non-professional job earning above 100k shows a lack of understanding of the requirements for each role. You Mentioning a building engineering job with city council that are very hard to get, with many registered engineers earning less than 100k, highlights the challenges in the job market. It's important to grow beyond childish behavior and consider anger management. I recall justwise, the forum admin, correcting you previously for outbursts without proper research. Stating that cleaners earn 100k may mislead newcomers, especially when many are struggling to secure any job in Canada currently. Showing your message to a newcomer led them to suggest a psychoevaluation due to the perceived mix of anger and false information in your points. And to those considering moving to Canada, please do your research and avoid sentimental, unprofessional sweet-talker advice like this man because some regret relocating to Canada following a physiopath adviser like this man..do not assume all job posted online is real or avaliable..many will not even reply you. Maybe this sweet talker should create a group and start connecting many nigerian looking for job becos is creating a false narration how easy to get a job in canada

Politics / Why Osun Judiciary Worker Refuse To Call Off Strike by multiplatforms(m): 1:37pm On Jan 30
...Accuse Chief Judge Of Breach Of Code Of Conduct, Large Scale Corruption

Aggrieved members of staff of Osun state judiciary have accused the chief Judge of the state, Justice Oyebola Adepele Ojo, of unchecked breach of the code of conduct for public officers.

The workers explained why they have refused to call off the industrial action it's members have embarked upon.

According to them, the Chief Judge allegedly engaged in misappropriation of public funds, illegal virement, disobedience of court order, diversion of funds and general abuse of office.

According to them, following the receipt of numerous petitions and complaint of the judiciary staff workers union against Justice Adepele Ojo, from civil societies organization including the Osun State Chapter of the Judiciary Staff Union of Nigeria (JUSUN), the Osun State House of Assembly investigated the complaints and petitions by setting up a committee which proceeded to invite several persons and called for documents after which a finding was made showing that the allegations have some semblance of truth in them.

The workers said the Committee presented its report to the house after which same was deliberated on by the House and a recommendation was made to Governor Ademola. Adeleke for action.

Theybsaid the Osun State Chapter of JUSUN have been constantly agitating for the welfare of its staff for the release of the entitlement of the staff on one hand and the reinstatement of some of the staff who have been on suspension for more than 54 months despite the fact that the allegation pursuant to which they were suspended had been determined by the court and have been found not culpable, on the other hand.

The workers chronicled the acitivites to include"

"Engagement of Consultant without due process and Requisite Approval
In gross violation of the General Code of Conduct for Public Officers and the Code of Conduct for Procurement, Honourable Justice Oyebola Adepele Ojo, the Chief Judge of the Osun State Judiciary, unilaterally and without following due process awarded the contract for the collection of fees for e-filing of affidavit to a Consultant without any written or signed contract or memorandum of understanding approved by the requisite state revenue bodies including the State Board of Internal Revenue and the Auditor General of Osun State. In fact, it was discovered that the said Consultant who was unilaterally engaged was authorised by Honourable Justice Oyebola Adepele Ojo, the Chief Judge of the Osun State High Court of Justice, to collect fees pursuant to a consultancy arrangement between the Chief Judge and the Consultant only to merely remit a token to the account of the states without any audit whatsoever.

"Collection of Robe Allowance of a Brother Judge
Between the year 2014 and 2015, Honourable Justice Oyebola Adepele Ojo was applied for robe allowance of eleven (11) judges of the Osun State High Court of Justice and when the moneys were approved and paid into the account of the Judiciary.

"The sum of NGN5,000,000.00 which was the robe allowance of a brother judge, Hon. Justice Oloyede, was not paid to him. Honourable Justice Oyebola Adepele Ojo was alleged to have, in flagrant abuse of due process and the known norms, converted the said sum to personal use by leveraging on his authority as the Chief Judge to unlawfully instructed the pay-mistress, Toyin Akinbola, to pay the said sum into his personal account. it was further alleged that when this was discovered and Honourable Justice Oloyede approached the Honourable Justice Oyebola Adepele Ojo about the issue, rather than refund the money which was alleged to have been illegally and unlawfully received into his personal account, Honourable Justice Oyebola Adepele Ojo simply applied for another robe allowance in the name of Honourable Justice Oloyede in the sum of NGN5,000,000.00 which was paid to the latter in 2022. The sum of NGN5,000,000.00 which was paid to Honourable Justice Oyebola Adepele Ojo was never refunded by him up till date.

