Good day everyone, do you guys remember this building I posted sometime and asked if 10M would finish it to turn key ? (Pic 1)

Well, here’s an update on the progress, so far approx 7M has been spent on 2 couches, Paraphet casting, front pillars, roof and rain gutter, alluminum windows and burglaries, plumbing and electrical piping and purchase or wires (kept at home till finishing stages)

Plastering is on going and bricklayer charged 550k for all, fence inclusive *crying*

We are left with pop, tiling, doors, soak away and fittings.

My oga’s, after roofing, in what order does work commence till completion. Paraphet casting is on going and I am looking to move into the build by ending of October at most or earlier.. what’s feasible ?

Those encircled places looks skewed and not transitionally functional. (Probably oversite from your designer). Your roofer will have a tough time trying to achieve that, therefore doing a shabby cut and join job, which at the end of the day will result to leakage.

Not just in flat or hidden roof, even in pitch and hip roof, Slopes, transition and runoff are very important.

I hv a 2months reg 2012 for sale,also hv a Toks with slight impact that might go for that price but you will hv to fix urself.

Firstly, well done on your build
I believe the advise members of this thread have always agreed on is just start, you will be amazed at the level the sum can take you

Can 10M take it to turn key level? (Depending on the level of finish)

Secondly, your architect have a done a good job, but please liaise with him to review your roof plan, As it is wrong.
So that you avoid heavy leakage in the future

I need your opinions on decision making, will 10M finish this building with painting (in and out) ? The up lintel has been casted, so project will resume at laying 2 couches till finishing.

- Front pillars haven’t also been done yet,
- Parapet (casting since I have some granite on site already)
-Roofing (Gerrad)
-wiring
-tilling
-pop
Screeding etc till the end.

Good morning house. Please I did my decking on the 3rd of February and had about 28 bags of cement left which was covered with nylon to prevent water/rain.

My question is how long can it be kept for before usage as it’s what I intend using to continue the upper floor but still gathering funds for that purpose.

Does it expire sort of and how much more time do I have ?

Chief, I noticed most people use Black stone coat roofing. Does this by chance mean other colors fade in color over time due to the harsh weather condition and black stands the rest of time reasonably?

In urgent need for them on Monday, also can anyone here supply ?

No boss. Safety Commision. First time they came on site, they said the laborers not putting on safety boots and the likes was an offense and that it will cost about 200k to procure a sign post on site that we have been certified to work on site safety wise... not building control agency.

Hello guys, a friend said Lagos ‘salt’ sand isn’t good for building as it doesn’t stand the test of time and that his dad bought sand from Abeokuta to Lagos when he was building his house.

Problem is there’s not much space on the site to buy much sand so we intend buying in bits.. say 30tons everytime we need to so buying out of state isn’t possible.

Please guys, How does one detect a good sharp sand for building?

drill the borehole and pump water to any plastic tank you have on ground. When you are done with your building, give me a call for the standing tank construction

If it won’t impact your ongoing construction budget adversely then you should sink a borehole immediately.

It’s a exactly line item number three on my process workflow.

1) Identify Real Estate

2) Purchase Property and Process Documents

3) Manufacture Source of Water

Price is dependent on your location.

Also is it advisable to drill the borehole first and get a water tank to make water available on site before starting construction? Or one can just get a water tank and have water suppliers bring water from time to time to site ?

Thanks for the info boss. What’s the cost of building something like this? Bear in mind that I’m looking to make this work at the nearest minimum cost. Wouldn’t a 2 story mean 2 stages of decking and what have you?

You can build a 4bedroom duplex with a pent.It would be a 2storey structure.

That way you would have enough space for parking and activities.

Below is something similar.
Did this for a client in Oshogbo.

But in this case the master bedroom would be on the pent floor.

Guys, pls I need insights..what can one build on a 30 by 60 quarter plot of land in a very nice estate ? Information reaching me says it would require good space Managment and would be a duplex. Overview of what ild want is; 1 visitors room, living room, dinning and kitchen downstairs and say 2 or 3 rooms up.

Has anyone designed something for that kind of small piece or has any1 here by chance build something on similar pieces.

Hello guys, please I need people in this field to share their experiences!

How much do you think will set up a spray boot for baking cars (minus land). I.e detailed cost of the spray boot itself, if it can be purchased locally or shipped from China, preferred brand, cost of generator, what type and additional details to know asides land.

Also how lucrative is the business and what factors must one consider to have this set up ?

What are the charges like and on the average how much would one take in on a bad month.
