You have done well Vito, congrats. I can see you have a change of mind to use long span rather than step tiles. It still come out nice!! I am sure going for this colour, but it has to be step tiles.

I can proudly say i was one of the privileged few that started following up with you on yur cost analysis and project execution from the priliminary stage, now see what you have got, an edifice to behold, Please ensure we get an invitation for the house warming ohhh, this one is finished, you should be thinking of starting another one, in another state or location. Oga Vito, congratulations! You sure have divine hands on your project given the progress within the space of time. Kudos bro!

It's all His mighty hands and your personal sacrifices to see it through to this stage. As mortals, we can easily overlook the fact that there haven't been any major site incidents/accidents in most of the active building sites. It's pure divine grace. Having followed your project from the site clearing up until its present stage, I can only commend your doggedness. Good soup na money! If you ask me, this home will easily pass for a model bungalow taking into account costs in relation to the numerous safety measures, openness and free flow of all the details including building drawings. Baba, thanks for your generosity. May the good Lord reward you and all friends out there who contributed in one way or another.

The fact that pillars and beams stood where they should coupled with the neat chaining of this edifice, makes it stand out. I love the simplicity of your pillars, which contributes to the neatness of this project.

Vito, keep doing what you are doing. You are almost there!

@ All. Thanks guys for all the wonderful and encouraging words from you all. But i specially want to extend my appreciation to the brain(s) behind the creation of this forum (Nairaland) and by extension Olorogun Spyder whose intuition and foresight in the initiation of his wonderful threads which i passionately followed and not to forget the useful contributions from Am Alone even though controversial; they all inspired me greatly to get this project to this level as i took key learning from the costing mechanisms.

The knowledge shared was also another added incentive as it gave me the power to challenge my site engineer to some of the advice suggested by him. However, as suggested by some of you, the project has gulped some real currency in terms of Naira and Kobo and shown below;

Roofing
1 Cost of roofing and flatsheets 595,870
2 Accessories 10,100
3 Bending of flat sheets 5,900
4 Transportation 9,500
5 Labour/Installation 70,000

Total 691,370

Total for entire project till date excluding cost of land and other preliminaries is N 4,757,610.

The roofing should be completed by tomorrow (Monday) and hopefully the electrician will commence his own beat.

Your house looks fabulous. As a matter of fact, I am in love with your long span aluminium sheets. I have a question, are you saying the cost of woods, nails, aluminum sheets, and other accessories are the total cost of N691,370? If not, how much is the total spent on the roof? Mine is similar to yours and it is in lintel level. It is 68 feet by 59 feet building. I intend to start working there soon but I just need money to complete the whole thing at once, that is why I have been waiting to get enough money to complete it.

The breakdown of my roof is;

Noggings (Woods, Nails and Labour) - N576, 600

Roofing (Sheets, accessories, Labour, etc) - N 691, 370

Total for entire roofing work - N 1,267, 970

Hope this explains it better bro!

Waoh! You got a good deal my brother. God bless! I have been to Edo State before. Infact, my mother used to work at Court of Appeal on Agbor road. I used to go to school in Iguobazuah. I really like edo state. I have good memories of the place.

Vito, well done. I just observed that the parapet alone cost about 16.5% of total cost so far ( excluding cost of land and paper work). Obviously, papapet is not cheap oo. Thank u.

Although am an advocate of reduced costs in building execution but there are houses I see and feel happy about the cost. This house, with all the powerful feutures it has like the parapet and the pillars is worth the total cost it was built for. Good house, good costs, thanks vito for this eye opener, what can I do here if not for the variety you guys bring into this property section.

The aluminum guy for the casement windows brought in his quotation for the job and i gave my approval for him to commence work immediately. This is so because compared to other guys, his quotation was more considerate and with genuine intent of been honest in his dealings with me.

See below his quotation;

1. 3 x 2 1/2 (1) @ N15,000 = N15,000

2. 5 X 5 (2) @ N23, 000 = N46,000

3. 5 X 4 (7) @ N23,000 = N161, 000

4. 2 X 2 (5) @ N10,000 = N 50,000

5. 4 X 3 (1 ) @ N23,000 = N23,000

6. 4 X 4 (3) @ N23,000 = N69,000

7. 2 1/2 X 4 (1) @ N15,000 = N15,000


Total = N379,000

The other quote i got which got me crazy looks like this;

1. 5 x 5 (2) @ N26,000 = N52,000

2. 5 X 4 (7) @ N25,000 = N175,000

3. 4 X 4 (3) @ N24,000 = N72,000

4. 4 X 3 (1) @ 22,500 = N22,500

5. 2 1/2 X 4 (1) @ 20,000 = N20,000

6. 2 X 2 (5) @ 12,000 =N60,000

7. 3 X 21/2 (1) @ 16,000 = N16,000

Total = N 417, 000

Both quotes were for the same powder coated Aluminum casement windows using fat tube glazed with 5mm blue reflective glass.

But the curious thing here now is that while the latter added labour charges of 70k, the former was silent on labour and promised to deliver free with his vehicle. Still waiting to see if there will be a shifting of the goal post in the middle of the match.

@Vito, well done for your project. You have done well. My belle just dey sweet for this your selfless act of giving us a preview of the quote you got because i have been cracking my head on how i will go about getting a good costing for my windows when i saw this your post. The guy that did my aluminum roof is based in Benin but he does not do windows but promised to get me his friend that does and because he did a very good job with my roofing at a good price, i said i will give him the windows so that he can sub-contract to his friend so that if the job is poor, i go take army arrest am instead of his friend (lol). Please, i hope you do not mind if i copy and save this your quote for my future reference. Since the time i saw Am Alone's window, i don fall in love with casement window.

Btw, is there a difference in price if somebody decides on having the hinges inside (like in Am Alone) as opposed to having it outside?.

The Aluminum guys brought in the casement windows today for framing and later removed the case after pluming to fix the net and blue reflective glass. Hopefully, it will be returned for installation after plastering which commences on Monday.

I kind of feel more comfortable with the external piping but maybe its because of my present knowledge.