"Application of the running cost of the judiciary
The sum of NGN1,000,000.00 per month had been allocated and budgeted as part of the Running Costs of the Osun State Judiciary for Books which includes law report and other materials for legal research. Reports however shows that since 2015 during the ongoing tenure of Honourable Justice Oyebola Adepele Ojo as the Chief Judge of Osun State High Court of Justice, no single law report has been bought but the NGN1,000,000.00 is being spent every month without any evidence that books were bought up till the present day. The accumulated budget for books, magazines and other periodicals since 2015 is approximately 96 million naira. Honourable Justice Oyebola Adepele Ojo as the Chief Judge of the Osun State High Court of Justice has not been able to tender any explanation in relation to this and these monies remain completely unaccounted for.

"Usurpation of the Powers of the Osun State Judicial Service Commission
In complete usurpation of the powers of the judicial service commission which is the body responsible for the investigation, discipline and recommendation of appropriate sanction for Judiciary Staff workers from level 7 and above, Honourable Justice Oyebola Adepele Ojo was alleged to unilaterally and without recourse to the Judicial Service Commission suspend five (5) judiciary staff workers the least of ranked of whom was on level 8 while some of them were even level 10. It is instructive to note that up till now, the Judicial Service Commission is not aware that any of the officers were ever investigated or suspended. The Government of Osun State is also not aware up to date that any of the staff is under suspension or any form of punishment as the government continues to pay their salaries.

"Unlawful collection of rent allowance
Every judge is entitled to certain percentage of his salary as rent payable by the state government for judges who are not resident in government provided judicial officers’ quarters. All other judges except the Chief Judge stay in their respective private residence. Only the Chief Judge lives in premises provided by the government. It was however alleged that while staying in government provided residence, Honourable Justice Oyebola Adepele Ojo as the Chief Judge of the Osun State High Court of Justice, still collects rent allowance like other judges who lives in their respective private residence despite residing in government provided official residence in flagrant breach of the Code of Conduct.

"Unlawful and Illegal Variation of the Order of a Brother Judge by administrative instruction
Honourable Justice Oyebola Adepele Ojo was alleged to have varied the judicial Order in a suit which was tried by brother judge through administrative directions to the Registrar of the Court by instructing the said Registrar to pay money which was ordered by a brother judge in Charge No. HIK/8C/16 to be paid into the account of the state government as revenue into the account of the state judiciary for personal disbursement. Honourable Justice Oyebola Adepele Ojo as the Chief Judge of the Osun State Judiciary illegally and unlawfully reviewed and varied the Order of a brother judge in Charge No. HIK/8C/16 when he, in extra judicial manner, allegedly instructed that sum of NGN7,400,000.00 which were proceeds of arm robbery ordered to be paid into the account of the State Government be paid into the account of the judiciary and disbursed the money as part of the budget of the judiciary.

Investment / Top 22 Best Paying Jobs In Real Estate Investment Trusts (reits) by OpzyGist(m): 7:45am On Jan 30
Everyone knows the real estate market is growing, and that includes real estate investment trusts (REITs). This makes people wonder: What are the highest-paying jobs in REIT companies?

So, are you also interested in the real estate market but aren't sure about a specific role, exploring the best-paying jobs in real estate investment trusts could be a great option.

In this article, we list 19 of the best paying jobs in Real Estate Investment Trusts (REITs), shedding light on the roles that promise both financial rewards and career satisfaction.

But first, let’s give you a clear picture of what REITs are.

What Are Real Estate Investment Trusts And How Do They Work?

Real Estate Investment Trusts, or REITs, are like investment companies for real estate. When you invest in a REIT, you're joining a group of people who pool their money to buy and manage different kinds of real estate, like apartments, offices, or shopping malls.

The cool part? You don't have to worry about being a landlord or fixing leaky faucets. The money these properties make, usually from rent, gets shared among all the people in the REIT. Plus, REITs are traded on the stock market, so it's kinda like buying and selling shares of a company.

