I had a very beautiful benue gf during my service year in Rivers state. We were so much in love dat i ignored and disregarded all the gist my friends gives me abt her excapades in town. I started seeing tins myself after careful observation. There was a weeked she told me she's going to Owerri to check on her pregnant friend only to be spotted at a guy's crip in Bayelsa, amongst many other escapades that i later got to know about. The climax came wen I travelled to Aba for 2days and she brought home a male friend to pass the night in my room. I became suspicious wen i came back frm Aba because of the offensive odour emanating frm my room and upon investigation, i got the full uncensored gist, I accosted her and to my biggest suprise, she claimed to hav informed me abt the guys visit b4 i travelled. Guys, will you give ur room key to ur babe for her to accomodate her male friend while you are away? I pardoned her because of wat we've been thru 2gether but dat ends our sweet memorable relationship. In sincerity to her, she reallys know how to take kia of a man...a perfect wife material aside her uncontrolable attitude of sleeping around.
ni had a similar experience with an igede babe from benue state, we live in the same compound yet she brings in men to pass the night, very beautiful and cheerful girl but clearly lacks self control, it was a very painful experience.

discussing Nigeria's economic problems is an invitation to an unnecessary headache that won't change anything, from an economic textbook point of view, it's easier to achieve full employment in a developing economy like Nigeria than in a developed economy like UK but the Nigerian government have never followed the textbook to get the expected result. i sincerely believe it's the government's job to provide the backbone of the economy like electricity and government have no business funding pilgrimages and extremely corrupt national football federation among other things.

So as beautiful and Useful as they can be, I would like to know why most Nigerian homes do not have basements like the ones abroad.

* Is it very expensive?

* Doesn't our terrain or building codes/patterns support it?

* Is it that our architects do not suggest it or clients just don't just want it.

* What are the pros and cons with respect to Geographical region?

Please I would like everyone to air their views so we can learn from each other.
the idea of the basement came about in cold climates where the foundation would need to be deep enough to go below the freezing line, with time, people decided to make it big enough to serve as a livable place. in Nigeria, we don't have snow and the cost implication would be enormous besides basements are often a source of trouble due to development of algae, over flooding etc.there's nothing special about living underground.

what we refer to asbestos in Nigeria is actually fibre cement boards which was introduced to replace asbestos and are harmless, nigerite stopped production of asbestos a long time ago.

i actually prefer this type of wall to wall construction in urban areas, i think most of the spaces left around homes are so small that they're useless, my personal opinion though.

what i can't just understand is why somebody living in a sane and safer society like Ireland, Europe, north America etc would even retire to this hell hole, forgive my ignorance but i won't hesitate to leave this country without looking back if i have the slightest chance, i still regret lost opportunities for a first degree abroad and I'm try to understand why this folks can't move to more affordable parts of their adopted countries and spend their retirement in peace.

Retiring in naija is out of the equation for me,believe me and don't hate me if I tell you how much I hate NIGERIA,the country where nothing work.

I will retire to a Spanish island or to south of France,with investments here in Ireland and USA,I've tried to do many things right in naija,but all was futile,bro diordave has good intentions but nig systems may exhaust it all e.g relatives,thieves,scammers,jealous neighbours and many more,then talk about gov policies where it's all made up as they go.

I have an uncle that did everything as diordave stated,this guy even had shipping line back in the 80s with so many estates,but today this guy is poorer than the poorest person here today.

So it's all well and good in theory but in reality it's a different kettle of fish.

Own two or three houses here or even a B&B and you will retire like a king.

Visit niaja every now and then if you wish,God please forgive me for not going back to live in naija,I've invested so much in nig,that each time I think about it am full of regrets.

Am opening a thread for a project am in involved in over here,watch out for it.#comingsoon.

Suleja is a place to invest because of the shear population and growing middle class.
I'm at zungeru, i was impressed during my last visit to suleja it seems every bit more progressive than minna.

please, on this issue of retirement, I'm a very restless person by nature and can't hope to retire without some form of work, so i have been thinking of buying 100x100 plots of land at both Niger state and onitsha in still developing areas so that i can build small recreation and fitness centres with thread mills,weights, a small restaurant, bar and maybe a small lap swimming pool, I'm still in my early thirties but I'm planning to retire early , I'm ready to make sacrifices like having a small family and living a simple lifestyle so that i won't have to work round the clock for an abusive employer, i currently teach and would qualify for a small gratuity in six years time, i have a pension contribution scheme which I'm not serious with because i don't trust any of those pension companies, i run a small construction company on the side with my ex class mate and God has been good to us, i intend to try out my hands on the foodstuff storage business next year because inflation have eaten deep into my savings since buhari came to power and food stuffs always seem to appreciate with the inflation rate in this country, i really need advise since i have many ideas butno definite plans on which to pursue and when..

a three bedroom bungalow for 75m, please count me out, if i have 75m, i will retire at the age of forty to the suburbs, in a small house on atleast a half acre plot and spend the rest of my life doing those things i have always wanted to do. i hate Lagos life by the way.

