there is no clear plan re: real estate development
there is no clear consensus from stakeholders due to their differing vested interests

till a clear plan which is formulated with future town planning considerations, it remains a pipe dream for these issues/ bottleneck to be conquered.

the rate of development at the Free trade zones hopefully sets a pace to which other areas of the state may attempt at.

Business › Re: 7 Things Entrepreneurs Can Do To Stay Motivated by Tedpgrass: 3:02pm On Oct 19, 2017
thanks op for the article.

an interesting addition, piece de resistance would be a list of potential entrepreneurial meeting sites both online and offline..

this could be NGOs, state government bodies, federal government initiatives, panafrican fora or just established e-sites.

this then takes the article from a soundbite to a treasurehove!! cool cool

Opinionated:
Making the decision to become an entrepreneur is a fearless step from being an employee of a business to the leader of your own business. One of the first challenges they are likely to face is that they no longer have line managers to set goals and deadlines for them. Therefore, the responsibility of inspiration and motivation becomes their personal task. This is where some entrepreneurs fall short. As such, these insights shared by Jumia Travel, the leading online travel agency, will help them stay motivated.

Set goals and values

Entrepreneurs must have personal goals and core values. They must write them down, read them daily and even memorize them. These should serve as a regular reminder about their purpose for becoming entrepreneurs.

Have a plan

Running a business without a plan can easily make them lose focus. They should evolve both short-term and long-term plans. This will help them have a clear understanding of what they want to accomplish and how they want to achieve it.

Have a ‘me’ time

Entrepreneurs are very busy people. As such, it is possible that they will be consumed by work.  So, they should endeavour to set personal time during which they get out of the rut.

Think of themselves as captains

Entrepreneurs are the captains of their ships and nobody will navigate that ship for them except they do. So, they should take solace in the fact that they own the business and they have to make painstaking efforts to run it.

Connect with other entrepreneurs

This is not to say that you need to copy what others are doing. Instead, share ideas and get to know what keeps them motivated. This will definitely make them feel like they are on the right track with the support of other like minded entrepreneurs.

Reward themselves

Being a business owner does not mean they should not reward themselves. As such, they should be prepared to reward themselves for accomplishing their set goals.

Sleep

They should never underestimate the value of a good night sleep for personal motivation. A night of sound rest will re-energize them and significantly boost performance.

thank.you franchasng for quoting me

but I have to refute the latter part of your submission with all due respect.

I maintain that You are either complete or incomplete as a singular person.

You don't need another person to complete you be it male or. female.

Hence you don't need a husband +/- children to feel you have "arrived" or living the dream.

How many married women are living the dream in today's Naija or worldwide?? I do not deny but applaud those that are successfully married and also realise that quite a few manage the precarious balance of happy home life/ happy in-laws and successful careers...... but at what cost.....?possible truncated health/ lifespans.

A spouse complements you not completes!!!! .....yeah I remember the missing rib tale
but remember its the man missing his rib not the woman,,,.(might well explain why this tends to be a male narrative!!)

A contrary opinion regarding being complemented versus being completed prevails and that is a fundamental mistake the average nigerian joe or jane makes!!!

If you are wired to feel incomplete without a spouse, that's a default that needs correction before getting married. Otherwise your expectations in marriage will never be fully met, at least not on a permanent basis!!

Your admission is largely cultural and this explains why unmarried women of a certain age are constantly being lamblasted both on and off the limelight. angry

I celebrate not admonish women who have held on to their "singlehood" whilst achieving great things and putting their footprints in the sands of time, moreso in the Naija arena. cheesy

Those women and sometimes single men who have become great achievers shouldbe celebrated not scorned!!! as is often the case..

a biblical example is Apostle Paul who did great things.

to each his/her own!!!

I do agree with you, it is very worthwhile praying (not advertising with inducements herein celebrating potential percuniary advantages) for good spouses but also developing a good character as well!!

franchasng:
You have a point....she maybe considering taking her life....anyway, thank God for our Churches she ran to if not, we would have been reading suicide letter news, I pray she gets well soon.

A lesson to other ladies reading; especially the single ladies....the pride of every woman all over the world is her husband....her home....having a happy family and loving husband is worth more than any career or wealth u have...a good husband will bring out the best in you....look at Omotola Jalade.....she is more fulfilled than:

1. Genevieve Nnaji
2. Rita Domnic
3. Kate Henshaw

Career › Re: 4 Tough Calls To Make On Career Growth by Tedpgrass: 12:05pm On Oct 19, 2017
thanks to op
and to moderators for placing this on the frontpage!!!! cheesy cheesy

Spazwik:
Some people have had to reinvent their career paths, while others have gone on to grow in their chosen careers. Maybe you’re wondering why you’ve never had such luck — wonder no more.