It's a way for regular folks to invest in real estate without the hassle of buying a whole building themselves. And, just like when you invest in a company and get dividends, with REITs, you often get a slice of the profits in the form of dividends too!

REITs are mostly formed by real estate companies who act as sponsors. The company picks a trustee. The trustee's job is to hold onto the real estate assets for the trust. But, the trustee doesn't control these assets directly.

After getting the power, the trustee chooses a manager. This manager takes care of the assets, handles them, and makes investment choices for the real estate investment trust every now and then.

Furthermore, REITs only put money into things that can make them the most money. Things like resorts, shopping malls, offices, warehouses, hotels, and more are the kinds of places they invest in.

Different Types of Real Estate Investment Trusts

Real Estate Investment Trusts (REITs) come in various types, each with its own focus and investment strategy:

1. Equity REITs:
Equity REIT is a particular kind of real estate investment trust that owns and manages income-generating real estate properties, and they often focus on specific sectors like residential, commercial, or industrial real estate.

2. Mortgage REITs:
Instead of owning properties, Mortgage REITs invest in real estate mortgages or mortgage-backed securities. They make money through interest earned on these investments and can be sensitive to changes in interest rates.

3. Hybrid REITs:
As the name suggests, Hybrid REITs combine elements of both equity and mortgage REITs. They own properties and also invest in mortgages or other real estate-related assets to diversify their revenue streams.

4. Public and Private REITs:
Public Real Estate Investment Trusts (REITs) are traded on stock exchanges, allowing anyone to buy shares. They own and manage income-generating properties, distributing a significant portion of their income as dividends.

Private REITs, on the other hand, are not publicly traded. They typically require larger investments and are often limited to accredited investors. Private REITs may have a more targeted focus on specific property types and offer less liquidity compared to their public counterparts.

Are Real Estate Investment Trusts A Good Career Path?

Yes, according to research, U.S. REITs own nearly $4.5 trillion worth of gross real estate as of 2021, implying a substantial and influential presence in the real estate market. So, starting a career in real estate investment trusts (REITs) is a great move in today's job environment, but it might be a bit tricky initially. To succeed, you need the right knowledge, information, and skills. The industry has some really smart people, both nationally and internationally.

Managing things in a REIT can be tough, but the returns are worth it. However, because the market can be unpredictable, it's a bit challenging for analysts to predict what will happen with assets.

To begin a career in REITs, you might start from the bottom and work your way up. If you're smart and contribute to your company's success, your career can grow fast. The rewards of a REIT career are quite appealing.

If you enjoy taking risks and understand the financial market, this career can be really rewarding for you.

Best Paying Jobs in Real Estate Investment Trusts

Here are 19 of the best-paying jobs in real estate investment trusts.

1. Property Manager: Overseeing the daily operations of individual properties within the REIT portfolio, property managers handle tenant relations, maintenance, and rent collection. While the average salary hovers around $60,000, exceptional performance and experience can unlock higher compensation packages.

2. Market Analyst: Market analysts monitor industry trends, assess property values, and inform investment decisions. They use publicly accessible data and create impactful strategies to maximize the overall productivity and financial growth of the company. This crucial role demands strong analytical skills and sector knowledge, paving the way for salaries ranging from $70,000 to $120,000.

3. Real Estate Agent:
Real estate agents are professionals who assist in property transactions within the REIT portfolio. They play a role in acquiring, selling, and managing real estate assets for the REIT. Agents work under the supervision of real estate brokers to help facilitate the closing of a property. The more business contracts they sign, the more they’ll earn, considering salaries are commission-based.
The pay scale ranges from $45,000 to $112,000 annually.

4. Realtor:
Real estate agents and Realtors are often misunderstood by home buyers. Even though they're alike, they're not exactly the same.

A real estate agent is a licensed professional who can help people buy or sell property. On the other hand, a Realtor is a specific type of real estate agent who is a member of the National Association of Realtors (NAR). While all Realtors are real estate agents, not all real estate agents are Realtors. The term "Realtor" signifies that the agent is a member of a professional association that adheres to a specific code of ethics and standards.
So, essentially, all Realtors are real estate agents, but being a real estate agent doesn't automatically make someone a Realtor.

