Good afternoon my seniors. Please, I have an issue disturbing me and need advice. I received a text message from my care home manager last Friday that I have been taken off my normal shift (night) because of concerns of safety of service users and myself. I called her and asked what the concerns were and she said they reported me for sleeping.

I was very upset and had to narrate all that has been happening to her because she just came to the home and the former manager was lied against and she left the place on a forced leave by the same set of people that lied against me.

They sleep on shift and I am the one that do their checks at night. I asked her if she ever checked online to corroborate what they told her against the night checks because I am the one always doing theirs when they sleep off sometimes for 5 hours they are asleep on night shifts. She said she will check I told her I can't do day shifts because of childcare.

Now she has arranged for a meeting with the HR because I told her everything that those staff have been doing, not working, leaving all the work for me to do, making calls loudly and disturbing the service users at night, sleeping on shift and many more.

My issue is this when they started these lies immediately I joined the organisation one of the staff told me to start keeping evidences. For sleeping the only concrete evidence I have is pictures of them and videos of them sleeping at different times that I have taken, it is against the Company's policy to snap anyone without their consent. Please how do I go about using these evidences to exonerate myself of this allegations as they have tried every means to get me and this is the only lie they could come up with. Can I show the HR the pictures and videos and let her know that I had to do it as I have seen the signs of them trying to frame me up? Please I need advise before my meeting with her. Thank you all.

I think the evidences that showed you did all the checks at nights while they're sleeping should be fine.


No need for further evidences and other snapping of someone sleeping.

Hi guys, I have been in the job hunt for a while now. I got an offer from a company as a quality control personnel which is still connected to my background as an engineer. I accepted the offer and awaiting reference checks.

However, I also applied for a sales admin position in another company and during interview, the interviewer was very impressed but said I am over qualified for the job. The interviewer recommended me to her Line manager to interview for an account manager position. The line manager called to book an appointment but I said I have already accepted an offer with another company.

On a second thought, the pay for the quality control role is far less than the account manager and the job description is what I know I can do. I.feel very bad for turning down the interview invite.

Please can I call back the line manager and say l I will like to do the interview? How do I say it without sounding unprofessional.

And please will it be a breach of contract with company B if I turn down the offer after accepting it? Although I haven't recieved a contract and I am due to start by first week of next month.

I need advice my people

I think you will look unprofessional.

Move on with the one you have accepted, gain the UK experience and probably more better jobs/opportunities will come your way as you go on.

Check gov.uk website...all payments advice should be there. Also, the letter you have should also advice you how to make the payments

I want to get people’s view on estate management fees paid in most of these new build freehold estates? It’s usually for maintenance of roads, green areas etc.

I am buying a freehold property built four years ago in an estate.

I am seeing bad reviews around how those fees go up without basis and how the service provided in the estate might also be bad.

I think it’s a thing for most new build estates.

Mine is a 6 years old built house, freehold. The estate management fee is about £210 per annum. I think it's good to pay it as they provide those services to keep your estate amenities in good shapes.

To me, I am looking and permutating at the following directions

1. One for one, there post DangoteFood O/S would be less than 20billion outstanding shares
2. One for two, there post DangoteFood outstanding shares would be less than 10billion
3. One for three, there post listing outstanding number of shares would be less than 8billion

When you look at every of Alhaji companies, he always prefer to have a bloated Outstanding number of shares which to me would be in the range of 15b-22b in this case of DangoteFood.

The purpose of this consolidation is to retain number one wealthiest person in Africa. All his three merging companies is not up to BUAfood market capitalization and his intention is to dislodge BUAfood. If we go by his intention, then the number of shares must be equal or greater than 18billion of BUAfood post listing and secondly, the market price must be equal or greater than the current market price of BUA food. If he listed the new company say at N100, then there is high probability that the company share price would go north in the near term just to dislodge BUAfood

Looking at other company owned by Alhaji, and looking at what he did in the past when

1. He sold Dangoteflour to Olam. It was a jackpot because many people had information that Olam would pay N24+ per share when Dangoteflour was trading at less than N15. I believe the same jackpot will occur this time around

2. When he bought over the dying BCC Plc in 2010. The two companies merged and formed Dangote cement Plc. They did a share swap of 1 for every 2 for every BCC shareholders. The pre listing price was N67.50 and the new company was subsequently listed at N135

If I permutate that DangoteFood would be listed at Say N100, then the pre-listing price of each of the merging companies would be close to N50 per share if we assumed what he did with BCC shareholders

To cut the long story short, the options that is more realistic are option one and two with option two been the least and option one been the most

We shall witness a robust share swaps in this scheme that would make everybody smile to the bank

This is my own personal opinion.

HMRC routinely carries out compliance checks on SDLT returns post completion, and has about 2/3 years I think after the house purchase to open up an investigation, so would be interesting to hear what happens smiley

My first ever purchase was an apartment. Maybe one of the best £12,500 investment I have ever made in my life. Like you, I didnt want to wait any longer by saving for a larger depoait for a house whilst still renting.

