here is the summary of the foundation work.
1. setting out = 30k
2. strip footing of 140m = 56k
3. back filling, imported laterite and compaction = 30 + 120k = 150k
4. concrete for foundation and foundation column of 20nr = 418k
5. DPC = 252k
6. iron work for the foundation = 76k
7. formwork 54.5k
8. block work = 416.5k
TOTAL = N1,450,000

depending on location and the cost of materials, the above listed price vary, for example
removing back filling = - 150k
removing dpc =-252k
removing the introduced foundation column = -(76k + 20k) ( formwork to foundation column)
block work can also be reduced if the block is made by the contractor/building owner = - 50k
a cheaper gravel in areas like south west and north will reduce the cost of the foundation footings =-180k
Total possible reduction = 728k

minimum cost of foundation (excluding dpc) = N1,450,000 - N728,000 = N725,000

To my understanding the way homes are built in Nigeria is different from that of U.S. I am currently building too my plan came from the U.S. In some of my bathrooms no window space provided. The architect is here on nairaland and he told me it is against building code in Nigeria to have bathrooms without windows or bedroom without cross ventilation. I told him ventilator machines are there for a reason and he agrees. We have a system where there is vent in every room through the vent spaces meant for heat and A/C. It is not necessary to have two windows before one can achieve a cross ventilation. Seeing one window space in an American styled room doesn't mean there are no other air flows in and out of the room. Furnace are built with homes here.

You are one heck of an engineer. I admire your analysis here. You eyes for detail and analytical skill is second to none.
you are absolutely right sir...

You are entitled to your own opinion like me or anyone else. I said the plan is flawed because the two other rooms have no cross ventilation. The master bath has no window.

Enjoy.
I will disagree with you sir. The single windows in those room have a dimension of 1500mm x 1200mm which is big enough to allow flow of air. cross ventilation is good but in situation where its not possible to get a wider window will do. Ventilation also depend on the vegetation cover, movement of earth round the sun and the wind direction.

I saw it. He just needs to move the kitchen from its current location to the dining area. The veranda in the front needs to go completely and create an open space for living room and dining. No need to divide the dining and living room due to constraint of space. The visitors toilet needs to be scrappgeed so the second bedroom can be extended by about 2ft towards where the living room is. Size of the master bedroom needs to be reduced by about a feet.

In all, it is a basic 3 bedrooms.
Nigerians love to separate their living room from the dinning area.
the kitchen can be moved from its current location to the laundry location, that i will do
i think the visitor's toilet is important and will stay
the veranda in the front is an important because of its unique functionality and aesthetic look
The master's bedroom is ok and will stay

Nice analysis sir.
So it means foundation footings should be done after blinding, but most people lay foundation blocks on the blinding, without any foundation footing. Does this have any serious structural implication on the building? & what is the purpose of blinding? Since both blinding & footings are concrete?
Thanks.
blinding : blinding should be done before main concrete footing, its made of weaker concrete to protect the main foundation footing from adverse soil condition like moisture. It's commonly used on reinforced concrete foundation like pad footings, reinforced wide strip, raft foundation etc.
For a strip foundation without reinforcement ( iron bar) no blinding is really needed

its the healthiest precedent. i think this should be the new precedent. any tribe that the presidency is from should choose people from their tribe simply because you know them better and can control them better. it makes for a very effective government. all this mix and match is what is killing nigeria. buhari should choose all hausa. then next four years if a yoruba man wins presidency he should pick all yoruba. and ermmm when an igbo man ( not very likely in this century again lol. jonathan done spoil market for una ) wins presidency he should pick all his igbo brothers

to u all, u need to know that the average Nigerian is secretive with knowledge which why u hardly see any floor plans on this board, even the legendary Spyder880 now hoards building plans which is quite pathetic. the most painful part is that almost all who posted their building plans have it criticized and improved upon
so based on that this young man should be praised for rising above the common idiosyncrasy of our fold by releasing this floor plan online. the simple trusth of the matter is that the plan is ok as it is, it can become better by either interchanging the position of the kitchen with the laundry room or combining the kitchen together with the laundry room. this second option would allow him to obtain a three or four feet deep veranda at the back of the kitchen if he so choose. the real problem with the plan is that it lacks d ability for someone to move from the bedroom to the kitchen without been seen by guests in the living room. but that shortcoming is the price for a compact plan that would be affordable to build.
I love the criticism and i think they are all positive.
with regards to the laundry position, i think i will change it to make the kitchen closer to the dining area.