No you got it wrong... I am not talking a N20m for 3 Bedrooms... NO. Personally 3 Bedrooms is not standard to me.. to others, may be.
So I said a standard house... not naming the three bedrooms... My argument is that even a 3 Bedrooms with all the required needed amenities will go pass N5m. But then our standard varies... so finishing also get levels and that is where money goes. By the time you finish the house and started with fence/gates, water treatments and all the other goodies.. N5m is gone and beyond.
Frankly, I have no budget for my present build... I see good stuff that I can afford.. I implement it...

sai baba, i salute, i guess it's different strokes for different people but when i retire in decades to come, i plan for it to be on a small bungalow with a garden, a fish pond and a workshop where i can do a semi active work making quality aba/onitsha made sandals or hand crafted furniture for the show room in town, in order words, any house that requires climbing stairs or a lot of cleaning to keep it in order won't work for me so i would downgrade to a smaller house when i retire but that's me not you.

1) there's no building plan attached 2) why not ask the brick manufacturer 3) you can use normal concrete blocks for the foundation and continue with your bricks after the German floor

Everything Diordaves said is right except the 5m retirement house. But not to go buy N100m house for Lekki o.
To build a good standard house in Nigeria now with moderate finishing... we are looking at about N20m.

baba, i wanted to answer you on this 20 million naira claim but i decided to chill for a few minutes before responding, you said sometime ago that your boys quarters which is a twin bedrooms flat cost you a bit over five million to build so what makes you think that a three bedroom bungalow which is a smaller project would cost #20m to build to the same standard?

You've buttressed by argument to a large extent. The point is if push comes to shove there will be something coming in monthly from the US if you retire back home no matter how grand your build is. The point I'm making is if NOTHING will come in at the end of the day and that all you've got is your hard earned life savings, pouring £85k or $140K into brick and mortar as retirement home and then "shine eye" later does not make any sense from any angle at any level.
you're my type of person, brutally utilitarian, factual and clear eyed but all of you are missing one thing, the wide difference between the quality of life in diaspora and Nigeria especially as it regards old age medical care and security, here in Niger state, the Fulani have turned our sweet small educational town to a place of fear while the president looks largely the other way, can you bear to live with the horrors we live with daily? if mrs Qc1 can move up to Canada, is it possible to stay put there, there's nothing exciting about Nigeria of today, only things to fear exists.

reduce dependency on gas at a time we're the highest gas flaring nation on earth? bros we need to burn more gas not reduce it. let the president seek for a peaceful end to the Niger Delta problem like yarduab and Jonathan did, Britain warned him that deploying soldiers against the avengers would likely end up as a disaster yet he ignored them, let him tow the path of peace rather than confrontation, we have more meaningful things to deal with, gas flaring been one of them.

Eng abouzaid, we do use this material for concrete batching expecially for bungalows foundation and lintel in suleja and it gives certifactory results.

But it is not really desirable for concrete where higher strength is required because of it dust content.

That coarse aggregates is called all in one aggregates and can only be use for bungalow where high strength is not desired.
thanks a million, that's my views too based on the abstract from research publications and real world observations but i have learnt to always seek a second if not a third opinion on every thing.

this people are not serious, what are we consuming that would need to be reduced? how many Nigerians can afford the initial capital investment for solar energy? besides solar technology is not yet mature enough for most Nigerians to go completely off grid with a cost advantage.

Its called myias and they use it in place of sharp sand for block making. I recently bought some to make sandcrete floor. Its to be mixed with granite and cement. Mine is finer without stones. I will post a picture later.
thank you ma, it usually contains more stones than pictured above and is used for making concrete by mixing it with cement, it's widely used here in the north for any purpose concrete including foundations and lintels, the locals swear by it and it seems to serve the intended purpose, an architectural and building technology student recently claimed to my surprise that it's even used to construct story high buildings at enugu but i choosed not to argue with him, i have searched online for research articles on its use but the abstracts i got are not detailed enough so i need more practical advise on it, I'm just interested in its use for low cost homes as is widely done in the more rural areas of the country. more advise please needed
