Hi, whats the N3.9 price for? Is it land or a bungalow semi detached two bedroom? |
[ Thanks Sir. The funding is not much of a problem since I am a Kobo Kobo builder. But what to do with the building and what amount of finishing is just right to complete. I'm already planning another project. It seems its more fun starting a project. Finishing is boring and non motivating. New Design am working on ... Hajji M.[/quote] |
TGIF...its crazy how much COLD FEET am experiencing towards finishing this project. It's this common or is it just me? Anyways enjoy!

I was thinking that read also. Its very funny that the story broke right after it. 3strikes: |
Its very hard to be truthful as a Nigerian in Nigeria. Every few ones left are pressured by their peers to join the club of dishonorable. I have a person i worked with since 2001 and supported him all the way till 2015 when i sadly had to fire his A**. He is my favorite cousin and i still help him despite his shortcoming till this very day. He went the rogue way out of pressure from people he was surrounded with. I funded a business worth 10M with him and never ask him how or what he does. He was doing everything with integrity till he started to feel inferior because he was acting like the owner of the business and people thought he owner it for a long time. But a day came, he fought with his best friend. Of coarse, his friend exposed him to public that i was the owner of the business. Guess what, after that, he started to act up and started to demand to own the business for himself. I laugh so hard that day, i almost die. The business was his business all along, i was just helping him to be profitable by funding and supporting him with knowledge and connections that i have. In return, i get whatever he has in the bank for me whenever am on vacation. Anyways, i gave him the business and hands off. Guess what? the business died a horrible death within two months after i stop supporting it. PEER PRESSURE SPOIL GOOD NIGERIAN TOO AND OF COARSE GREED IS A MAJOR FACTOR TOO. Well, i still sent my cousin #50k to pay his children's school fee in January. I praying for him to have a change of heart for his own sake. mavverick: |
I dislike tiles with passion, but there isn't much alternatives nowadays in Nigeria. I Like the good old "Talazo" but its scares to find people still in that trade. Carpet collect too much dust. The stain floor is ridiculous in Nigeria cost-wise. Wood floor gets scratches easily from sandy foot. But Nigerians love their tile like white on rice!. If its renter project, you better give them their tile ooo EgunMogaji: |
I must say that some of us looked into the alternatives and try to implement them, but after much effort and dealing with our societal constraint, it was only wise to do what's traditional and implement new methods where do able. The Fx thing, also a deterrent. Some items you see abroad for, say $200, if you can look pass the New Brand, there are functional alternative already from Euro that are like #50K. So if you do he conversion, its not worth the headache of custom. Flaghouse1: |
No Sir, you are not the only one. I love the look lastpage: |
Hi guys, remember the One leg Entrance way design that too me a week to explain to my builder, it's now looking excellent upon stripping. Some things are worth been patient on doing. Happy me!!! That was my main punch for that building design. Love it
|
Anything is posible structurally. One has to be cautious of the designer and make sure they are applying the right design parameter for the desired result. Chekitaut: |
Boss, Alagemo and Oro sure pass!!! EgunMogaji: |
every area in Nigeria was ones HOT spot for rubber at a time. My family was one of the first few that moved to Magodo/Shangisha then. It got to a point that we expected them every night. Every morning, we will be asking if anybody got hit overnight, even if nothing happen. Lekki was like that too. Its just lack of work ethics with all our service provider in Nigeria. Police doesn't do their work, Citizens don't care for their neighbors, Politicians don't pay salary and Big Man are walking all over the poor as if they are God. All kind of craziness simple because we lack Patriotism. Now that I have stated the problems, the answer is also the later; Love Nigeria and Nigerian like your give a Bleep!!! |
The more we deviate from the norm in Nigeria, the more complex things get for the end user. I have learned that the hard way. But for those that are expert in certain technology, they need to push the Envelop and educate the rest of us learner on the benefits and challenges within. Architect should build " delicious" home; Engineers should build " Mad Houses" and Mechanic should drive the " Baddest Beast". That's how I see things. mavverick: |
Is it a most to pay " Agent fee" when you don't need an agent. How much real estate deal are you people doing in Nigeria that you are involving Agent and Legal fee? most of this So Call Legal fees do nothing to help you. I'm sure most Landlord just want to rent their property if its available. Agent and Legal fee is a scam as far as I am concern. The agent are the one inflating the cost of renter. Agent that I have ran into personally on my property bring crazy people to rent and collect money on both side, then disappear. one of my friend that does it likes to brag how he increases the asking price on property put in his care in order to get more commission. the result is that he keeps the seller's house on the market for his personal gain only. |
One advise i was given by my mentor and some Elders here on NL is to never let the current situation stop your project. I can tell you now that am almost done with my project, it was the best advise because prices had doubled and even tripled in some case on material since then. So i will recommend the same advise, continue your project if there is mean to do so. Either way the economy turns, you can't go wrong with Physical Investment. Its longtime investment that might not yield today, buy during the up and down, it always balances itself out. Good luck. |
Yes, it is Filade. Thanks Kasimeme: |
Hi Boss, Are you installing Granite Countertop in the Garagehouse? if so, please send me the contact for the supplier. I was told there is a good reputable Marble company in Ibadan, which has been in the business forever and good too. But I do not remember the name at this time. Enjoy you Adventure. EgunMogaji: |
I will recommend you do it. But if you plan to do a German Floor right away, then there is no need to ring it. You did not state weather your building is Bungalow or Story building though. |
Sorry to hear that. I don't trust any of this contractors here. We know those that are good. What I have started doing is to only engage those contractors that a capable of funding the project that they are bidding. If you cannot use your money to do 50% upfront and I sign agreement to pay as per plan, then you are not equip to be my contractor/Supplier. I once paid this fool for a cabinet job 18months ago, till today, I have not seen one wood. No sentiment for me anymore when dealing in Nigeria o. I wish you good luck. fash78: |
I'm also doing the same. My bathroom is divided into two sections; Dry and Wet. Tile for all wet areas, and paint plus some Tiles for Dry section. I will be painting behind the cabinet when we start paint work |
Honestly, this project will answer this question. Its more of a RnD project to see if Alternative methods can actualize same, bad or better results than the Usual Nigerian methods. My hypothesis is that no need to waste Tiles, which is expensive, behind Cabinet which will be cover anyways. Other than application and carefulness, it's should not affect functionality or aesthetic. FastShipping: |
Yes. I preferred a bigger details on my, so I modified it by buying the sample posted. I saw the same as yours at home Depot, but shipping became a problem for me.Tiles are very heavy. |
Tiles to tie it all together...

Sorry, you live in Lekki and you are complaining about Government. What should the Mainland citizens do then? You forgot that Lekki axis is where MOST of Lagos commonwealth are being spent without much consideration for even distribution of development. I don't know why you are on social media when all you could have done was go to One of the the Padi Padi connection meeting of the BIG BOYS and sort things out as usual. After all Lekki Phase 1 is where Lagos Political Connected People are with their investments too. And if that doesn't work, shebi na connect yourselves with Lekki Bridge; instead of connecting Ikorodu to Island; walk across to OLD Colonial Master Replacements in Ikoyi and sort things out. I'm not in the mood for rubbish this morning! |
Everyone that visited my site with me wanted me to have them relocate their love one. I believe land belongs to anyone. We are going to leave it behind some day. So I know by law, I can move it out of my land but what value will that add to my life! At the same time, I don't want deliberate act of disrespect as well. |
