Chibuking81: Will unbundling happen this year, next or upper? What if like of zenith drop to #12 with UACN @ #6 which is more juices? What is the current fair price value of (1)one unit of UACN, (2). Six unit of UAC property and (3). Half unit of UPDC REIT going by their year in and year out eps quarterly performance ? All this unnecessary comparisons is draining! Las Las you go still buy...codedly. The unbundling is for July, but won't exceed this year. How do you expect UACN to fund the property division next year after injecting all those billions from the rights issue? The rights issue is the last money UACN will inject. |

Mcy56: About UACN unbundling: This post is for the benefits of those who doesnt understand what the argument was about.
My understanding: 1. UACN is splitting into three after unbundling - UACN, UPDC and UPDC-Reit. 2. Each entity to deal directly with their shareholders after unbundling. 3. UACN controls 93.9% of stake in UPDC and around 61% in UPDC-REIT. 4. UACN shares remains. 5. 93.9% stake of UACN in UPDC to be pro-rated and shared in ratio 1:6 to UACN shareholders. 6. Over 61% UACN stake in REIT to be pro-rated and shared in ratio 2:1 to UACN shareholders. 7. At the end of unbundling, 2 company's shares in addition to UACN (making 3 stocks) will appear in your portfolio.....if you have the 3 already, the units in UPDC and REIT will increase.
@Onegentleguy, Uchetoba and talk2me2 have done all the talking and calculation, you may refer to their posts on the subject.
Invariably, this unbundling will end up paying off..... to the patient ones especially. We pray everything goes according to the plan.
After unbundling, UACN would have separated from its loss making arm while UPDC would strive to restrategise to deliver value to shareholders.....this started with their successful conclusion of the right issue. Individual is now free to make his/her own choice.  Well said.  |

Every quarter, I contribute a certain amount into an annuity plan with one of the insurance companies. The plan is that at a certain age(50yrs), the company pays me monthly(500k) till death having fulfilled the premium payment to the required age.
Going by the volatility of the naira which gets devalued every now and then thus reducing it's purchasing power overtime, is such an investment still advisable?
Will investment of the premium currently being paid quarterly into a good dividend stocks be a bad idea? (I have a couple of dividend paying stocks already).
Thank you I think this is OK, investment is not just about stocks as stable income matters too. It also depends on how much you are paying quarterly if put somewhere else would it generate better ROI? At some point you want stability. You can maintain the insurance plan while you invest in the stock market with other free funds. My thoughts. |

Chibuking81: 1. UPDC is half a unit a shareholder of UACN will get after unbundling, that's if at price of #3.50÷ 2 = #1.75 ( with expected final year EPs of 16 * 4 = 64 kobo/ 2 = 32 kobo) and this seems to be the most target among all.
2. UACN main companies has EPs of about #1 equivalent to FIDELITY, FCMB, Caverton, all in the range of #1.7 to #2.3, and the 3 mentioned paid higher final dividend than UACN. Fidelity paid 20 kobo, FCMB paid 14 kobo, Caverton paid 20 kobo, while UACN paid 10 kobo. Can that range of #2 stock or below be the fair price of UACN main company?
3. My main worries still remains that, if after unbundling and no more buyer at side of UAC property which their accumulated negative earning will be - 612 kobo × 6 = -3672 kobo for the 6 unit allotments, who will bail one out at 20 kobo junction? UACN paid 0.64k in 2018 and 0.10k in 2019 and we know that after Unbundling the support provided to UPDC will stop. All things equal I see UACN paying 0.20k-0.50k after unbundling for 2020 year end. However UPDC may drop as people rush to book profit but not as low as 0.20k. Most likely in a range btwn 0.50k-N1.00 UPDC leaving UACN will no longer be biz as usual for the managers, in fact we could see increased buying interest as people start selling. Other players may want to take up board positions. It will present an opportunity to buy UPDC & REIT for long-term as I intend to keep this 3 stocks in my portfolio |

On UACN Sometimes there is a way your friends will be shouting buy buy on a particular stock, one will try to test the try your Lucky, which I might likely participate but not with greater percentage of my holding. UACN will hold 60% of my portfolio in June...DF in my mind  From my calculation any amount invested is 100% return after unbundling as at yesterday closing price. < N8.00 is key for me |

Chibuking81: But there are a lot with upside potential of 30% and above, UBA 87%. They really captured the good squads in banking sector, they look like Barcelona/ Real Madrid/ Liver pool first eleven. UACN is with 27%.
Anyway is your choice. But the best time to accumulate will likely turn out to be by the month of July. As q2 expectations of bad result approaches stock will likely go lower. And thereby presenting the entrance opportunities. I want to accumulate UACN more next week because below N8 is a very good price for me, So I don't get caught unawares in July. At this price i.e getting free UPDC REIT @N3.50 add that to UPDC you can't beat that value All my free funds for June goes into UACN from next week. I like their list particularly... Fidelity Zenith UBA Guinness |
