I completely agree that the knowledge aquired from foundation to roofing of this project plus other semilar building thread is absolutely enough to guide someone that's embarking on a house project. I also agree that security is very very important especially in our naija of today and finally I respects Spyder's wish, privercy, and decision. He has explained, answered, inform, advise, educate, just name! to the extent that I don't even see myself having all that time to invest on line. Having said that, I respectfully and humbly disagree that this project is at a security conscious stage but we have to respect his wish and work with what we've learned and achieved so far.

Like you said, it is spyder's wish and it should be respected. Again we couldn't definitely tell if it is at security conscious stage-for all we know he may be moving in some vital properties. Remember he has been doing some platering job for a while now. It has paid off anyways!

my people, ave been doing some thinkink recently and it seems Iwill stop updating this particular thread and face other threads. My reason is because this work has gotten to the area where security features should not be made public, so the only things we shall be seeing here should be the outer looks of this house, as things are already getting too private for my liking.

I m thinking of openiing a new thread for general discussions while updating other projects we are building currently. Thank you my people.

I completely agree with your decision. The knowledg we have gain from foundation to roofing  and coupled with other similar threads is enough to serve to executing their building project. No one should play with security in Nigeria for the sake of helping others or promoting own business.

I believe spyder will still respond to any question that will not jeopardise his privacy.

They have got some high standard finishing i must say. I don't know if i can afford it but it is good to see high company with high standard finishing like that in Nigeria.

Very correct bros, i stood outside there and looked and it was clear that somebody can count the number of meat in the pot from the low window so i asked them to cut the frame and raise the blocks to prevent peepers. if not that the kitchen is always hot, it should have gone higher still. full marks to you.

First class effort, that is a very good reason to raise the block and good that you realise on time. Welldone!

@Ricky, no idea where you are coming from

@Spyder, that your quetion has not been covered in the class so far.lol.
But if i am to try, i will is say you are raising the block to prevend people from seeing what is going on the kitchen when the window is open. For example, if the block is too low the pot on fire could be seen from outside. hope i score any mark considering this has not been covered.

You sound like you know what you want, I have very good architects but they don't charge cheap. These guys take N100-150K to design a house to your exotic satisfaction. We also have up and coming young men, fresh graduates still looking for a foothold in the business and can accept as low as N50-N70K. There are also some very good ones in this forum whom I have used their plans to build in the past, Kkonsult of nairaland is the one I am talking about.

I like when you give people price options/range for them to choose from. I also love seeing young graduates given an opportunity to shine.

There will be picture updates of all works starting from tomorrow/next. I have been on the road in the past 4 days, visited 3 eastern states on the invitation of nairaland members to see their sites and see how we can start something. I was in Anambra on Friday, another site, on Saturday I was in an interior part of Nkanu. Two sites were checked out on Sunday in Owerri, Imo state, beautiful city. We shall soon get very busy and all activities will be shown here.
Meanwhile all other projects are ongoing in different stages. I will soon begin the finishing of my house.

Spyder, you are one these hard-working Nigerians at home and abroad, who work tiredless and legitimately to achieve their success. This is why you are being bless with projects here and there. More greese to your elbows!

I have so much respect for every hardworking Nigerian achieving the success LEGITIMATELY. Well done to you all!!!

On this type of block, Don't you think the electrician should have started work before the lintel casting?. It would have been easier to pass the pips from the top without the need of block chiseling.

You have to understand that people have different views on things and we are all here to learn/experience these varieties.
You are currently based in Tokyo, where I strongly believe builders don’t carry head-pan on their heads when doing any form of casting. This is normal in Nigeria for small builders.

Everyone has a solid point here and they are based on different perspectives. Majority of Nigerians are quality orientated, prefer projects to be executed on time but not financially ready for the cost associated with these machines that will facilitate the job, thus seek for cheaper options. This is where Spyder is coming from, I think. As a small builder in Nigeria you need to be good in cost reduction to stand a chance in a country where everyone is a builder, no entry barriers and with or without qualification you can build a house. Such machine/mould will add cost without dault, but will benefit in a long-run.

The moulds will benefit mostly big companies that build in large scales and particularly when similarly design is being rebuilt.

Thanks Steo, Its actually a 5 bedroom duplex at the front, while behind, i have a self contained(room, parlour with its own toilet and kitchen) downstairs and a 2-bedroom flat upstairs.
About colours of the roofing, its same aluminium that is normally used as either longspan or step tiles but d difference is in the corrugation, so if there is coffee colour in normal aluminium roofing sheets then there must be in this my type.

That is massive project you have and please oh, share the price per sqm if you don't mind.