Introduction of additional wall to make solve that problem will render the living small small and will make that area very dark since natural light will hardly come in due to lack of window

thanks for the explanation but please i have a few more questions/suggestions (1) by 225mm headcourse, do you mean part of the walls that enters into the roof? does the mild reinforcement mean the iron tie rods used to hold the roof woodwork? (2) by concrete roofing do you mean foundation blinding? (3) do you mind if i give you what i consider to be low cost three bedroom floor plan and 3d and u will use it for a similar analysis in a new thread since i wouldn't want to derail this beautiful thread u have already started? ur gradually becoming another Spyder880, keep it up
225mm head course, means a 9" concrete beam place ontop of the building serving as the final course to receive the roofing truss ( tie beam and rafter).

Light reinforcement means Nominal reinforcement ( a minimum reinforcement of say 2Y10 down and 2Y12 up), though you need the 1/8 iron tie rods spaced @ 4ft (1.2m) center to tie the roof truss to the building.

Concrete foundation footing is what people commonly or mistakenly called blinding.
Blinding is a weak concrete no necessarily of the strength of the main structural member intended to protect, which help protect such member from the surface of the soil below.
Concrete strip footing can be define as a type of shallow foundation ( shallow foundation <= width or with depth < = 1.5m) which carries uniformly distributed load ( load from load bearing partition walls). we have normal strip and wide strip ( due too poorer soil and low bearing capacity),, wide strip requires reinforcement against shear stress.

i guess this includes the oversite concrete(German floor)
Since the gravel is a bit expensive, only 15 tonne is use for the foundation footings while the remaining 15tonnes is used for the german floor but all other materials will only be for the concrete footings

nice cost analysis but you should have started by defining what is low cost, also a floor plan would be necessary, a three bedroom designed by some of our real estate companies would be remarkably smaller than one designed specifically for a client. are the rooms en suit? pls let's see the floor plan
Thank you sir for your observation
Low cost building is a building that can built comfortably by middle income class with a minimal budget of say 4 - 7million in a city like port harcourt with all the structural features like strong concrete footings, adequate building level of sau 1.2m from the foundation, well compacted laterite filling, well laid DPM and oversite concrete, well vibrated, hollow sancrete block wall, adequate mortar mix of ( 1:6), well chain lintel with minimum reinforcement of Y10mm and concrete of mix (1:3:6), adequate headroom of 3m, adequate concrete head course of 225mm high with mild reiinforcement and with moderate finishing

ELEMENT 3: Foundation concrete work
perimeter of foundation = 120m
width of strip footings = 0.675m
depth of foundation footing = 0.225m

Volume of concrete = 120 x 0.675 x 0.225 = 18.225m3
using a mix ratio of 1:3:6

part of cement = 1/9 x 18.225 x 1506/50 = 61bags ( 75bags) = N150,000

part sand = 3/9 x 18.225 x 1.6/10 = 0.972 ( 1 trip of four bucket sharp sand) = N30,000

part of gravel = 6/9 x 18.225 x 2.4/30 = 1 trip of 30tonnes 3/4 gravel = N220,000

workmanship = N60,000

Total = N460,000

carting away of excavated material: this involve the removal of the excavated earth away from foundation area up to 50m away to allow for easy movement of man and materials.
this can be done with less than N30,000

Element 2: Setting out of the foundation using profile board
Area of building = 13.2m x 10.2m
perimeter = (2 x 13.2) + (10.2 x 2) = 46.8m

Number of pegs assuming spacing of 1.2m c/c = 46.8/1.2 = 39pegs ( use 45pegs)
since 1 bundle has 24pegs, you need 2 bundle of peg @ N1,000/peg = N2,000

Profile board using a profile of 2" x 2" x 11' ( soft 2 x 2 wood) = 47/3 =17nr @ N200 = N3,400
Others miscellaneous = N5,000
Workmanship of one carpenter and one labor = N 6,000
Total = N16,400
