PropertiesBuilding Student Hostel Vs Regular Apartments by whatalife(op): 6:32pm On Aug 23, 2012
I am a regular reader of nairaland.com ,especially the property section
I have learnt a lot from the property section of nairaland, though hardly post in this forum again
Am self employed and ventured into property business late 2007, got inspiration and gut from several posts i have read here on nairaland.
5 years down the lane i have course to be grateful to God, i have been able to develop 4units of 2bedroom apartments, that 4 units of 2bedroom has given birth to another 4 units of 1bedroom.
Referring back to question raised by Reflector in the post below:
https://www.nairaland.com/692451/building-student-hostel-profitability-challenges/2

I actually found out recently that building hostel accommodation is profitable than regular apartments
Take for example i reside in Lokoja , where you have the state polytechnic ,the sudden rise in porpulation of the school has given rise to serious housing pressure from the students. There is relatively shortage of undeveloped land around the polytechnic.
On a visit to a friend who lives around the school threw up my curiosity of getting a land around a new student community that has quietly been growing just behind the school.
A room self contained around this community goes for between 70k-85k per year depending on the finishing. The size of rooms are mostly 10 by 10, so on a good i think one can get about 20 room hostel from a 100 by 50 size of land.
The 100 by 50 land if at all you able to get ranging from between 850k-1.2m
After much pressure from my friend who lives around the area i was able to get one for 900k(imagine this land cost 80k some 4 years ago base on the receipt i saw )
I have since paid and started a little development on the said land, i intend to start with a 10 room self contained foundation for now, am currently down financially ,i intend to develop it gradually .
This is my findings, if am able to build a 20-24 room self contained apartment,it should be able to yield 24 times 70k=1.68m /year
Now my question and thought are as follows:
My first building experience of 8flats cost me about 15m to date
I can't afford to raise that kind of money now because business is realy bad now
But am hoping that for the first 10 room hostel about 1.5m-2m should get it ready for occupation
Mind you the hostel i have in mind is not a classy kind of thing, just some basic accommodation not a luxury one
So to the almighty question with about 4m you can actually complete a 20-24room hostel and be taking about 70k a year from each of the rooms as compared to 8flats (my first project) where i have spent about 15m.
The pay back time for the hostel accommodation is less than 5 years

BusinessRe: Dangote Opens Obajana Cement Plant In Kogi by whatalife: 7:05am On Jun 12, 2012
@ poster , the thread is misleading, It is not a new cement factory plant but he just added phase 3 to the existing phases 1&2 that has been producing since 4-5 years ago. I reside around this area, there are more than 2000 trailers waiting to load cement to various parts of the country, despite the fact that more than one thousand trailers load here daily. Now phase 4 of the plant is currently being built by the chinese.

@blink182
How do i add you here?
What i wanted to find is just reliability of the fapturbo, i am thinking of making a purchase and going with the scalping methodology,
I have traded forex before about 5-6 years ago grew $1000 account to $3700 in a week then (2004) but lost $3000 the folowing week, ever since i lost interest in it.Going through your thread seems to ginger me again.
Just need some EA that is reliable to win some trade for me, I have read several opinions on the web regarding fapturbo,
I just needed a nigerian who have tried it and is reliable that is the confirmation i needed from you and an honest opinion since you have it already

I reside here in lokoja, i think what really happen was that the Kogi NLC chapter where already at the freedom square for the continuation of the strike action which has been very peaceful all along, news to us that the Kogi state government has already paid some thugs to organise a parallel pro-government rally at the same venue , as usual the police need to do the bidding of their master started chasing nlc and the masses out of the freedom square to give way for government sponsored rally, it got messier and out of control

PoliticsGov. Rotimi Amaechi Introduces N4 Subsidy On Fuel Sold In Rivers State by whatalife(op): 10:03pm On Jan 10, 2012
Governor of River State, in Nigeria's South-South region, Mr. Rotimi Amaechi has introduced a N4 subsidy on fuel sold in his state.

Gov. Amaechi says the state government has reached an agreement with independent marketers to cut the spiked price of N141 down to N137.

The Rivers State government also says that it would subsidise transport in the state and that the state government would ensure security for all petrol tankers supplying fuel to filling stations in the state.

Governor Amaechi adds that the state government has reached an agreement with the National Union of Road Transport Workers to peg fares between N50 and N100 on major intra-city routes within the state.

@ yomz1e,
Like i said earlier i did ask question about somebody who could help procure mobile phones from Uk in the post below and several other post i can't recall now

https://www.nairaland.com/nigeria?topic=750918.msg9068417#msg9068417

https://www.nairaland.com/nigeria?topic=721344.msg8799313#msg8799313

I got several replies from people and many of them where scam from the begining,
I actually contacted circuitatlantic.com but was told they don't cover UK.
I contacted a nairalander whom i have so much respect for in the Auto section, despite the fact that i have never met him before,
My problem is not with the nairalander but the site where the phones where purchased from.
The site Never deliver the phones to address provided in the Uk as i write this ,
My friend (nairalander) whom i paid to his account has been very upright to see that bank refund the money back since the company never deliver the goods that was order for.
He has kept me abreast of all correspondence with him with the bank and the police.
Brother it is a long story
Will update this forum as this progresses