Roben, you got yourself an awesome edifice and thanks for the trouble of updating us with yet another type of roofing sheet. Just a quick one: I noticed you have designed and built (nog) your roof before going out to scout for your choice sheet. My question is; did you design your roof to the specification of the sheet shown? If yes, what if you did not find the sheet in your search wouldn't that have resulted in changing the nogging design thereby increasing more cost?

I asked this question because I have noticed that some of us here first nog our roof and then go in search of sheet type. Please folks note that this is wrong. Different sheet with different nogging design. Be specific and if possible secure your sheet first before nogging to the specification of the sheet. Also note that some sheets (especially the imported ones) are designed to use less wood in the roofing process, while some sheets are very wasteful in timber use.

Firstly, that is a massive house you have there and congrats for your effort so far. Is that 4 flats of 3 bedrooms?
Secondly, I think most builders follow the same steps you described up there and that answered the question by Diordaves as you already have in mind the precise roofing sheet design to be used before noggin.

Finally, thank you for getting back to us with that new design roofing sheet. I have already falling in love with it and hope they have it in coffee colour.

Pls will like to know how many tons of 16mm was used for the beams, how many tons of 12mm was spread on the decking. I need this info from you cos like Fhemmmy says "still learning". Will be grateful for your response.

I f its your personal house, ok but for the rented units, this may make the renters to bring in squatters and may even sublet your house as self contains.
An ideal flat should have toilets, two is okay for a 3 bedroom flat, one ensuit for the masters and one for general use, its only on your own unit that you can increase the toilets according to your need.

3 bedrooms en-suit and a separate toilet is exactly what I have in my apartments. According to my engineer and cousin who is a property manager, apartments of such rents faster and at a higher rate. I had that 2 toilet idea initially, but was advised otherwise.

That squatter/subletting issue is taken on-board. This is where who you rent your apartment to becomes critical, I can now see why some landlord carefully select their tanants.

@Spyder and all, My project is being roofed right now. I come here to read when I have the time but I have not been contributing always cos of limited time factor. I was looking for the type of roofing sheet when I saw a roofing sheet that wowed me. Its an aluminum but with a different corrugation from step tiles, It looks very fine like a stone or metro tiles. I have searched Lagos but havent seen it but someone told me it could be in the east. I want to send someone in search of it and I promise that if they could get it 4 me, I will bring it here 4 all nairalanders 2 see.

@Spyder, have U in the eastern part seen any corrugation like metro tiles but its acually aluminium?

Please, do let us have a look if you come across it. Someone here may be interested. Congrats for getting to that level!!

@prince, I requested, here is my up work breakdown.

•1,300 blocks (9” solid) @ N160 =208,000. For external walls
•2,400 blocks (6”solid) @N130) =312,000. For internal walls.
•93 bags of cements @ N1850 =172,050. For block work only. Note: We used a bag of cement to lay 40 blocks. This is the standard we kept. I remember spyder saying he can achieve 100+ from a bag of cement, so check with your engineer to see his/her own calculation.
•Labour for block work (bricklayer+ helper) @N50 per block laid =185,000
•2 trips of sharp sand (20 tons each) =90,000
Total for block work only to roofing level = N967, 050

Casting of pillars and lintel as follows;
25,000 25 lengths of 10mm rod
72,000 30 lengths of 16mm rod
77,000 55 lengths of 12mm rod
101,750 55 bags of cement
20,000 Plumbing work
30,000 Electrical work
75,000 Granite (20 tons)
90,000 2 trips of Sharp Sand
40,000 Iron bender
50,000 Carpenter work
34,000 40 planks @ 850 each
15,000 Plywood
12,000 4 bundles of binding wire
10,000 2 bags of nails
55,000 casting
6,000 30 bamboo @ 200 each (for Pillar Work Scaffolding)
2,000 binding wire (Extra for Pillar Work)
2,000 nail (Extra for Pillar Work)
30,000 granite (Extra 2 jeep for Pillar Work)
12,950 7 bags 0f cement (Extra for Pillar Work)

Notes: I reduced my pillars from 32 to 20 and did all-round lintel on external walls only. I spent over a million on lintel and pillars alone on down stairs work, so I tried to cut cost a little.

@Oga Prince, 4 pillars only will be too small for such a big house if you ask me. Other than just the four corners, I think you should get your engineer to identify other important joints and add more pillars. It is always good to cut cost, but it’s good to do it with caution.

I did reduced my own pillars from 32 downstairs to 20 upstairs and even at that, the remaining 12 pillars were still casted with no iron in them - If not for anything, for the sake of stability and security.

@Damas, its lord spyder or nexthome builder that can really help you with such estimate, people that build for leaving. i am completely building different house to the one you mentioned, which is where my little experience is. If you need to know the current price i am buying material in lagos,which is a d ifferent location to yours, just let me know.

anyways, i trust spyder may be of goode help, even if it means you sending him some call credit for appreciation, lol.
