I would appreciate some professional guidance from the house please.

How many coaches should be laid after lintel. My engineer said three coaches inside and two on the outside walls.

I am worried cos I don't want the ceiling to become too low after POP might have been done. If a ceiling fan is installed, an adult raising up his/her hand should not be hit by the rotating blades.

Experienced builders, Kindly help. How many coaches should be laid to provide sufficient clearance?
and lest i forget, you can use pop ceiling and ceiling fan together if your ceiling is high enough, some even use four block courses, please Google for oluwa champion/ iamalone hto see where four courses was used after lintel here in nairaland.

As for the pillars, I am not a building professional so it wasn't my idea, but was advised to include pillars cos of the weight of the roof. Also, you will notice that the house is narrow and long. So that also contributed to pillars being included.
first i would advice you to go with three courses of block, because of pop, secondly, a house with high ceilings would definitely be cooler than one with a low ceiling according to simple physics, third, you used pillars on your house because you would be installing parapet/concrete fascia which is very heavy because it's made from reinforced concrete, that's probably why your builder asked you to use two blocks on the outside walls since the concrete fascia would act as the third wall, you can crosscheck this with your builder since only him knows his reason.

The lintel is not all round unless you are posting a different pix.

Also German floor is advisable whether dry or not. I'm having issues with my tenants because I bought a house that was built without a German floor and it's on dry land but the walls keeps peeling and cracking despite all effort. I keep renovating before a new tenant moves in and I've left it vacant for 6 months now until I get a permanent solution or probably resell it.
your major problem is that you did not use a damp proof membrane, it's a polyethylene like water proof material spread on the foundation after compaction. i consider that more important than a German floor in preventing dampness.

President Muhammadu Buhari has approved N160 to $1 exchange rate for the Nigeria Christian Pilgrims Commission’s (NCPC) operations.

The commission’s Executive Secretary, John Keneddy-Opara, told State House correspondents after briefing Buhari on the commission’s activities at the State House, Abuja.

He said: “As you are aware, he has approved $1 to N160 for the conventional exchange rate for this pilgrimage operation and he also agreed that he will continue to encourage us, particularly as we drive to ensure self-sustenance, to make sure that the pilgrims are able to pay for the pilgrimages by removing government sponsorship.

“This is a journey and we are sure that we are going to succeed. So, he was very happy with the entire process. We are praying that God will help us to be a source of strength to Mr.

President, so that the Federal Government and states will spend the necessary resources on other things while the pilgrimage is self-funding as time goes on.

“We are already running four pilgrimages in one year. The first is the Easter pilgrimage, which has passed, the Youth Pilgrimage which we termed operation catch them young, the family pilgrimage and the overall pilgrimage. For those going to Israel for the 11 days trip, it is N379,840 and for the youth pilgrimage, it is going to cost N357,000.”

Nigerians on pilgrimage, he noted, can now undergo skill acquisition programme organised by the Nigerian Christian Pilgrims Commission and Israel’s Ministry of Agriculture, towards training them in the area of agriculture.

He added: “We are introducing the pilgrimage pilot lottery scheme that will enable people who are lucky to be able to go on this trip without much dependence on the state and the Federal Government.”

He said he was in the State House to brief the President on the activities of the commission.

“I came to brief the President on the activities of the Nigerian Christian Pilgrims Commission. Earlier, my colleague, the Chairman of Hajj Commission had come to brief him.

“I had to tell him where we are and how we started the commission and where we are today and our prayers. I want to say that the President was very happy with the commission and he said the commission has done very well.”

bros, what is wrong, he shouldn't do that for either Christians or Muslims but we know he's doing it because the vast majority of pilgrims are Muslims, Christians probable make up less than 5% of all pilgrims yearly.

Don't let anybody deceive you here, you can actually build a low cost house.. and some people believe is not possible.

This is my second project since last year.

Don't be afraid to start your own house..it is not as hard as people make u believe.

Start doing it little by little, stage by state and always monitor your project yourself if possible.
nice post, please endeavour to show the final cost upon completion, i would continue to follow your thread.

I just finished building a twin 2 bedroom flat and intend building 8 mini flats for rent.I felt I was cheated when I built the twin 2 bedroom flat.
I was told to budget 10m for the 8 mini flats

I've been thinking of a way to monitor OPs project for 5-10yrs. It's classical thesis case. If you know, Abeg tell me.

The problem with this part of our world is info collection, storage and dissemination.

If the project passes the 5-10years test, he won't come back and tell me the doubting 'thomas' how wrong I was, he won't store the information, on how to run an apartment on a slim budget, in a place accessible to all and where dissemination would be seamless from the hot desert sand of bornu to the creeks in bayelsa.

And if it fails, he won't like the biblical prophets go up to the mountains and tell it to his people, one less way in getting oneself an affordable home.

bros, i can boldly say that atleast 75% of all currently existing bungalows in Nigeria does not have columns and were built with hand moulded blocks, in your arguments, you failed to notice how the op cut the greatest costs is not from the price of blocks since the price difference doesn't matter much given that he used only about 2000 blocks. i would launch a thread later on the secrets pf low cost housing

Moulding the block myself is the most cos effective. imagine if I had bought the block at the rate of 120 naira per unit that will amount to #276,000. If u deduct that u will how much I was able to save.
please, i would really like to see the floor plan since I'm in building design profession and always looking for new concepts to take from, i can Whatsapp you if you're not comfortable pasting it here, just snap it with your phone and yes moulding the blocks yourself is an easy way to control both the cost and quality/strength of the blocks but it's stressful and requires your presence. God's favour in your build.

very true but it also explains why they often fail to show up a day after payday because they have gotten another job or started a business before leaving their jobs, you need to understand that Nigeria is a zoo and the hardworking masses gets treated like lower animals by the beasts in power over them.

here in the north, they would set fire on it using firewood or condemned tires and the rocks would crack on it's own then they would break it out easily in big pieces and then further break it with hammers to any desired size needed for construction purpose, it was also common in anammbra back in the days while growing up there but it seems those ones have all acquired modern machinery now.

you're hundred percent correct because am currently in onitsha and that's my hometown too but the problem here is other parties have nothing it takes to remove Obiano and to be honest am tired of that man because i see apc all over him he's just in apga to win second term and he knows that it will be a political suicide to decamp in his first tenure (ask politically dead ekwunife) but who will remove him if not the main opposition which is pdp.
they only need a saleable candidate with our interest in his heart to unseat Obiano

when APGA took over Anambra, PDP was in charge but people were tired. Now that Obiano has done nothing to improve the state and has successfully led a massacre against Biafrans,Anambrarians are tired. No structure is needed to remove Obiano. Hello nairalanders, I've been willing to create something like this a long time ago but ive been quite busy and reluctant, this is not to show off but rather to create an awareness that people can still build and own decent apartments and not get unnecessarily fleeced on site.

I designed the house for my mom and supervised it from scratch to where it is now and I must tell you, we made use of materials with very good quality, yet total money spent to this stage isn't up to 5 million yet.
