vitodorado: @NL1960 The 421k does not include the burglary proof but only for the powder coated aluminum windows and mosquito net. While my burglary windows cost 82k.

@Vito. Thanks. Iam a little bit confused about what you mean by 'powder coated'. Can you shed more light on it. Iam about to take a decision this week on the various qoutes i have gotten in respect of aluminium windows. Iam yet to do the burglary though. If you do not mind, is it possible you send me some pics of your burglary from inside so that i can send it to my brother that is overseeing my project for him to know the way aluminium windows, burglary and mosquito netting are presently being combined so that he will not be deceived by anybody. @Vito. Got this quote from an Aluminium guy but yet to negotiate it. What do you think?. Can your Aluminium guy give a better one?. My project is somewhere in Edo North.

Quotation for casement windows with net fabricated with cream powdered coated aluminium profile, glazed with 4mm thick reflective glass in vinyle gasket standard, 4 windows with Arc at the top and each panel partitioned into six units.

(1) 1200mm * 1200mm (Windows with ARC) - 4numbers @ N26,000 each = N104,000.00

(2) 1200mm * 1200mm (Windows without ARC) - 14numbers @ N22,000 each = N308,000.00

(3) 600mm * 700mm - 6numbers @ N10,0000 each = N60,000.00

Total amount = N472,000.00

@NL1960. Bro, these your quotes are a bit on the high side. But if you need a more competitive quote from the guy that did mine, i will revert to you soon.

I read through the 11 pages of this captivating and enlightening thread and am both impressed and challenged. Many thanks to Vito for sharing with us every step of the way. You made building a house so simple and straightforward as against all the many stories I have heard before now. I will now move to planning my own building project as my father has been urging for some time now.

@favourme. Thanks bro. This POP job is costing me N2500/M.Giving you an estimate for a room will however be difficult because the cost for a room will depend on the size of your room.

30 tone of 3/4 granite N140,000
20 tone of 1/2 granite ?
16mm rods 50 net N150,000
12mm rods 50 net N85,000
8mm rods 40 net N38,000
One roll of banding wire 25kg N7,500
130 bags of cements N260,000
3,500 blocks 9' inches N595,000
One bag of nails N6,000
40 plank of woods N40,000

This is a good step of faith, I commend you. I think that you'll get a more realistic estimate if you show us the drawings or at least the 3D. The size & features in your building plan are the main factors determining the quantity of materials. I'm assuming that the material quote from your builder includes from foundation to the decking itself. However, I think that things were grossly underquoted for the following reasons:

- are you doing internal conduit or the traditional surface wiring? Have you already bought pipes? Couldn't find any mention of them, maybe it was my eyes wink
- quote for water or do you have water source nearby?
- you'll just need to buy more cement as work progresses
- honestly, you might need wood/planks in hundreds and it helps to safe keep them for reuse
- foundation filling sand?
- 1 roll of binding wire may not be enough for just the lintel let alone the decking. You'll need several rolls
- I think that you'll need more iron rods

Charge for workmanship (#250k) is not realistic unless labour is kobo kobo in your area.
Ask him to break it down to show how they reflect in the following:
- foundation digging & blinding
- mason
- electrician
- carpenter
- iron bender
- decking labourers
- builder's supervision fee etc

I doubt this builder's competence/sincerity and it's better to get other quotes and compare.
Please don't wait a day longer once you find a trusted builder: cost of materials are increasing everyday. All the best in everything and please let us learn one or two things from your experience once the work begins.

Well said. There is always a confusion on the bolded above. When @Jffbello says 'from foundation to decking level', what does this really mean?. Does the materials include the completion of the decking?. @Jffbello needs to clarify this from the builder. I do not know of how tonnage is calculated but when my brother was handling mine, he was buying a full trailer load from Okpella and the price was in the range of 130k - 150k.

Just as Jussi said above, it all depends on the plans. Some plans may look simple but by the time you start to build, there might be some hidden errors in drawing that will add to the costs. The builder needs to recheck the plans before costing.
I feel you NL1960, "till decking level" is surely confusing.

@ Don Vito, your Area seems to be very much developed, unlike mine at amagba there is no finished house yet in my street apart from foundation work. am trying to start my own foundation as soon as possible, i hope to get more pics from you on your next post.

Cement is now 1800 in Benin city. @ Sweetedge will post some pics of my progress soon. The rains in Benin has not been friendly at all.

Vito,I am interested in the exterior cornice(parapet) like yours.My small hut is at the roof level but i will like to know if I can still put up the exterior cornice since it wasnt in the original plan and the structure hasnt got pillars.I fell in love with it after i saw yours and now structures without it kinda look awkward to me.

Wow for me it as been good reading following your house progress .currently I am building a duplex in Benin City but I do not know if the project manager is having a ride me.