5. Real Estate Broker:
A Real Estate Broker is like a captain in the world of home buying and selling. They oversee real estate agents and make sure everything runs smoothly. Brokers have extra training and responsibility compared to regular agents. They need to have a license for dealing with real estate properties, and also need to pass the standard qualification test.

As for their salary, it varies, but they often earn more than agents. On average, a Real Estate Broker in the United States might make anywhere from $50,000 to $160,000 or more per year, depending on their experience and success.

6. Investor Relations Officer:
The real estate investment trust investor relation officer has an important job. They manage the communication efforts between an organization's executive members and investors. Their main tasks include looking at money models, keeping investors happy, writing news releases and presentations, and teaching others in the company how to talk to the public.

To do this job well, they need to be good at talking with people and making decisions on their own. A person doing this job might earn a salary between $112,905 and $159,408, depending on how much experience they have and the company they work for.

7. Property Developer:
A Property Developer is like a creative architect in the real estate world. They come up with ideas for new buildings or improve existing ones. They plan and oversee construction projects, making sure everything is built just right.

A real estate developer identifies a proper location, collaborates with various stakeholders, including architects, contractors, and local authorities, and also organizes repairs and leases properties.

Their salary can vary within the range of $70,000 to $130,000 per year, depending on their experience, the size of the projects they handle, and the location where they work.

8. Real Estate Property Appraiser:
The real estate property appraiser is in charge of determining the worth of a property. They figure out how much a house is worth by looking at its features, and location, and comparing it to other similar homes. They play a key role in deciding the fair value of a property.
As for their salary, it varies. On average, a Real Estate Property Appraiser might earn between $50,000 and $75,000 per year. Their pay depends on their experience, the types of properties they appraise, and where they work.

9. Asset Manager:
Asset managers are responsible for the management and optimization of a real estate portfolio. They take care of properties, making sure they make money and stay in good shape. They handle things like rent, budgets, and property improvements.
As for their salary, it can vary. On average, a Real Estate Assets Manager might earn between $150,000 and $250,000 per year.

10. Real Estate Attorney:
A Real Estate Attorney is like a legal expert for property matters. They help people with legal stuff related to buying, selling, or owning homes. They review contracts, handle legal documents, and make sure everything is lawful in real estate deals.

Boss please can I send you a dm

The pay is very low I swear

I'm even afraid, 200 euro can't even pay money back home and can't run some bills back home

How can someone survive

If it's just to run 40 hours from Friday to Sunday and net that 1200-1500 euro a month, I'm ok with it

From Monday to Friday focus on studies

There's no way you can work for 40 hours as a student in Austria. If your employer knows that you're a student, he won't register you with AMS for 40 hours of work per week. Even if you're so good at what you do, and your employer wants to register you for a 40-hour-per-week job "AS A STUDENT" it would be difficult for him to do so because AMS may not allow him. Austria is not like Germany where it may be possible to work for 40 hours per week as a student. These people follow their processes very strictly. Your best bet would be if you're lucky and you get a warehouse job that pays well or a job that pays, and there are opportunities to work overtime (The overtime will not amount to 40 hours. It may be an additional 5 hours or about, added to your 20 hours). You may earn up to 1300-1400 euros as your monthly gross salary. When you deduct tax and health insurance, you may be going home with 900-1000 euros, and your body go tell you. You can work for 40 hours per week only when your school is on holiday after the end of a semester.

Secondly, even if you manage to combine two jobs, let's say a registered job with AMS and a black job, and you are working 40 hours per week, it will affect your studies. You need to excel in your studies to stand a chance for your residence permit to be approved for the following year. If you cannot get up to 16 ECTS in one year of academic studies, MA-35 won't renew your residence permit. During your studies, you would only be issued a 1-year residence permit which is renewable every year.

Unless you can learn how to speak, read and write German, then you can get a good job that will pay you well enough to earn up to 1300-1500 euros as your net salary. An example of such a job is "Doctors without Borders". They're always recruiting students, but you must know how to speak, read and write German.