Without going into too much personal information, that flat is now a buy to let with about 15years left on its term and a balance of around 130k on the mortgage. Apartment is currently worth around 200k. After deducting the mortgage from the tenant's rent and the quarterly management fee (factor fee), I have surplus every month to overpay the mortage.

Now this is the best bit: within the last 5 years, I have remortgaged this apartment twice and pulled out about £45k which I have used part of it to buy another semi-detached buy to let (topped up the rest of the deposit and legal fees with my savings) and pay stamp duty costs whilst still retaining at least 25% LTV (literally equity) in this flat.

Once the mortgage is fully paid off, I have so many options.
1. Sell outrightly and get at least 200k
2. Continue to rent with guaranteed rental income.
3. Sell my current home 🤑🤑🤑once the kids have finished university, "downsize" by returning to live in the flat

The flat in question is a freehold with underground parking, free onsite parking, concierge and a residents only gym. It's located not too far away to a big supermarket and it has a Catholic school in its catchment area.

The management fees covers EVERYTHING - Building insurance, cleaning all communal areas, gardening, lift repairs, maintenance of the gym, etc and it is split evenly across all homeowners in the development.

If you do your due diligence thoroughly and buy the right apartment, you might become an "accidental landlord/property investor" like me. grin

People tend to "demonise" flats not realising that they are extremely popular in the rental and sale market with young adults, newly married couples and retired people.

Absolutely right.

Best thing is to get into the property ladder.

Planning to remortgage the property in 5 years time and take out funds to get BTL and continue to move on....we have come be say we have come... grin


Cash flows from salaries, rental incomes, stocks dividend payments, bonds coupon payments etc must flow grin

Exactly. It doesn't matter if you were married in the UK or not or if Mrs is using her maiden name or not.

The onus is on the solicitors to "collect" the stamp duty on behalf of HMRC and they take this responsibility very seriously. One/two simple questions and one piece of documentation is all they need for the bells to start ringing. Once it rings, the solicitor/broker will search land registry using Mr or Mrs details and they will be see all properties owned in single or joint names.

Best thing is to buy a quality house that has potentials to appreciate in time......this is buyer's market as you can bargain prices with sellers very well with the high mortgage rates.

Same thing you usually check ...mileage, petrol or diesel, services, non-accidental, road tax ,MOT, Insurance and not a stolen vehicle.

I would prefer buying from good local garages near you with good 6 months warranty than FB or Gumtree to avoid stories.

You will get insurance before you drive out from the garage.

I am the person that offered the £390k, seller just want to sell as he has relocated outside the UK and doesn'twant to be paying mortgage on empty property. I check gov.uk, he bought the house £320k in 2017, so seller is making cool profit. Most houses around there are selling +£400k.

Waiting for Level 2 survey report soon.

The lender is ok with £390k, never down valued it.

Just had a discussion with a friend and it'll be nice to get more informed input.

Is it advisable for a first timer to get an apartment instead of a semi/detached house?

Essentially, pricing/affordability is responsible for this apartment consideration over a semi/detached structure. For context, the average newly built 2/3bed semi/detached house here starts at 400,000. But the apartment costs (2/3 beds, newly built) starts at 250,000. Apparently, it'll take a shorter time to raise the deposit for an apartment and the need to get more value for rent over time.

Another consideration is leaving the current location, due to pricey properties, to somewhere with lower rates and similar opportunities in terms of work. Some areas have full house (newly built) for 250K. grin

What are your thoughts please?




Affordability is the main thing...

Also anywhere you want to stay for a long time will also matters...

Best thing is to get into property ladder as soon as possible if you don't want to be paying your landlord's mortgage

2016 built house in South East England.

The house was valued at £440k, offered £390k and after several weeks of discussions, seller accepted the offer. Hopefully to complete the process in 4-6 weeks time.

My Mortgage was accepted last week by Halifax...doing solicitor documentation now.
Deposit was 15% for £390k 4 bed detached house.

Hi everyone, I just need someone to allay my fears and worries as I've been refreshing my mail every seconds.

We are currently in the process of buying an apartment. Our deposit is in a LISA account and the source is savings from salary and ajo/esusu/thrift. Coincidentally, the day we made reservation was when i came across a post on facebook group that some solicitors reject savings from thrift due to AML (and I think it's simply because some of the solicitors are rigid or simply do not understand the concept) while some are flexible about the whole thing. I've been on panic mode and really worried. Our solicitors have asked for proof of funds which I've supplied, I also explained all required inflows and attached the ajo agreement, hoping that would suffice, but haven't heard anything back from them (though I sent it 24 hours ago smiley).

Just wanted to ask if anyone used savings from Ajo for house purchase (as I'm guessing it should be a common thing with Nigerians here). How did you go about it? and did you encounter any issues?

As you have explained to the solicitor, hopefully they will understand.

We used savings and funds from our LISA accounts and it was acceptable by our solicitor.

I do not do ajo...

Rent money is dead money according to Lexusgs430....