There are many factors that contribute to your career growth—factors that have nothing to do with how well you’re doing in your current job. Thankfully, there are a few actions to take to influence your professional growth even in Nigeria.

Here are four tough calls to make to reveal career growth opportunities you never envisioned.

1. Be in the right place

If you want to capture real career growth opportunities, go where your expertise matters most.

For instance, if you’re working in an industry that is stagnating or going down, it doesn’t matter how good you are at your job—your career growth will be truncated. And alternative career path options will be, too.

So be honest with yourself: Does your current situation lend itself to career growth opportunities? Well, if not, then it’s time to hatch a plan to maneuver into an area with better prospects.

2. Get a mentor

As a ambitious employee, it will prove helpful talking and taking advice from people who have can give you the needed push in your career.

These mentors could be the visionaries your company or executives who have a track record of developing talent and throwing people into stretch assignments.

Show an interest in what these people are doing. Ask about what they’re working on, what they foresee as the areas of growth, and how you can get involved and contribute.

3. Become an asset

Usually, the most efficient mentors are busy people, but they also understand that your success depends on leveraging their strengths. You only need to get them to notice you.

Find out who the successful people in your field are, imitate them, find an opportunity to get to know them, and become an asset to them.

Also volunteering to help out a mentor is a great way to build career growth. Ask if there’s anything you can do to assist, and keep an eye out for ways to graciously and enthusiastically help them be successful.

4. Set daring but reasonable goals

Based on the information and all you’ve learnt, come up with some career goals.

Never be afraid to go after the big opportunities, but in case they aren’t possible, go for something smaller and more reasonable

Even if you are only able to meet your small goals, you’ll be making progress in the right direction.

Are there any clinical psychologists or psychiatrists in the house.huh

pls consider offering your services to Tonto !!
no pun intended

I've read several of her outbursts and wonder if this isn't some type of postnatal psychosis/ post traumatic disorder or at the least a severe depression presentation.

As an actress who was keen on being in the limelight; she had sometimes displayed untoward behaviour.... at the time, we the audience laughed it off and thought it to be attention seeking... It may well be a slight inclination to.bipolar disease..

This may also explain her erratic behaviour thought to be initially secondary to drugs which by her own admission, was a pastime.

I'm worried that with her recent posts, she may be displaying features of "hitting rock- bottom" and might do something silly!!

Her family needs to get a grip on this before something horrible happens!!!

Family › Re: The Wrong Perception Of African Women About Marriage. by Tedpgrass: 12:10pm On Oct 12, 2017
women should be allowed to make their choices.... but are those choices well-informed or is there a guarantee of societal support for those choices regardless of outcome

those are the driving forces behind choices.
A society where merit or talent is underrated as compared to the use of underhand. methods which contribute to the ideals of nepotism, with an underlying background of poverty and lack of enlightenment/ education, this is to be expected!!!

Throw in the unfair natural procreation time. limitation...its an uneasy balance..

Solutions are not far off .

Internet availability, celebration of the girl child through a change in social mindsets/ behaviours, availability of sperm or egg banks for retrieval and ART at a time suitable to the woman!!

These and many more will change this mindset releasing a significant economic benefit.. Something politicians and pubic administrators should start to explore!!

Celebrities › Re: Mercy Aigbe's Marriage Crashes Over Alleged Battering. See Battered Face by Tedpgrass: 8:00pm On Apr 28, 2017
Jamiubond009:
Men who beat their wives have some things in common, prominent among them are. a low self esteem, quick temper and plain stupidity. Women who get beaten also have somethings in common, they are rude and confrontational, quick tempered, sharp mouthed and a foolish death wish.

A wise man will never raise his hands on a woman no matter what she does. It is very clear that he is built stronger and totally able to physically molest her with minimal effort, so he doesn't really have anything to prove to himself or to her. The very act of beating a woman reduces your social, moral and mental standing to the lowest level equal or even lower than that of a motor park tout. No matter what the provocation is, irrespective of what she has done, I believe wife battering goes against good conscience, equity and civility and should be avoided. A woman most times will drive you to the point of insanity, she will taunt you and menacingly lure you into striking her, once you do, you will be condemned in the court of public opinion; most importantly, you may maim or even kill her and be condemned in a court of law .

Baiting you to beat her is also a deceptive way women have employed to divert attention from their own sins and transfer the burden of guilty to you. So next time she taunts you, pick up your keys head to the door and make your triumphant exit. This saves you from the the shame of reprimand or the agony of the guilt and condemnation of killing your wife.

