Mr Tayo's post suites business people who need to reinvest their profits into the business moving forward than salaried people. As someone whose parents bought quite a number of properties (of which some are emotional properties), I understand Tayo's point. Moreover, real estate unlike some persons say depreciates in the face of poor infrastructure, rising crime, rising sea levels and general poverty. Also, real estate is very illiquid - one cannot just wake up tomorrow to sell his/her properties at the same price they were purchased. It takes time to appreciate and even more time to find buyers. Worse still, inflation/devaluation eats up whatever gains it might have accured.

Tayo never said "don't build a house". He simply said don't build a house when you can reinvest the money into more profitable ventures. It's also true that the house one owns and resides in is not an investment, never! It doesn't generate revenue rather it requires maintenance which requires money. It's more profitable to buy and lease out than buy to reside.

Funny enough, people stress their lives by building houses in places like Ota, Agbara, Okokomiako yet work in VI, Lekki and Ikoyi. This is suicidal! Better to rent in Ajah, Yaba and invest in a business then later utilise the profits at a stage to purchase a property in those areas. When one even factors in the life expectancy rate in Nigeria, renting is better than outright purchase. The reason most do the latter like Tayo stated is because of their children and societal expectations. Unfortunately, some of these properties are sited in "emotional locations".

Lastly, knowledge of basic economics, mathematics and accounting is essential for every individual in his/her quotidian activities.

Build your house after you have solidified your business.
This is why an uneducated yoruba man doesn't do well as much as an uneducated igbo man.
Most people get to see little money from their business and rush to get a land. The business isn't solid enough yet but instead of reinvesting the profit in order to improve the business they go buy a lands.
Every little profit from the business which is still of a low scale, will be used in financing the building. Because the profit is low, they end up spending part of their capital in addition to the profit in order to fast track the building which is overdue.this act make the business die and they become poor landlords
On the other hand, their igbo counterpart who are also into small scale business, reinvest such funds into the business.
The business grows and they build a more powerful structure in a decent location within a short time.

Don’t buy a house unless:

1. Mortgage is < 8%,

2. You can pay cash,

3. You plan to live in it for 10 years,

At a grown age, you know the time has come to have your property (though still optional), and during this time, you would have have enough to buy a home (with latest design)

The issue with Africans is LANDLORD mentality which is very wrong... For young hustlers, dont build/buy a house you know you wont live in for years when you can rent 1 and reinvest the remaining funds in good investments..

Nigerians will always argue against this and it is a reason for increasing poverty among them.

You will see someone take a loan from a cooperative to go and build one decrepit house in ikorodu just to be called a landlord. The fellow would now be traveling daily to VI for work at a great inconvenience. People have tied so much of their wealth in real estate when they could have used the money to invest while leaving in a much more comfortable area at a rent that would be less than 5 percent of the value of the house.

People need to understand that utility is more important than ownership.

Oga West Africa is easier. You can obtain passport from Benin Republic, Togo, even Sierra Leone or Gambia or Liberia within 1 year if you are ready to pay.

Let me tell you a bit of my idea.

During my masters program in the UK, the least amount I make is 350 per week without overtime. So, you can do the calculation for one month. I pay 270 per month for rent with utility inclusive. As for transportation, I pay 38 per month (bus pass) to anywhere within the city. Mind you, food is very cheap. Even if you are gluttony, you should not spend over 150-200 on food for one month. Remember, this is just least job for non professionals. Now, coming home, which menial job can make you live average life, that is obtainable, as equate to non professional job here? Maybe you have different experience as myself or an idea, am waiting.
