The annoying thing is how much are the landlords making. People think because you are a landlord you are swimming in money. The one million naira rent tenants think is one huge money wont even foot the bill of a thorough rennovation. Many landlords dont get anything. That's why they sell the property off after awhile

Dont you think they can move out before the court finalizes everything thereby not paying for past years.

If the property is yours. Try creating a business name then sell the property to the business. Acting through your business name now, give a fresh quit notice.

Learn all the mistakes that has made this case last 3 years in court and correct them with the new notice. Consult a lawyer on this option.

About 25 years ago, there was a taxi driver based at Eko Hotel. There was nothing like Uber, Taxify etc.

The taxi driver was patronised by expatriates, diplomats, business executives on the Island .

The man made a lot of money but was reckless with money and women. His wife formed the habit of stealing her husband money on a daily basis.

She used the money to buy a plot of land at Agric area Ikorodu Lagos, she built a bungalow of 2 flats and 4 shops in the front of the house.

About 3 years ago, the man's taxi business nosedived and finally collapsed because of disruptive technology in form of e-hailing and competition from the likes of Uber and others, the government had earlier destroyed their taxi park at Victoria Island.

Money was not coming as it used to, he could not meet up with his house rent, he could not replace the vehicle he was using for taxi and finally he was given a quite notice to vacate his apartment.

He tried to raise money for another house, all to no avail.

Until the wife who is a house wife cum trader, took him to a house at Ikorodu. He liked the house, he now asked the wife where would he get money for this house.

Until she told her husband that the house belonged to them. He asked where did she get the money to build the house, she told the husband that she had been stealing from the husband all the while and she invested the money on behalf of the family.

The husband postrated and thanked the wife, and asked the wife why didn't she steal more money from him he said he never knew that his money was ever stolen

There is nothing as good as having a frugal wife who is interested in the progress and future of her family.

campanies just dont dole out money is what the cash flow can support ....my cement ware house can only pay 50k permonth to 3 staffs anything beyond that can affect the cash flow, profitability ratio (captial vs returns )

I had this problem with one of the tenants living in one of my dad's properties in Port Harcourt, I'm just I'm charge of the buildings, rent is paid every 6 months, when it was time to pay, he was talking anyhow to me, like who is this small boy asking me for rent, I no talk much, I just organized some area boys, about 10, they threw him out the same day, sometimes all these civil ways of doing things no dey work. If he had explained to me that he was broke, or he needed time, I would have understood.

Not forming for your landlord when it's time to pay rent,. organize boys throw way am for that house.

Landlord tenant wahala: my tenant been chasing me with cops. Been invited for Monday officially since they couldn't get me on the weekend to make me spend weekend in cell. Got wind of their plans. Summary of events, rent over due. Ask to leave, not discussing after expiration, frame me that I lock her inside, police working on illegal detention. Thanks for reading

Is he married or a bachelor, just pack into his apartment with some area boys and part of your mum's load to stay and live there for the time being, he will pack out within a week and if he doesn't the area boys will pack his load out to the corridor in a nonviolent way and set your mum's property Inn and thank God its dry season already

One time, an old woman whose kids lived abroad locked up the apartment, and went ahol.

Rent had expired, over 6months no word from her, Only to come back later and say she is leaving.

Flat was just there for months, not yielding anything.

Some will pack out codedly with the landlord owed half rent and he wouldn't know.

Just last week I was speaking to za property agent, and we were talking of this same issue. Agent be going to court so as to find the right way to send these troublesome tenant out.

Na to use lawyer o to tell you when Is the best time to strike and use forcr, if you do gra gra with police you can cause problems for yourself.

Mheen! Really feel for you OP. That type of tenant are category of people that makes property investment looks like it doesn't worth it. Please, follow legal process abeg. The tenant has a mission and the mission is to keep using the apartment freely. Will advice you to look into handling your building to a property lawyer once and for all. Wish you speedy settlement!

There is a bubble of "investment" instruments offering incredible returns everywhere.

To invest safely, focus on asking the right questions.

"How will I get my principal back?" forces you to think strategically.

"How much will I make?" pushes you towards emotional decisions.

"How will I get my principal back?" + "How does it work?" = due diligence + Logic

"How much will I make?" = emotional reaction. It focuses you on returns rather than investment process.

If you don't understand the process, don't invest.

That's why my answer to "Should I invest in crypto currencies or Forex trading?" is always NO.

Don't do it unless you understand how it works.

Treasury Bill and government bonds remains the most risk-free investment that the PFAs can do. If in the quest of cheaper foreign loans, the cbn decides to shut off PFAs, then ultimately the RoI for Nigerian pensioners will seriously be affected. My take is that the pencom law should be relaxed to enable the PFAs lend to farmers with interest in palm oil, sesame seed and cassava (and definitely not riice as our yield per hecter in rice production are among the lowest in the world) this loan has to be guaranteed by CBN or the borrowers asset.
I also think that the outcry over the over 5trillion already borrowed to fund budget was part of the basis for the CBN decision.