A woman who faces a man, taunting him and daring him to beat her is mentally unstable. Confronting him and raining abuses on him while standing within striking distance is a death wish which exposes you to the possibility of being battered. Even if you are right or he has committed the worst offense, you cannot put your life in danger by standing up to him. The public sympathy you so daringly crave might come inform of an obituary.

The danger you are exposed to during a beating is on the same level as being involved in a motor accident, the right blow to the wrong spot will send you to an early grave. It is only a fool on a bicycle who will challenge a mad man driving a caterpillar for the right of way. If you notice that an argument is getting heated and the man's anger is getting out of hand, be careful, especially if he starts inching towards you, do not stand and foolishly insist on your right, shut your mouth immediately to douse the tension, if you must, apologize and leave the area as soon as you can. You can always make your point later when tempers are calm, you have to be alive to do this. Be reasonable because If he beats you to death, he will probably be jailed or hanged and your children will become orphans.

Your families may even become sympathetic to the plight of the children and decide to save him since two wrongs will not make a right and killing him will not bring you back, either ways you are dead and he may still have a chance to be alive and probably remarry when the dust has settled. It's better to be safe than sorry
true talk!!!

I shake my head sometimes when I get the DISpleasure of watching some women run their mouths!!!

It doesn't solve the issues at stake but only gives her, temporary satisfaction, .....she has said her piece??

At the risk of being ignored, beaten up or even killed..!!!

Not worth it.. at all

disclaimer: I dont know if this applies to Mercy but wish her a speedy recovery if the DV claims are true

Career › Re: Interesting! Legal Diary: Legal Stories And Legal Opinions by Tedpgrass: 12:02am On Apr 11, 2017
Withambition:
The Maku family owned a large parcel of land at Gbogboelamase Town which they inherited from their Late father who gave birth to 4 children; Sola, Tunde, Lekan, Iwalewa. The Head of the family, Chief Sola Maku sold the parcel of Land to Madam Anunla in 2001 after a family meeting with Mr. Tunde Maku and Mrs. Iwalewa Ogun (Nee Maku) where they agreed to sell the Land. Madam Anunla went ahead to obtain a Certificate of Occupancy (C of O) from the government in respect of the said Land in 2002. Mr. Lekan Maku was intentionally absent at the meeting claiming that he wasn't in agreement with the sale of the land and will reserve his comment for the main time. Mr. Lekan Maku later went ahead to sell the same parcel of land to Mr. Mike Zuru in 2004 claiming that he was the only one that has a right to sell the land because he is their father's favourite. Mr. Mike Zuru immediately obtained a Certificate of Occupancy in respect of the same parcel of land and started building a mansion on it. On getting to know of Mr. Mike Zuru's building on the said Land, Madam Anunla remembered her boyfriend then, Mr. Ndubuisi who read Law while they were in the University told her the owner of the land owns everything affixed to the land and decided she was going to wait till the completion of the mansion before she claims the Land. Mr. Mike Zuru completed the mansion in January, 2017 and Madam Anunla has gotten a lawyer to claim the said land arguing that she is the original owner of the land. Mr. Mike Zuru ran to my Chamber seeking my Legal advice while swimming in the fear of losing his investment.
Points To Note:
1. A Family Land is a land that is owned jointly by the members of a family; there is corporate ownership of such land.
2. A Family Land can only be validly sold by the Family Head with the consent of the principal members of the family. The practice is that the sale is valid where the Family Head sells the land with the consent of a majority of the principal members of the family.
3. If the Family Head sells the Family Land without the consent the principal members of the family, such sale is voidable; it will be valid only if the principal members of the family subsequently agrees to the sale.
4. If a family member sells the Family Land without the consent of the Family Head and other principal members of the society, such sale is totally invalid.
5. The Certificate of Occupancy is does not guarantee automatic title. The Law is that the Land belong to the par that can show a superior, better or paramount title to the Land.
6. Whatever is affixed to the land belongs to the Land/owner- (quic quid plantatur solo solo cedit). In essense, even if you build one billion Naira house on another man's land, the general law is that the owner of the land is the owner of such house. Awoof? Yes! Awoof...
7. You cannot give what you don't have. (nemo dat quod non habet). If you don't have title or interest in a land, then you don't have a valid title to transfer to any other person. In essence, anybody that buys a land from someone who has no right to sell it has bought nothing. In short, make your finding well before you buy any landed property.
8. If you delay in claiming your right, the law will not help you. Delay defeats equity. NOTE: Don't sleep on your right. The maximum period for claiming your right on a land is 12years after which the Limitation Law will bar you from bringing an action to enforce your right. Also, where you see someone trespassing on your Land and you don't take legal steps immediately but standby while watching, it will be taken that you have agreed that the person on the Land should be using the said Land and you are a father Christmas in any month you do that. For short, it will be taken that the trespasser has clicked "Get Help" and you've clicked "Provide Help".
9. The Limitation period starts counting from the moment the Land owner comes to the knowledge of the trespass or encroachment on his land. ACT PROMPTLY!!! The moment you see anybody trespassing on your land get a lawyer to help you write to such trespasser as well as to place CAUTION/CAVEAT on the said Land.
10. Long possession of a land is regards generally as evidence of ownership until it is proved otherwise. If you delay in bringing an action, you will be unable to get a chance to prove that you're the rightful owner and the trespasser that has been in possession for a long time will continue to dwell there. Painful? Yes! But that's the position of the Law.
However, possession, no matter how long, does not amount to ownership. Did I hear somebody saying he will go and do jazz against him? Well, the law does not recognize jazz.
In view of these, I suppose you should have gotten an understanding of the legal rights of the parties.
Chief Sola Maku, the Family Head, rightfully sold the Family land to Madam Anunla because he sold it with the consent of the Majority of the principal members of family. Therefore, Madam Anunla has a valid title.
Mr. Lekan Maku's sale of the family Land to Mr. Mike Zuru without the consent of the Family Head and other principal members of the family is invalid. This is because Mr. Lekan cannot give what he doesn't have which means Mr. Mike Zuru bought nothing.
Originally, the Mansion Mr. Mike Zuru built on the said Land should belong to Madam Anunla because whatever is affixed to the Land belongs to the Land/Owner. Madam Anunla owns the land and should be the owner of the structure built on it.
However, Madam Anunla went ahead to buy a Mouka Foam and slept on her right. In other word, she delayed in claiming her interest in the Land and, apart from the fact the period has exceeded 12years stipulated by the Limitation Law, seeing the trespasser building on her land and saying nothing is taken as acquiescence under the Law.
Ultimately, although the Land rightfully belongs to Madam Anunla but since she's barred by the Limitation Law from suing, the whole situation is in favour of Mr. Mike Zuru who is allowed to remain in possession of the Land.

What is needed here is to have a macro economics outlook

Buhari keeps chasing little fires due to poor interface analysis skills and poor appropriate delegation.

His ability to perform a RCA is diminished by his deep insecurities and tribal sentiments.
The sycophants surrounding him know that and play the politics as long as they get their daily bread,

He has displayed poor visionary capacity... its good to have good people to delegate too... but the buck stops with you!!! You have to see or imagine the end product whilst at the beginning of the product life cycle. In order to finetune the processes, minimising waste and risk whilst taking advantage of opportunity costs.

Outside of the war on corruption, he becomes strangely myopic on other matters. Coming from a previous president not a greenhorn, this is a testament to his cattle rearing capabilities rather than a retired general in the nigerian army.

From social media appearances, he has got pretty and ?intelligent women folk around him:- no disrespect to his son(s)
Its simply that the girls are more visible..
What are they doing to help their dad other than cheap photo opportunitieshuh

Mr President needs to get his acts togerher about him. He neeeds to get the right people or let the right people around him work their magic. Severe the dead weight and be more tolerant of human failings if the long term productivity and development is being delivered!!

Use your PR team to reveal the evident result-producing nation- building efforts across geo-political zones.

There's no use singing anti-corruption mantra if the economy is fastly being destroyed by a tight-fisted derisory grip that neither celebrates investment or encourage visible long lasting development in a non-lopsided manner. We are not an extension of someone's business empire, where nigerians get a chill when he coughs!!

A proud nation, full of able brilliant minds, proud but stronger in our diversity.... not willing to have a resurgence of the hegemony!

As an investor, I want to go to a country that works but also enables my investment grow.

At the moment, Ngr can't boast of the two.

There should be a balance to the argument.

Which assets are they considering and on what basis.
Has a due diligence report been conducted to identify lack of alternative funding
Is there an opportunity cost issue here
Most importantly, is this in our best interests as a nation ethicallyhuh

I think.the last question will be a difficult one to answer looking at the track record set by this government......

Selling assets will not plug a hole in a fast downward spirally economy..
The money will only go where the reserve met in office over 18 months ago went.

What about all the recovered monies:---- whose account is accumulating daily interest on the back of gross national suffering.

Just like Falana has identified, let there be a cut in the overwhelmingly robust salaries and allowances of all the tiers of executive government..... the savings here alone should plug a hole in fastly hemorrhaging resources to some degree. No drama about inability to pass the bill at NASS... due to some constitutional right jizz... Same would have held for sale of national assets!!

It will strenghten national morale afterall..... the change begins with me...,

Hope Buhari can identify with that slogan!!!!
